Several different room options and no more than about 40 units. Pet friendly was key for us and it went well. Nice quaint clean pool area with additional Spanish style garden area, friendly staff, overall quiet at night. Loud during the day, but in fairness, only due to construction noise of refurbishing of rooms. We would mostly certainly stay again. Walk across road to beach and a Waffle House next door.Overall 4 stars.

The location of this his hotel was awesome!!! Check-in and check-out were so easy! Great customer service. The pool was very clean. Nice setting area!

It’s an older facility that has evidently had numerous updates! Very comfortable. Relaxing. Not certain if the floors are regular laminate or the rubber / plastic laminate. Looked VERY NICE!! And they MOP with a wet mop. However after showering with feet dried I walked from tub to vanity. After finishing there I got a towel and wiped my feet. Pretty black. I commend you guys for doing a real mopping!! Most places sweep the laminate. Sorry. That is nasty. So. No barefoot. A facility that size ALWAYS has maintenance to perform. Loved the blinds! Loved the second floor deck. Sit quietly and chill. Pool looked awesome! Ready for summer. We don’t visit often but will be returning at your facility!! Thank you!! Love the ducks! It’s uplifting. Tks again! Job well done!

I liked the reception I received upon arrival at the property. I was not feeling well and arrived early but the gentlemen checking me in was so caring and allowed me to check in without extra charge. I was skeptical while booking online because I knew this was an older property but wow I was very surprised and happy at the freshness of the air in the room, decor and absolute cleanliness and mattress comfort. The room was spacious and we had partial view of the beach and our room was next to Waffle House and Treasure Bay Casino. There is a well lit parking lot and lots of parking spaces. The staff was sooo caring and accommodating wanting to ensure the best experience for the hotel guest.. The commode was not too low and water pressure was nice upon flushing and taking a shower. Great TV reception and channel line up. I was only there for one night so I did not use pool or attempt to eat breakfast. The fridge was a nice size and good temp. I will definitely stay there again when I need hotel accomodations in that area and save $100 a night!

Hotel was clean and safe. No elevators which was a pain considering my husband has a hard time with stairs and there were no ground floor rooms available. Room 302 has an exterior light that shines directly into the window and onto the bed all night long making it impossible to get a dark room to sleep in. The curtains are just sheers and do nothing for the light. There were people hanging outside of their room being incredibly loud at 12:30 in the morning. The night desk guy who was very kind went tell them to stop which helped for about 30 minutes and then they started up again. In a different room without the light shining in my face, on a ground floor so my husband doesn't struggle and without the loud party next too us, id stay again. Room was updated, clean, spacious and comfortable.

Edgewater was very clean and the receptionists were sweet and very helpful. The floors were a tad slippery which made stepping out the shower hard, but the bed was so comfortable; literally the best sleep I’ve had in a hotel in a long time.

The property is well located, this is the only pro. Cleaning is terrible towels had dark spots, the bathroom was dirty and there were roaches. The bed linen didn’t smell good. And the shower didn’t work . We had a terrible time there

The positive reviews were definitely paid. There was a film of grease or an oil of some sort all over the floor. Couldn't walk around in even my socks. Bedding was from 1975 possibly. There were light pink blood spots on the mattress protector under the sheet that had pube like hairs in them. There were really crappy old blinds that did not close all the way with super bright outside lights beaming in all night. I could go on and on but what would that do. It's 2025 yall. Get it together. I want my money back but they must need it more.

This was the absolute best cheap hotel I've ever stayed in. I went in with the understanding that it may be this or that but I was blown away by the cleanliness comfort no holes no bugs I was shocked I would definitely stay here my next visit to Biloxi.

The Edgewater Inn on the Coast was on par with the other older properties. Has not been updated at all. Furnishings were old, Fixtures ancient. Reasonably clean and reasonably priced. Acceptable throughout for the daily cost.

This property advertising is misleading. For the low price I guess it was as expected. Keep in mind many smokers all around and the room smelled like smoke. It appears like this is a home for several groups. There are no curtains just blinds so the outside patio lights that stay on bright all night, glare right on the bed. The room appeared to have some upgrades. Somewhat clean. The bed was ok. The bathroom was terrible. Smelled and tub was half clean. A lot of old areas needing repairs, but that’s just cosmetic. The a/c was over the bathroom mirror so it only had a small hall area to cool the room. It was pretty warm also. It did have a lot of space and would’ve been ok if had a room like advertised. We somehow must’ve been put in the one that still needed work.

The office staff was very nice. The room looked clean but walking on the carpet felt dirty. Most of the lights did not work properly. The bathroom floor had broken loose tiles that didn't feel safe and a lean in the floor threw my balance off every time I went in there. The A/C was not cold. The mini fridge was not cold. Didn't trust that my food was still good so I didn't use the microwave. If you like extra firm beds then you'll like these. I didn't. It was close and convenient to the coliseum and cheaper than most places around the area so i guess you get what you pay for. It served its purpose. The small pool looked good and clean.

Non smoking room smelled like cigarettes, carpet was stained and gross. Paid 225.00 for a balcony room overlooking the gulf. Ours was on the first floor and there were parking spaces right in front of our balcony. I got to sit and look at someones car while drinking coffee.

Great staff. Very accommodating and knowledgeable about the area. They always treat me like a friend or family no matter what time of day. The place is comforting and has a nice warm feel. They dont treat you like money. They actually act as if they care. The (im guessing) owner was super nice. I asked about some updates and upgrades it looked like they were doing and he immediately showed pride in his place and showed me the new look. That means a lot. If the owner is observing and interacting w/guests that usually means he cares for the guest and employees (who have worked there for a long time) i always go back. Super budget friendly and great brand of in room coffee btw. ;-)

The office was locked and unattended when I arrived for checkin. There was no notice on the door either. The clerk was getting an ironing board from a room & yelled across the parking lot to me that she was on her way. The number of towels was not sufficient for 2 adults. The location of a Waffle House in the adjacent lot was very convenient for a quick bite to eat. I would consider staying here again if no other lodging was available in the area.

We had a young baby so baths are a must, we did not use it. We had requested to stay an extra night and were told we could extend our stay by one more day. That night at MIDNIGHT, the hotel staff came and banged on our hotel room door, woke our baby up, and demanded we leave because the lady at the front desk did not charge us for the extra night when we initially requested. We then were called and harassed by the staff to leave at MIDNIGHT with our baby. We ended up staying the night and paid the additional night and left the next morning. Unfriendly staff, horrible interior, and outside the hotel was very unsafe for a young family with a baby.

I liked the reception I received upon arrival at the property. I was not feeling well and arrived early but the gentlemen checking me in was so caring and allowed me to check in without extra charge. I was skeptical while booking online because I knew this was an older property but wow I was very surprised and happy at the freshness of the air in the room, decor and absolute cleanliness and mattress comfort. The room was spacious and we had partial view of the beach and our room was next to Waffle House and Treasure Bay Casino. There is a well lit parking lot and lots of parking spaces. The staff was sooo caring and accommodating wanting to ensure the best experience for the hotel guest.. The commode was not too low and water pressure was nice upon flushing and taking a shower. Great TV reception and channel line up. I was only there for one night so I did not use pool or attempt to eat breakfast. The fridge was a nice size and good temp. I will definitely stay there again when I need hotel accomodations in that area and save $100 a night!

Hotel was clean and safe. No elevators which was a pain considering my husband has a hard time with stairs and there were no ground floor rooms available. Room 302 has an exterior light that shines directly into the window and onto the bed all night long making it impossible to get a dark room to sleep in. The curtains are just sheers and do nothing for the light. There were people hanging outside of their room being incredibly loud at 12:30 in the morning. The night desk guy who was very kind went tell them to stop which helped for about 30 minutes and then they started up again. In a different room without the light shining in my face, on a ground floor so my husband doesn't struggle and without the loud party next too us, id stay again. Room was updated, clean, spacious and comfortable.

We book a room not knowing it was on the third floor I have cancer I cannot walk 3 flights of stairs they were extremely accommodating and put me in a completely different type of room on the bottom floor at no extra charge.. everything was wonderful

Receptionist received a $20 deposit and when I checked out and forgot that there was one, so I called after making to my destination. Was told that “There was no deposit.” I don’t know what the scheme was but that didn’t rub me well. In hindsight, the place is decent but could be better. Customer service is key especially ethics.

We had the privilege of staying in the French heritage suite so our accomodations were comfortable and nice, but after seeing a few of the other units I feel sorry for those that couldn't be lucky enough. They decided to re- blacktop the parking lot the second day we were there so we had to move our vehicles far from our room. No breafast, not even donuts, and no shampoo in the room. It's across from the beach and we paid less than $100 so I guess some would say we were lucky. Next time we will definitely stay at a casino.

It is right next to treasure bay casino and a waffle house in the parking lot. Very convenient location. Staff goes above and beyond to meet your needs from the desk clerk to the cleaning ladies. Excellent stay.

Good location, have a Waffle House in the front of the property if you looking for something to eat, walk to the beach. Staff are friendly, nice and helpful but the property need a lot of updating, room is clean , bed ok but the faucet in our room was rusted, one light was out , toilet need to fixed the flush valve, but after all we’re satisfied with our choices, this property been there for years and it time for fixing and upper. Recommendation for short stay or budget travel

There’s a cockroach crawling in my bed , it seems like there’s a bed bug because I feel like something is biting my leg while under the cover plus , can smell marijuana once we got to the property and while we are in the room , I open the door , very strong odor of marijuana ,, I guess you can smell that now every where , but the room is very roomy though , there’s a microwave , dining table angd a refrigerator and a sink where you can wash your dishes if you have some take out
