Extremely noisy plumbing..can here plumbing working when other guests use taps or shower so you wake when your neighbour wakes whatever time that may be..bar is open till 12 so music will continue till then..they also play music through speakers located arpund the grounds..the light switch is located right next to fire alarm so watch what you reach for in the middle of the night when entering room..check in is 3pm BUT check out is 10am so lose out both sides..plugs are located on the floor away from the beds or bedside tables

Over-all a good stay and super staff however 3 big issues. 1) we took a call about our booking telling us a wedding was on but would finish music at 11pm. This didn’t happen until 12.10. Bad news when we have 200 miles to drive. Room far too hot….fridge in room with 6 single portions of milk on all night pumping out heat. What a waste of energy multiplied across every room x 365 nights per year. Glass wash in bar is faulty and needs servicing / replacing or more rinse aid. Busy night and staff stressed so I didn’t raise the issue but every pint glass we saw used was stained. Many people think this is water stain…it’s not…water doesn’t stain but does leave deposit on glass if not clean.

Room very comfortable and spacious in the new wing. Staff very helpful in ordering taxi as could not get good mobile reception in room. Informed of function in advance, although the bar was very quiet in the evening because the functions was adjacent to it and there was noise outside during the night.

A comfortable hotel set in lovely grounds. A warm welcome by friendly , helpful staff. The rooms are clean and comfortable, the decor is a little tired in places. The Wi-Fi is patchy at times. The food is ok and the bar has a good selection of reasonably price beers and wines. A very pleasant stay - thanks.

We stayed here for a wedding at the hotel and overall the experience was a mixed bag. The positives were a very friendly receptionist checking us in, pretty comfortable bed and the breakfast was quite tasty. The negatives were an uncomfortably warm room with no fan/AC. Bathroom was a bit small. For some reason they pipe awful Muzak around the grounds and corridors of the hotel all day and most of the night. There’s no residents bar but the bar staff didn’t tell us this when they sold us an array of drinks at just before 12, we were then told to vacate the place at dead on 12. The wedding coordinator was pretty obnoxious. We paid for late check out but nobody thought to tell housekeeping, who twice came into our room before check out time. We’re highly unlikely to ever stay here again

Lovely grounds and room. Fridge had a rotten smell when we arrived. The outside entry grounds was untidy with rubbish and cigarette butts but the worst that greeted us was seeing a durex packet right at the front garden. We advised the staff about it but it remained there for the whole time we where there.

First impressions at entering the room were seeing a stained decorative cushion on the bed and finding dust everywhere (on the fridge, bedside lamp, window sill etc). Also drinks rings had been left on the bedside table maybe from a previous guest? So no attention to cleanliness in parts although bathroom and bedding were thankfully clean. There was no mention in booking that the room would be over the hotel bar where a function was being held, so no sleep was had until midnight when the extremely loud music finished. Definitely not a Peaceful And Relaxing Experience as advertised on the their website. Unfortunately a very poor stay.

Great rooms, really clean and tidy, my only comment is we had one shortbread biscuit between rwo of us and the milk sachets only. Bteakfast was excellent and easy to get to from.the M42 motoroway. Overall clean and tidy hotel.

The staff were really lovely, especially the lady running the breakfast service, who was amazing. However, my room ( number 4) was very shabby. really dirty behind the table housing the kettle. tea and coffee. Bedroom walls all in need of some filler and paint, whilst he shower cubicle was the most claustrophobic I have ever been in. I'm only 5'8 and someone bigger/taller wouldn't have got in!

Attended for Christmas works party. Room 9 is like being in a cupboard. Room is tiny and no kettle! For the price very disappointed. Hall, landing and stairs where dirty and needed a good vaccumm. The staff were lovely though, drinks reasonably priced and food was good. Unfortunately this was the first and last time will be staying here.

We were initially given a room directly above the pub, which was extremely noisy. I had to request a room change, and to their credit, we were moved to an accessible room. While the new room was quieter, it did have several issues. The main light in the room didn’t stay on properly, and the accessible bathroom was potentially hazardous — the shower flooring was incredibly slippery and not up to standard. This poses a serious risk, especially for those with mobility issues, and needs urgent attention before someone gets hurt. Although there was a kettle and mugs in the room, there was no tea, coffee, or milk provided. A small but noticeable oversight. Breakfast was another area of concern. It’s served from 8:30am, which is quite late, and when I politely asked if it was possible to order slightly earlier, one staff member was quite rude. Thankfully, another team member stepped in and kindly took our order. The food itself was fairly standard — nothing exceptional. Overall, the stay had some redeeming aspects, but the room safety concerns and customer service left a lot to be desired.

The Limes is in perfect commuting distance of the NEC where my business conference was. The restaurant was clean and reasonably priced, the service was excellent and the food was delicious and freshly prepared. My room (10) was lovely, the bed was super comfortable and as a whole was an absolute bargain for the price and location. My only drawback which I fed back to the reception on check out was the size of the towels to dry yourself on (they're tiny!), but plenty were freshly laid out every day after room service. The fridge in the room is a lovely touch. I also wasn't sure how to order room service as it wasn't made clear to me at the desk or in the book provided in the room , however I was glad as it meant I went to the restaurant and experienced this.

We stumbled upon this beautiful property and we are so glad we did. It was so comfortable, clean and welcoming along with a great restaurant and fantastic friendly staff. Would definitely recommend and would love to come back some day. What an amazing place. Thanks for a wonderful stay.
We stumbled upon this beautiful property and we are so glad we did. It was so comfortable, clean and welcoming along with a great restaurant and fantastic friendly staff. Would definitely recommend and would love to come back some day. What an amazing place. Thanks for a wonderful stay.

The property is in a quiet rural spot, convenient for Birmingham, Solihull, Redditch, the M42, etc. I am not aware of any public transport links to the hotel, though, other than taxi. Rooms are to a good standard, although some aspects of the bathrooms could be freshened up (e.g. shower grouting). The restaurant and bar offer a limited menu, but with healthier and more ‘home cooked’ options than chain “lodge” and “inn” alternatives nearby. Overall, very good value

If you enjoy a country retreat this will suit you very well. Short drive to the motoway, makes it easy to travel around. But you do need a car to get the best from this location.

A comfortable hotel set in lovely grounds. A warm welcome by friendly , helpful staff. The rooms are clean and comfortable, the decor is a little tired in places. The Wi-Fi is patchy at times. The food is ok and the bar has a good selection of reasonably price beers and wines. A very pleasant stay - thanks.

The Limes is in perfect commuting distance of the NEC where my business conference was. The restaurant was clean and reasonably priced, the service was excellent and the food was delicious and freshly prepared. My room (10) was lovely, the bed was super comfortable and as a whole was an absolute bargain for the price and location. My only drawback which I fed back to the reception on check out was the size of the towels to dry yourself on (they're tiny!), but plenty were freshly laid out every day after room service. The fridge in the room is a lovely touch. I also wasn't sure how to order room service as it wasn't made clear to me at the desk or in the book provided in the room , however I was glad as it meant I went to the restaurant and experienced this.

Over-all a good stay and super staff however 3 big issues. 1) we took a call about our booking telling us a wedding was on but would finish music at 11pm. This didn’t happen until 12.10. Bad news when we have 200 miles to drive. Room far too hot….fridge in room with 6 single portions of milk on all night pumping out heat. What a waste of energy multiplied across every room x 365 nights per year. Glass wash in bar is faulty and needs servicing / replacing or more rinse aid. Busy night and staff stressed so I didn’t raise the issue but every pint glass we saw used was stained. Many people think this is water stain…it’s not…water doesn’t stain but does leave deposit on glass if not clean.

Cons: Minor issues i.e. stocks of milk / biscuits / bath mat / toilet paper was not replenished for 2nd day. Spare ribs were a little dry and tough, but we didn't want wait for a replacement so didn't mention it at the time. However we would certainly book again if in the area, particularly in the summer.

Great rooms, really clean and tidy, my only comment is we had one shortbread biscuit between rwo of us and the milk sachets only. Bteakfast was excellent and easy to get to from.the M42 motoroway. Overall clean and tidy hotel.

One of the reasons we chose this particular hotel was due to the fact it's a 'Family Run' Hotel. We are so pleased we made this decision as were treated so well. We booked a B&B stay. Our room was lovely and the breakfast was so good. We also chose to have dinner/drinks on both nights of our stay and again, we are so pleased we made this decision as again, the food was lovely and the staff were so friendly, polite and helpful. Would I go back to this hotel and would I recommend it... Absolutely yes, on both counts.

We were initially given a room directly above the pub, which was extremely noisy. I had to request a room change, and to their credit, we were moved to an accessible room. While the new room was quieter, it did have several issues. The main light in the room didn’t stay on properly, and the accessible bathroom was potentially hazardous — the shower flooring was incredibly slippery and not up to standard. This poses a serious risk, especially for those with mobility issues, and needs urgent attention before someone gets hurt. Although there was a kettle and mugs in the room, there was no tea, coffee, or milk provided. A small but noticeable oversight. Breakfast was another area of concern. It’s served from 8:30am, which is quite late, and when I politely asked if it was possible to order slightly earlier, one staff member was quite rude. Thankfully, another team member stepped in and kindly took our order. The food itself was fairly standard — nothing exceptional. Overall, the stay had some redeeming aspects, but the room safety concerns and customer service left a lot to be desired.

The staff and management were incredibly helpful and welcoming, the room was clean, had everything I needed and was presented well. The bar and restaurant were also very well presented with a good selection of drinks and food options. The food was very good and surprisingly well priced considering the quality of obviously fresh ingredients but yet caters for all age groups and dietaries. The building and grounds are beautiful and well kept, giving a sense of special occasion, setting the tone of a relaxing break rather than just a place to stay. I booked this hotel while on a business trip and I couldn’t recommend it more. Will be back again for sure.
