Loved everything about it. The property is clean with the most beautiful view. There is a free shuttle that picks you up in front and drives to the many stops around the city about every 20 minutes. There is a great restaurant and bar on site for adults and a clean pool with a twisting slide for kids. (And I may have gone down it a couple times ;) a nice relaxing hot tub, it really was perfect.

So i booked this trip about 5 months in advance. Main reaseon was the event was here at the resort. Plus added benefit a pool, spa, fitness center. Fast forward to my weekend stay there was no pool, no spa, or a fitness center available. Under construction never received an email or anything about it.

This is the best place to stay in Gatlinburg proper. Close to downtown, but not down in the middle of the craziness. Beautiful views of town and the surrounding mountains. Kids loved the water slide and pool area. The hotel is classy and offers great breakfast. Stayed over the July 4th weekend and were able to watch the fireworks/drone show from our balcony! Easy access to the national park. This was my 4th time staying here in the past 9 years. Will stay here again and again for years to come.

Access to the free trolley was the best part since parking in town is impossible. The only thing I wish they had was an outdoor pool area or a pool area for adults. It was all geared towards small children, which our kids enjoyed but we were not able to enjoy it with them.

First time here so I was surprised to see it was located in top of a hill when we arrived. Stayed on the 5th floor mostly facing the city, room 502. The views were great and the room was clean. Staff was nice at check in and in the property. It’s not a very convenient walk into town as it’s an uphill hike to come back. They do offer a bus service, but you are constrained to their pick up and drop off time. Now for some of the negatives. We went to the pool, but not only was it crowded, but extremely hot and humid as it’s enclosed. Extremely strong smell of chlorine inside, I honestly don’t know how people could be down there for very long. The air conditioner in the room was Not great at breakfast the next morning on our way out, we were only offered a breakfast buffet. I only realized later that I could’ve ordered from a menu.

The pros: The view was amazing. The restaurants that were located inside are really good. The staff was very friendly. Cons: The pool was closed and didn’t let us know when we first got there which was kind of a disappointment. You have to pay extra for parking which is crazy they are not located right on the strip. The bathroom was very small.

Large 15 floor hotel on a hill! Cannot walk to town due to the steep driveway but a trolly is available until 9:30pm. Son loved the pool and waterslide. Pool is open until midnight! Breakfast buffet was fantastic with omelette bar. Lobby had a coffee vendor at 7am. Evenings with piano player. All staff was friendly.

There was hair left in the shower, old food still in the refrigerator, the shower did not drain properly and overflowed. We visited the restaurant downstairs and the staff were very friendly and food was pretty good. For the prices of the room I would have liked to have seen it cleaner.

We enjoyed our stay and would stay again. The pool was great and it’s nice that it stays open late. Despite the openness of the hotel it was very quiet in the room. The only issues during our stay were that the fridge in our room was dirty inside and our carpet and bathroom floors weren’t thoroughly vacuumed and/or swept and mopped.

Definitely needs a bit of TLC. Our first set of towels were unusable, had to ask for additional ones upon check in. They did provide, so yay for that. Not sure how well housekeeping cleans, there were items left in the bath area from previous guest, yuck. I would stay here again if only feasible option, which is why we ended up here in the first place. It just needs some attention and it could be brought back to a lovely older hotel, which are great in my opinion.

Well, where do I start? The staff was great so helpful asking me how I’m doing. Is there anything that I could do for me housekeeping right on it taking care of the room there were so much to do there at the hotel. I’m definitely going back. there’s all kinds of stores around there. They have transportation from the hotel to the shopping and everything even have to get your vehicle to go do anything great job guys you guys knocked down a park

We stayed here for our family vacation. The location was great, but the hotel itself was very dirty. We had hair in the shower upon our arrival and it looked as if it had months worth of grime. The pull out couch was not cleaned, as it still had old, dirty linens when we pulled it out to sleep. The pool had gross things floating in it everyday, meaning it hadn't been touched all week. We did like that it was shallow enough for toddlers to play. The staff was friendly. None of it offset how dirty it all was.

This property was in a nice location and on the trolley stop. You can’t walk to town but it’s quiet and a great pool. The rooms could use a better cleaning. We wanted 2 rooms in 1 and this was perfect. We would stay there again.

The room is a bit old and the cabinet had varnish peeling off. The elevators are fast though so you don’t have to wait long even on upper floors. Staff is very friendly and accommodating. The hot cookies at check in are a nice touch.park vista

View was great! Room was so nice and clean! Loved the family suite. It’s two bedrooms with two bathrooms. Absolutely perfect for what we were looking for with little kids needing naps during the day. Would highly recommend! If we come back to town, we will be staying here!

A nice hotel that really takes advantage of its location with the views from the room. Only issue I had was that I could hear people hanging out near the front of the building fairly late into the night since I was on the first floor. Otherwise was a comfortable and issue free stay.

Our room was clean but extremely run down. The air con unit was older than me. The air conditioner was so old it leaked out onto our balcony and the balcony has purpose built holes so the water would drain out. The air conditioner would keep me up all night and the room was so hot that it actually made me feel sick. I left the hotel more tired and not relaxed. Would I stay again, I doubt it. The hotel really needs to be brought into 2025. Don’t get me started with the artex ceilings.

The King beds are not King size. We specifically booked that size because our youngest sleeps in between us on trips. One of the water slides was closed. Some of the areas looked like they could use some updating.

In room 1321. Both beds and pillows were terrible after 2 days our backs are still hurting. The sliding glass doors are terrible. When wind blows the howling wind around the doors is deafening. I packed pillows around them to quieten them. The light comeing under interior door is to much. All that being said i don't mean it as a complaint. We will definitely stay again. We both love it there. There just needs to be a little maintenance done. The place looks great as i remember it 50 years ago. Not complaining the place just needs maintenance Thanks for the good food and coffee and relaxation

The hotel charged me on two different cards and I’m just now getting my money back. Two days in a row I was woken by staff on more than one occasion each day before nine with a do not disturb sign on the door. The front desk screamed at my husband and hung up on him. Won’t return

I am very disappointed with my stay. At check-in, the front desk staff was not professional—no warm welcome, no attention, and no effort to make guests feel valued. The room had a strong moldy smell, the AC was noisy and didn’t work properly, and the balcony was full of stagnant water with leaks from above. It was dirty, covered in mold, and impossible to use. The sheets and towels had stains, there was hair in the shower and on the bed, and I had to use my own towels just to sleep with my children. I paid $470 expecting clean and comfortable rooms, but I was shocked to find the complete opposite. When I called to request an extra blanket, the lady at the front desk was rude, made me feel like I was bothering her, and hung up on me after saying “okay.” I was shocked and honestly could not believe such poor treatment from staff. The pool was overcrowded with children, with no proper space for adults, making it very noisy and unpleasant. Overall, this was a terrible experience and I did not enjoy my weekend here. I will never return, and I do not recommend this place.

Overall a great place to stay. Clean comfortable rooms, convenient location and great staff. Everyone at the front desk was extremely helpful. The cookies were a real treat. The great Housekeeping crew came every day and kept our room in tip top condition.

We had an unpleasant experience at that hotel, we checked in and they gave us an occupied room, when we opened the room a couple was lying in bed and we immediately left, we went to the front desk to report what happened and they changed our room without saying an apology, finally we arrived at the new assigned room and 5 minutes later another family arrived at the same room that had the same room number and we sent them to the front desk, at midnight we heard that someone wanted to open the room, the truth is, I had never had an experience like that, that hotel is not safe for families, anyone can come in and interrupt your privacy, I will not return

The staff were amazing offering warm baked cookies at check in. Housekeeping did a wonderful job making sure the room was clean and stocked daily. Beautiful views of the Smoky Mountains and the shuttle service to Gatlinburg was convenient eliminating the need to pay for parking. Food and drinks ordered at the bar were great along with friendly staff. Loved staying there!

Loved the room Ronnie at that front desk was amazing! I clicked the wrong check out date but someone had just cancelled and was able to let us stay in the room 1 more night because it was booked full. He was friendly, kind and god love that man! Your lucky to have him on your team

Nice property just up the hill from all the action. Due to the big hill to get up here, I don’t consider this walkable, but there is a trolley that comes have half hour or so. I liked being away from the hustle and bustle at the end of the day. It’s just about 3/4 of a mile or so from the main strip. Plenty of parking. From the outside, the hotel looks dated, but inside it is very nice and updated. Staff was super friendly and checked us in quickly and we’re always ready to answer our questions . The view of downtown Gatlinburg from our room, especially at night, is beautiful. Spacious suite , comfortable bed . I will say I was surprised that it’s a dog friendly hotel. There’s dogs everywhere. I’m a dog lover- and I enjoy seeing and meeting them,but I was shocked seeing one pup relieving himself in the middle of the lobby as he just came in from outside. The owners took care of it quickly- so it wasn’t an issue— but it made me wonder if this is also an issue in rooms when owners are leaving their dogs while going out to dinner. I’m not knocking hotels for allowing dogs- I think it’s lovely, but curious if they only allow pets in certain designated rooms to prevent rugs and furniture from being ruined or needing extra cleaning. I assume they do, but a good question to ask in the future if I return. All in all, very happy with our stay here at Park Vista.

Hotel is Up above the town of gatlinburg- away from the noise and bustle (but by definition not walkable to anything - it’s a tradeoff). Nice views, bears in the parking lot! We were in the national park and on Ober mountain all day so never even got to use the pool but the hot tub was one of the draws for us even if we ended up not using it. Very friendly staff

Late checkout was super helpful, and the hotel was better than expected. It is not really walkable from the main drag though. We thought we'd use the trolley, but instead we ended up driving down and parking. We found a central lot for $15, so it worked out fine. Pro tip, with the noon checkout, you have plenty of time to do Anakeesta when it opens at 9 and still make it back to pack up.

The room was just okey. The bathroom sink was dirty especially the corners. Looks like they never do deep cleaning also the floors at the room not vacum well. The hotel needs definetely updates. The breakfast was pricey and foods not that great. Overall, the lobby and pool was fun and the view definetely great.

The hotel is close to the downtown attractions and the hotel’s restaurant is excellent. Staff are very friendly. The rooms are large and comfortable. The hotel is on a hill with nice views. The hotel advises not to leave food in the car so that bears don’t damage the car trying to get to the food.

Power eggs are not very worth serving. Most everything else was good quality. Also there was no mention of $15 a day for parking. Seems shady to charge for parking when they are choose to stay at your hotel.

The property had a great entrance and nice view. Our only major issue was the balcony. I like to sit with a drink once kids goes to sleep. It’s like relax time for me however the balcony was unusable. Not only because it’s narrow with a huge concrete wall, the a/c was constantly leaking and the balcony was filled with water. The technician looked at it and said it’s normal. I asked couple other guest and they had the same thing. For me, the awesome view makes it useless then. The food from the main restaurant and bar was excellent. We really enjoyed it. However, the experience at the poolside restaurant was quite disappointing. We ordered a pizza that was undercooked, with a soggy crust that couldn’t even hold its shape. When I politely asked if it could be cooked a bit more, she responded with that’s the best we can do. She was rude, Unfortunately, we ended up having to throw the pizza away. Apart from her, all the other staff members were polite and helpful. Overall I would rate it as a decent place to stay. Because of the balcony issue, I would prob not stay here again but this place seemed lot better from others we crossed through while driving around the area.

Nice hotel with views over Gatlinburg and the Great Smokey Mountains. The Gatlinburg Trolley comes right up to the hotel regularly. The barista in the hotel knew how to make a great flat white - happy kiwi :-)

I stayed here with several family members and it was wonderful. Only two areas of concern but they didn’t ruin the trip. Breakfast was great, but the service inside the dining room was cold and almost rude. We chalked it up to being shorthanded and didn’t let it bother us, however we ate breakfast elsewhere after the first day. Also, there is no free coffee?? The coffee in room was terrible and there was no coffee elsewhere except where you had to lay $4 for a cup. I travel a lot and have stayed at other Hilton’s and this was just strange…. But again….it wasn’t enough to discourage us and I would stay there again , I will just bring my own coffee for the room… lol. Overall it was a beautiful hotel, beautiful views and a great location for us!

The room was clean and the view was beautiful. My only criticism is that most hotels at your price point have free coffee bars available throughout the day. Having to pay $4 for a coffee to be able to get some real milk or cream for it is unappealing. Many people do not like the fake creamer packets that is only what is available in the room. Leaving early in the morning, there was no coffee available to us. That would have been greatly appreciated and helpful to us!
