Historic Rocky Waters Inn, A Small Luxury Hotel

My stay was only overnight, but it couldn’t have been any more perfect. From the helpful and kind innkeeper to the large shower and king size comfortable bed, the evening could have been any better. My advice, make reservations for the connecting restaurant. Dinner and drinks with a minutes walk is what I’m now expecting from all my vacation lodging. Thank you for helping me make my partners birthday special. 😊

If you go to Gatlinburg, STAY HERE!!! This place was amazing. The view was of course our favorite! Every room has their own balcony over the river that you can fish from! The rooms were perfect! Clean, big enough, and very comfortable beds/pillows. They provided shower toiletries and robes. The staff was friendly and attentive. There is no office, but rather a hostess stand outside that you check into. Each room also comes with your own parking spot! Fridge and Bourbon bar (for extra fee). Nespresso coffee machine with creamer! You also have a super fun mini golf right across the street. And you are within walking distance to downtown. About a 10 min walk-.40 of a mile. Highly recommend and wish we could stay longer.

Employees were great, especially Kayleee. Food was excellent. We would stay again for sure. Only suggestion- We arrived early and sat in parking lot for a while because they didn’t open until around 3 and didn’t have a traditional front desk. View of stream from our balcony, cutting edge mountain lodge decor, and very helpful staff were all great.

The people we talked to on the phone and met in person were extremely nice and helpful. I loved that they wore badges saying "Inn Keeper" The property appeared to be newly remodeled and was very clean. Every room has an assigned parking spot and ours was under cover right outside our door. The very private, very quiet balcony overlooked the river with nothing on the other side, so it felt as if we were in the mountains all by ourselves even though it was located within walking distance of all downtown Gatlinburg has to offer. The only negative was that the rooms have the typical air conditioning units that are loud. With that being said, we will definitely be staying at the Historic Rocky Waters Inn again!

Check in was wonderful, very polite staff, river view very peaceful and pretty, room was clean, and quiet, bed comfortable, the onlly thing didn't have in the room was a microwave. Heirloom Room Restaurant and Bar just a few feet of the Inn was amazing.

This hotel is conveniently located near the center of the city. The staff were all friendly and helpful. We had breakfast in the restaurant and it looked and tasted great.

we were a little early so the check in which is all remote took a little getting use to but the staff was amazing as they helped us though it. Loved the quiet room in a busy area, the staff & restaurant were great!

This hotel is a far cry from luxurious as their website states. The bathroom had no working fan, the vanity is in direct conflict with the entry door, the AC unit was blocked with a wood cover that restricted airflow, there were cobwebs on the balcony, no ice machines, and last but not least the parking is horrendous on a heavily traveled road. This will be an anniversary we won't soon forget.

Great location. Would have given five stars if not for some quirky issues such as incredibly small parking spots, issues with shower drainage, and the need to request toilet paper (started with only 1/2 a roll). All requests were handled by text as there is no lobby and they were handled very quickly for the most part. Staff was very friendly and helpful. The balcony was great overlooking little Pigeon River.

This hotel is super nice even though it’s an older property it has been completely renovated. The staff were the best I have experienced at any hotel including all inclusives. It was amazingly clean and well maintained. The only drawbacks were, loud ac, no pool/hot tub, tight parking spaces, and the shower head wasn’t great (dual heads would be amazing as it is a huge shower. Those things were far from deal breakers. The river balcony was amazing and even saw a bear! Would absolutely stay there again!

HOW CLEAN IT WAS. LARGE ROOM AND MY FAVORITE:THE BALCONY

Very pleasantly surprised. The rooms were super private with unobstructed views of the river. The room was very clean, the soaps and shampoo and conditioner were high quality. Robes and slippers were provided as well as coffee. The staff were so accommodating and friendly. I even got to see a black bear directly across the river from my room, taking a drink in the river!

First point is that staff is wonderful on all counts. We were delighted when we first arrived to be able to check in early. Rooms are nicely updated but very small. Wall air conditioner was loud and room had strong odor of urine. My husband who is an engineer thought he would just clean the filter on the air conditioning unit. Upon doing so he found that the unit was filthy dirty with several bounce dryer sheets shoved into the filter causing the fan to overwork. Once the dryer sheets were removed the smell became even more apparent. I realized when I booked this property that it was a pet friendly hotel that was older, but this was to much. We honestly were afraid of getting sick from the smell. The staff on site was completely understanding and they were able to switch us to a different room. No smell and quiet air conditioner. like I said earlier, the staff was amazing and helpful. However, it's just a little concerning that you're going to advertise yourself as a small luxury hotel. You clearly have spent the time and the money to update the rooms in this older property but don't bother to clean or maintain your A/C units. The staff did state some of the rooms smell because it's an older property. I didn't really feel that that is an acceptable answer. I've been a nurse for over 30 years and I know the smell of urine. Within five hours of them switching our room someone else was in that room again. I could have paid less for a larger room somewhere else with a pool.

Took a chance in staying at a "motel" and am pleased to report that our stay was wonderful. Clean quiet room with daily housekeeping overlooking a creek. Customer service was excellent via easy texts. Highly recommend!

We found fungus and insects in the room. We did notify the receptionist without any success. Would not recommend this hotel for a stay to anyone.

The hotel was extremely clean, and the guest service was fantastic!

What a wonderful place. Super cute and clean. This place has been renovated and is an excellent place for a weekend away. My wife and I will definitely be back soon.

The room was modern, quiet, and very well equipped with anything needed for our stay. The views of the river were great and overall there was nothing negative about our time on property.

However, when you exited the room you were on a Main Street with a free trolley ride to down town. Or you could walk the mile to get to the center of town and the aquarium. The room was very sound proof. So , I had the “feel” of being away from it all in a remote location but when I wanted “city life and people” I had that feel too. Best of both worlds. Finally, the onsite restaurant is excellent. At least 4 stars in my opinion and the best in the region. Chef Carlos really cooks and presents his dishes very well. The wine selection is great. I highly recommend both the rooms and the restaurant.

Every room has a balcony with rocking chairs overlooking the rushing stream. Room and bathroom recently remodeled. Very attractive, nice quality fittings. House robes and slippers are a nice touch.

Room was nice but you can hear everything.

I loved the patio with river in eyesight, clean room, relaxing soaking tub, overall loved my stayed.

This was a wonderful weekend getaway spot! The only thing we didn’t like was the HVAC unit was extremely loud and annoying and kept us up unless we turned it totally off, so then we spent the whole night cold. We will definitely stay here again but next time in the room with the soaker tub.

I never even got to check in. They do not have a front desk so i called and they made me wait over an hour and twenty minutes in the parking lot for a guy that never showed up. I had to book another room and pay for it through hotels.com and now i can't get a clear answer about being refunded due to the hotels inconvenience.

The check-in person met us at our car and then took us to our room. He had wine delivered and they also brought ice. Very nice and helpful. Loved the balcony over the river. We sat outside for several hours just enjoying the water. So relaxing. Would love to stay here again.

When we arrived we met Keith, he was professional and informative. He answered all our questions without reservation. He was very friendly and helpful. The location gave us an opportunity to get our walks in and enjoy the surroundings.

Firstly, the staff were amazing. Friendly and attentive to our needs. If we needed anything all we had to do was text them and it would arrive. This property doesn’t have a lobby. This property is not your typical hotel. That would be their sister property across the river. The rooms you see in the website is for the suite room, not the bottom floor rooms. The bed we had was comfortable. There was no dresser in the room so my husband felt as if he was living out of a suitcase. The room was very quiet even though we were on a busy street. What wasn’t quiet was the A/C unit in 112. Maintenance came to try and fix it. He removed the filters which seemed to help, until it didn’t. I loved being close to the river and sitting in rocking chairs watching the water go by…until it rained. The balcony above didn’t go all the way over ours, so rain poured in where we would have been. All in all, we had a pleasant enough stay. We would come back but we’d make sure we got a room in the second floor.

REALLY GREAT stay! The staff was GREAT. Parking is great, and there are LOTS of great things within walking. We will be back! SUPER QUIET

Room was clean, view excellent, concierge and housekeeping staff very friendly and accommodating. Two recommendations: 1) Room 103 needs an outdoor light. We must use flashlight to see keypad at night. 2) Add pegs or coat rack on wall opposite door to hang jackets. One concern: Our air/heating unit only blew cool air. Staff assured us it would be fixed. You could see it had been worked on as decorative cover was removed, but it still blew cool air. Never heard anything more from staff; it still blew cool air and decorative cover never replaced which we took to mean more work needed. Update from staff would have been nice. We used fireplace for heat.

This property still maintains the original vibe I remember from trips to Gatlinburg years ago. Located just outside the bustle of throngs of tourists yet walkable to downtown’s wide selection of quieky shops and specialty restaurants. Our room had a comfortable bed, roomy balcony overlooking the river. It featured a heater/fireplace that added a cozy touch. Rooms had all the amenities of any big brand hotel.

This place was amazing! The bed and pillows were super comfy. Walking distance to Anakeesta and downtown Gatlinburg. The staff was super accommodating.

The rooms were great!! Even though it is located on a busy street, you couldn’t hear much of the traffic outside. The view along the creek makes you forget you are in downtown Gatlinburg. Would stay here again.

I do t have a bad thing to say about this place. It’s soooo close to the busy downtown Gatlinburg strip but feels works away! Quiet is an understatement and the dedicated parking is a godsend. Within walking distance of literally everything, and right next door to some of the nicer restaurants on the strip. Highly recommend Heirloom for both dinner and breakfast and RIO and Chesapeakwere both great too! Probably not the best place for kids.

Quaint little converted motel. All rooms have a balcony overlooking the river through Gatlinburg. It’s across the road from Hillbilly golf. Prices in the restaurant are extremely high. My husband fished from the balcony and snagged a few trout.

The heirloom room had excellent food and drinks….. highly recommend.

Such a beautiful property. Our room 112 was right at the rocky rapids. Loved the sound and watching it from the lovely balcony. The dining room and bar are wonderful. Food was great as was the service. Ask for a table at the window to enjoy the small river. Loved everything about Rocky Waters. Great location, beautiful room and bathroom.

Very clean and easy check in. Staff was extremely professional and helpful with everything. The Heirloom Room was delicious.
