We should have asked for a first floor room. The stairs were very steep for 80 plus seniors. The breakfast was not a full breakfast so we had to go down the road to eat

Our room was located next to the Janitorial room and we had an odor in the hall and in our room. The mattress needs to be replaced and the ice machine never worked. But, the pleasantry and care we received from the staff was amazing. If we asked for anything, we received it immediately and they never hesitated to acknowledge our presence.

This is an older property, but is maintained nicely. My car broke down on the interstate heading back to Chicago. Management was accommodating by allowing me to check in hours earlier than what is normally acceptable. I can walk to the repair shop in just a few minutes as well as Chili's and mini-markets and a variety of other locations.

The room itself was in good condition. Seemed clean overall. The bathroom could have been cleaner- dust on the floor, someone’s hair on the shower wall. But the real problem was not feeling safe. There is a police station right across the street but the doors to outside don’t actually lock. The door to the room only had a deadbolt as extra protection. It appears that they are doing upgrades maybe they just haven’t finished yet.

Microwave was broken; breakfast included waffles and bagels/bread (everything with gluten) and regular coffee. No fruit, no cereal, no milk, no juice, no decaf, no alternative options at all. Floors not clean in bathroom (long dark hairs on floor); air conditioner kept shutting off even though not set to auto or on timer. Had to unplug and reset almost every hour. Roaches in lobby. Only positives were kindness of staff. Will not stay there again. Too gross and run down.

This property is badly in need of updating and cleaning. Smoky, grimy, dirty. We had to change our initial room because our first room bathroom had not been cleaned and toilet was plugged with excrement. Fortunately, our 2nd room was the cleanest part of the property besides the lobby - but, that's not saying much. We had to stay because we arrived so late - if we would have been able to be there sooner, we would have left and chosen a different hotel. The Overland Park area is very nice - this hotel just isn't.

Overall condition of the property is rundown and smells funky like mold and the old carpet stank. Ceiling tile supports were rusty, air vents were rusty. Room smelled like someone smoked in it prior to by stay. This property needs a decent soft remodel. The room was clean and nothing glowed under black light

The staff was friendly, but the overall experience was sub-optimal. There were broken-down cars and numerous people loitering in the parking lot, the entire hotel smelled like cigarettes with hints of marijuana, and there was black mold on the air conditioner vents in my room. After 2 nights, I was already experiencing respiratory symptoms. I will not be staying here again.

I had hoped that the property would be decent. I was disappointed in the room because the humidity was high inside and my allergies immediately began to bother me. I believe there was mold in the carpet and walls. I was very uncomfortable. Would not recommend this property.

This hotel could use some TLC. Paint was peeling in our room, toilet paper holder was broken, ac was very loud, bed was uncomfortable and windows are single pane...... the frogs in the pond outside our room kept us up most of the night. Wouldn't recommend at the price they are charging!

For the price it was eh. My bathroom door didn’t close, the floor was dirty and the sink leaked all over the counter. The AC unit smelled like rotten feet and was so noisy when it was on it was hard to sleep, plus the tv volume had to be adjusted each time it kicked off and on (very annoying). The bed was better than I was expecting so that’s a plus and the pillow sizes were actually standard and not those half pillows some chains have turned to.

Noise from rooms next door and the hallway were loud at times, the entire building had a sense of disrepair and being unkempt. The breakfast was ok and the coffee was good. I was VERY frustrated that our room keys were not "programmed" for two days when we checked in. This caused a serious problem for me that Sunday afternoon! The room was kind of small for an accessible room.

Had a great experience coming in from Oklahoma. Hotel is between police station and fire dept. Thats a comforting feeling. Room was great had the three bed room no issues on a two night stay. 💯👍

I like that breakfast was served and you can stay for an affordable price. I usually go to Motel 6 for the same price and there's no breakfast served. Plus, the have both a fridge and microwave. I usually have to bring my own microwave at the other hotel.
