Nossa estadia no UMi Tulum foi simplesmente inesquecível. Desde a chegada até o check-out, tudo superou as expectativas. O hotel é lindo, com uma estrutura impecável, design elegante e integração perfeita com a natureza. As áreas comuns, beach club e piscina são excelentes. Ficamos em um quarto lindíssimo, de frente para o mar, muito confortável, espaçoso e com uma vista maravilhosa. A limpeza foi impecável durante toda a estadia. A comida é excelente, tanto no restaurante quanto no beach club. Pratos muito bem preparados, ingredientes frescos e um café da manhã delicioso à beira-mar. O atendimento merece destaque: toda a equipe é extremamente atenciosa e simpática. Um elogio especial para a Michele, que foi simplesmente incrível durante toda a nossa estadia — sempre atenciosa, eficiente e cuidando de cada detalhe para que tudo estivesse perfeito. Também destacamos o Oscar, Manuel e Jaime, sempre muito educados e prestativos. Outros nomes infelizmente não lembro, mas toda a equipe foi excepcional. O hotel também tem eventos muito bem organizados, com ótima vibe e público agradável. The hotel is very well located in Tulum beach, with direct access to the beach. The staff are really friendly and helpful, as soon as we arrived we were greeted with a very warm welcome from Eliseo, and every member of staff from the concierge team to the restaurant team were always friendly and helpful. I really liked how they communicate with you via WhatsApp before you arrive and during your stay, which is very convenient. Our room was beautiful and relaxing with sea views. Breakfast was included and it was a generous breakfast with fruit and yoghurt plus another breakfast meal on top, also juice and coffees included. We appreciated the long breakfast hours from 8am-1pm so we could take our time and relax. The food is very good quality and reasonable prices in the area. They really take care of nature and are animal friendly, caring for their environment. If there was 1 thing to advise to the hotel I would suggest to have umbrellas for the beach beds. When we laid on the beach, there was no umbrellas for shade so we had to move under a tree. Thank you to the Umi team for making it a great stay.

I usually only book places with a 9 rating, so I got lucky this time when my filter wasn’t even on. The hotel looked amazing, and when I read the reviews, I saw some people oddly complaining that kids weren’t allowed—even though it’s clearly an adults-only hotel. Others mentioned the music on weekends from the beach club—but honestly, that’s exactly what made it perfect for us. During the weekdays, it was quiet and felt super luxurious with no music, just peaceful vibes. We had a beachfront room with a private pool, free parking, and breakfast included—it almost felt too good to be true, but it wasn’t. The beach club right at the edge of our pool felt like real luxury, and while it might not be for everyone, it was definitely our kind of vibe. The whole operation runs smoothly, the upkeep is excellent—they even clean and rearrange the beach furniture daily. Breakfast had both hearty and light options, with fresh juices and a great coffee selection. The staff was super friendly, multilingual, and easy to reach, which made us feel really welcome and safe. They host daily events like Pilates and volleyball, and the Sunday beach club was lively and fun. We absolutely loved our syay at Umi tulum. The staff was so kind and accommodating, they even upgraded our room to a beautiful beach front room ! Breakfasts each morning were delicious and cooked to order. The d.j sets at 2pm each day were a great vibe. We feel so lucky to have stayed at this beautiful property.

We went with a group of friends to celebrate my Birthday in May. I took a chance since it was just opened months before but so glad I did. The Hotel is located perfectly if you want be able walk to the best restaurants without being in the loud party area. Our rooms were specular with ocean views so convenient to the beach. The top floor unit is amazing to have your friends over for cocktails before dinner. They had a dj the day we checked in and a roof top party during our stay. Staff was very accommodating and did a great job keeping us hydrated, full and happy;) The breakfast that is included was exceptional and we ordered the Ceviche every day for lunch. The only thing I would suggest is adding more seating and umbrellas at the beach. Other than that 10/10 stay!

I LOVED the property and the room. Perfect for solo travelers (like myself) and romantic getaways. The location was in the middle of what I like to call Hotel Row. It is like the Vegas strip but between the ocean and jungle. It is walking distance to restaurants and shops. The staff (Arantxa, Diego, Carlos, Ricardo, and Eliseo) were well organized and prepared. They provided menus ahead of my arrival. Breakfast was delicious and the food is good. The staff assisted in arranging my transportation to and from the hotel as well as my excursions: 1) Tulum Mayans and 2) Cenotes, which was the highlight of my trip. During my stay the hotel hosted a party featuring a Tulum favorite DJ and the last night of my stay they hosted a movie night (The Pursuit of Happyness). I will definitely return again whether alone, with a bae, or with family/friends.

El hotel Umi superó nuestras expectativas, es un hotel relativamente nuevo que se nota le están dando mantenimiento constantemente. Las habitaciones son muy amplias con un diseño increíble. Nuestra habitación que elegimos es la rooftop with ocean view , es enorme el espacio que tienes en el roof con tu alberca privada y una vista increíble al mar, no nos esperábamos que estuviera así; lo disfrutamos muchísimo. El beach club del hotel tiene muy buena música y el servicio excelente. El desayuno es muy bueno y lo sirven todos los días hasta la 1 pm , la comida del hotel buenísima y los precios muy accesibles. La ubicación del hotel es perfecta , está a unos cuantos pasos de los mejores restaurantes para salir a cenar ( ejemplo: hartwood , casa banana, arca) todo a 5 minutos caminando. El servicio de todos los trabajadores del hotel es excepciónal , mención especial para José Luis y Manuel en restaurante y Eliseo en recepción Regresaremos pronto a Umi !

This place is so special. It is absolutely beautiful and the staff are incredible and so attentive. My fiancée and I stayed here mid November and the beach and water were so clean. The food and drinks were beyond delicious. Special thank you to Ricardo who made our stay at Umi extra enjoyable and upgraded our room. We will miss this place but definitely be back ❤️

We stayed at Umi Tulum for 5 nights and absolutely loved every moment. From the moment we arrived, we felt welcomed by the warm and friendly atmosphere. The vibe throughout the hotel is relaxing yet vibrant—perfect for a Tulum getaway. The rooms were beautifully designed, comfortable, and spotless. Every detail, from the decor to the cleanliness, was thoughtfully maintained. The food and drinks were top-notch—fresh, flavorful, and always satisfying. What really made our stay special was the staff. The concierge team was incredibly helpful with everything we needed, from activity recommendations to transportation. The restaurant staff was equally amazing—attentive, kind, and always going the extra mile to make sure we were taken care of. The onsite music sets created a fun, energetic ambiance without ever feeling overwhelming. It honestly felt like a little community—everyone from staff to guests felt like part of one big family. We can't wait to come back!

We went with a group of friends to celebrate my Birthday in May. I took a chance since it was just opened months before but so glad I did. The Hotel is located perfectly if you want be able walk to the best restaurants without being in the loud party area. Our rooms were specular with ocean views so convenient to the beach. The top floor unit is amazing to have your friends over for cocktails before dinner. They had a dj the day we checked in and a roof top party during our stay. Staff was very accommodating and did a great job keeping us hydrated, full and happy;) The breakfast that is included was exceptional and we ordered the Ceviche every day for lunch. The only thing I would suggest is adding more seating and umbrellas at the beach. Other than that 10/10 stay!

We loved everything about this property, best staff. Communicated through Whatsapp and in person, i was informed about everything happening at the hotel. The hotel staff shared recommendations for example local restaurants around the hotel and even downtown. Some of the staff shared their favorite lagoons in the area too. The rooms were spacious and the common grounds was always clean. Food and drinks was delicious, we enjoyed the breakfast and the fresh ceviche.

El hotel Umi superó nuestras expectativas, es un hotel relativamente nuevo que se nota le están dando mantenimiento constantemente. Las habitaciones son muy amplias con un diseño increíble. Nuestra habitación que elegimos es la rooftop with ocean view , es enorme el espacio que tienes en el roof con tu alberca privada y una vista increíble al mar, no nos esperábamos que estuviera así; lo disfrutamos muchísimo. El beach club del hotel tiene muy buena música y el servicio excelente. El desayuno es muy bueno y lo sirven todos los días hasta la 1 pm , la comida del hotel buenísima y los precios muy accesibles. La ubicación del hotel es perfecta , está a unos cuantos pasos de los mejores restaurantes para salir a cenar ( ejemplo: hartwood , casa banana, arca) todo a 5 minutos caminando. El servicio de todos los trabajadores del hotel es excepciónal , mención especial para José Luis y Manuel en restaurante y Eliseo en recepción Regresaremos pronto a Umi !

Our stay at this boutique hotel in Tulum was truly exceptional. The service, accommodations, and overall atmosphere far exceeded our expectations. Everything was immaculately clean — we even noticed staff scrubbing outdoor pillowcases, which speaks volumes about their dedication to hygiene. Housekeeping was consistently outstanding. The room was stylish, comfortable, and thoughtfully designed. Breakfast each morning was phenomenal — some of the best food we had during our entire trip. The staff made all the difference. Carlos was incredibly helpful, kind, and attentive — he went above and beyond in every interaction. Eliso was also wonderful — professional, welcoming, and clearly committed to ensuring guests have a great experience. We couldn’t have asked for a better place to stay. Highly recommend for anyone visiting Tulum.

Our room was the best beach view. We could walk out of our room onto the sand. There was a private room pool on our patio. All the staff was amazing. Ricardo at the front desk was so great and helpful in all our bookings. The food was so good we really only ate at the hotel. Our 6 day trip was simply perfect because of UMi hotel. I highly recomend them! Thanks to their fine staff!!

Nossa estadia no UMi Tulum foi simplesmente inesquecível. Desde a chegada até o check-out, tudo superou as expectativas. O hotel é lindo, com uma estrutura impecável, design elegante e integração perfeita com a natureza. As áreas comuns, beach club e piscina são excelentes. Ficamos em um quarto lindíssimo, de frente para o mar, muito confortável, espaçoso e com uma vista maravilhosa. A limpeza foi impecável durante toda a estadia. A comida é excelente, tanto no restaurante quanto no beach club. Pratos muito bem preparados, ingredientes frescos e um café da manhã delicioso à beira-mar. O atendimento merece destaque: toda a equipe é extremamente atenciosa e simpática. Um elogio especial para a Michele, que foi simplesmente incrível durante toda a nossa estadia — sempre atenciosa, eficiente e cuidando de cada detalhe para que tudo estivesse perfeito. Também destacamos o Oscar, Manuel e Jaime, sempre muito educados e prestativos. Outros nomes infelizmente não lembro, mas toda a equipe foi excepcional. O hotel também tem eventos muito bem organizados, com ótima vibe e público agradável. We really enjoyed our stay at UMI. The hotel is well located and close to some of the best restaurants in the zona hotelera so you don’t need a car/taxi. Overall the hotel looks amazing and it’s just jungle around you. The room is very well kept with modern minimalist furniture and open floor plan. The restaurant offer slightly pricy but great food with a mix of international dishes with a few Mexican gems. The staff is very welcoming and available. Sometimes it’s hard to get them if you’re staying at the beach club beach club as they don’t walk often around there. Considering the hotel has been open only for c 1 year, there are a few things to improve: 1) hairdryer (there are not as many as the rooms so one night we had to wait for someone else to finish using it which for the price we are paying for the room is not acceptable); 2) we often had to ask for a refill of the shampoo and shower gel as they are little and don’t allow more than 3 showers per day. The staff was very fast to take the additional ones to us though. 3) there are very few shady spots at the beach cloud which is not entirely convenient considering how strong the sun can be. 4) the prices of extra services (eg tours, massages, taxis) book via the hotel are extortionate and circa double what you can easily find outside.

I could not believe that they did not notify of construction in front of my beachfront suite prior to my check in. At check in they told me it would only last one day and they kept saying just a little more time. They worked until midnight and started at 7:30am with saws and hammering. I had to check out early and move to another hotel after 2.5 days there because it was so loud. Terrible customer service… Separate from that, the hotel is already showing its age. The private rooftop deck of my suite was not well maintained, the plants were dead and the cement was cracking. Honestly I would not recommend this hotel given how they handled things.

Diego & ricardo were amazing! Diego did what he could to aleviate all inconveniences of the room! However, they still remained. Fromthe ceilingn room leaking down drips of water, to No hot water whatsoever. To shower water running into bathroom floor due to no door or cover, ,the door itself to the room made out of wood in a way that leaves it opned and not sealed to block any mosquitoes/outside insects that disturbed our sleep and uncomfortableness! We paid for a birthday arrangement that came out as nice as the Sun allowed but still grateful to diego above all! Did offer upgrade room but we did not want the darker colors that came with it. Ours was bright and light. Just very poor Management from whomever!

Disappointing Stay – Not Worth the Price, But Excellent Staff We booked a four-night stay at Umi Hotel Tulum but ended up leaving after just one night due to the lack of basic room amenities. For the price, the room was simply unacceptable—no TV, no chairs, and no place to hang clothes. The Garden Suite felt like a prison camp, surrounded by concrete walls, water stains, and a view of another wall with a dying palm tree. The room also had a stale smell, which made the experience even worse. The one saving grace was the staff—they were outstanding. Although they couldn’t change our room, they handled the situation with professionalism and even provided us with a credit for a future stay if we decide to revisit, which was a very classy gesture. If you’re looking for a beachfront location, Umi is well-situated and close to many attractions. However, unless you book a Master Suite with a swim-out, the cost simply isn’t justified. On top of that, they require an additional $500 deposit, which wasn’t clearly communicated upfront. Overall, while the hotel itself was disappointing and not as advertised, the staff went above and beyond to make things right.

This hotel is spectacular. When we were there, it was a little bit quiet, but that was perfect because we had a lot of one-on-one attention from the staff and they really took extra care to make sure that we were very comfortable. Riccardo at the front desk was an exceptional host. Highly recommend.

Wow where do I begin. From check in to Check out. I had a wonderful experience. My ocean front room … I have never had anything like it before… two words to describe this place : PEACE & TRANQUILITY. This was my first time doing a Solo trip and I couldn’t have picked a better place. (I was debating between here and Be tulum, so happy I chose this place !!) it’s a lot more private and intimate. Not only was the staff attentive but they also made me feel very safe. Being able to communicate via WhatsApp was a major plus. Response time any time of the day also impressive. To add on … the food on property … OMG BOTH restaurant and cafe .. *chefs kiss* the salmon dish (MUST TRY!!) and the French dip sandwich !!!!!! I cannot brag enough. Also must try, the date and banana toast at the Bi polar cafe !!! I could go on and on but I’m sure you get it. Last but not least, THANK YOU to Diego and Ricardo !! Who were both super amazing and there to help from check in to check out. As a solo female traveler it felt good to feel safe in a place I have never been. I appreciate it and can’t wait to return !!!

This place is so special. It is absolutely beautiful and the staff are incredible and so attentive. My fiancée and I stayed here mid November and the beach and water were so clean. The food and drinks were beyond delicious. Special thank you to Ricardo who made our stay at Umi extra enjoyable and upgraded our room. We will miss this place but definitely be back ❤️

I really liked how they communicate with you via WhatsApp before you arrive and during your stay, which is very convenient. Our room was beautiful and relaxing with sea views. Breakfast was included and it was a generous breakfast with fruit and yoghurt plus another breakfast meal on top, also juice and coffees included. We appreciated the long breakfast hours from 8am-1pm so we could take our time and relax. The food is very good quality and reasonable prices in the area. They really take care of nature and are animal friendly, caring for their environment. If there was 1 thing to advise to the hotel I would suggest to have umbrellas for the beach beds. When we laid on the beach, there was no umbrellas for shade so we had to move under a tree. Thank you to the Umi team for making it a great stay.

When I arrived, I was told my room wasn’t ready and was instructed to leave my bags at the front desk. Within 15 minutes, my friend’s passport and $420 in cash were stolen from her bag. First, I want to commend the exceptional wait staff, whose attentiveness and welcoming nature stood out. The food and drinks at the hotel/beach club were lovely, and the stunning architecture and interior design met my expectations as a designer myself. However, my overall experience was marred by management issues. Upon arrival, I was informed I had been “upgraded” to a beachfront room with a private pool, which turned out to be a downgrade—priced roughly £50 less per night than my original Master Suite booking. Moreover, UMI operates as a party hotel, which wasn't clearly communicated. My friend and I love to rave, but the noise level was excessive. On New Year’s Eve, the party stretched from 6 PM to 1 AM, followed by an afterparty from 5.30am to 3 PM the next day, leaving us with over 24 hours of no sleep. Despite multiple complaints to management, to Jorge the Director, the noise continued daily and nightly. The most distressing incident occurred when we returned after a night out to find the hotel locked, with no staff available. After two hours of trying to gain access, we had to gain access through another hotel but there was no follow-up from management beyond an apology. This incident caused us to miss a privately booked excursion and additional costs. Other issues included a flooded shower, no bathroom curtains despite the visibility, and no hairdryer which are basic amenities.

Beautiful hotel right in the heart of Tulum. You can walk to all the hotspots in South Tulum. The room was stunning, and the staff was attentive and friendly communicated via WhatsApp for all our needs during our stay, including setting up transportation to and from the airport can’t wait to be back!

We really enjoyed our stay at UMI. The hotel is well located and close to some of the best restaurants in the zona hotelera so you don’t need a car/taxi. Overall the hotel looks amazing and it’s just jungle around you. The room is very well kept with modern minimalist furniture and open floor plan. The restaurant offer slightly pricy but great food with a mix of international dishes with a few Mexican gems. The staff is very welcoming and available. Sometimes it’s hard to get them if you’re staying at the beach club beach club as they don’t walk often around there. Considering the hotel has been open only for c 1 year, there are a few things to improve: 1) hairdryer (there are not as many as the rooms so one night we had to wait for someone else to finish using it which for the price we are paying for the room is not acceptable); 2) we often had to ask for a refill of the shampoo and shower gel as they are little and don’t allow more than 3 showers per day. The staff was very fast to take the additional ones to us though. 3) there are very few shady spots at the beach cloud which is not entirely convenient considering how strong the sun can be. 4) the prices of extra services (eg tours, massages, taxis) book via the hotel are extortionate and circa double what you can easily find outside.

AMAZING EXPERIENCE! I chose this property for the boho luxury aesthetic. I am happy to say that it exceeded my expectations. Everyone was so welcoming and accommodating. Specifically, Jorge, Andrea and Jaime. They were in constant communication with me regarding all my needs. They made my restaurant reservations and even arranged our excursion activities. The location of the property is just right. It’s walking distance from all the popular restaurant and day clubs but not too close where you will be disturbed by the partying. We stayed in a ground level room and they were able to fulfill my request and room us in the one I specifically wanted. I had an issue with privacy in the bathroom and they immediately rectified the situation. The rooms are exactly as pictured. The restaurant staff constantly checked if we needed any beverages or food. The seaweed was cleaned off the beach every morning. It’s an adults only resort which is a huge plus. In addition, pets are allowed which makes my heart happy. The menu may seem limited but they are items they can make that are not listed. They have a Dj that plays on the weekends from 3-6pm, it’s progressive/chill house music. I felt safe thanks to the staff and the property itself is tucked away in a little jungle which reduces foot traffic. I had such an amazing, fun, and relaxing time at Umi Tulum. I look forward to visiting again!

We went with a group of friends to celebrate my Birthday in May. I took a chance since it was just opened months before but so glad I did. The Hotel is located perfectly if you want be able walk to the best restaurants without being in the loud party area. Our rooms were specular with ocean views so convenient to the beach. The top floor unit is amazing to have your friends over for cocktails before dinner. They had a dj the day we checked in and a roof top party during our stay. Staff was very accommodating and did a great job keeping us hydrated, full and happy;) The breakfast that is included was exceptional and we ordered the Ceviche every day for lunch. The only thing I would suggest is adding more seating and umbrellas at the beach. Other than that 10/10 stay!

It is like the Vegas strip but between the ocean and jungle. It is walking distance to restaurants and shops. The staff (Arantxa, Diego, Carlos, Ricardo, and Eliseo) were well organized and prepared. They provided menus ahead of my arrival. Breakfast was delicious and the food is good. The staff assisted in arranging my transportation to and from the hotel as well as my excursions: 1) Tulum Mayans and 2) Cenotes, which was the highlight of my trip. During my stay the hotel hosted a party featuring a Tulum favorite DJ and the last night of my stay they hosted a movie night (The Pursuit of Happyness). I will definitely return again whether alone, with a bae, or with family/friends.

This place is so special. It is absolutely beautiful and the staff are incredible and so attentive. My fiancée and I stayed here mid November and the beach and water were so clean. The food and drinks were beyond delicious. Special thank you to Ricardo who made our stay at Umi extra enjoyable and upgraded our room. We will miss this place but definitely be back ❤️

Overall the hotel looks amazing and it’s just jungle around you. The room is very well kept with modern minimalist furniture and open floor plan. The restaurant offer slightly pricy but great food with a mix of international dishes with a few Mexican gems. The staff is very welcoming and available. Sometimes it’s hard to get them if you’re staying at the beach club beach club as they don’t walk often around there. Considering the hotel has been open only for c 1 year, there are a few things to improve: 1) hairdryer (there are not as many as the rooms so one night we had to wait for someone else to finish using it which for the price we are paying for the room is not acceptable); 2) we often had to ask for a refill of the shampoo and shower gel as they are little and don’t allow more than 3 showers per day. The staff was very fast to take the additional ones to us though. 3) there are very few shady spots at the beach cloud which is not entirely convenient considering how strong the sun can be. 4) the prices of extra services (eg tours, massages, taxis) book via the hotel are extortionate and circa double what you can easily find outside.
We really enjoyed our stay at UMI. The hotel is well located and close to some of the best restaurants in the zona hotelera so you don’t need a car/taxi. The hotel is very well located in Tulum beach, with direct access to the beach. The staff are really friendly and helpful, as soon as we arrived we were greeted with a very warm welcome from Eliseo, and every member of staff from the concierge team to the restaurant team were always friendly and helpful. I really liked how they communicate with you via WhatsApp before you arrive and during your stay, which is very convenient. Our room was beautiful and relaxing with sea views. Breakfast was included and it was a generous breakfast with fruit and yoghurt plus another breakfast meal on top, also juice and coffees included. We appreciated the long breakfast hours from 8am-1pm so we could take our time and relax. The food is very good quality and reasonable prices in the area. They really take care of nature and are animal friendly, caring for their environment. If there was 1 thing to advise to the hotel I would suggest to have umbrellas for the beach beds. When we laid on the beach, there was no umbrellas for shade so we had to move under a tree. Thank you to the Umi team for making it a great stay.

We absolutely loved our syay at Umi tulum. The staff was so kind and accommodating, they even upgraded our room to a beautiful beach front room ! Breakfasts each morning were delicious and cooked to order. The d.j sets at 2pm each day were a great vibe. We feel so lucky to have stayed at this beautiful property.

The hotel staff shared recommendations for example local restaurants around the hotel and even downtown. Some of the staff shared their favorite lagoons in the area too. The rooms were spacious and the common grounds was always clean. Food and drinks was delicious, we enjoyed the breakfast and the fresh ceviche.

If you are looking, stop here! I have been to Tulum atleast 20 times over the last 8 years and this was by far my best stay. PERFECT location with many options. On site services are great. Views and rooms are breathtaking. The only dislike I had was that eating options close early and don’t open until 9a. However, it is so close to many food options that it’s not a problem but will inconvenience you slightly. I will be staying again.

UMi was a fantastic couples getaway. Even with the beaches in Tulum being hit with heavy sargassum, their staff was consistently raking and removing it so there were no interruptions to our experience. The property was amazing, the Ocean Front Master Suite was perfect. The hotel staff was friendly and always available to make ordering drinks or food easy. The staff confirmed restaurant reservations for us before our arrival. Food was great - the included breakfast was phenomenal! UMi's proximity to everything was exactly what we wanted. We walked everywhere in the Hotel zone, never had to use a cab or ride service - though it was an option if needed. 10/10 would recommend and go back!
