great place for a weekend get-away. Clean property and the kids loved the pool, which is open until 10pm!! Very convenient to the common man restaurant and black mountain burger. We didn't need to drive.

Staff very friendly and helpful in term of providing info of the surrounding. A small ski and snow tubing site only 2 minutes from it. Perfect for families with young children. One microwave in the office only instead in the room is not convenient for me. I was given WIFI info. Signal was strong but no internet ever went through. Because I was giving a room at the West Lodge side, we had to cross few inches depth snow in order to get to the indoor pool on the other side. I don’t mind no room service in between the stay since I only stayed for three nights. Just need to constantly making stops at the office to exchange towels or use microwave. Parking is a little tight too. Better get back to the room around 7:30pm before all the spots get taken. Pool area is clean. The water doesn’t have much bleach which is good, but I can tell it doesn’t get filtered properly. Room checkout time is 11am. I left about 6am, just need to put the keys in the mail box in front of the office which is convenient for me. Over all stay based on me and my family’s needs is not bad. Wouldn’t mind to stay there again during spring or summer for hiking.

Great little place to stay, super clean and having the indoor pool was great. Nice sports barvattached which had delicious food and good drinks. Game room could use some more games and the rooms could be updated a bit but overall it was perfect for us. Definetly would stay here again and the staff/owners were very nice.

Decent average stay for this area. Many walkable dining locations and bars. Room is very dated with average upkeep, but good if you are not spending too much time in room. Pool was crowded and loud at night so we passed on that. Located on a very busy road.

The highlight of the stay for us was their amazing, warm, indoor pool. The hours for the pool were great and it was very clean and easy to use. The location was easy to find, parking was convenient to the room and there were many nearby food options. The staff was very kind, knowledgable and helpful. The room was clean, but a bit worn, though the balcony was a nice sunny place to sit. Happy to stay again if back in the Lincoln area!

Room was clean and small, no closet. Very close to many area attractions and restaurants which was great. The bed was a bit too hard for me and I found the area to be noisy. We had issues with parking because of the bar. There was no assigned parking for hotel guests and so the patrons of the bar would take up all the spots and we would have limited options depending on when we got back to the property.

Room was very clean. We could even smell cleaning products when we first checked in. The woman working at the desk was super friendly and helpful. Located right in main downtown area of Lincoln within walking distance to restaurants and one restaurant attached to building. Pool was clean. Will definitely stay again.

Both the people I met at the front desk were incredibly nice! But the room…. There was hair on the wall of the shower from whoever was there before us, the spare pillow had a booger on it, there was build up of grime in the bathroom and the phone. The bed was the most uncomfortable bed I’ve ever slept in- even my 18month old couldn’t get comfortable. The pool area was really nice and clean. Having an attached restaurant was incredibly convenient. But yeah definitely need a better cleaning crew and updated mattresses! The location was very convenient but you get what you pay for and I will not be returning.

The room was fine, however it was clear from the large cobweb on the light fixture and dust from on the dresser that cleaning wasn’t complete. The balcony was fine, however when the restaurant was open we were part of the dinner service with no way to actually be private from the seating. The fridge had some damage to the casing.

There was tile in the bathroom right by the shower that was pushing away from the wall and the bathroom stunck. We kept the bathroom door shut to try to keep the smell out of the room. There was mold growing I am sure. The sheets did not fit the bed well so they bunched up a lot. We would not recommend staying here.

Excellent. Greta location to The Kanc Highway. I liked the balcony out back. It's kind of dated but I liked the vintage lodge feel. Seemed clean and was comfortable. Restaurant right there that we are at twice for convenience. We would stay again.

The room was comfortable and overall very clean, and though I did find a dead insect under my pillow and a live one under the comforter I don’t feel like that’s the norm. Great water pressure in the shower. The highway is loud, but that didn’t bother me and the location is central to a lot of sights nearby.

I liked the convenience of the location and felt comfortable as a solo traveler. I was ok with out dated look as it adds character but the beds in RM 5 both need to be replaced. They are both rock hard but one slightly better than the other! Invest in your property it will pay off in the end… this RM should not be advertised as MTN view, its a window with lots of traffic.

The rooms are a little small. The beds are VERY uncomfortable could have used a mattress pad or something. The mattress is full springs. It’s two doubles with a 24 inch tv. The pool was very chlorinated but a huge string of someone’s wig was floating around. Overall the stay wasn’t horrible but wasn’t the best

We were very disappointed with this place. The rooms are Very dated. There is no service to clean the rooms or restock the room. If you need something you need to go to the office. There is no sound proofing. You can hear the people in the next room. Also it is right next to a busy road and the road noise is really bad. The window coverings are really bad and need replacement or repairs and do not fully close, which is a problem as there are lights right outside the room which stay on until very late (2am). Although it said there is a microwave it is not in the room, but in the office, so if you want to heat something you need to go out to the office and hope it is open (limited hours). The fan in the bathroom sounds louder than an aircraft. The "deck" is small and looks out on the busy road and is covered with weather worn carpeting which does not work well as it retains water. The shower head is at my chest level so I have to stoop in the shower. The pillows in the room are the cheap small solid foam type. The staff is friendly which is the only good thing I can say about this place. I would Not recommend it nor return here. They really need to invest in upgrades and repairs at the price they charge.

The king size bed very worn and uncomfortable, Three sleepless nights, A/C unit very loud could not sleep with unit on (Went to Walmart to purchase a fan) slider door to balcony loose handle very hard to open, door sticking, blinds blocking no light making it very hard to sleep had to ask for a blanket to hang over blinds to block light from outside. Definitely not worth the price, We will search for a better lodging location next time we visit the area.

The property is old and dated and a very basic motel. It was clean and the staff was helpful and pleasant. It is conveniently located and there are great restaurants close by along with a liquor store and food market. It was noisy because of the traffic outside your window and you can hear noise from adjacent rooms. Overall not a bad place to stay for the money.

This place is a gem. Priced right it’s clean and comfortable and the owners and staff go out of their way to make sure your stay is enjoyable. This is my go to place when I’m in this area.

Excellent value. Owners were very nice. Allowed a several hour early check in, and very close to everything we like to do in the Whites. Right across the lane from our fave restaurant The Common Man!

Although it said there is a microwave it is not in the room, but in the office, so if you want to heat something you need to go out to the office and hope it is open (limited hours). The fan in the bathroom sounds louder than an aircraft. The "deck" is small and looks out on the busy road and is covered with weather worn carpeting which does not work well as it retains water. The shower head is at my chest level so I have to stoop in the shower. The pillows in the room are the cheap small solid foam type. The staff is friendly which is the only good thing I can say about this place. I would Not recommend it nor return here. They really need to invest in upgrades and repairs at the price they charge.

When we booked this hotel for two night we did expect room service and the Bar and Restaurant to be open as this was booked for during the Fall. When we arrived these were not open and room service was not being provided. If we had known this before we would nit have booked this hotel

We most definitely will return. Everything so convenient to this location. We found a great church right across the street. Many dining options. Danielle was very nice at the front desk. And very reasonable rates.

Great location near the attractions, we went to the ice castles which were a short ride away. Lots of restaurants in the area. Common man is literally across the street. The indoor pool was nice for the kids. There is also an arcade next to the pool. The rooms were clean and comfortable.

Excellent. Greta location to The Kanc Highway. I liked the balcony out back. It's kind of dated but I liked the vintage lodge feel. Seemed clean and was comfortable. Restaurant right there that we are at twice for convenience. We would stay again.

The property is old and dated and a very basic motel. It was clean and the staff was helpful and pleasant. It is conveniently located and there are great restaurants close by along with a liquor store and food market. It was noisy because of the traffic outside your window and you can hear noise from adjacent rooms. Overall not a bad place to stay for the money.

Friendly staff, fun sports bar on site with other dining options within walking distance. Very centrally located. Clean. Our only problem was the shower curtain was a little too small and it was difficult to keep water inside the shower. Otherwise we had a great stay and will absolutely return.

We love staying at the Kancamagus Motor Lodge! We have been going there for over 25 years. Very welcomjng staff. The room was very clean..just wish they would replace the bedspreads that have been there almost 20 years.The indoor pool is amazing. We love the on-site sports pub, CJ's. Very good food. Disappointed they closed Brittany's for breakfast. Been closed for years but we still miss it! However, many breakfast options in close proximity.

Game room, playground and rooms do not add up to what pictures show and are described as. The pool and rooms were fairly clean. There are no dedicated smoking areas so we could not open our window due to people smoking right outside our window and drunk people yelling at the picnic table outside our room.
