Good location a few minutes drive from Newport center. Fantastic staff on site, room very clean and great size. Free parking on property with option of electric chargers (4). Really nice, will come back for sure.

The room and bathroom were clean and spacious and Keith at the front desk was nice but the whole place could use updating. Make sure you know that if you’re room is on the third floor that the elevator only goes to the second floor and then you have to drag your things up another flight of stairs.

Clean rooms, staff was very friendly and helpful. Nice little breakfast area that offered coffee and tea 24/7 and some breakfast items in the morning. Short drive from downtown tourist areas.

BJ made our check in and check out experiences a dream, she was so kind. Every employee we interacted with was so nice and willing to offer recommendations for things to do and places to eat in the area and asked about our day anytime we came back to the property for the evening. Our room was clean and comfortable and had everything we needed. The coffee, tea, and hot chocolate were available 24 hours a day which was just an added plus! Will definitely stay here again for future visits to Newport!

The house is unique. I had already chosen the bigger room (2 kings) and was happy with its sitting area and large bathroom. The lobby is welcoming and its dining area has charm and character. We’d certainly return in warmer weather to enjoy the patio area. It’s just a 2 minute ride to all the restaurants. Lastly, the staff is professional and personable.

The property itself was well worth the money. The rooms were large and decorated nicely. The deck in the back faced trees It had tables with umbrellas. The maid service was uneven. The breakfast and coffee were not good. It was very close to Newport itself, maybe 10 minutes. Overall I would recommend it.

Staff was very helpful from check in to refilling hot water late at night for tea. Breakfast options were available. There were some cob webs in the upper corners of thr room but linens were bathroom were clean. I would stay again at this hotel

When i arrived i was greeted by front desk, i drove for 4 hours after coming from work i wanted to rest after checking in i went to my room and my room was dirty not cleaned i went downstairs told front desk, it seemed he didn’t believe me he checked came downstairs said this never happened before he apologized but there was no rooms left he had called another hotel and had to stay there.

The issues we had was that the bathroom door almost impossible to open and mold growing in ceiling of shower

It was neat and clean. Parking was close and convenient. Lobby was nicely decorated for the holidays.

Recommendations: 1. Door closers so that your guests are not awaken by rude guests who let the door slam continuously 2. Clean the mold off of the bathroom ceiling 3. Make sure the windows are closed in the rooms 4. Room darkening curtains or at least curtains that cover the entire windows

The place was ok but just so. The room was clean but stuffy. It was big enough but had no desk on anything to work with a laptop. Breakfast was simple bordering on primitive - mostly microwavable and prepackaged items.

Ok place. The parking lot is tiny. The staff was nice. My room was on the main floor. The layout was odd. The plug in situation was dumb. Most of them couldn't keep my stuff in. Most used by stuff in the room. There was no desk for my laptop. The TV remote didn't work well. The bathroom dumb. The shower light was bad. The main light is in a bad spot. The room let plenty of sound in the morning. Whoever was walking around around 6 were load. The breakfast was pretty lacking.

The only good thing was that the room was large and clean. Overall, the place, including the room, is pretty outdated. It is an ancient shower that cannot be adjusted. We reserved the room at the last minute, so we were given the only one on the first floor. WE could hear each work from the reception through the night, and especially in the morning when people started coming down for breakfast. There is no space for people to sit for breakfast. We asked for an extra chair but were advised to wait for others to finish, and the large group definitely was not in a hurry... The breakfast itself is the worst I have ever had as " included " anywhere, with prepacked mini bagels with cheese and bacon, a couple of prepacked muffins, and ... that's it. Not even a simple bagel with butter. I do not eat bacon, so I bit into that horrible muffin with banana. Overall, not what you expect from the inn. especially for the price charged.

Older Inn conveniently located. Road noise was a bit loud, room was dated but super clean. Would stay again.

Service was great. Room was clean. We loved being on the third floor where there were only two other rooms, and it was much more quiet than the usual hotel. Our only complaint was that you couldn’t see the TV from the bed.

Everything was great about this place to stay. Good location for us to go to Newport every day. We got a good price due to being just off-season. The only issue I would say is it needs a little work to update. But especially in the room, the thing that was difficult is the lighting that is not well placed to use functionally around the closet, coffee-station, bathroom, etc.

This is a wonderful hotel in a quiet neighborhood. The service was incredible.

The good: beds were comfortable but that’s where it ends. The walls were paper thin. Rooms run down. Upon checkin the man at the front desk proceeded to talk about varying topics for 15 minutes with us while coughing and blowing his nose and not washing his hands afterwards. After a day of travel we wanted to check in, get settled and relax. We didn’t want to hear about why he voted for Trump.Just a turn off. The Inn is on a highly traveled road and you heard every vehicle all night long as if it was driving through your room. We would not stay here again.

BJ, the Front Desk Manager, was very helpful and engaging. She made our stay a very enjoyable experience.

The front desk staff were nice and helpful, and the inn is conveniently located. But overall I was disappointed by this stay and didn't think it was a good value. I booked an overnight to celebrate my sister's 40th birthday. We stayed in Room 7. We could very clearly hear bathroom sounds from the rooms on either side. The shower in the room closer to the end of the hall had a loud screechy noise. The neighbors' flushing toilet woke me up in the morning. We could hear hallway noise really clearly - no one was being loud, the noise just traveled easily. The inn's lobby is beautiful, and that's the vibe I was expecting to have - I thought we'd have a cozy stay in a charming New England inn. But the hallway where Room 7 is located reminded me, aesthetically, of a hospital, with laminate floors and minimal decor. Our room was extremely basic. Because the windows face directly to the parking lot, there was no way for us to have any natural light without sacrificing privacy. The bathroom was clean but the amenities were about what I would expect at a Motel 6. The breakfast had almost no fresh food. I didn't expect luxury, but I was looking for basic comfort & charm and feel my stay fell short of those things. Afterwards, I wrote to the hotel about my experience twice and received no response, which was also disappointing.

We enjoyed our stay and had a wonderful time visiting Newport. Our stay was great except for a few things. First, our room was on the first floor; which is OK because my mother is elderly. However the front door slammed enough to keep us up or wake us up during the night. It seems as if that would be an easy fix, but you can honestly hear that slamming constantly and it’s a bit unnerving, especially when you’re on vacation trying to relax. A woman behind the desk whose name was BJ was fantastic very friendly and knowledgeable about the area. We enjoyed seeing her when we came back from our daily excursions. However, Sunday night there was a man at the desk who was seemingly rude to a guest checking in as we came home for the day. Of course we could hear the whole encounter as our room is very close to the front desk. The situation is OK and understandable but the man who was on talked for hours in a very loud voice, sometimes chatting with guests who seemed like they were trying to just get away and get to their rooms. Sometimes with people who were just checking in. Either way, his it sounded as if he was in our room and it’s very upsetting that a member of the staff wouldn’t have any consideration for guests who could be resting.

Upon check in the clerk was no where to be found for over 20min. There was no bell to ring so we called the hotel and the clerk came and sternly scolded us. Not the greatest first impression. Once we got to our room it looked NOTHING like the pictures online. We were on the bottom floor and both windows were unlocked and one was open. We didn’t feel comfortable at all. The smoke alarm was hanging by a thread from the ceiling, and the fire sprinkler had a gaping hole around it in the ceiling. The continental breakfast was like warm, half heated frozen breakfast sandwiches with very bruised bananas. Upon checkout, again the clerk was no where to be found, so we left our keys on the desk and left. The charm of the hotel was the only thing that kept us there for 1 night.

We really enjoyed our stay. The Inn was cozy, quiet and clean. The room was large and we felt right at home. The location was convenient and an easy drive to and from the mansions we were visiting in Newport. The man at the front desk was very friendly and welcoming.

A mile outside of Newports busy downtown area, made for an easy daytime walk or an evening drive into the heart of this bustling seaport. Great staff, clean rooms and a quiet setting made this affordable inn a perfect retreat.

We love staying at this property because it is close enough to the busy Newport area but also a little out of the way of traffic. The accommodations are very quaint and give a timeless, classic feel. They offer a nice breakfast grab and go spread and the rooms are very large and comfortably. The syaff has been extremely helpful and friendly.

Room had bare (laminate) floors, not carpeted. "Breakfast" is at the Motel 6 level - microwave breakfast sandwiches, poor coffee, yogurt, juice, & fruit. Nice property, but not at the level of quality and amenities that match the price charged. Very quiet neighborhood and not too far from the area attractions and restaurants.

Afternoon person who checked us in was very cheerful and hospitable. The morning person was dreadful. Very unfriendly. The place is run down. The breakfast was horrible. This was not a continental breakfast. No toast. No bagels. There was a bunch of processed, packaged little muffins and granola buns and some kind of prepackaged sandwiches that required microwave. Just awful.

Stayed at the Carriage House Inn for 3 nights while visiting the Newport area The Inn was very clean and quiet. BJ checked us in and she was very helpful and accommodating. The beds were very comfortable and the room was spacious. We enjoyed the continental breakfast and especially appreciated the gluten free items and fruit. Thank you for a very pleasant stay.

We stayed at The Carriage House in Middletown, RI. Our room was spacious and very clean, and the public areas were beautifully maintained. The front desk staff were friendly and helpful, which made check-in and our stay pleasant. However, the bathroom felt a bit dated, and the breakfast was disappointing. It consisted of cold pre-made sandwiches, snack bars, yogurt, and fruit, without even milk for the coffee. Overall, a comfortable place to stay, but the breakfast definitely needs improvement.
