Need more than 3 disable parking bays. Disagree with 10% service charge being added, even for just a coffee. The service is slow in the dining area. Food good but expensive. Overall we had a great stay and would go again at some point. Room was great with sea view Znd balcony. Couldn’t ask for better.

Fantastic location. Lovely staff on the whole. Outside grassy area had a lot of cigarette butts which was unpleasant. Also outside seating on grass a few more options would be good. Most of the seats were really low. Will definitely be back.

There was a wedding going on at the property with loud music playing to midnight! And all the parking was occupied by what I assume is wedding guests and we struggled to park near the hotel.

This is a clean and comfortable hotel on the outskirts of Bexhill, with easy access to the beach. Friendly staff. Car parking (note that some of it is behind the hotel). Minor gripes? £4.20 for a mint tea is a tad expensive. The 'sea view' from our room was slightly disappointing - the view was partly obscured to the right by a wall. However, overall this was a pleasant stay, and we would return.

It was disappointing to realised we needed to pay an additional fee to use the spa despite being booked into the hotel and booking 1.5hr treatments. Facilities in the spa are limited ie no main pool for 2 hrs of use. For dinner I needed to ask the waitress to sweep the floor around the table which was very messy. For breakfast being such a sunny day it was a shame immediate access was not possible from the restaurant itself. The paintwork in the bedroom ie skirting and paper lining lifting.

I stayed a night with my mother, who is a wheelchair user. The staff, especially the manager who was on reception that day, and the housekeeper, were thoughtful and helpful in meeting my mother's needs. All other staff were friendly and efficient too. The rooms were clean, well appointed and suitable for our needs. My mother stayed in the wheelchair accessible room was great, but between there and the bar/restaurant were three sets of heavy doors and one steep ramp, which made getting there and back unnecessarily difficult. I would suggest the hotel fit soft/delayed-action door closers on this route and look at how the ramp could be made easier.

Our double room was comfortable and had every home comfort, although not spacious. From check in to breakfast - service was good, staff friendly. The food was excellent and portions were good - we will return. We have not been back to this hotel since it changed hands, but they have done a good job and the refurbishment has been very tastefully done. The only down side was that the EV charging was out of service with no indication as to when it would be up and running

Did not have a clue as to what was available for breakfast with3 different prices at the reception desk£16 on the tv in the room £15 and at the restaurant £22. Extra charge to use the spa facilities @£30 per person. We enquired about the cost per kilo watt on the Ev charger in car park, which they had no idea having checked online it was .69p per unit so cheaper to run on petrol. No atmosphere to curl up with a book when wet or cold, and generally a sad lack of interest from staff within the hotel. The reception desk is very unwelcoming and in general I would rather have gone to a premier inn. Very expensive accommodation that lacks a lot of detail.

The property for me was tidy and the staff friendly, and the breakfast was good, however in the hotel needs to have greater attention to detail. The bathroom extractor was very noisy and unfortunately the sensor activated continuously despite no one passing it all night long. This affected my sleep, in addition the shower although looking new had mould and missing grout making it look dirty. My room was 110 and for the money was also little small.

Lovely hotel with great position overlooking the sea. All staff were very helpful and friendly and service was good. Room was very clean, quiet and had everything we needed. Ate in the restaurant and the food was very good with a good choice . Overall the hotel ticked all our boxes and we would certainly stay there again on our next trip

We were disappointed with the general state of the bedroom, a high level of maintenance and dressing of bathroom was not met. Bathroom door was broken and there were faecal stains in the toilet. For the cost of the room, food and drinks I’d expect much better service and quality. We also did not like the fact the hotel was not exclusive to hotel guests only and therefore service on the terrace was poor and hotel guests like ourselves were not prioritised.

We stayed here for two nights -- and I wish I was there for a week! Beautiful boutque resort right on the water.. incredibly friendly staff, good food options -- nothing beat the view or the patio overlooking the shore. Rooms were clean, beds were incredibly comfortable.

Absolutely loved my stay here, so much so that I’m planning on a return trip next month. I usually hate business trips but in this case I enjoyed my time away from home. Food was delicious and I loved watched the sea while I ate my meals. Room was cosy and immaculate. Special thank you to Housekeeping for everything they did!

Great location right next to the beach, hotel was clean and staff friendly we opted for an accessible room which was spacious and even had a small balcony overlooking the garden and beach. Would definitely recommend. Breakfast buffet was excellent and food in the restaurant in the evening was good.

A perfect location, and a wonderfully quiet area. We were greeted with a warm welcome. Our rooms were incredibly clean and comfortable. The decking area with outdoor seating, and the indoor lounge areas are well designed. The staff were all extremely friendly.

The hotel isn't living up to it's potential,the property is tired,it lacks personality,our room had frosted glass windows and whilst I didn't expect a view,you can normally look out and see the sky,however if you opened the windows you had a constant booming of I think the boiler and it looked grotty.The room was small but that was ok although the bed and pillows felt uncomfortable,the shower door didn't shut, the breakfasts at the hotel where very good as was the afternoon tea,however the evening meal was of poor quality lacking choice and what I'd describe as pub grub which is fine but not for a spa hotel.Check out wasn't great the receptionist started off bubbly and friendly but got grumpy with me as I pointed out that they'd over charged me,I wasn't rude neither was she,she just seemed grumpy.The staff in the restaurant where friendly,cheerful and helpful

Nice hotel. Staff very friendly. Room was nice if a little compact. Very clean. We had room 203 which was a dormer room so sloping ceilings. Not so good if your tall, particularly in the shower. Cant speak fo the other rooms though. Plenty of parking when we were there.

First time here since updating and very impressed. Room was comfortable and spacious.Only sorry that the weather prevented us from making use of the private terrace. Helpful and frienly staff. Super restaurant. Will be back

High quality fittings and fixtures in bed and spacious bathroom. Lovely shower with clearly marked toiletries. Nice little extras (e.g. a fan and clothes brush). Neat tea/coffee making area. Double aspect in both bed and bathroom (that’s a first!). The staff and receptionist are cheerful, helpful and friendly and the location of the hotel on the beach with its gorgeous terrace is perfect. Breakfast: Eggs Benedict cooked perfectly, lovely pastries and fresh bed - plus plus. Next job is to find out how much the rooms with the balconies overlooking the sea are…. All 5 star, no minuses. Thank you for a lovely stay.

We stayed for one night, 2nd to 3rd August, room 121. Although a standard room, cost was over £200. The room was very small, it was also very warm with a cooler but no air conditioning, this made it difficult to get a decent nights sleep. In addition to the above, the bathroom was exceptionally small, it was not possible to pass each other in that space. Positives, the staff were friendly and courteous, the breakfast very good with a wide choice, car parking was plentiful and free, and the location and view exceptional. Would we stay again? yes, but not in room 121 or a room without AC.

Our room was in the annexe block. For the amount we paid, we expected more comfort. The decor was shabby, there was no seating in the room for 2 people and not warm enough to sit outside on decking- basically room too small for two people with little space for moving around comfortably. There were insufficient plugs eg for hair dryer in front of mirror. The shower curtain had mould on. We have visited the Cooden Beach for meals many times over the last 30 years so it was a real shame to be disappointed by our stay. Fortunately our evening meal and breakfast were excellent

This is my second visit since the refurbishment a few years ago. Alas, my room was again missing a two pin socket for razor or toothbrush charging. Something I find very annoying. There is also no plug in the basin; leaving the tap running to wash seems to me to be a waste of water. The door again was far from sound proof, anyone talking in the corridor is very apparent. Other than that, the room was clean and comfortable, as was the bar and restaurant. Reception is quirky, a table in a room with a couple of people stationed at it feels odd and out of place, but it functions. The location is fabulous, right on the beach. However, as there is little competition around the price for a stay is higher than I would have hoped for. It claims to be a four star hotel, which in many respects it meets (IMHO), but the points made above do let it down slightly.

We had a two-night stay. I thought the half-board option was very good value, and the food was well cooked and presented. But the stand out feature was how well the staff have been trained. They really made the trip - polite and engaged and followed up on everything really quickly. I was very impressed with them.

We had booked a one night stay. When we checked out we were asked if we had ordered 2 bottles of wine at dinner the night before, which we hadn’t. After an hour, a member of staff phoned me and questioned again about the wine and now asked if we had a cheese board as well, we hadn’t. Very poor communication from dining staff to reception resulting in our wedding anniversary celebration spoilt. The hotel has potential to be good.

Great hotel, loved the staff in the restaurant (breakfast & dinner). Great location too, on the beach and, importantly for us, right next to the railway station. Our only suggestion is that the reception staff would do well to be warmer and more accommodating.

Great hotel right on the beach with big outside area both for drinking/eating or just soaking up the sun. Lovely room, comfy bed and pillows , great service. We ate in the hotels restaurant ,which I do not often do, so glad that we did, the food was excellent both for dinner and breakfast. Hope to return in the future.

A fantastic hotel in a unique location, but because we do not have a car, Cooden Beach (Southern) Railway station was only yards away together with the ease of hailing taxis to Bexhill-on-Sea.

I was not happy the hotel taking a service charge twice without asking if I wanted to pay one , especially as the charges for what we had I consider quite expensive,also as we were in a disabled room I thought a small frie might have been in room as we had medication ,I suspect they will say we could have requested one but it's the first hotel I have been in without one,the hotel is pleasant but very remote .

This is a clean and comfortable hotel on the outskirts of Bexhill, with easy access to the beach. Friendly staff. Car parking (note that some of it is behind the hotel). Minor gripes? £4.20 for a mint tea is a tad expensive. The 'sea view' from our room was slightly disappointing - the view was partly obscured to the right by a wall. However, overall this was a pleasant stay, and we would return.

Nice, if pricey, hotel. Well situated. Good for a short break. Room would have benefited from a small refrigerator. Food in restaurant somewhat overpriced but nice enough. As a vegetarian, you would run out of dinner options after 3 days. Staff very helpful and friendly. Families were staying here when we were but I'd say more of an adult venue. Not really anything for the children to do so suspect they'd be quickly bored. Definitely more than the advertised 40 minute walk to Bexhill!

The hotel isn't living up to it's potential,the property is tired,it lacks personality,our room had frosted glass windows and whilst I didn't expect a view,you can normally look out and see the sky,however if you opened the windows you had a constant booming of I think the boiler and it looked grotty.The room was small but that was ok although the bed and pillows felt uncomfortable,the shower door didn't shut, the breakfasts at the hotel where very good as was the afternoon tea,however the evening meal was of poor quality lacking choice and what I'd describe as pub grub which is fine but not for a spa hotel.Check out wasn't great the receptionist started off bubbly and friendly but got grumpy with me as I pointed out that they'd over charged me,I wasn't rude neither was she,she just seemed grumpy.The staff in the restaurant where friendly,cheerful and helpful

Very nice suite that we stayed in but general decor throughout hotel was very inconsistent and just very random with nothing actually matching . Breakfast on first morning very good value and pleasant. 2nd morning being Sunday it was a buffet which was somewhat chaotic as hot food not being attended to and kept running out.

Due to mobility issues we booked as accessible room the room was bright & airy & plenty of space if using a wheelchair the bathroom was excellent with 3 emergency buttons (instead of 1 red cord) all within easy reach should they be needed & all the fixtures & fittings were in a matt black finish giving it a modern look instead of a cold clinical disabled 1 which i felt was very well thought out. There were 2 large single beds 1 of which has a emergency button within easy reach should the need arise ,plus a chair & a bench seat & end of each bed also in wardrobe was a safe & a long shoe horn again a thoughtful addition Unfortunately there were a couple of things that we need to point out but nothing that won't be easy to solve 1)the balcony outside was covered in bird poo which although can't be helped it wasn't swept for the duration of our stay (4 days) 2)The balcony furniture was totally unsuitable for a disabled guest aa it was very low & the actual seat sloped backwards even lower with no cushions 3) the large planters had dead flowering them 4) my personal bug bear not enough clothes hangers

My room and en suite were spotless. The bed was very comfortable. The waiting staff were charming and very, unobtrusively efficient. We felt the hotel was undoubtedly well managed. I.have no.hesitation in commanding it to others. We'll be back !
