Passage House Hotel

The hotel is very tired. The room was spacious with a lovely view. I booked this over the premier Inn because of the leisure facilities but received an email the week before to say the pool was closed for maintenance. No gesture was made to make up for this.

Stayed here a few times. Good place, location, staff friendly and food good. Gym sauna and pool are great but needs updating as do the rooms and hotel.

Overall the 2 night stay was good although the swimming pool and gym weren’t clean. The room/s however were clean and the hotel staff very helpful. Good value for money which I feel reflects the outdated decor and worn facilities. Not sure I would stay again.

Room was filthy had to get someone in to clean it when we arrived as the carpet was disgusting and we had an 8 month old crawling everywhere. The pool wasn’t switched on so was freezing cold and we were unable to use it all weekend overall very disappointed

Fantastic location with wonderful views. Easy access and parking. Dining options a bit disappointing as there was a big coach party. Also had run out of carver despite advertising it as an option on Tuesday evenings. Health Club fine - but could do with a bit of a refurb.

The apartment itself was well equiped, clean and comfortable though needed updating. It was quite noisy with the sound of both the M5 motorway and railway line closeby with frequent trains passing every few minutes. I would stay again but would much prefer to be allocated an apartment on the other side of the building which would be a lot quieter. I wasn't that impressed with the leisure facilities as I was lead to believe they had recently been refurbished but the sauna area looked very tired and unwelcoming

Apartment had everything you needed was very comfortable and clean. Only thing we were disappointed with was the pool area, it’s dated and could do with being decorated, water was cold not very inviting ambience.

The location of the hotel was a great place from which to explore South Devon and beyond. We stayed in the main hotel complex which housed reception, restaurants, gym and pool (there are other separate buildings with additonal accommodation). I booked the room at late notice but the price was reasonable and the facilities were good. Breakfast was ok but not brilliant (cooked breakfast was good but the variety of available for the continental breakfast was limited). The gym was a little cramped but contained plenty of weights equipment in one room and treadmills, stepper and rowing machine in another room. The pool was warm (according to the kids). We had evening meals at the adjacent Passage House Inn and the service and food quality was great. Overall, I would recommend this hotel!

Room was adequate, hotel a bit run down, staff friendly enough but not overly attentive. Room looked clean, however in the morning the bathroom floor got very wet, I used one of their white towels to mop it up and it ended up black!! Also cobwebs on bathroom ceiling, rust patches on radiator etc. The hotel has had its day and just feels a little unloved.

The bed was SOO comfortable, sheets and towels lovely, white & clean and we had a really good night's sleep. Great view. However, the room was very dirty, carpet filthy and not hoovered with all sorts of debris clearly visible just under the bed. The bathroom was tatty with dirty brown edged mastick and the uplighting highlighted ancient looking cobweb 'curtains'. The phone and kettle were ancient and filfthy. The bath drained too slowly not to have a blockage problem. My mum would not have stayed in this room! Most staff were lovely. A bearded man we encountered behind the bar was a total misery.

Room smelt of toilet mess. I have stayed here lots before and it was not the estuary smell. Sink was dirty, walls had lots of marks

Great front of house staff, room very dirty with massive dust gatherings in corners , stains of floor.

Clean and beautiful!

We have stayed here lots of times before and it’s been lovely. This time was very disappointing. The carpet in the room was disgusting, stained and dirty. The bathroom needed a proper clean. Breakfast was very disappointing. The first morning we went down at 8.30am and there were no pastries or marmalade out and the toaster was missing. Cooked breakfast is very small and definitely not worth £15. The hotel looks tired and uninviting and like it needs a good clean up.

Lovely location. Excellent staff Place looked a bit in need of a deep clean. Carpets etc looked dirty and smelly. Bedroom in need of a coat of paint. But has excellent potential to be an amazing place.

We have stayed before in the hotel This time we where in the Block next to the duel carigeway and it was very hotso window had to stay open so lots of traffic noise This room needs Air-conditioning then it will be very good

We had a good stay. The was nice and roomy but just very hot - the window could only be tilted a tiny bit and there was a small fan provided - which didn’t provide much relief. They really should be fitted with A/c’s given a nights stay isn’t cheap. Staff were all lovely. We used the pool which we had all to ourselves. Breakfast was fine. Had expected a buffet but it was to order. Would’ve expected some cheese & cold meats options as well. The location is very pretty and the pub next door is lovely directly set by the river.

Great hotel, could do with a lick of paint in a few places, but other than that I can’t fault it. Comfy bed, clean room, and beautiful views.

On arrival I was to be in the annexe on the 3rd floor. The annexe does not have a lift and my suitcase was very heavy.The duty manager kindly moved me into the main building. The room was great with a lovely view of the river. The hotel facilities were clean albeit a little dated. It seemed as though some of the staff were new and still in training as service was a little clunky in the restaurant. But as the manager demonstrated when I checked in, the service ethos is good. I would definitely stay here again.

Lovely big room for 3 over in the Lodges, warm and comfortable, but no wi-fi unfortunately. The breakfast was good and the view is lovely. Ideal for walking to Newton Abbot along the path.

Standard 3* hotel, all was very nice it's just coming to stage where some things need updating eg bath/shower was tiny to point that shower curtain couldn't stop clinging and the shower was didn't have enough power As said, all nice enough and staff are very friendly

Our room for was a good size& quiet. The wifi didn't work unless we were by the door. Room 45

Noisy hotel! Uncomfortable beds. No ventilation, window only opens a crack. Felt like I was in an oven. Ground floor, car park next to window so heard all the cars coming and going. Zero peace and quiet. Large coach tours also staying here so breakfast was a nightmare.

I upgraded to a deluxe room with a balcony and it was a lovely large space. Overlooking the River Teign. Staff were extremely friendly and helpful. Food excellent.

Reception was quick, efficient and friendly. They immediately found my booking and knew it was pre-paid. The room was clean and comfortable. I didn't use any other facilities but they were explained to me. Would stay again

Not in the hotel but a building across the car park, a very warm weekend was marred by the room having no ventilation and only able to the window slightly. Went into the bar for a nightcap but the very unfriendly night porter at 11:30 would not serve us. The only up side to this poor hotel was the staff at breakfast, very efficient.

We were waiting at the check in for over twenty minutes before someone came to check us in. The room was nice and clean but the hot water on the shower and bath was capped at 45 degree temp. Which didn’t feel particularly hot.

Came here to stay so we could attend a funeral.the hotel and room were very good. Great breakfasts and enjoyed a swim in the spa. Staff very helpfull and friendly. Rooms cleaned every day.

Very nice hotel..nice room..however..we could not eat in the evening of our 2nd night because of coach partys..we were not told that at certain times they could not feed us..luckily we walked down to the riverside pub where they were more accomodating..otherwise we would have gone to bed hungry...not sure if its right that residents are treated secondary to coach partys but nevertheless..apart from that it was a nice stay at a reasonable room rate.

We have been to this hotel, many times over the past 5 years, this will be our last time, very Disappointed by the attitude from the reception staff not trusted to borrow extn lead had to leave driving licence as security then demanded £10 for 1 hour later check out. Breakfast was also poor due to the coach parties, we weren’t warned about busyness and there was not enough personnel to deal with numbers Breakfast was poor with very greasy food Poor response when leaving with no pleasantries form the reception Could not believe how poor the cleaning was clearly staff not given time to clean properly see pictures

A generally good stay, although extremely disappointed to find hidden charges, such as having to pay £1 to hire a towel to use the pool. Had this charge not been hidden and the hotel were upfront and honest about in their advertising I would have brought my own towel. The hotel did say we could use the one in our room but who wants a damp chlorine smelling towel to dry themselves after a shower? And if you are going to charge people for a towel, then giving them a threadbare scratchy one that looks like it came out the back of your grandmother's airing cupboard isn't a good look. £1 isn't much either way, but pennypinching like this doesn't exactly sing customer service orientated. It would have also been helpful to have been told about the towel issue while collecting the access card prior to going to the pool, only having to go back to reception to collect a towel. Luckily when I went back I was served by someone more customer focused as the original receptionist was dealing with two other customer complaints. There were also other issues with reception but not enough space here to detail them. Breakfast was very good even if the mushrooms were very weird. Bedroom was too warm on arrival but otherwise very comfortable even if the floor was disconcertingly uneven. Complimentary tea and coffee selection in the room was another example where skimping was evident. Pool area was warm as was changing room, but locker keys need sorting. Most of the staff were friendly at helpful.

Lovely staff and location. Special early Sunday breakfast laid on for us as we were in a cycling event- great gesture! Some of the decor is now dating and tiring a little, especially the corridors with heavier use. The gym area with aerobic equipment is carpeted and a bit smelly… maybe a new non-carpet floor? I’m being picky though! Overall a good experience

Jane and I stayed at the beginning of June 25. We had a lovely stay. The staff were as friendly and efficient as ever. This is our second stay of the year. Breakfast was everything you could want. Beds were as comfortable as ever. The hotel was a superb base for visiting all of the surrounding areas and was a lovely place to spend an afternoon relaxing and planning our next adventure. We are looking forward to our next stay, later in the Summer. Jane and Mark - Southampton

Enjoyed 3 nights here in July 2025. The location is great - a quiet spot at the head of the Teign with river and countryside views, plenty of bird life on the mud flats and reeds. It’s a short drive into Teignmouth or Sheldon and not far to other resorts such as Dawlish, Torquay, Babbacombe and Paignton. There is an indoor pool and sauna plus a spa offering various massage treatments. The staff were all very helpful. Would definitely stay here again.

I have stayed at the Passage House a few times as family members and grandchildren live within walking distance. I have always found the staff friendly and professional. The room was spacious and although the facilities are a little tired and dated it was comfortable enough. Breakfast was good and hearty with plenty of choice. For the first time I walked into Newton Abbot along the river footpath which meant I could leave the car at the hotel which was definitely a bonus for a day at the races.

The location is fabulous with views across the estuary and wading birds. Also there is a walk alongside the estuary to a nature reserve.

Beautiful location with stunning views of the estuary and river, with a very accessible walk and a cracking pub on-site! My standard room was very basic and could do with a bit of modernising, but was very comfortable and cool. I shall try a deluxe room next time.

Hotel was in an ideal location for us to attend a wedding nearby. In a very nice setting with plenty of parking. Room was comfortable and clean although in common with the rest of the hotel it was a little dated. WiFi was good. Breakfast was reasonable for the money although the extra £5 charge for different dishes such as eggs Benedict wasn’t really needed as the dish is probably no more costly than the full English we did have. We found the mushrooms to have a strange taste to them and the sausage wasn’t nice, we suspect it was quite a cheap mass catering product. Service at breakfast was very good and fast.

The Passage House Hotel is in such a beautiful location. Lovely scenery and walks. Easy and quick to drive to shops. The hotel is a little tired and dated but that had no impact on our stay. The breakfast was delicious and plentiful. The pool was a great hit with grandchildren. We thoroughly enjoyed the Passage House Inn which is right next door. Food and drinks looking over the estuary. We would definitely stay again b

Came down to Devon for a business meeting. Hotel was excellent with a spacious room which was nice and clean. Had a carvery at the Passage Inn which was lovely.

Overall satisfied. But outdated. Breakfast was not too good. No knives and stuff. Coffee machines out of order many times.

11/10 for the location. Great views and direct access to a lovely walk into Newton Abbott. Large carpark, leisure facilities were good. What let us down was the breakfast on the first morning. Got sat down then forgotten about. When we did eventually get our traditional English order the hash-brown was mouth burning but the rest of the plate stone cold! However the next day had an Eggs Benedict and it was fine so we won't be put off staying again.

Very basic, dated and overpriced. Breakfast was £18 and hardly anything to be had for it.
