Lovely Manor House. Very welcoming staff. Spa doesn’t have a steam room, and the saunas are single sex in the shower room, but the spa pool is lovely and hot and the pool nice and cool. Restaurant is very nice, food really good. We felt rejuvenated after our stay!

Wonderful welcome for us and our Golden Retriever, lovely room and glorious food and service. we LOVE coming to this cosy but classy hotel, not to mention the added bonus of the pool, sauna and hot tub! We will be back next year!

A great place with good sized comfortable rooms. Initial room had no view, so asked if we could change and helpful reception staff relocated us in a room with a lovely view of the countryside. Important as we were staying for 6 days. Location was great for walks to Rye and surrounding villages. A supermarket with PO and garage plus pharmacy in town too so very convenient. Hotel pool and sauna and gym was good and free to residents. Breakfast good but expensive. All staff very helpful, I would rerturn!

Chose this hotel for nearness to Rye and a walk we wanted to do. It was a lucky find as it is a wonderful venue for a few days rest and recuperation. Th building is well maintained and the spa is well set out and of good standard

Very expensive for what you got. Felt very dated and cleanliness was poor, for example there were multiple bugs smushed into the net curtains in our room, which definitely needed replacing and room smelt strongly of damp. Would not stay here again.

Lovely place, **very** friendly and professional staff and spotless rooms. The restaurant staff were top-notch, and on the night the food was excellent. I have not stopped talking to my friends about the chicken liver pate I had, that was superb. Breakfast was also extremely well cooked and presented, and to top it all up, the prices were reasonable. The free pool/spa/gym was the icing on the cake. My wife and I would certainly recommend it, and we will happily visit again.

The property itself was lovely and the food especially breakfast was first class. The staff were extremely friendly and helpful. Only downside was noisy neighbour but that was just unlucky .

We stayed 3 nights at this hotel. The room was large and clean. However, we had no country view but instead we looked out over a range of buildings. Our room was over a gym which was used by other guests from 7am each day. This meant that we were woken up when we wanted to rest. The hotel offered to move us for the last night but by then we could not be bothered to move all our belongings. The room required the attention of a maintenance man to replace the missing towel rail in the bathroom, fit a plug to the sink in the bathroom and tighten the loose screw to the power point by the bed. The tv did not work on the day we arrived so perhaps this could be added to the list of checks that are made by the staff each time the room is let. There is plenty of parking at the hotel which is very close to the main road into Rye. Rye is a lovely place to visit. Park at the train station.

The hotel is dated, needs refurbishing and redecorating. Suite room was not in very good condition. Bath mould, windows not cleaned but the list would be too long. Choice of breakfast ok but not great either.

Sadly, the shower in our room didn't work well, the overall condition is now tired (been staying for years), the service is very slow, and the chef tends to go “off menu, " meaning the dish ordered and served varies. The bed was ok, but the room was too hot, and there was no temp control or A/C, so I barely slept. It could be great again, but it needs a refurb. Finally, our car was damaged in their car park and the staff couldn't have cared less / borderline rude!

We liked our stay, good amenities and lovely location but unfortunately the hotel was loud- from our room (22) we could hear people going up and down creaky stairs and slamming doors. There was quite a lot of loud voices and noise late at night and early morning meaning we didn't sleep that well. We enjoyed the location of the hotel though and the room was clean and comfortable.

Looking at various photos of rooms on the hotel website it would appear that some rooms have been fully refurbished. Our room (no 52) was adequate but being located over the gym we could hear people running on the treadmill or lifting weights fairly early in the morning. We found the mattress a little hard and the duvet a little on the thin side for this time of year. The room was clean but felt a in need of some TLC especially the bathroom.The staff was extremely kind and helpful. We would return but not to that particular room.

Overall stay was okay. Room felt small and cramped due to very low ceiling. In certain areas of the room my head would touch the ceiling. The room was clean and had all the proper accessories (Kettle, mugs, phone…). The bathroom was quite disappointing. The bath/shower was the main area of concern. It was not very easy to use as it had a sloped ceiling above it so you couldn’t stand to shower.

On the whole the hotel was ok, but what let it down badly was our room - No6. Firstly it was very warm despite their being no heating on in the room, window constantly open didn't bring it down to a comfortable temperature. Hot water was a joke! At best it dribbled out of the hot tap and at one point around 6ish on the Saturday evening, there was no water at all from the hot tap. Clearly too much demand for the system to cope with, but also gives concern over how compliant their water system is e.g L8, HSG274. Yes we did complain to reception but we were only there for 2 nights and didn't want the hassle of changing rooms with only the 2nd night to go. The hotel was in a nice position for exploring the Rye area, but we won't be staying there again.

I think the rooms are reasonably priced. The junior suite was a decent size. Great location, a 15-minute drive to the beach (on a busy day, a lot longer though). The restaurant was on the expensive side, but the food was delicious and the service was friendly and professional. There is no air conditioning, so it can get quite hot. The room was unbearable at night, and the restaurant was also a bit uncomfortable. Overall, highly recommended. I will be coming back.

We had a lovely stay. The staff could not have done enough for you. The place is kinda old fashioned but i think that part of its charm. The food served in the restaurant in the evening and for breakfast was very high quality and delicious. The staff were wonderful. Apparently the (waiting) staff dont really get many tips, so you may want to tip separately rather at the end of the stay to ensure they get it. It wasnt clear. One little negative, the room was way too hot and took hours to cool with the window open (and i feel the cold). The place is dog friend ly which is nice.

I am very torn about this review. The staff are very friendly but stretched. The hotel, bar and restaurant are a little tired but in no way dirty. The gym, spa and pool are really good. I noticed that a good number of rooms are under renovation and there is every chance for this place to be 10/10. Currently good value for what you get.

We booked a Junior Suite but when we arrived were put in a scruffy double room with old furniture, stained carpets and an adjoining room with 3 single beds in it. They were fully booked and had obviously overbooked. The staff on the desk didn't know what to do. We booked a Junior Suite but when we arrived were put in a scruffy double room with old furniture, stained carpets and an adjoining room with 3 single beds in it. They were fully booked and had obviously overbooked. The staff on the desk didn't know what to do. Just back from another relaxing stay at Flackley Ash. The staff are friendly and it’s good to see some familiar faces. I’m glad they have a small step they can bring out, as the last step into the building is rather steep. Esp if you have joint problems.

We absolutely loved our two night stay at Flackley Ash Country House. The staff were very kind and hospitable but not overbearing. The facilities were lovely and the food was some of the best we've had in a long time. Highly recommend.

Our stay caught us off guard if I'm completely honest. The staff were brilliant so this is no way a reflection of their dedication to the Flackley House, however the room we were given was not a reciprocation of what was advertised through the app. Furthermore, the spa facilities including the swimming pool were undergoing maintenance which was not mentioned prior our stay. The bathroom was very outdated - i can understand this as a traditional house, but in my opinion, this was not worth what we paid especially given not being able to use the facilities that really sell the property. The grounds were exceptionally beautiful. The staff were very welcoming and the breakfast was good. A car is recommended as it's in the middle of nowhere and shops are few and far between the roads. The beach was 15minute drive away. I wish to come back and stay but only after a thorough indoor upgrade in the rooms.

A great place with good sized comfortable rooms. Initial room had no view, so asked if we could change and helpful reception staff relocated us in a room with a lovely view of the countryside. Important as we were staying for 6 days. Location was great for walks to Rye and surrounding villages. A supermarket with PO and garage plus pharmacy in town too so very convenient. We had a great couple of days here. The staff were excellent, attentive, friendly but didn't bother you. The hotel is well located for Rye and Hastings. The food really was superior and the bar was relaxing. My ony criticism was that the leisure facilities could do with a refresh.

The room was very big and spacious, the grounds were lovely and the staff were very helpful and friendly. Like other reviews, the swimming pool area could do with a bit of a refresh (mainly just the sauna area) but not a major issue considering the price of the room.

Unfortunately, the hotel needs to update their pictures. The Spa facilities were very old and not good! Although the staff were good , again the food let down the hotel even more. The evening meal was not good, tasteless and we weee glad we didn’t have a main meal. Breakfast, the poached egg came out hard , not soft as requested. The grounds were lovely as was the location, however, the hotel was a total letdown.

The restaurant was on the expensive side, but the food was delicious and the service was friendly and professional. There is no air conditioning, so it can get quite hot. The room was unbearable at night, and the restaurant was also a bit uncomfortable. Overall, highly recommended. I will be coming back.

We had a very enjoyable stay here recently. The house and grounds were beautiful and the bedrooms were spacious and well-equipped. We had breakfast and a really helpful member of staff (Mollie?) reserved a lovely table for us in the conservatory for my mother-in-law's birthday. We unfortunately didn't have time to use the facilities on this trip, but the pool and spa area looked lovely and we hope to return.

We had an amazing stay! The hotel was peaceful, spotlessly clean, and the staff were incredibly helpful, attentive, and always greeted us with a warm smile. From the moment we arrived, we felt genuinely welcomed. My son absolutely loved the swimming pool and the jacuzzi. Clean room. Twin beds. Shower over the bath that was tricky to switch off as you had to relieve the water pressure by turning the bath taps on in order to switch the shower off! Set off early so was unable to stay for breakfast.
