Staff were friendly and helpful at all times and it was refreshing not having to pay for parking

It was great value for the money and dog friendly. Convenient location, easy parking, beds comfortable, a bit dated but nice clean bedding and towels. Coffee and milk wasn't replenished and I saw other rooms had biscuits which we did not, but quiet room and would stay again.

Good budget hotel option. Super cheap and suited our needs at this price mark- for a one night stay. Tea and coffee in room. Easy to access with free parking.

Hotel is clean and the room the rooms are air conditioned. The surroundings are unattractive, as the hotel is located within a busy truck stop.

There is no internet in this hotel, their wifi is not working here. I have stayed here 4 days , wifi does not exist. Moreover, there is no hot water to have proper shower.

I like the friendly staff. The clean tidy rooms and the cookies were a nice touch as well. The internet connection was a bit annoying but it did work eventually. The noise from the refrigeration unit on a lorry was a bit noisy on the first night but I slept well so it couldn't have been that bad!

Parking area for hotel could be more defined and restricted from main car parking for rest area. Can be noisey at night with cars and people using service area.

a hotel without wifi & hot water

Stopped for one night before using channel tunnel next morning. The hotel was clean, the rooms are very spacious and tea coffee making etc but ready for updating. Pet friendly and services on site.

Lots of mould in room 29 it was black on bathroom ceiling and around the main window come on days in if you clean a room get someone capable of doing everything we will not be staying again

The room originally allocated was damp and smelly with mildew on the walls and paper peeling. Reception was surprised that I was not happy. The room was not really fit for habitation. The replacement was ok, but I was not convinced over cleanliness. When leaving, I noticed the original room has been made up for me guests, but with the door open and the smell clear from the corridor

Not the nicest place, mould around windows & bath.

Functional room, comfortable bed, staff were friendly. It was good for the price. Only downfalls were a bit of mould on the bathroom ceiling and no clean down between nights (would have been nice to have coffee/tea refill and clean towels) however that wouldn't stop us from staying there again.

Your beds are lovely. Unfortunately the bath was not cleaned to standard, what slightly lowered my rating, but overall very positive and we will happilly be back again.

Where do I start. Useful points mc Donald’s and Costa next door. Now hotel if that’s what you wish to class it as. Room dated Sheets clean Tv I don’t understand why the tv is on the desk you lay down you cannot see it. And not a smart tv. With the window closed and curtains closed you will have lorry’s coolers running all night the wonderful humming all night. Now for the best part the bathroom that’s not had any update since the building was built. The bathroom was dirty in general. Taps chrome has come off The basin waste is black with grime The toilet seat moves around from years or use. The bath has a disgusting mat in the bottom nice and hygienic at this point I decided I would not be using the bath just sleep and get out. At about 11pm the bath waste started overflowing raw S*** coming up from the plug. No I did not inform anyone the last thing I needed at that time of night is more fuss. Room21 for your records. I will never return and tbh I will never stay in another one of these squats. Best course of action would be knock the place down at what point do owners decide to refurb there buildings. Yes it’s not the most expensive but for what you get it’s still not worth that a night in the car park is all it should have cost. So when you read it comes with a bath I don’t agree it’s not usable. If this is your last option sleep in your car.

The carpet in the room was worn through in places, the window didn't seal properly so there was a cold draft most of the night (while it was -2° outside) and my bathroom smelt of urine even though it had been cleaned (even more so when i swithed the heated towel rail on) and the shower head had a lot of limescale on it. All in all you can see they really make an effort here even if the company won't spent money to fix the place up.

A very clean and convenient place to stay.

Staff were friendly.... Bathroom was dated and very scuffed.... Had issues with the taps to run the tap...... Couple of pillows with no protectors on...... Very basic but okay as used as a stop gap on our travels....

You get what you expect for the price you pay. Staff were friendly enough. Bed was comfortable. Room was generally clean, albeit very tired looking. Strong smell of cigarettes in the room was the main downer, although a reasonable effort was made to get rid of it. Lights worked. TV worked. Coffee, tea and biscuits available. No sockets by the bed - a sign of how old the hotel is.

Cheap stop over before an early Eurotunnel start. Large family room was ok if a little shabby, reception staff were lovely and welcoming. Not much noise considering how close you are to the motorway.

Typical motorway hotel. Room was comfortable, bathroom was clean. The only issue was my room was by the road where the trucks park and all night I could hear engines running, trucks starting and people shouting (from outside).

It's a 3 star hotel in a motorway service station. What do you expect? The rooms are bigger than you would expect and the beds are large and comfortable. The thing that sets this place above all other average places are the staff. They are all wonderful! I've stayed here many times because of them. Mark, Sharron, Kerry, Lisa, Tara, are all ones that deserve an extra mention. Sorry to anyone I forgot but all deserve a massive pat on the back. The whole place needs a refurb but the staff carry the experience over the crap paint and enamel. Really nice people who need to be recognised. PLEASE GIVE THEM AT LEAST A THANK YOU!!!!

Good price and location for my need but receptionist could’ve been more friendly and the walls are quite thin. Needs modernisation. Rusty plug and radiator. Nice size room and comfy bed.

Convenient property for a stop over. Dirty windows covered in spiderwebs. Very run down building. Too hot as limited ventilation. Good family sized room. Just convenient but don’t expect much.

Kerry was the best I’m nearly 70 disabled and have a 7month dashound and waiting to move into my property so stressful been here 3 weeks now and she was so helpful over and above what she was meant to do I would definitely recommend you ccx

The staff were all very friendly and helpful, Kerry and the gentleman who was training was very helpful and very polite she went above and beyond to make sure our stay went smoothly.

Nice stay. Convenient as we travelled

Perfectly adequate place to get some rest. No frills but clean and comfortable, and (for the area, which is generally overpriced) decent value. Location is pretty horrid, but super convenient for travellers on the M20. I arrived after midnight and had to conduct check-in through a security grille.

Better if you are travelling by Car as the walk from Hollingbourne is "cross-country" and not on Google Maps. Otherwise it is a bit rough but is a good price and easy on the wallet.

I don't understand where all the negative reviews are coming from, at this price I found it acceptable. Clean, warm, comfy, plenty of hot water and a nice big telly. We only slept there so that was all we needed. Services were disappointing in that most of them were closed so we went out for a meal. Recommend The Potting Shed up the road.

Really great place to stay if en route to the Shuttle. Welcoming staff, clean rooms, spacious with tea/coffee facilities. Shower excellent. Adjacent free parking. Only downside is the poor service area next door. OK if you like McDonalds - only offering in the evening. Even Costa closes around 1800. Good value for money though. Recommended

Our booking was for twin, they offered double with pullout. Reception moved us to (disabled) twin room after I showed expedia booking confirmation. My adult son was grateful! The £7.50 full english breakfast is actual a voucher purchased at reception that gives you £10 to spend at either Costa or MacD, no mix and match, not an english breakfast. Costa croissant was stale.

The room I had was large and comfortable. Probably in need of a little TLC (shower head not very clean). Tea/Coffe and biscuits always appreciated!

Unfortunately the dining facilities were limited at the time of our stay. The only places available in the immediate vicinity of the hotel were McDonald’s and Subway and a Marks & Spencer’s food outlet. So we had to make do with a sandwich for breakfast. However, on the plus side, the staff at the hotel were lovely and the Receptionist, Kerry, was excellent.

Clean comfortable and good price for overnight stay. Close to Le Shuttle crossing. Good range of food outlets for breakfast.
