Great hotel, staff were friendly and lovely all around. Our room was above the bar and two of the three nights they had live music - we didn’t know and thus had live music coming up through the floor until 11pm. So just be mindful of which room you book and/or if there’s going to be live entertainment. Otherwise, great location for sight seeing, wonderful little town, food was excellent on site!

Overall decent stay for the price, comfortable bed. They hosted an 18th birthday in bar area which was very loud & went on until 2am. Also the desk & bed side tables hadn't been cleaned properly. You could hear every little noise through the thin room doors.

It is imperative customers understand this is an Event location and there are parties every week, according to the front desk staff. I would never have booked knowing that a 60th birthday party with LOUD music and live, loud DJ was taking place directly across from my room. Drinks in parking lot outside my room, and windows only open partially into parking and towards party. We had no air conditioning and couldn't open windows for ventilation.

Parking was plentiful. Staff on reception very pleasant and helpful. Room itself was cleaned but there were issues within the roo , eg mould in bathroom around bath. There is a big issue with floorboards severely creaking in the bathrooms, not just in our room but those above and to the side, which disturbed sleep during night when anyone used them. We couldnot enjoy natural daylight as the alternative was to have the blind open and any person walking by could look directly into room. A voile/net would be beneficial for daytime use. The single bed mattresses have a roll off effect when sleeping and only alternative was to pish the singles together to then try to sleep more away from outside edge. Only one spoon for a twin room. Having to share cutlery could be avoided if stocked sufficiently.

First, let me say that these affordable, double rooms were clean and we slept well in our room. We had a total of 4 rooms (one with twins and 3 with double beds)(no king/queen options), and the beds were good and bathrooms were clean and had the needed essentials. In the double bed rooms everyone slept soundly on the second floor. The parking was easy. The front desk staff very friendly and helpful. Dining was a problem since we got there late, everything closes around 8pm around there so we had to drive 20 minutes to get food. Also, any rooms with twin beds are on the first floor of a separate building. These rooms have only a front window. It was warm that night and it felt insecure, hot, and stuffy - there was no air conditioning option. Finally, this hotel has no elevator, so hauling luggage up the stairs was awkward. The price is amazing, just get double beds on the second floor. Extra kudos to the man working the front desk, he is the best!

First impression I was expecting to rate this hotel top marks as it’s very nicely decorated and everything looked fresh. The room itself was lovely and had everything needed, but attention to detail was not paid as there was some rubbish left on the floor and layers of dust all over the place. The blind for the window would not stay open and would fall back down allowing no natural light into the room. The floor boards in the room and of neighbouring rooms and the hallway were very loud and sweaty, which was very disturbing when trying to sleep. Rooms were not at all sound proof as I was able to hear every noise from outside the room. While beautifully decorated, the room did not serve its basic function of providing a comfortable place to sleep.

Large clean room, Big comfy bed. Heating couldn’t be adjusted, so the room was freezing. And it was right above the bar, so pounding music until 11pm Food was excellent. Recommend the tomato & Basil soup

We checked in late and the hotel seemed busy or we would of asked if there was a different room. The bathroom was the problem with black mould, something dirty on the bath. The floor in the bathroom was coming up. We were going to a family party or we would of cancelled what we were doing and went home.

Second time here and a wee bit disappointed. Room had been cleaned but clearly hadn’t been checked prior to us arriving. I could have written my name in the dust on the bedside cabinets and the mirror. TV stopped working, as though the signal had been lost but as it was around 9pm we didn’t complain - what could be done anyway? We ate in the restaurant, main courses were good, loaded chips excellent. We shared a dessert - crannachan - now if you know what that is that’s not what we got. I get chefs can put their stamp on dishes but a crannachan must contain cream and whisky! It was tasty, but not a crannachan. Overall the stay was good, and very handy for Edinburgh airport being only 20 minutes away.

The room I had for two nights was a large spacious room. Bathroom was big with a shower and tub separate. They had a tv but was never able to connect to it to watch regular tv. The room did smell of urine and not sure if that was a plumbing issue or they allowed pets that used the room for their bathroom. The bed was two single beds out together, but the side I slept on ended up sucking in the center more each night. I felt like I was almost in a cocoon by the time I left.

Was visiting Edinburgh and Glasgow and didnt want to stay in the cities. Hotel was perfect, gorgeous view of the river, staff were all very helpful. Good scottish breakfast. We drove to Linlithgow and got the train to Edinburgh, everything very accessible. Rooms very a very decent size

Bo'ness is hard to access by public transport which is hardly the hotel's fault. The hotel is a bit of a hike up hill from the town - only half a mile but steep for an elderly person. Hotel was all good apart from wi-fi not reaching my top floor room. Staff were friendly and very helpful. Bar menu and breakfast were simple (that's a complement for bar food) and freshly cooked. Didn’t try the restaurant menu.

The carpet was not attached between the bathroom and bedroom so it was trip hazard. The WiFi wasn’t very good. The tv was a smart tv but was unable to connect to the wifi making it fairly useless. However, the room itself was clean, neat and tidy. The curtains were black out which is rare for hotels and a lovely touch. The coffee and tea facilities were excellent. We were also able to check in early which, again, was hugely beneficial.

Good free parking, friendly bar staff. Room and particularly bathroom are dark and dingy. We had a great view towards the river but could hardly see it because of unnecessary privacy film covering half of the window. Plumbing requires attention - broken toilet flush button, heating first didn’t come on, then became too hot despite of turning it down. Wardrobe sliding door kept coming off its tracks. TV remote was faulty. Walls very thin, could hear neighbours like they were in our room. Overall it’s ok but not the most pleasant stay.

The property was in a convenient area and reasonably quiet except for the creaky floors. People walking in the hallway made it noisy because of the creaking floors and doors banging. The first night we had a shower the hot went cold and then the shower stopped altogether. (2 night stay)The ceilings had flaking paint. Not a good impression at all. On checkout I complained once again and was eventually given a discount. Breakfast was good.

This place is fantastic. Great breakfast. Great bar. Good service. The only thing letting it down is the slimline beds. They are comfy and I had a great sleep. But anyone with broad shoulders will struggle.

This property seemed to have some issues with computer booking. We noticed some staff IT training and our booking was cancelled because the two-day prepayment triggered a security issue with our credit card (because we hadn't checked out of our previous hotel when this one was billed). Luckily, we were given a room and had to use another card to pay. Our dinner was lovely and breakfast the next day was good. The staff was mostly friendly (except for check-in) and we had a nice stay in the pretty, modern hotel.

The hotel is in a good location. Central for getting in to Edinburgh or Glasgow. Plenty parking. The staff at reception were efficient and welcoming. The room was very clean well equipped and obviously recently tastefully updated. Unfortunately they hadn’t screwed down any squeaky parts of the floor before laying new carpets and flooring so every step made a noise. We went for breakfast as it had good reviews. However the service was slow and the food just was ok.

I booked two rooms for a business trip for a colleague and myself for two nights. Here is a list of issues: Colleagues room - central heating would not turn off therefore room very hot. Window mechanism faulty therefore would not stay open, therefore exasperating the heat issue. Bathroom sink drainage faulty. My room – constant humming sound (near boiler??) Food (June 22st evening) – Soup served with bread that was stale (not just slightly stale). Vegan steak meal awful – it was actually celeriac (which wasn’t in the description) Undercooked, accompanying vegetables very sparse. Chips – undercooked and hard. I had the chicken kebab – chicken overcooked, hard, too salty. My colleague sent his vegan steak back. No alternative offered. Asked to speak to the manager, told that no manager was on site. 2nd morning – no hot water available in either room/ Basically, couldn't have a shower. I asked to see a manager – I was told that no manager was on site. I requested the manager called when available on the phone, giving my contact details – no one called. I made a complaint by email upon my return - no response. The hotel is not fit for purpose, there appears to no one running it, and their customer service is non-existent. Awful!

Was visiting Edinburgh and Glasgow and didnt want to stay in the cities. Hotel was perfect, gorgeous view of the river, staff were all very helpful. Good scottish breakfast. We drove to Linlithgow and got the train to Edinburgh, everything very accessible. Rooms very a very decent size

Bo'ness is hard to access by public transport which is hardly the hotel's fault. The hotel is a bit of a hike up hill from the town - only half a mile but steep for an elderly person. Hotel was all good apart from wi-fi not reaching my top floor room. Staff were friendly and very helpful. Bar menu and breakfast were simple (that's a complement for bar food) and freshly cooked. Didn’t try the restaurant menu.

Cute little hotel off the beaten path but not to far from Edinburgh. You could easily park at the Linlithgow station and take the train right into Edinburgh. Staff was friendly, breakfast was good and the room overlooking the North Sea was an added bonus. Definitely will stay here again if we are back in the Edinburgh area.

DO NOT stay here The transportation is a HUGE problem in the area, at the hotel everything is broken and rooms are very noisy, There’s just one bus to Edinburg and to the airport each 2 hours, I waited for it and was full, so I needed to wait 2 more hours, Many people missed their flight, there’s no Uber, I went to the reception and they gave me 2 wrong taxi’s numbers, The rooms are smelly, the toilet flush was not working, you can imagine, I reported to the reception, they did nothing, they didn’t even do the daily cleaning to the room, I’ve never seen a mattress of such poor quality, the hotel’s made of wood you can hear everything even the steps impossible to sleep

This hotel was our base for visiting friends and seeing attractions in and around Bo'ness, its only a short drive to Edinburgh, Falkirk, Blackness castle and Stirling. We have stayed here at least three times before and have never had any problems, the staff are always helpful and courteous. We will be back again in the future.

Last minute stay due to flight issues. Close to Edinburgh airport without the astronomical costs of onsite airport hotels. Lovely walk in Bo'ness. Food was excellent. Would gladly stay again.

The staff were very welcoming and the hotel was great value with a good breakfast. The waiter offered to substitute any items we did not want on the full Scottish breakfast. Only slight issue was the bar food was advertised as stopping at 10 but was not available.. perhaps this should be 9:30.

Chose a suite as a treat. Beautiful room with amazing walk in shower and huge TV. Breakfast was included but was a shambles. On the first day two hours to get finished! All served, no opportunity to help yourself so took forever! Second morning no juice or toast all food brought as once! Hot and cold. Really need to sort this as it spoiled an otherwise great stay causing stress about getting to appointments on time. Room was never serviced but that may have been down to it being New Year.

The hotel is in a good location. Central for getting in to Edinburgh or Glasgow. Plenty parking. The staff at reception were efficient and welcoming. Breakfast was one of the worst I’ve ever experienced! Bad service including expletives from staff, dreadful food choice and service! From cold porridge to no butter or condiments Room was nice looking but totally impractical, bath small and shower floor lethal when wet and toilet at other side of room! Curtains didn’t cover windows so couldn’t get room dark ! I could go on!

Large clean room, Big comfy bed. Heating couldn’t be adjusted, so the room was freezing. And it was right above the bar, so pounding music until 11pm Food was excellent. Recommend the tomato & Basil soup

Clean, welcoming, nice room, lovely bar area but the food was absolutely fantastic (and reasonably priced!) The chicken kebab had as much drama as taste Tip: pore the oil in the top slowly to prevent spillage :) and the smashed avocado with poached eggs was a phenomenal breakfast!

This place is a Gem! Location is spectacular! I would suggest fans in the rooms and a volume/time limit for Djs as they have lots of weddings. Staff was amazing. Pub and kitchen wonderful. I travel often and I was beyond pleased with the value
