What a lovely place. Set in quiet village right next to Dunham Massey and Tatton Park which we visited. The breakfasts are excellent and thoroughly recommended - you will not need lunch !The hosts Janice and David were very friendly and welcoming . Those guests of a certain vintage may recognise the original Silver Fox , David , as he was a Snooker champion. No airs or graces as the saying goes its nice to be important but more important to be nice. Great location to visit Manchester without all the hustle of staying in the City , Altrincham tram stop is near by. We are looking forward to staying again in Summer, they have a lovely country garden to enjoy and have a refreshing drink and there is a pub right next door. Rooms are immaculate with all the usual facilities and a few home touches like a welcoming sherry too.

We stayed for 1 night before an early flight. The property was easy to find using the post code & the room was comfortable. Parking is right outside & the pub next door was good for food. If flying from Manchester again I’d certainly add this to my list of places to stay.

Don’t expect sterile bright modern ambiance. It is a 200+ year old country farmhouse but it is so charming and and well kept with lots of period touches along with everyday conveniences. Clean, warm, with amazing traditional English touches - tea and teapot with biscuit jar in the room - Sherry decanter but bright clean modern bathroom with powerful shower. Dining room for amazing selection of homemade breakfasts and An evening parlor for a glass of wi e to serve for yourself. Very welcoming owners who do the serving and cooking. Lovely walks directly from the farmhouse and pub next door. Will definitely use again when I have to be in that area.

A lovely peaceful setting yet a short drive from the Airport. Biscuits and treats in the room, comfy beds and warm bathrooms. Gardens all dressed for Christmas made this short stay extra special. Sadly missed the breakfast due to extra early flights.

We struggled to find hotel with postcode, rang owners and they gave another along with directions. We received a warm greeting from David on arrival. Free parking on-site. Pub next door but stopped doing food when we arrived. A recommended Pub a few mins away was very nice . Bed very comfortable. Room quirky and guest rooms decorated for xmas. Breakfast was absolutely delicious and set us up for our flight. Would stay again when flying as a 10 min drive from airport.

Not easy to find using post code, which includes mill across river. Very attractive old property and gardens, outbuildings and pub. Hosts and their chef very pleasant and, best of all, superb breakfast.

Gorgeous house in beautiful, rural location. Friendly hosts, delicious breakfast and very nice touches, such as complimentary sherry in the room, good biscuits and coffee! The bathroom was filthy, shower terrible either burning hot water or freezing cold and shower base was disgusting as was the rest of the bathroom. Lots of hair on the bed sheets and although dressing gowns provided, one was like cardboard and unwearable. The worst part was the extremely cold welcome by the owner, we were made to feel incredibly awkward and like we had gate crashed somebody’s house! Thankfully we were in a room outside of the main property! Out of the way! We were charged an extra £30 for breakfast which was unexpected as I’d booked b&b for my husband and I. We checked in at 6pm and were misinformed about the pub next door, the swan with two nicks by the owner of the hotel. Fortunately I grew up in hale so know the pub and Dunham very well and the pub was fabulous. The morning hospitality was equally terrible, we felt rushed, not relaxed at all and the owner kept hovering over us and took my husband’s plate away before he’d finished eating and I was still chewing my food when my plate was swiped… it felt as though they could not wait to get rid of us both. Very uncomfortable and unprofessional! We are a middle aged couple who were visiting my very elderly parents and we were made to feel very lower class citizens which we aren’t, we are extremely polite and we enjoy people, this was a very unpleasant experience and we will definitely not return.

There are numerous easy going scenic walks to be enjoyed at this location which makes the stay at Ash Farm worthwhile. Our room and especially the bathroom was clean, well appointed and quiet with a garden view. Our only qualm was that the breakfast incurred and additional per person charge. Being a retired couple our breakfast requirements were minimal. However, this resulted in the most expensive charge for a boiled egg and toast I have ever encountered. There should be some flexibility in charging retirees. In summary, the location is great with access to canal and local park walks. Be mindful of the additional costs for breakfast. The town of Lymm is a short drive away and worth a visit with some good places offering meals.

The Cottage was a really nice place to stay. We were at my nieces 40th birthday near by and booked the cottage to stay at with other family members. Dave and Janice were both really friendly and welcoming and the cottage is beautiful. The rooms were all really clean and decorated beautifully. The breakfast the next morning was outstanding with all fresh farm produce. Would definitely recommend this place and looking forward to stay again. All my family members felt the same. 👌 🌟🌟🌟🌟🌟

We stayed here on our last night of a 2 week trip across The Lakes, Yorkshire, and Derbyshire. It seemed a bit out of the way but was conveniently very close to final stops along our itinerary, Arley Hall and Manchester airport. We were met by the lovely owner who kindly checked us in to a comfortable, clean 2nd floor room with 4 post bed - lovely! We didn't hit the nearby pub for food/beverages, but did randomly walk along the path across the footbridge over the creek and stumbled upon the most beautiful property, Dunham Massey! Wonderfully scenic park with loads of deer, swans, and geese. We slept well and had an easy commute to the airport for our return flight. We will certainly be back, Highly recommended!

The hosts were very friendly and helpful and surroundings were beautiful,next to a lovely pub serving good food,but we found the room to be quite cramped and rather uncomfortable due to being very warm,it was around 25 degrees outside but bed had a very heavy winter quilt,the bathroom was immaculate with a nice shower but room itself was quite dusty,didn’t look like it had been dusted in a long time,overall experience was not terrible but I have stayed in nicer places ,I’m not looking to condemn Ash Farm but trying to be honest

Our stay at Ash Farm Country Guest house was very enjoyable. The accommodation, cleanliness, hospitality and food were all excellent, especially the full vegetarian breakfast - fantastic.

We stayed on a room only basis. The room was excellent with a four poster bed which was comfy. It is a converted farmhouse owned by the national trust that is over 200 years old with many original features including creaky floors. The pub at the bottom of the drive was an added bonus. The food and beer were both excellent.

We have just got home from a wonderful night at Ash farm . Fantastic service from Janice David and Christian they could not do enough for us. Our room was lovely we had the garden room. Not overly big but very quaint The setting is so beautiful.i would highly recommend here to anyone . Our only negatives and they are only small is we'd have liked it if they'd had 1 dog friendly room and the garden room is beautiful but it backs onto the breakfast room. So a little noisy from 7 this wouldn't stop us staying again though. We would just take ear plugs lol

Lovely location tucked away in a rural cul de sac but easy access to major roads and Airport. I opted for the smaller double room which was compact but comfortable. The owners/staff were all excellent and very helpful. The breakfast buffet, while a little expensive, was superb and had everything you could want, all at a high quality. The only downside (nothing to do with the accommodation itself) was not rely on the pub next door - I stayed on a Tuesday and the pub kitchen was closed early and the whole pub shut at 7:30pm.

Wonderfully scenic park with loads of deer, swans, and geese. We slept well and had an easy commute to the airport for our return flight. We will certainly be back, Highly recommended!
We stayed here on our last night of a 2 week trip across The Lakes, Yorkshire, and Derbyshire. It seemed a bit out of the way but was conveniently very close to final stops along our itinerary, Arley Hall and Manchester airport. We were met by the lovely owner who kindly checked us in to a comfortable, clean 2nd floor room with 4 post bed - lovely! We didn't hit the nearby pub for food/beverages, but did randomly walk along the path across the footbridge over the creek and stumbled upon the most beautiful property, Dunham Massey! The hosts were very friendly and helpful and surroundings were beautiful,next to a lovely pub serving good food,but we found the room to be quite cramped and rather uncomfortable due to being very warm,it was around 25 degrees outside but bed had a very heavy winter quilt,the bathroom was immaculate with a nice shower but room itself was quite dusty,didn’t look like it had been dusted in a long time,overall experience was not terrible but I have stayed in nicer places ,I’m not looking to condemn Ash Farm but trying to be honest

A lovely peaceful setting yet a short drive from the Airport. Biscuits and treats in the room, comfy beds and warm bathrooms. Gardens all dressed for Christmas made this short stay extra special. Sadly missed the breakfast due to extra early flights.

We struggled to find hotel with postcode, rang owners and they gave another along with directions. We received a warm greeting from David on arrival. Free parking on-site. Pub next door but stopped doing food when we arrived. A recommended Pub a few mins away was very nice . Bed very comfortable. Room quirky and guest rooms decorated for xmas. Breakfast was absolutely delicious and set us up for our flight. Would stay again when flying as a 10 min drive from airport.

The bathroom was filthy, shower terrible either burning hot water or freezing cold and shower base was disgusting as was the rest of the bathroom. Lots of hair on the bed sheets and although dressing gowns provided, one was like cardboard and unwearable. The worst part was the extremely cold welcome by the owner, we were made to feel incredibly awkward and like we had gate crashed somebody’s house! Thankfully we were in a room outside of the main property! Out of the way! We were charged an extra £30 for breakfast which was unexpected as I’d booked b&b for my husband and I. We checked in at 6pm and were misinformed about the pub next door, the swan with two nicks by the owner of the hotel. Fortunately I grew up in hale so know the pub and Dunham very well and the pub was fabulous. The morning hospitality was equally terrible, we felt rushed, not relaxed at all and the owner kept hovering over us and took my husband’s plate away before he’d finished eating and I was still chewing my food when my plate was swiped… it felt as though they could not wait to get rid of us both. Very uncomfortable and unprofessional! We are a middle aged couple who were visiting my very elderly parents and we were made to feel very lower class citizens which we aren’t, we are extremely polite and we enjoy people, this was a very unpleasant experience and we will definitely not return.

Everything was perfect from start to finish. Loved the decanter of sherry in our room. Nothing was too much trouble for Christian our host. The Swan with Two Nicks was also excellent. We were meeting friends. Superb food and drink. Lovely area with the canal nearby, a mill and National Trust property. 100% recommend and would return in a heartbeat.

We have just got home from a wonderful night at Ash farm . Fantastic service from Janice David and Christian they could not do enough for us. Our room was lovely we had the garden room. Not overly big but very quaint The setting is so beautiful.i would highly recommend here to anyone . Our only negatives and they are only small is we'd have liked it if they'd had 1 dog friendly room and the garden room is beautiful but it backs onto the breakfast room. So a little noisy from 7 this wouldn't stop us staying again though. We would just take ear plugs lol

Lovely location tucked away in a rural cul de sac but easy access to major roads and Airport. I opted for the smaller double room which was compact but comfortable. The owners/staff were all excellent and very helpful. The breakfast buffet, while a little expensive, was superb and had everything you could want, all at a high quality. The only downside (nothing to do with the accommodation itself) was not rely on the pub next door - I stayed on a Tuesday and the pub kitchen was closed early and the whole pub shut at 7:30pm.

What a lovely place. Set in quiet village right next to Dunham Massey and Tatton Park which we visited. The breakfasts are excellent and thoroughly recommended - you will not need lunch !The hosts Janice and David were very friendly and welcoming . Those guests of a certain vintage may recognise the original Silver Fox , David , as he was a Snooker champion. No airs or graces as the saying goes its nice to be important but more important to be nice. Great location to visit Manchester without all the hustle of staying in the City , Altrincham tram stop is near by. We are looking forward to staying again in Summer, they have a lovely country garden to enjoy and have a refreshing drink and there is a pub right next door. Rooms are immaculate with all the usual facilities and a few home touches like a welcoming sherry too.

We stayed for 1 night before an early flight. The property was easy to find using the post code & the room was comfortable. Parking is right outside & the pub next door was good for food. If flying from Manchester again I’d certainly add this to my list of places to stay.

Property was in a lovely countryside setting a short walk from Dunham Massey with a very good pub next door. The garden room was a comfortable ‘home from home’ and a relaxing space after countryside and National Trust property walks. We have found a hidden gem and are already planning our next visit. On the doorstep of Dunham Massey and the canal so there are some lovely walks. Next door is a pub which serves great food and also has great staff. Finally the breakfast is fantastic as are the hosts, highly recommended...

There are numerous easy going scenic walks to be enjoyed at this location which makes the stay at Ash Farm worthwhile. Our room and especially the bathroom was clean, well appointed and quiet with a garden view. Our only qualm was that the breakfast incurred and additional per person charge. Being a retired couple our breakfast requirements were minimal. However, this resulted in the most expensive charge for a boiled egg and toast I have ever encountered. There should be some flexibility in charging retirees. In summary, the location is great with access to canal and local park walks. Be mindful of the additional costs for breakfast. The town of Lymm is a short drive away and worth a visit with some good places offering meals.

Our stay at Ash Farm Country Guest house was very enjoyable. The accommodation, cleanliness, hospitality and food were all excellent, especially the full vegetarian breakfast - fantastic.

Great room. Extras like sherry are a nice touch. Breakfast was excellent. Always look to stay here if in the area. The pub next door is a bonus.

We have found a hidden gem and are already planning our next visit. On the doorstep of Dunham Massey and the canal so there are some lovely walks. Next door is a pub which serves great food and also has great staff. Finally the breakfast is fantastic as are the hosts, highly recommended...

David is a remarkable host—incredibly knowledgeable about the local area, generous with his time, and a true gentleman whose traditional manners are a breath of fresh air.As for the food, the traditional English breakfast is absolutely unbelievable. Janice uses the finest fresh ingredients, including delicious, freshly baked bread that was a highlight of our mornings.Room 4 was a perfect base for the weekend. Combined with immaculate service and hosts who make you feel completely at home, this is the place to be. We cannot recommend it highly enough!

As Farm really is a fabulous place to stay. Great location , the rooms are beyond beautiful, super friendly couple who run it and the food is just fabulous. I have been on many occasions to stay at Ash farm and I am just about to book another stay. Highly highly recommend this place Fiona.
