A lovely hotel opposite the delightful Water Gardens, the staff were friendly and accommodating. The Hotel was kept nice and clean, the bar was wecoming and comfortabke, the restaurant was excellent, overall a great stay! The only negative was the low power in the shower, which meant it took a bit longer! I am happy to highly recommend this Hotel in GreatYarmouth. I

This hotel isn’t the smartest looking on the block, but I cannot fault the friendliness of the staff and the breakfast which I would give both a 10 out of 10. There is a car park at the back of the hotel, but the driveway to it is very narrow, not for the faint hearted. When you get round the back, there’s not much space to manoeuvre either, but we did manage to get a space as parking during the day is quite expensive. the decor in the front bar and hallway is good, but the bedroom was a little bit tired and could do with decorating and the ensuite updating. But for the price we paid, it was perfect.

Old place. Rooms on different levels with stairs only. Not ideal for limited mobility conditions. Room was okay but mattresses were lumpy & very uncomfortable. Breakfast was superb with excellent service. Access to car park at rear of the property can be challenging for big cars.

Great hotel, lovely and clean in our room and every room in hotel, bar, restaurant, lounge and toilets. Lovely friendly staff always welomed you with a smile. Lisa and Paul are fanstatic hosts and very helpful. Lisa and Paul could not apologise enough to help my mum who is 94 years of age, there was no lift for her to use but climb stairs, Lisa was good enough to help us by putting a chair on middle landing before climbing another set of stairs. Lovely breakfast and choice evening meals.

Great hotel, right on the seafront in good proximity to the Brittania pier. The rooms were spacious and bed was very comfy. Tea and coffee facilities in room. Great selection for breakfast, including gluten free options (i'm coeliac). The restaurant served dinner too but didn’t sample this on this visit. Car park to rear of hotel, tight access but free. They kindly let us check out 30 mins late as we wanted todo the loacl parkrun and shower afterwards. Very accommodating.

Lovely B&B opposite Venetian Waterways. Christmas decorations in bar and reception. Ensuite decent sized rooms with armchair, stool, table lamp, side table, luggage rack, kettle tea coffee milk cookie, free WiFi, TV , wardrobe , toiletries towels mirror. Windows had black out blinds. Breakfast was included with overnight stay. They also have room service, restaurant and bar (extra & timings). Narrow stairs and corridors, creaky floorboards, path to customer parking (free) at rear is very narrow. Checked in around 20:30 had to wait 5 mins as desk was unmanned. Reception said street parking is free this time of year as well.

All the staff were friendly, helpful and efficient. The room was clean, with a sea view and a comfortable bed. We had dinner in the dining room which was exceptionally well appointed. Both dinner and breakfast were delicious. Everything was cooked to order and arrived hot. I would thoroughly recommend the full rack of ribs - it was the best I have tasted! There are plenty of options for breakfast, again everything was well cooked and served hot. I would definitely go back if we were in the area again.

I use hotels at least once a month for at least the last 8 months (& will be doing for the foreseeable future plus use hotels for holidays. I would highly recommend this hotel, for location, comfort, cleanliness, decoration, furniture, welcome and superb breakfast, the evening meal looked very appealing and a varied menu but as I’d already eaten did not have the evening meal. Definitely book this hotel again

Couldn't fault the staff at the hotel, very friendly and polite. Location ideal for walking to the beach, pier and shops. The hotel was abit tired in places some updating needed. My room was an economy room. It had alovely sea view, sheets were spotless, bathroom abit dated and it seem to have a strange smell coming out from it now and then. As I was only there 2 nights I didn't report it. The car park is around the back via a very narrow driveway but a bonus to have it.

Excellent hotel, great location, very nice and clean room. Very kind staff and nice breakfast, the biggest benefit is a free car parking. We could live our car even after check out. We will definitely recommend this hotel to everyone.

Lovely hotel, friendly staff and an excellent high quality breakfast. Room was perfect for us, spacious with a lovely sea view and spotlessly clean. Bathroom could do with modernising but it’s a minor thing as everything else was great. 5 min walk to attractions in town and less than 2 mins to the beach. Thanks for a great stay!

We loved our stay here. Everyone was so warm and friendly, the atmosphere was relaxed and jovial, everything was very clean and well kept and the food was really good. We loved our breakfast. The bathroom in the room was rather dated, but again, it was clean and the rest of the room was modern and beautiful. The location across from the venetian waterways and the beach is perfect! Thanks to the team for giving us a lovely night away.

We were a party of 5. We booked 2 rooms, 2 adults in a deluxe sea view and another with a single and a double sea view. On arrival the gentleman was extremely friendly and offered help with our bags. I brought my dad a birthday cake but forgot candles and matches, the gentleman was so kind finding me both of these things which he didnt need to do. My room the triple room was on the top floor, unfortunately we couldnt get wifi in the evening and with 2 teenagers i needed it. He tried really hard to fix it but it couldnt be so offered us another room on a lower floor which we accepted. The room wasnt as comfy or pleasing as the sea view room but i was ok with this as we were only staying 1 night. Breakfast was really lovely, the lady server very helpful and and we could tailor the hot breakfast as we wished in addition to fruit, yoghurt and toast. The decor throughout is quite dated but fits with the building. My children quite enjoyed a different experience compared to the usual premier in. And to add the deluxe double sea view was really enjoyed by my dad and his wife as there are comfy chairs sea facing where they enjoyed a cup of tea.

The ensuite had you sat on the toilet and legs under the sink which was close enough to rest your head on! The frosted window made the room feel smaller and opening the window wasnt really an option unless you like the sound of the kitchen extractors and the possibility of someone climbing through your window due to the stairs out the back. The car parking was a nightmare to get into and no wonder they say park at your own risk. The on site restaurant had fish and chips for nearly 20 quid. I checked in ans checked out within an hour as could not bare to stay in such a cramped room.

I had very high hopes for this hotel after reading the reviews from others. But I was disappointed from first impression. The room I was initially given was incredibly outdated and looked like a hostel room. Nothing like any of the pictures. However kindly the front desk moved me to a much nicer room which was worlds apart. However the walls are incredibly thin and I could hear the neighbours TV so loud in the rooms on both sides of me. The room was also baking hot. Although my second room was lovely with a beautiful sea view. I would not return to this hotel again as it did not live up to the exceptional ratings thus far.

When we arrived, night reception very friendly and genuinely welcoming. Room 26 amazing view of the sea whilst in bed, loved this room. Breakfast on lovely hot plates and again service very friendly. Also great value for money.

Great hotel, lovely and clean in our room and every room in hotel, bar, restaurant, lounge and toilets. Lovely friendly staff always welomed you with a smile. Lisa and Paul are fanstatic hosts and very helpful. Lisa and Paul could not apologise enough to help my mum who is 94 years of age, there was no lift for her to use but climb stairs, Lisa was good enough to help us by putting a chair on middle landing before climbing another set of stairs. Lovely breakfast and choice evening meals.

We were a party of 5. We booked 2 rooms, 2 adults in a deluxe sea view and another with a single and a double sea view. On arrival the gentleman was extremely friendly and offered help with our bags. I brought my dad a birthday cake but forgot candles and matches, the gentleman was so kind finding me both of these things which he didnt need to do. My room the triple room was on the top floor, unfortunately we couldnt get wifi in the evening and with 2 teenagers i needed it. He tried really hard to fix it but it couldnt be so offered us another room on a lower floor which we accepted. The room wasnt as comfy or pleasing as the sea view room but i was ok with this as we were only staying 1 night. Breakfast was really lovely, the lady server very helpful and and we could tailor the hot breakfast as we wished in addition to fruit, yoghurt and toast. The decor throughout is quite dated but fits with the building. My children quite enjoyed a different experience compared to the usual premier in. And to add the deluxe double sea view was really enjoyed by my dad and his wife as there are comfy chairs sea facing where they enjoyed a cup of tea.

The room itself was very clean, warm and cosy. I really appreciated the call, from Paul, earlier in the day to say we could arrive early, it was snowing so we appreciated the warm cosy room. I was told the chef was unwell but having breakfast you would not know it. The hotel catered for all vegetarian, vegan and gluten free needs. A real gem of a find, you can feel it is a family run establishment with a lot of love goes into creating a cosy environment for their guests. Thank you very much, we would love to return 💚

Lovely hotel right on the sea front and walking distance to everything you need. Staff were really pleasant and helpful. Bathroom was a bit dated but clean and very usable. Breakfast was absolutely brilliant. Interesting getting in to the car park though! Narrow, but as they said you can get a transit van down into it! :-). Overall a very pleasant overnight stay

Used this hotel for an event near the hotel. Its overlooks the coast and a few minutes walk to town. Cant fault the staff, friendly, helpful and polite. Hotel was clean. Price was reasonable. The breakfast was really nice and the restaurant served evening meals if you wanted to eat in. Down side, yes sorry.... heating was on constantly , so windows were open all day and night as the thermostate on one of the radiators by the bed didnt work so we were unable to turn that radiator off. I think there may have been sewage works being carried out at the hotel as every know and then there was a smell in the bathroom that wafted into our room which probably couldnt be helped. Having said all that, would defo stay again :-)

I Thought it was a very nice hotel. Right on tbe sea front with free parking and breakfast included in the price Plus the breakfast is very good. Only downside in my opinion is the even meals are a bit pricey

I was welcomed warmly, the whole place warm, clean & tidy. The breakfast was presented beautifully & was hot. The breakfast selection was very good and with so much variety was difficult to choose. Have visited previously and will definitely go back again soon.

All the staff were friendly, helpful and efficient. The room was clean, with a sea view and a comfortable bed. We had dinner in the dining room which was exceptionally well appointed. Both dinner and breakfast were delicious. Everything was cooked to order and arrived hot. I would thoroughly recommend the full rack of ribs - it was the best I have tasted! There are plenty of options for breakfast, again everything was well cooked and served hot. I would definitely go back if we were in the area again.

We had a really wonderful time at the hotel. Everything was really good, Execilent staffs, they are very helpful welcoming from the start to the end of stay which made our visit really enjoyable. Thank you guys once again. Would love to come another time.
