Always a great stay . Only two concerns. The back stairs to the parking lot really should be lit more and the sign out front us missing .

The property was nice, the people were pleasant. I was very disappointed in the accessibility... it is zero. It would be impossible for anyone in a wheelchair to access rooms here. It should be mentioned on their web page. Its ambiance is spooky and I am sure this property was once a funeral home. It is beside a very old cemetery

This is a beautiful property. Very clean. Delicious breakfast. Had a bit of trouble finding it in the dark - the property could use better lighting otherwise perfect

Excellent breakfasts. Great mattress. Exhaust fan not secured to ceiling. No light at front entrance to input code on keypad at night. Stone steps leading from driveway very unsafe. Only 1 chair to sit on in the room.

Great stay, would recommend for sure, nice breakfast, nice sitting area, steps leading up to the property need some attention, lucky we didn’t fall at night coming back in the dark. Car entrance very narrow

This historic property is charming. A stately home from times gone by. Lovely rooms Excellent and accommodating staff. Excellent breakfast. Parking behind the Manor but a steep driveway up to the front entrance. We loved our room and would definitely rebook.

On 3rd(out of 4) day of our staying internet started going downDownDown...We have to spend the whole day in "Tim Horten's" coffee house and do important business interactions there. We believed that place we rented is for Executive clients and would be properly maintained. Internet was restored very late in the evening. By this time WE HAVE TO DO something and decided to move OUT to the hotel. In the morning, last morning of our planned stay, we asked for refund, were denied. Well, place is NOT what they advertised at all. Parking area covered with potholes, while getting out of the car, you have to step right into the puddle up to you ankle...Breakfast is fashionably served with very poor menu. Location is way to far from downtown, very long walk along busy street. Driving is the only option, but here is another problem-difficulty to find convenient parking...Extremely unsatisfying stay. Great stay! Really quiet and large room. Minor suggestion for coffee or tea availability during our stay. Breakfast was great. NL weather can be difficult so when we came the parking lot was soupy. Could use some fresh road gravel. Thanks!

Beautiful interior finishes. Open common space with room to sit and relax. Narrow stairs make moving in and out somewhat difficult. Not wheelchair friendly.

Wonderful stay. Very friendly staff. Great breakfast included, which can be delivered to your room if you wish. We stayed in the Confederation Suite. Things to keep in mind - this room does not have an in room spa tub as indicated online rather a two person soaker tub. There is a small fridge in the room. The shower has no door and has see through glass. There is a steep hill that you will have to walk up from parking lot.

Convenient location, spotless room, lovely atmosphere, delicious breakfast, fast courteous staff and a quiet sleep in a fantastic bed. Highly recommend.

The jacuzzi was dirty. It had grime and hair in the tub

We loved our room but There was hairs in the tub and sink.

Room was clean and amazing. Found the light in the bathroom to be dull, but otherwise no complaints.

I am absolutely disgusted by the dirt in the Jelly Bean suite. It is not peak season where cleaners aren’t rushed. It’s down time. So much time for thorough cleaning. Hair and dirt on toilet, ceiling fan caked with dust, dust and dirt on heater, something spilled on ledge around tub, something spilled on doorway into bathroom and so much more. I have pictures and videos. I loved the reviews stating how clean this place was but I very strongly disagree. Beautiful place but it’s a shame. Will never stay again or recommend to anyone. What is supposed to be a nice relaxing night is a night where we feel like our skin is crawling.

The whole place was gorgeous. Very impressed with the cleanliness. Breakfast brought to the room was a nice touch as well.

The room was ok. It felt clean…until we opened the fridge and there was what looked like the remnants of a hospital tray left in there…someone’s half eaten lunch. Which hey, things get missed, and we didn’t really need the fridge. The bed was comfy, the air conditioning was not. Very loud and not cutting it. It was a humid night though, and this is an old home so we just chaulked it up to that. At breakfast, things just kept getting worse. The cook was late so after 45 mins of sitting in the dining room, my husband left for work as he couldn’t wait any longer (could have taken the hospital sandwich I guess!). Later I returned to the dining room for my 2nd attempt at bf, it was full so I ordered it to my room. I will say that it didn’t take too long before a knock came to the door. A decent tray of breakfast left, too bad there were no utensils to eat it with or anything to sweeten the coffee. The place has a certain charm, but it’s missing on the details. It wasn’t absolutely terrible, but it wasn’t great either.

Great place to stay. Unique older building. Very clean. Great staff and good price.

Stayed in the Quidi Vidi suite. No information given to me about check in. Showed up to an empty building, no staff, with no idea of what to do next. Had to ask a maintenance man outside what we should do. Room was clean, but bed was very uncomfortable. Sunk down immediately upon sitting. Back unfortunately very sore today. Breakfast was very good!

Liked the room & private entrance. Didn’t like the TV did not work for us

The room was very clean. Check in was smooth. No issues with anything in room. Air conditioner was super loud and the jacuzzi tub is pretty small. Staff was great and friendly. Only suggestion I would say is to make sure chairs n the deck for room are wiped down and cleaned off.

The room was a little odd - the shower was see through so your roomate had a clear view and heart shaped tube in the room - so maybe it was a honeymoon suite - but we should have been given a heads up and choice. Not needed or appreciated. They bed was also way too high - not sure what was going on there but had to use the chair to get in and out of bed. Breakfast was ok and staff were friendly.

Character home with usual character quirks. Although clean with large room, it needs some TLC. One of the TVs didn’t work. Window crank was rusted closed and window had to be helped to open. Very dated (70s). Property is in residential area so quiet except for staff at 6am preparing for the day.

Room was very clean, staff was very pleasant, the jetted tub worked nice. We enjoyed our stay.

We spent two nights at this beautiful boutique bed-and-breakfast. Each suite has its own character, we chose the Parker suite and enjoyed a very comfortable four poster bed, large tub, and comfortable seating area. The bathroom was very small and the lighting was poor for doing make up, and if you need to work, the desk space is not ideal, thankfully we had very little work to do while we were in St. John’s. While we were staying there, we did need some papers printed and the front desk staff. We’re very happy to help us. The hot breakfast was delicious, fresh coffee, eggs, and sausage one morning and French toast the next. Staff is happy to bring breakfast to your suite should you prefer however it is nice sitting with a group of other travellers and hearing about their journeys around a large dining table. We would absolutely choose to stay at this hotel again

Booked a stay at the Parker room, was woke up at 3 am due to a smoke detector going off, had to leave and return back to our own house to be able to sleep. No body on site to assist. Television was old and out dated. No digital shows such as Netflix etc. basic cable. Cheap bedding. Will not return. Not worth the hype. Parking lot and grounds was full of ice and slippery. Don’t waste your money.

This was not our first time staying here, and usually it's good. But this time, the customer service was severely lacking. I'm not sure if any of the management has changed, but I won't be staying here again.

Very good. Rooms and breakfast where great. The receptionist was really helpful and polite. Definitely would book here again. :)

Had two lovely stays. First two nights in St. John’s and then another four nights at the end of our stay. Very homey environment with friendly and knowledgeable staff. The breakfast prepared fresh to order each day was wonderful. Look forward to visiting again one day!

We always stay at Leaside Monor. We love it there! Staff are extremely friendly.

The property itself is beautiful. However we are so disappointed with our experience. We booked the Bell Island suite 4 months ago. This suite features a grand, galleried loft bedroom with queen bed, electric fireplace,& a double Jacuzzi tub. The Bell Island’s lower level offers a full kitchen, an adjoining living room space as well as a deck off of the living room. Everything we wanted and expected for our stay. Upon check in we were advised that the Bell Island suite was already occupied by another guest and we were given the Placentia Suite. Mind you the Placentia suite features just a bed and washroom. This was an obvious downgrade from what I had booked and paid for. I was advised that the difference in this suite and the Bell Island was $20. Common sense and a quick online search confirmed otherwise. I was upset and frustrated. My sister had travelled here for this specific night and everything else in the city was completely sold out, because of a huge concert. A staff member proceeded to tell me that I was “too upset”. Excuse me? I booked this room literally 4 months ago, and you sold it to someone else, probably at a higher price due to supply and demand this concert brought and then proceed to give me a huge downgrade for the same price? I will say, they did offer me half off the room, which too be fair as mentioned a quick online search clearly showed that was close to price of this room anyway. So disappointed with the whole experience.

We have been to the Leaside a few times over the years but this stay was highly disappointing. We always like to stay in different suites when we go there so this time I booked the Confederation suite to celebrate Mother’s Day with my wife as we haven’t stayed in this one before. We checked in around 6PM only to find that they had given our room to someone else. No explanation only that they didn’t know what happened and they would have to give us another room, albeit one we once stayed in before which took a little fun away from our stay. The next morning we called down and ordered breakfast and we’re told that there were three rooms ahead of us but it shouldn’t be too long. After waiting almost an hour and a half we called down to see what was taking so long. They told us that we didn’t order any breakfast. When we insisted that we in fact had, they told us that they had delivered it to the wrong room. They told us that they could start something now but at this point we didn’t have time to wait as we had to get on the road to our next destination. At check out the lady just explained that she wrote our order down for the wrong room. No apology just a chuckle as to how she got it wrong. I told her that I wasn’t happy with our stay and left. Again no apology, no offer to reimburse for breakfast, nothing. I did hear her on the phone while was waiting out front telling who I assume her boss that we would probably file a complaint. Do better Leaside, do better.

I did not get the room I had reserved. I had quite intentionally reserved a room with an exterior entrance. When I arrived they said the room I had on my reservation was booked, and gave me an internal, bead and breakfast type room. When I sent a polite email to let them know afterwards they apologized, but made to effort to do anything about it.

The staff were incredibly friendly, helpful, accommodating. Such a treat to be greeted every morning with a smile and a beautifully prepared and presented hot breakfast. Ample parking and very easy access to this historic Bed and Breakfast.

The Leaside is a classic manor in excellent condition. Beautiful wood used throughout. The breakfast was great. Bacon, eggs and toast. Cereal and yogurt available also. Very friendly staff. Great location.

Leaside Manor had a very large room that was clean and quiet. The room itself had a small ironing board (I hate those, they are a pain to use) There was no had soap so i called to the front desk and they brought some over. There was no hair blow drier. My wife called the desk to see if they could bring one to our room. The desk person said there are no extra driers available to bring to our room. Not good, my wife was not pleased as you could imagine. Parking was down a hill in the back of the building. The hill could be an issue for older people or people with leg issues. There was a drop off parking space for loading and un loading, so it may not be that big of a deal. I wouldn't call it a walking location given the hills, and distance from downtown.

It’s a gorgeous large house nicely decorated and in a good location with car parking and the receptionist Prince was especially welcoming.

Loved the historic style of the house. I stayed in the Argentia suite and it was lovely. The included brekkie in the morning offered delish eggs! I enjoyed my walk to St. John's waterfront (about 30 mins). There is also public transit available. The staff was incredibly polite and helpful.

Leaside Manor is conveniently located—about a 30-minute brisk walk or a 15-minute bus ride to downtown St. John’s. It’s tucked away in a quiet residential neighborhood, and I felt safe walking around, even in the evening (though there was some occasional motorcycle noise at night). My room was clean, spacious, and comfortable. Breakfast was excellent every morning, and I really enjoyed chatting with other guests at the shared table. The staff were incredibly kind and accommodating—more than I expected, really. I would absolutely choose Leaside Manor again when I return to St. John’s!

Too far to walk to anything . Didn’t have a car, The accommodation was great!

The property is so close to everything. Beautiful and clean. The people are so hospitable!!!

The trinity room was nice, only set back no mirror except the door of the closet. Our TV had one channel … couldn’t find the news. Breakfast was a problem, everyone comes at the same time, not enough room at the table for all. When everyone is talking, it is really really loud. No coffee 2 out of 3 days. Last day all the cream was sour. Only one cook so you can wait for awhile to get a breakfast. The breakfast is good. No OJ last day.

Second stay did not disappoint. Easy check in and out, fantastic breakfast (third different out of three days stayed this far) and super accommodating for my son’s special breakfast request.

My fiancé and I really enjoyed our stay here. The room service was great and they had a different selection of fresh breakfast each morning. The room was clean and hospitality of staff was top tier. We will definitely be staying here again when coming back to Newfoundland in the future.
