Room right next to reception so door banged as people came in and out late and early morning. Other than thst it was excellent and great to have pub and park facilities on hand

Stayed here several times now and intend returning again. Staff always keen to please and food excellent. Good facilities although car park lighting was out of action when I departed early so extra care required this time.

The hotel has a rural setting but within 3 minutes drive if a nearby retail park. Overnight the accomodation is quiet. The Marston's inn on the same site is located a far enough distance not to affect,any disturbance. The gardens of the inn are very spacious and lovely for outside drink or dine on a Summer's day or night. There is also a room delivery if you wish to order food & eat in your room. I will definitely stay again whenever I visit the area again

No bed set up for my daughter and no towels. Asked at reception and they brought them up within about 10 minutes. Polite and apologetic. lovely place, daughter lover the play area at the pub. Pub food was good.

ROOM SPOTLESS AND NICE FRIENDLY STAFF IN RECEPTION AND RESTAURANT

Rooms were quiet and warm. Very dated and bathroom was stained and felt unclean, it also was very cold in the bathroom. Staff were very nice and helpful.

I wrote my detailed review in my previous review Room was dirty, mosquitoes and spiders were found in the room as bin was not emptied, it was full of rubbish from the previous guests I assume. Staff were extremely unhelpful, there was no internet for the 2 day I stayed in. Extractor fan was not working in the toilet but no one was there to fix it, room smelled disgustingly. I was extremely disappointed and disgusted at the whole situation but sadly no one was there to help or to clean the room and bathroom.

We have stayed several times & everything has always been excellent. The rooms are spotless & the deco clean & fresh. The bed is very comfortable & large. It was lovely & quiet . First class accommodation & staff

The hotel was spotlessly clean. Furnuture was in new condition, including the carpets. The bed was very comfortable & a good size. The pillows were also very comfortable. The bathroom was very clean & included liquid soap & shampoo. The towels were white & soft. It was a nice quiet hotel . We enjoyed our 3night stay & would return.

Stayed in the cottage ,, although picture perfect, the noise from the creaking floor above , along with the constant door opening / closing banging made it a bad experience

Awful check in it seems to be a problem here as its happened before. Sent to the pub on site to check in, it was raining which didn't help. No one was around to do it. Someone eventually appeared after about 10 minutes, other people were waiting too so took ages. The room was downstairs in the farmhouse which had a bad creaky ceiling when people upstairs walked around. Bed was fine, bathroom was clean but very cold. Not my best experience there.

Very nice, clean room and bathroom. Asked for an upstairs room but was put downstairs so couldn't connect on my own data on the phone. Wifi in the hotel was fine however. No other issues.

Parking is excellent, WIFI not very good, but staff very pleasant and did try to sort the wifi. Large comfortable room

Broken, draughty window.

I stayed in the 'old' hotel (room 201). The creaking of the floor from the guest upstairs was unbelievably load. The hotel must be aware of this and should get it sorted. I've stayed in the 'new' part previously and it was fine

I was given a room key, when entering the room there was someone already in the bed. I get the feeling this is a common thing as nobody seemed surprised other than me and the other guest.

Checking in was a bit of a problem, no one on the desk and no one answering the phone. I had to go over to the pub to get someone to book me in. Not the first time it's happened here. Everything else was good.

Check in was a bit of a faff, no one at the hotel, I had to go over to the restaurant to do it, rain didn't help. Phone number was unavailable. Everything else was good, nice room, clean bathroom, plenty of coffee etc.

Friendly staff. Great continental breakfast. Room was spotless too.

Very helpful night porter went out of his way on multiple occasions to help me.

In a pleasant, semi-rural location on the outskirts of Redditch. Felt safe, plenty of room to park and was generally peaceful and quiet. Check in was easy and the room itself was clean welcoming. The woodwork to the exterior of the property is starting to look a bit shabby but all in all a pleasant location. The one negative point is that I booked a double room for single occupancy and this was changed by the property to a twin room prior to my arrival. There was no mention of the change of room type when I checked in and I only found out when I entered the room. Not a big deal as I was travelling alone but some acknowledgement of the fact that the room had been changed without reference back to me would have been appreciated. Would stay again in the future. 😀😀

Enjoyed my stay at Meadow Farm. Check in was quick. My room was quiet. Leaving early was easy, a box for the room card. My sat nav got me lost, so I took longer than I hoped to get to the airport parking.

the restaurant had dirty tables when we went to eat at night and the barman kept sniffling as if he had a cold, at breakfast there was not much left.

The room was clean and tidy, beds were comfortable and the bathroom was spotless so we were quite impressed. Initially though there was no toilet roll and only two lots of coffee, two tea bags, two sugars and no teaspoons (along with two packs of biscuits). This was soon remedied by the lady at reception so no complaints about the lack of supplies. The room heater was on when we arrived so the room was nice and cosy on a particularly cold day. The heater controls were impossible to use so our only control option was to switch it off at the socket. Our evening meal at the pub restaurant was very good with efficient service and a separate gluten free menu with plenty of options. Our only gripe was the Saturday morning breakfast which didn\'t start until 9am. The water urn hadn\'t been turned on and the toaster was hardly toasting. We eventually got our cooked breakfast at 10.10 with my gluten free toast arriving 10 minutes later. My "omelette" was hard to describe - I doubt it was prepared by a chef: fried sliced mushrooms with some egg and cheese thrown in and over-fried (I wish I\'d taken a photo). Overall, we enjoyed our overnight stay but would not recommend staying for breakfast.

Fantastic place to stay. All the staff were very friendly with great customer service. Had dinner and breakfast. Both meals were excellent. Absolutely no negatives

Lovely gardens around hotel and pub. Dinner was good but breakfast was not. A continental one should include some meat and cheese as well as bread and pastries. It should also have proper coffee not Nescafé.

Breakfast bar had a very poor selection with many items not available. We waited 30 minutes for an omelet which was poorly prepared and presented. As always staff in the hotel were extremely helpful and the standard of the room good. Evening meal ok but it was badly let down by breakfast

Good location to get to the criket at Edgbaston - 25 minutes drive. Room was clean on arrival. Not cleaned the next day, main light bulb blew. Reported it and was given some clean towels and an apology. no bulb replaced - handyman on holiday - I did offer but no bulb appeared Fire doors wedged open. I kept closing them and they were repeatedly wedged open. Breakfast distinctly average, not a wide choice. That said not expensive and you could have as much tea and toast as you could handle. Coffee machine broken throughout our stay (5 days) but I do recall the handyman was on holiday. If you felt inclined you could take all of the porridge and croissants on the table, just like the fat lump (and I mean huge) of a fellow guest did while we were there. Unfortunately the price will attract this client. Staff pleasant Cannot comment on pub or evening meal, did not use.

Very nice stay in pleasant surroundings. Staff were so friendly & helpful. My only negative comment is that breakfast service needs to be improved. Was pretty slow & food was not hot but. Thank you
