Knipoch House Hotel

Our stay at this 15th-century country house was a truly memorable experience. Nestled just across the street from a stunning loch and only a short drive from Oban, the location perfectly blends history, tranquility, and convenience. Check-in was smooth and welcoming, setting the tone for the rest of our visit. Our room was beautiful and spacious, with windows overlooking the front garden and loch — a peaceful and picturesque view to wake up to. As you'd expect with a house of this age, the walls were quite thin. We could hear the guests next door and even some noise from the staff in the room above. It’s part of the charm of an older property, though worth noting if you're a light sleeper. The dining room was a lovely space — charming and character-filled, with paintings adorning the walls. There were also two cozy sitting areas, each with comfortable couches, armchairs, and inviting fireplaces. These were the perfect spots to unwind with a glass of scotch from the bar after a day of exploring. Overall, a unique and relaxing stay in a beautifully historic setting. Would highly recommend for those looking to experience a bit of Scottish charm and heritage. But still are enjoying the modern amenities of upgraded bathrooms☺️

Last minute booking at the end of a 6 day break travelling the west of Scotland. A very beautiful and unique hotel in a fantastic location, quiet and overlooking the water, but only 10 mins drive to Oban centre. Fantastic help on arrival by the reception and senior staff/manager to arrange a room with a bath and also late dining as we had been delayed getting there. Lovely varied menu and extensive drinks list which contributed to a fabulous evening! Great option to use the private HotTub, although we didn't have the time on this occasion, but definitely will do on our next stay. All in all, a fantastic hotel and great value!

A really beautiful hotel recently refurbished and looking and feeling 5*. Staff friendly and obliging, warm and inviting in a beautiful position overlooking the loch with plenty of outside seating areas. Breakfast was everything you could want but evening meal a little limited for our taste and perhaps a little pricey.

We had two rooms, one had clearly been renovated, whilst the other hadn't. Renovated room was lovely (especially the bathroom), other room was okay, but wouldn't necessarily want that one again for the price. Shower was in dire need of a refurb. Rooms both had a lovely view. Staff were very friendly and helpful. Be aware that there is not a lift in the property - we were travelling with an elderly family member and the stairs would have been an issue if we were staying longer. If you are considering breakfast, pay for the cooked version, as continental is very very limited. Overall, a good stay, and I would return.

The hotel was like visiting you great aunts manor! Stephanie helped us upon arrival and was wonderful! Dinner and breakfast were very good and not over priced. After long days of travel and exercise, finishing the night in the hot tub with glass of wine was perfection. The beds were very comfortable and we all slept very well!

The property was amazing and our room was lovely. They thought of everything when the property was remodeled. The lighting was great and the layout was fantastic. I appreciated the placement of electrical outlets and mirrors to allow us “ladies” to get ready for the day. The staff were very friendly, kind and accommodating. We enjoyed dinner and drinks in the cozy bar and then off to bed to enjoy the best night of sleep I’ve had since we arrived in Scotland 12 days ago. Thank you!

Spotless and beautiful rooms, superb service from the staff who were friendly, attentive and knowledgeable. Parking was very easy. Eating in was a little pricey but standard did not disappoint. Knipoch House Hotel is a beautiful hotel in beautiful surroundings for a very relaxing stay. We would certainly stay here again.

Very nice hotel with ample parking Apon arrival we were welcomed and showed to our rooms by a wonderful women who seem to everything. Lovley quiet hotel with beautiful surroundings and space next to the log fires in the bar and enjoy your stay

Hotel is homely and staff very welcoming. Room soft furnishings etc were nice. Food supplied by the hotel was really nice, chef was great. However during our stay the water supply to the hotel is not clean, the toilets/ taps/ shower we’re all running brown/ orange water. The staff said we would have an endless supply of bottled water etc so not to worry and it was fine to bathe in as long as we didn’t drink it but it put me off using the shower etc on our overnight when I would have liked to. I also felt £40 overnight charge for our dog was a bit steep when he didn’t get any kind of welcome package/ dog bed/ biscuit included, which is the norm on any other trip we have taken him with us.

Outstanding location if you like the loch view and stay away of Oban that's your place. The only downside is the quality of the water as is not treated (full disclosure provided so is not misleading) so you have to remember NOT to drinking, I think very soon they will fix this issue so hopefully won't be a problem in future Regarding of food only ate scones, claimed to be homemade which it was but not the best I had; cannot comment for other foods

What a beautiful hotel! It was very cosy and decorated to feel like a Manor House. Our dog was warmly welcomed too which was nice! We didn’t eat there but we had a drink in the bar at night. The room was spotless and the shower was to die for! The location is utterly stunning too! The only thing I would say is that we overheard two staff members having negative words with each other. It didn’t impact our stay but seemed unprofessional. Also the gentleman on reception when we stayed (Sun 6th Oct) didn’t seem to have the best attitude but again it didn’t impact our stay. Maybe they just need to brush up on their customer service skills.

Lovely boutique hotel just out of the town with a nice view. A ideal place to be for quiet but within driving distance of Oban. Although our room was lovely and we had a good view of the loch, we could also see the bins right below our room, this could be avoided by just covering the bin area.

The Knipoch is decorated in the most perfect country house style. Check in was very welcoming and seamless and in no time we were shown to our rather lovely room… From the artwork to the lamp bases; the bed throw to the amenities, and the incredibly comfortable bed it is obvious that they really care. We thoroughly enjoyed the comfort of the lounge, sitting in front of a roaring fire whilst we sipped our evening drinks. We only stayed the one night but will definitely be going back.

Lovely hotel in beautiful setting. Near enough to Oban but overlooking loch. Bed was comfortable and room was cosy. Dinner and breakfast very yummy. All staff very friendly.

Enjoyed our stay - beautiful location in glorious weather!! ☀️ Just a few extra touches would have made all the difference, such as upgraded amenities in our room (providing tissues, magnifying mirror, better quality toiletries etc) and more varied dining and breakfast menu options, otherwise a fairly standard 4 star hotel. Biggest issue was the creaky floor above our bedroom, sounded like the elephants were having a dance!! All in all however, we would definitely stay there again 😊

This is a well-appointed comfortable hotel in a beautiful part of Scotland. The staff are exceptional and the food excellent. It is let down a bit by a congested and rather cramped dining area spread over three rooms. At breakfast, with part of one room taken up by the buffet, it becomes reminiscent of a budget hotel as guests jostle each other and the staff. The staff do their best to compensate but it really needs more than that - a complete redesign - to overcome this one negative aspect of a stay. Finally, in a hotel in this price range, I would expect a deluxe room to have a fridge and a safe. It had neither.

My travel partner got Norovirus so we decided to not show up on the premises to spare the staff and guests. I had booked a full price room and breakfast for two the next day. They were completely inflexible on their policies to change our booking or offer any kind of refund. They would not even refund the breakfast. They blamed Expedia but frankly I’m really tired of both airlines and hotels blaming the middle party and not being remotely decent or compassionate for a difficult situation. I lost hundreds.

Very Faulty Towers…..My husband and I stayed here for 2 nights after arriving from New York in October 2024. I had refrained from reviewing this hotel immediately after my stay, as I Terrible check-in experience with inexperienced staff and unwelcoming manager, who was more inclined to hold a staff meeting than provide

The stay from start to finish was faultless. The room was beautifully decorated, with a good choice of hot drinks. The bed was massive and super comfy. It was the staff that really made this stay so good. They were all very friendly and accommodating, nothing was to much trouble. They go out their way to make sure everything just perfect. The food was also delicious.

Our stay was wonderful! From our arrival and being greeted by Michael, the hotel manager, personally shown to our room and provided with an overview of it's amenities, through our time in lounge / dining room to the end of our two-night stay, we could not have asked for a better combination - comfort, peace and tranquility, yet just a short (about 8 min) drive to Oban for shopping, restaurants and amenities. Celebrating our 20th anniversary, Knipoch House had a calming effect on both of us, especially when we relaxed in our jr. suite with a cocktail overlooking a great view of the mountains and Loch Feochan. This hotel allowed us to combine both relaxation surrounded by nature, with touring and shopping in Oban, a port village with plenty of charm and character, including convenient ferry access to Isle of Mull. Overall, the Knipoch House Hotel is 5 star (by North American standards); our jr. suite was exceptionally appointed following renovations and had above average amenities, including floor heating. hands-free lighting control, new and elegant bathroom fixtures and room decor. The old adage that paying attention to detail certainly applies here. Michael repeatedly made us feel so welcome, as though we were guests in his own home. It was exactly the medicine we needed and more than we hoped for. If it is a being welcomed and pampered you are looking for and time away to destress, look no further. Knipoch House is the place to stay. We'll be returning!

Hotel is very nice and everything is top quality except for the service. At well over £200 per night you expect your breakfast to come in the correct order, ie not your cooked breakfast before your porridge. Then when the cooked breakfast comes back 10 mins later you don’t expect it to be the same one you sent away which was neither fresh nor hot. Poor waiter service, obviously untrained. Not good enough for what they are trying to project re price. Top quality destination with very poor quality service.

Lovely inside and out, nicely located, quiet and serene on a loch.

This is a very nice property outside of Oban. Knipoch House Hotel is situated in a quiet location and offers very good food on-site. We were only there for a short time, on our way to Glasgow, but it was a very comfortable and enjoyable stay.

The property was stunning! The staff were so friendly and dedicated and the bar was an excellent addition to the space. The beds were so comfortable and the room was lovely. It is a 10 minute drive out of town but cans are easily accessible and it’s nice to be in a quieter spot!

Newly renovated historic building with cozy and tasteful interior. The breakfast buffet needs improving for 4* level and the need to reserve even when the restaurant is empty should be reconsidered. Overall wonderful staff an property.

Room was very nice and well put together. Beautiful bathroom. Service and amenities were lacking a bit and the restaurant was ok but wildly overpriced. Staff was courteous but never made us feel comfortable or wanted.
