Staff very helpful and friendly. Spa area a bit tired.

We stayed there for one night, myself, my wife and two 15yr olds. I thought it was exceptional value for money. The price of the room including breakfast for 4 was really cheap, but the fact that we were all able to use the gym (which was excellent with very new equipment) and have a swim and steam and sauna all included. It meant it really made a good trip for the night. The only downfall was although the restaurant was nice, the food was well over priced for what it was, it wasnt great and the menu is very limited. Dinner cost us a lot more than the room. But i would definitely stay in the hotel again

Comfortable room but dated and no smart tv, good breakfast, poor reception and restaurant staff, pool area clean and good for swimming but sauna out of action. Also spa facilities not open and wanted to use them so very disappointed

Wonderful grounds with golf and excellent facilities, pool and spa. A good base for Sutton Hoo

Unfortunately, we could not find what we were looking for at the hotel where we went to have a good time with our children during the school holidays. The only reason we chose this hotel was that it had a pool and spa. However, when we arrived at the hotel, they said that the pool and Spa were closed and the problem would be resolved the next day. However, the problem was not resolved the next day and they stated that the problem would be resolved in the evening. Even though we expressed our complaint again each time, they kept us busy, saying that it would be resolved the next day again and again. We discussed the issue with the reception but could not reach a conclusion. Since our child is 9 years old, she was not normally allowed to enter the GYM area or Jacuzzi. Therefore, we could not do anything during the holiday and had a very boring holiday. Unfortunately, we had no alternative but to leave the hotel every day and visit the surrounding villages. As far as we learned later, the pool was closed on the Friday before we entered the hotel. The hotel should have informed us of this in advance, but unfortunately it did not. If they had notified us, we could have canceled our holiday.

This is a nice, comfortable, convenient hotel, at a very reasonable price. Staff are very friendly. The swimming pool is outstanding. Our main complaint was service at dinner (at least for later dinners) which was incredibly slow.

Great place to stay esp if you want a round of golf

Great hotel: nice and very clean room. Good parking facilities. Excellent breakfast: full English Breakfast (buffet) and various fruit, bread, etc. Nice Health Club with excellent swimming pool.

Nice hotel and location for a short break. Comfy beds and good food & drinks. We cancelled earlier in the year because the pool was out of order. Pool was nice, however, jacuzzi and steam room were out of order. Showers shut off too quickly, and no soap/shampoo. We feel that spa area maintenance is letting the whole place down

Cleanliness in the room /bathroom was poor.

The rooms are noisy, the hotel is dirty, the phone doesn’t work so I had to go and get my own room service. The adjoining room turned his tv on at 3 so I couldn’t sleep. Sauna was broken, steam room full of black mould.

The hotel needed a lot of updating. Reception area very unfriendly and uninviting. Carpet in our room had patches missing. Sheets, towels and bedding were clean but everything looked dated. Food was nice has large portions. Area outside restaurant needed a good clean as not nice to sit outside with full bins and rubbish on the floor. Spa area looked good but swimming pool changing area needed a good clean as a lot of hair on the floor. Convenient for out stay but wouldn’t stay here again or recommend with it looking like it currently does. Disappointed.

We stayed as had an activity booked close by. The only good thing is the location. The hotel is dated, rooms and spa dirty (mould everywhere - windows, bathroom etc) and no amenities (limescaled kettle and two sachets of Kenco in room). We went to breakfast and left just having a coffee due to it being so poor. Would not recommend unless you play golf.

I did enjoy stay! It's a nice place and the pool an spa really make it a tranquil place! Room was satisfactory but had to ask for new kettle and there was wee on toilet an satins on wall in bath room along with blocked sink an no air con so was a wet room ! If cleanliness was just that bit better an decor updateed would be a excellent place!

Room 408. Kettle did not boil unless you kept finger on switch. Desk in room, had a large patch of brown staining on it. Bathroom radiator was rusty. Bathroom sink had lost all the chrome from around plughole. Skylight in room had been letting in water at some stage. Window sill under, white paint had pealed off. Overall thought room was not of the quality, I would expect for the price paid. Room in need of an overhaul. In the morning breakfast was not well managed. Went to breakfast at 9.30am. Had run out of sausages, fried eggs, baked beans and scrambled eggs. Young girl said food was on its way. Waited 10 minutes and another guest went to look for someone because nothing had come out. Thought, I would make a cup of tea while waiting. No tea bags. Disappointing stay

Just returned from staying at Faulty towers (Ufford Hotel ) The whole hotel needs to be updated, cleaned properly for starters !!! The staff were unhelpful, not interested in any form of customer service especially in the dining room apart from one lady called Becky she ran round at breakfast whilst at least 3 other staff did nothing really. The bar areas furniture was very dirty the fabric Settees and chairs were disgusting plus had holes in them. The only young chap that worked extremely hard was Quinn.

We stayed in a "Deluxe" room which was very basic so no idea how a "standard" room would have been. Nice touches of branded coffee and toiletries but they didn't take away from the grubbiness of the bathroom. Generally old and tired decor in the room. Communal areas were much better and breakfast was very nice with plenty of choice. Pool and spa area was a nice space to relax but again, the changing rooms were filthy. Lovely branded products to use in the showers, but they were dripping down the bottles and clearly residue of products on the frosted glass walls between the showers. Disappointing.

Views were outstanding but cleanliness of room not as expected. Shower vent very dirty only hot water in the sink area no cold to clean teeth! TV remote not working had to turn off by the switch. Reported to reception but no one came to look at the faults!

The room was very basic. Not the standard that I was expecting for the price! The carpet had two bald patches which didn’t look good. Dirty window. The shower was burning hot and we couldn’t turn it down. Radiator in the bathroom was rusty at the bottom. The bathroom floor tiles had white stains on them. The plug in the sink was discoloured and in poor condition. Definitely not worth the money!

No air conditioning, reception staff at front not always present, really poor qulaity beds in room (could not sleep for 3 days), cobwebs in room, old furniture, very small rooms. Breakfast very very basic

Great views of golf course which looked immaculate (although we did not play). Breakfast had good selection of tasty food. Enjoyable place to stay overall. Only criticism is that the bed was made from 2 single matresses pushed together so a gap in the centre was not as comfortable as it might have otherwise been.

A rather tired looking hotel. Room however was good.

The bed was comfortable and there was tea and coffee supplies. The restaurant has a limited evening menu and is quite expensive as are the drinks. Breakfast was included and it was adequate. There was only one coffee machine so you had to queue for a while as it was so slow. They could do with a couple more. The staff were friendly enough, but seemed short staffed. We asked for an early morning call but it never happened. Other requests for milk for the room and an up to date room service menu were also forgotten. We used the pool once, found that the sauna was out of action. Whilst in the bar on the last night we could hear dripping and to our suprise the ceiling started to drip and then some of it fell down.. The hotel is mainly used by elderly men as it has a golf course. It's in a good location to visit Woodbridge and Thorpeness.

Liked quiet rural position . Hated noisy bedroom due to heating plant . Was like trying to sleep in a ships engine room and thus got very little sleep.

Everything was quite dated, with broken chairs / other run down areas of the rooms and property that needed updating. WiFi was poor with no signal available - gym was really nice and modern

We had a very pleasant stay in your hotel! Nice, spacious room and a beautiful golf accommodation: great! There was 1 minus point namely that there was no air conditioning so our night's sleep was not optimal due to the heat. We would love to come back again but not in the summer or if possible in an air-conditioned room

The bar staff were very slowly at clearing tables and serving.

We retired to the lounge bar after our meal and had to approach the bar staff to get a table cleared and cleaned, which with a watchful eye should have happened before we sat down. Tables still became cluttered with plates and glasses and staff were still very slow to clear them. The following morning we went down to breakfast at the beginning of service, the staff were all gathered around the bar chattering, not acknowledging our presence. At the food bars there were flies near the fruit and the eggs had run out, we had to ask for more, as the restaurant became busier they struggled, there didn't appear to be enough crockery and cutlery to cope with the demand. The staff with the exception of a couple were all very young and inexperienced. Tables were not cleared and cleaned quick enough for a turnaround, even though they could have been. The one coffee machine could not cope, both mornings we were there, it had to be refilled (surely it should be checked before service) and there was always a queue. Clearly another coffee machine is required. To try and make it easier staff had moved tea making facilities to the bar with supposedly a pot of hot water, which at beginning of service was empty!! Despite this the outstanding star was Becky a marvellous credit to the hotel and restaurant.

Disappointedly terrible service. Staff were untrained, disorganised and poorly managed. Had to clear a table ourselves to be able to sit down. Breakfast buffet was almost empty and never topped up. Found part of a brillo cleaning pad in my food. I and several other guests are waiting for a response from the hotel's management. It's been over a week and nothing but a generic "we've passed your message to the department" so far. Looks great online, but best avoided in person.

We had an issue with the shower which did not work and when we contacted reception in the evening there was no one and our phone didn’t work so we tried to contact the hotel on our mobiles but no one picked up. The reception staff in the morning were very helpful and got the maintenance team to fix the shower whilst we had breakfast. We were given a complimentary afternoon tea for the inconvenience. The receptionist (blonde lady) was amazing and really helpful. Overall we had a lovely stay, and would come back again.

Tried to order room service but no number to call on the menu or anywhere in the room or on the phone inside, even tried calling the hotel main number and nobody answered, just got a recorded message, left a message but no one replied..

Disappointed there was no aircon, a fan was provided. Bar service very slow, bar coffee machine was being cleaned on our first night and told it was broken on our last day. Breakfast was poor, items were not replaced when low, people had to ask for items when they run out, only one machine for coffee and hot water for tea, often run out of milk, long queues. Tables not cleared quickly and people were clearing them and finding their own cutlery. Cups and glasses running out. Door card stopped working at 11:00 on the day we left even though we paid for a late check out at 14:00

Nearly ok. Very unfortunate to have a false fire alarm at 6am. Breakfast service was awful, having to ask for cutlery - no organisation. Nice golf course though.

Check in queue was twenty minutes. Felt sorry for the receptionist who was kind and helpful (and diplomatic) but rushed off her feet. Friday afternoon check in at a resort hotel needs more than one person.

The hotel is in a picturesque setting, spacious and accessible.

Perfect location and facilities for a short stay that was close to a wedding venue we were attending. The grounds and golf course looked stunning

This was our first visit and I have no doubt we will visit again when in Suffolk.

Was really convenient for visiting Snape Maltings for an evening concert. Room overlooking the golf course was clean and quiet, plenty of parking on site, would certainly use as a base for visiting an outstandingly beautiful are of Suffolk again in the near future.

Plenty of free car parking.We were greeted by a lovely receptionist, very quick easy check in. Room very comfortable with views of the golf course. Very clean. Restaurant area very light and airy with good spacing between tables. Not cramped. Good food and drink selection. All the staff were very helpful and smiled.

Great location for a family getaway to the Suffolk coast. Room was set up with extra child’s bed as requested when booking. Worked great for our family! Rooms very clean, quiet and comfortable. Could use a little tlc eg loo roll holder falling off but worked great for us. Service and checkin very smooth and couldn’t fault it!

The restaurant service was poor including breakfast coffee machine not working first morning no milk in machine just told to use the milk from a jug for cereal

Bed was too soft, short so feet ganging out the end and lump down the middle where 2 beds pushed together but slightly different hight. Breakfast was very poor. Constantly having to ask staff for different things that had run out and only 1 coffee machine that was constatly stopping.

Hotel accommodation was fine. The breakfast was excellent. The only downside was in the bar/restaurant area. Some tables were left full of used plates, cups and glasses for a long time after people had left. Tables were left uncleaned and sticky with spilled drinks. To mitigate this was during a lunchtime. More staff needed.

Great rooms and good service. Quality of breakfast food great but look and feel of room could be improved and the service could be sharper.

We stayed here for 2 nights and the hotel was pretty good. We ate in the restaurant the first night and the standard of the food was very good. The following morning we had breakfast and it was very busy. There was only one coffee machine and it kept breaking down so there was a long queue to get drinks. The coffee and tea weren’t very good quality once you did manage to get a drink so maybe a change of suppliers would solve this? The breakfast itself was good and the staff were trying to accommodate everyone but moving forward maybe 2 coffee machines would be better? The pool and spa facilities were good but when we stayed the jacuzzi was being cleaned so couldn’t be used and the steam room was also unavailable. Maybe the cleaning should be done during the night when the spa is closed? The room was good but extremely hot even though there wasn’t any heating on and we had the window open the whole stay. We also were woken up early on Saturday morning by the golfers getting ready so maybe ask for a room away from where they congregate if you like to lay in? All in all a pleasant stay but just a few extra details could have made this an even better stay.

Nice clean spacious room,very comfortable bed, Food wasn't up to much,breakfast on first day was chaos no plates, queuing for everything then the sausage came out was undercooked and inedible,had a burger in the bar area was that raw it bled all over the bun sent back and the replacement wasn't much better for the price of the meals I expected quality but that is not what we got.
