Courtyard by Marriott Wilmington Downtown/Historic District

Nice facility, and friendly staff. Parking is not free, but that is to be expected in a downtown area. The "breakfast buffet" is not a buffet but it is well worth the price. Very fairly priced overall.

Had no idea there was no parking, no validating parking, pool was green, no complementary coffee in the lobby. No points toward Bonvoy. I could have had as nice a stay at Super 8. Absolutely no benefit to staying at a Marriott which I DO (did) expect

This hotels is just steps from the riverfront areas. You can walk to shop, dine, and play. Only negative was the pool was closed during our stay and that was one of the reasons I choose this hotel.

The room was good, location is perfect. But. Pool is yoo small and they didn't replace fresh towels often so it was usually non towels. Gym is very very basic. No water in the room for all 3 nights at all. No room cleaning, they didn't clean, didn't take our trash for 3 nights/4 days... overall they say was good, but prise is too much for that service

I didn't like having to valet park the car.

My stay was comfortable and the staff was super friendly. The elevators stopped working and my room was on the 6th floor, which was a bummer. The shower pressure in the bathroom was very weak (rm 618). This should be looked at by maintenance. If it wasn’t for that my rating would be excellent.

Not enough valet workers, long wait getting your vehicle, not well organized especially when the valet managers decides to layout without finding a replacement, no complimentary coffee in the lobby and need a more variety of coffee in the rooms . For example mild to strong coffee.Nickel and dime customers and not enough towels and wash cloths in rooms. Need to clean the pool every day which was not done. Maid service was awesome though, great group of workers!

Be aware. An unannounced $26/day parking fee will be charged to your account. Parking service is so-so. We had one who was excellent, others were disappointing. The concierge manager was defensive & unpleasant.

I was not please about the parking. There was no available parking at the facility which made it difficult to park your car near the hotel as there was only street parking available

Hotel was generally good but don't expect a high class experience. No on-site parking, cars are parked in public lot a block away. If you use valet parking you will spend twice as much vs parking car yourself and you won't have to wait for valet to get you car (hotel says you may wait up to 30 minutes to get car). Room was clean, but shows its age. A lamp was in disrepair and a lightbulb was blown. Toilet seat was strangely very low to floor and may be a problem for older folks. On positive sude, staff was cordial, price was reasonable, hotel was quiet, hotel is vey well situated to area attractions, and a cash bar and cash breakfast are offered (though there are many food and drink alternatives within walking distance). Overall, the hotel is okay, but one should only go in with realistic expectations.

My mattress had dried vomit on it, the leather headboard was peeling off, the carpet was so dirty I made my kids keep their socks on. The furniture in the lobby was falling apart and the wallpaper in the hallways was coming down. We paid $236 a night and were disgusted. I am the type of customer who never complains, but this was unacceptable for this rate. I have never been to another Marriott property with these issues. We had planned to stay another night, but left.

Clean modern nice bathroom

We’ve stayed here before and have loved it in the past but this time everything looked dirty and grimy. To the floors in the lobby, the food particles in the elevator, the nasty stained sofa in the room, the smell in the room, to the grimy floor of the bathroom. Everything was gross. The parking situation is a little bit of a pain as well. But the location is great! The bed was comfortable and the Starbucks downstairs was very nice. We did stay at the Embassy Suites, which is a couple blocks away and they offer free breakfast and nightly drinks. Their facility was much cleaner and more comfortable so we will stick with them moving forward.

Property was in good shape except for black mold in shower.

We had a room with 2 Queen Beds. After arriving late and sleeping in the beds the first night we were horrified to find blood stains on both comforters. Yellow stains on one comforter and Blood/yellow stains on both bedsheets. UNBELEIVABLE and Totally Disgusting. Also moldy shower. This has totally reuined every good thing I ever thought about Marriott hotels. Totally Unacceptable. I don't think I can ever stay in another one!!!!!

The property is located in an excellent area, convenient to downtown, so you are able to walk to restaurants, concerts, the river, and shopping. My only complaint is that the bathroom was not terribly clean. For the amount of money I paid per night, it should not have had peeling wallpaper, dirt on the baseboards, old and missing grout with some mold in the shower, and make up smeared on one of the lights in the bathroom.

One of the cleanest places ive stayed in awhile

Pros: Good Location, Decent Price Cons: Dirty rooms - hair/dust around mattress edges, mold/mildew in shower, limited towels (1 towel per guest only), worn out room (headboard peeling), noisy environment (woke-up to someone vomiting outside bar first night - was on the 4th floor), A/C couldn't cool room down NOT WORTH THE MONEY! Wouldn't stay again.

Rooms are clean with nice decor and comfortable beds. The only thing is the lack of lighting in the bathroom over the sink. Other than that this a Great Place to stay.

Location is great. Room was average, it was loud. Pool & furniture were tired. No hot water at 7 am. Had shower on hot fully and it was Luke warm at best. Wouldn’t stay again for the price paid.

Located in a convenient location. Staff was nice. Rooms could use some attention to deep cleaning and repair. Hallways were noisy all night as well as noise from the establishments outside until about 3am.

I’m disappointed with my recent stay at the Courtyard Downtown Wilmington NC especially after initially having such a great impression on my stayed at Courtyard in Tampas on May 31, 2025. I reserved two rooms through a third-party site (Expedia) for a party of eight—two adults and two children per room. The rooms themselves were fine, but the experience was overshadowed by the hotel's handling of breakfast, which was supposed to be included in our reservation. Despite my reservation clearly stating that breakfast was included for all guests, I was told at the hotel that they could only provide two breakfast coupons per room—as if they were doing me a favor. I explained that we had paid for breakfast for eight guests, not just four. I contacted Expedia, who spoke directly with the hotel and confirmed that breakfast was indeed included for everyone in our party. Still, the hotel refused to honor this. If your hotel chooses to partner with Expedia or any third-party booking platform, then you should honor the terms guests book under. Otherwise, don’t allow your rooms to be listed. It’s unfair to penalize customers for booking through a platform you work with. I expect honesty and transparency when booking a hotel. Unfortunately, that was not the case here. I will not be returning, and I cannot recommend this hotel to anyone who values fair treatment and clear communication

Even though they had internet problems and couldn’t issue a key to the room, staff was great 😊. Very clean and convenient.

Room was perfectly clean with all advertised amenities. All staff were super knowledgeable and helpful with questions about the area. All staff were helpful and professional.

Very limited staff. Very long wait times for both check in and check out. Heard customers complain of numerous room issues. Slow breakfast receipt. Check in and out lady was very patient and pleasant under the stress! Deserves a HUGE raise!!!!! Gave each customer through personal service despite the long lines. She deserves an award for 2024! Seriously! Location was superb! Reasonably priced. Overall service needs work.

Our room in this hotel was a little worn looking...the bathroom in particular. Nice area of the city, but quite a few homeless people and addicts roaming around.

Location is great. Desk clerk gave incorrect info about parking. Bartenders were great. Rooms just felt outdated dark and could use some deep cleaning. No mirror in room so difficult for 2 women to get ready at same time. No microwave. 1st courtyard ive stayed at that didn’t offer free breakfast. Tops of bedskirts were filthy. Missing/rotten baseboard in bathroom. Wasn't horrible but will stay elsewhere next time.

We reserved a King room, but when we arrived they only had 2 queen rooms. We were offered two breakfast vouchers but when we went to use them they charged our credit card, we asked and were told we would be refunded. We have not been refunded yet. Very disappointing
