Fabulous hosts, couldn't do enough for us and our family of little dogs, very welcoming and homely. Excellent breakfast and great value for money. Breakfast room is delightful, along with the choice of food. Clean and tidy rooms, very spacious and comfortable 'huge' beds and fluffy warm duvets. The walled terrace area is excellent for outside dog security with lovely views and peaceful surroundings. Packed lunches were made available for us at short notice and were excellent value for money and totally delicious. The home made cakes and fresh cut fruit were an additional delight. This is a hidden gem and well worth a visit for a peaceful stay in a beautiful part of Devon. All the personal touches make you feel valued and special as a guest, Just perfect.

Property was in a lovely peaceful location and our room was a good size and immaculately clean. Hosts were lovely and very welcoming. Loved the little touches like fresh milk and the homemade cake was wonderful. Breakfast was also amazing. Would highly recommend.

Just had 3 nights at Instow Barton. If I could given them 11 I would. Great brekkies catering for all inc my veggie husband who loved home made granola, cakes, pastries plus full breakfast. Good clean spacious rooms. -Well placed for quick 10 min walk to Instow where we had fresh fish/ mussels on 2 nights. Honestly a generous couple who cater for absolutely everything. Good nights sleep as quiet with scenic views. best cup of tea I’ve ever had - I think it’s the Devon water can’t believe it makes such a difference. Was allowed to bring our dog who is pretty well behaved. Lovely rest, sunbathing at Saunton and revisiting old haunts. Thankyou both, a great stay.

Caroline and Colin were very friendly and welcoming hosts. They are passionate about the B&B and nothing was too much trouble. Great value for money as well. Super clean room and public areas. Breakfast was superb. Our table was loaded with juices, home made granola, fresh fruit, yoghurt, freshly baked pastries in addition to the personalised choice of hot dishes. This hearty breakfast would leave no-one hungry. The room was spotless with luxury bed and bedding. Tea, coffee and plenty of fresh milk were available in the room. Decaf and a choice of non-dairy milk was readily provided on request. In addition, fresh home made cake appeared every afternoon in the room. We also made use of their packed lunch offer (Extra cost) and this was perfect for a long day out and about. I highly recommend Instow Barton and will be returning as soon as I can.

Really beautiful guest house set in the Devonshire countryside and amazing hosts . Made to feel very welcome . Room was lovely , clean and the bed was so comfy !!! Spent 2 lovely nights at Instow Barton in August. Stayed in bedroom 3 which was lovely size. Very comfortable bed and amazing selection for breakfast. Will certainly stay again if down that way. Caroline was very helpful and welcoming.

Lovely room overlooking the garden and countryside and sea with a very comfortable bed, delicious breakfast with homemade goodies, could not have been better. Brilliant place to stay, we only stayed one night but it was well worth it. The room was a great size with a good tea/coffee tray, decent size bathroom and bed. Breakfast was fantastic. Really well worth staying.

What a delightful experience it was to stay at Instow Barton B&B and be hosted by Colin & Caroline. Happy, bubbly and a very friendly reception on our arrival. Nothing was too much trouble and they went out of there way to make us feel welcome in there home. Very generous size bedroom, large barthoom and cake was in our room everyday! Breakfast menu was extensive and varied. Quality of food was of a 5 Star standard and presented in a timely and professional manner. I’d go as far as to say that we were being hosted by a couple that were Customer focused and there main aim was to ensure that we received the very best service that was on offer. Can highly recommend Instow Barton to anyone wanting to stay over for a special midweek or weekend break. This B&B is special. Ian & Cathy Perth, Western Australia

This was by far the best stay during our 7 day hike along the south west coast path from Minehead to Westward Ho!. I would give it a 5.5 out of 5, if I only could. Caroline was a wonderful host. Everything was well thought through and we felt very welcome.

Barton Instow Guest house is a jewel in the crown. A lovely old converted farmhouse nestled in the Instow countryside but only a short walk to the beautiful beach front. The bed was clean and comfortable, towels dressing gowns and toiletries are also provided. Cold milk was available each evening for a morning cuppa in your room before an amazing breakfast choice of delicious food. Packed lunches are available at an additional small cost if you are walking or going to the beach. Caroline and Colin are a lovely couple who run their guest house with pride.

Wonderful and imaginative breakfast menu with many options. Lovely setting on a hillside overlooking the valley and just a few minutes from the sand dunes and beaches of the estuary. Very warm welcome from our hosts and can thoroughly recommend to others.

Barton Instow Guest house is a jewel in the crown. A lovely old converted farmhouse nestled in the Instow countryside but only a short walk to the beautiful beach front. The bed was clean and comfortable, towels dressing gowns and toiletries are also provided. Cold milk was available each evening for a morning cuppa in your room before an amazing breakfast choice of delicious food. Packed lunches are available at an additional small cost if you are walking or going to the beach. Caroline and Colin are a lovely couple who run their guest house with pride.

Fabulous hosts, couldn't do enough for us and our family of little dogs, very welcoming and homely. Excellent breakfast and great value for money. Breakfast room is delightful, along with the choice of food. Clean and tidy rooms, very spacious and comfortable 'huge' beds and fluffy warm duvets. The walled terrace area is excellent for outside dog security with lovely views and peaceful surroundings. Packed lunches were made available for us at short notice and were excellent value for money and totally delicious. The home made cakes and fresh cut fruit were an additional delight. This is a hidden gem and well worth a visit for a peaceful stay in a beautiful part of Devon. All the personal touches make you feel valued and special as a guest, Just perfect.

Property was in a lovely peaceful location and our room was a good size and immaculately clean. Hosts were lovely and very welcoming. Loved the little touches like fresh milk and the homemade cake was wonderful. Breakfast was also amazing. Would highly recommend.

Just had 3 nights at Instow Barton. If I could given them 11 I would. Great brekkies catering for all inc my veggie husband who loved home made granola, cakes, pastries plus full breakfast. Good clean spacious rooms. -Well placed for quick 10 min walk to Instow where we had fresh fish/ mussels on 2 nights. Honestly a generous couple who cater for absolutely everything. Caroline and Colin were very friendly and welcoming hosts. They are passionate about the B&B and nothing was too much trouble. Great value for money as well. Super clean room and public areas. Breakfast was superb. Our table was loaded with juices, home made granola, fresh fruit, yoghurt, freshly baked pastries in addition to the personalised choice of hot dishes. This hearty breakfast would leave no-one hungry. The room was spotless with luxury bed and bedding. Tea, coffee and plenty of fresh milk were available in the room. Decaf and a choice of non-dairy milk was readily provided on request. In addition, fresh home made cake appeared every afternoon in the room. We also made use of their packed lunch offer (Extra cost) and this was perfect for a long day out and about. I highly recommend Instow Barton and will be returning as soon as I can.

Really beautiful guest house set in the Devonshire countryside and amazing hosts . Made to feel very welcome . Room was lovely , clean and the bed was so comfy !!! The homemade cake was a nice added touch . Delicious home cooked breakfast and beautiful fresh fruit and delicious granola !!! We will be back for another stay at some point

Lovely safe comfortable B&B situated an 10 minute walk to the beach and a couple of good pubs. Easy to drive to other locations to explore, such as Arlington Court and Exmoor Zoo.
