Great place and owners. Prime spot for visiting Urbino. Breakfast is in a lovely cafe down the hill. Excellent food and coffee.

Its not a hotel. I filtered for hotels and this is just an airbnb type thing. No staff, you get your keys from a keybox, that sort of thing. There's nothing objectively wrong with it, its a small room, the location is good and the place is clean. But it's not what I was looking for and shouldn't be incorrectly marked.

Good location, very clean with nice breakfast at cafe around the corner (you can order coffee, pastry--typical Italian breakfast.) Our room was accessed by a very narrow spiral staircase which is just something to be aware of if you have luggage. I believe the other two rooms did not have staircases. The little kitchenette was a bonus and the bathroom was very nice with a nice shower.

Nadia met us even though we were early. Gave us lots of information and recommendations for dining and mahot attractions. Even made dinner reservations for us. Room is great, very clean and 5 min walk to everything. You get a voucher for breakfast at a nearby cafe. Highly recommend!!
