Paid extra for a room with a jacuzzi. The jacuzzi has cut wires with oxidation showing the spa hasnt worked for a while. Also, the down button on the elevator doesnt work and the stairs don't go to the lobby.

Hotellet er alt andet end beskrivelsen. Poolen er farlig. Trægulvet omkring råddent. Fitnesscentret ubrugeligt og alt er gennemrustet. Elevator virker kun om and off, og trapperne er næsten umulige at bruge for almindelige mennesker. Mit værelse ok. Morgenmad simpel og første og anden dag opgav jeg grundet elevator. Fra den side jeg boede var der ikke adgang til morgenmad 5 sal, medmindre jeg først gik helt ned til receptionen. Det stakkels personale oplevede hverdag meget utilfredse gæster

The property was very well located just across the road is the beach . The staff is very friendly and helpful with everything. There is small pool on the roof top and has a very good view of the sea . Many restaurants and shopping nearby.

Liked proximity to beach and staff were fantastic. It was convenient having the travel agent right in front of the hotel. The elevator broke down while we were there and the stairway is extremely narrow. On check-out day it was challenging getting our luggage down the narrow staircase.

Worst property! Lift doesn’t work properly. Swimming pool is the size of a pea and is in an unusable condition. Balcony is the size of 5mm. Can’t even step onto the balcony. Only good thing is that the location is amazing - right infront of Patong beach and walking distance to Bangla road.

I paid for a room with pool access but did not use the pool because it is so dirty and so small. It's more like a tub and not a pool. Very disappointed. I checked in and checked out the next day to another hotel. The only thing good is the hotel location.

Good location relative to the beach. Staff was pleasant. Property is old and out dated. During my 4 day stay the electricity went out, and could not use the elevator. Water went out and could not take a shower. Pool was not working. Pictures. When water was working the shower knob in the bathroom was broken. I travel with friends and at least one other room had a broken shower knob. Finally my television was not working

The bathroom had mold on the ceiling, and the sink was broken and poorly fixed with tape. The bed sheets, pillows, and towels all had old stains on them. When we asked for them to be changed, they were replaced with other items that were also stained. On top of that, the elevator got stuck twice during our stay. Overall, the hotel was unhygienic and poorly maintained. I would not recommend staying here.

I am writing to express my deep dissatisfaction following my recent stay at this hotel. Unfortunately, several issues significantly affected the quality of my experience: 1. Unpleasant Odor: There was a foul smell in the room, resembling sewage, which made it very uncomfortable. 2. Water Leak from the Fridge: The refrigerator leaked water, causing further inconvenience. 3. Flooding Due to Rain: After it rained, my room flooded, damaging my luggage and clothing. 4. Stains on Bedding: The sheets and towels were stained with what appeared to be blood and brownish marks, which was highly unsanitary. 5. Defective Wardrobe: The wardrobes were not functioning properly, and unfortunately, I injured my finger while trying to use them. These issues were extremely disappointing and ruined what should have been a relaxing stay. It was unacceptable for any hotel of this “standing”.

It's a miserable place, it's worse than a bagabundos house, all dirty and worn out, simply when you enter the sign that they have a very hard bed and their dirty sheets, as if they hadn't changed it with blood, I had to go out and grab another hotel because they wanted to change the sabamas, what a bad experience

Modern Living - disaster would be more appropriate. Bed linen was dirty, towels filthy and threadbare with brown stains. It literally looked like they'd been used by the previous guests and passed on to the next. The room could be soundproofed to mitigate noise at night time. Also the scuttling of rats in the dining room above kept you awake in fear. The place has potential but desperately needs an injection of investment and improvement

L hôtel ne correspond pas au site à t el point que nous nous sommes demandés si notre chauffeur de taxi s était trompé. Nous avons refusé la première chambre, nous avons été surclassé en chambre de luxe qui n'était guère mieux. Les chambres sont vieillotes mal entretenues, le linge, drap et serviette sont tachés et grisâtre. La première chambre avait un balcon minuscule avec une chaise et une table à la taille d'un enfant. La sortie de la clim et était juste au niveau de notre balcon. Pour la deuxième chambre balcon plus grand avec une piscine qui ressemble plus à un bac à poisson. La faïence cassée de la rouille partout extérieur/intérieur. Et le ponpon le petit-déjeuner catastrophique quelques tartines de pain de mie. Des céréales et possibilité de faire des oeufs... L'ensemble de l'hôtel est d'une hygiène douteuse. Impossible de dormir durant les deux nuits passées , hôtel mal insonorisé. Il y avait un concert sur la plage juste devant nos fenêtres jusqu'à 1h30 du matin. Brouhaha de la nuit constant odeurs nauséabondes... Je ne recommande certainement pas cet hôtel. À fuir

The photos are SO MISLEADING! Run! Even if the dirty, dated rooms and creepy, confusing hallways don't bother you, the NOISE. Oh my god the NOISE! We didn't end up staying the night, and we saw two other parties leave without staying as well. Even 5 stories up, the traffic sounded like it was in our room. Not just normal traffic noises either, trucks with megaphones broadcasting Muy Thai events roll by every 2 minutes all night. LOUD. And it's just a trashy place and area. Thailand has much better to offer. Again, the photos are selling a bill of rights here, the property is run down and unsanitary to put it lightly.

Location was very good. Staff is also very friendly and helpful. But the bed was very hard and it was very difficult to sleep, cause every night you could hear loud music from the beach and other pubs around, they start 22:00-01:00. You could not sleep until after 01:00. Also the water in the shower was very weak, it was difficult to wash you hair.

The manager and staff here are amazing. I would stay here again anytime. The price is good and location is great. The facility is a little older but kept up well. The Wi-Fi and internet was a serious problem. I was unable to keep online appointments. To the staff’s credit, they upgraded my room and made sure I got the access I needed to work.

The room had a really bad odor. I was forced to upgrade.. then i was told that the elevator is broken and i had to go to 3rd floor with leg injury. At checkout they wouldnt return my deposit. They said it was for room charge but i paid in full through expedia.. they are thieves

I recently had the misfortune of staying at the Modern Living Hotel, and I must say, it was a thoroughly unpleasant experience. While the hotel's location is ideal, the rooms and service left much to be desired. The moment I entered my room, I was hit with a vile odor that smelled like a combination of rot and decay. It was as if the room hadn't been properly cleaned or ventilated in weeks. To make matters worse, the bed sheets were filthy, with visible stains and a general sense of uncleanliness.But the problems didn't stop there. The front desk staff, particularly the young woman I interacted with, was incredibly rude and unhelpful. It seemed like she was bothered by my presence, and didn't care about addressing my concerns. To top it all off, the entire hotel seemed to be plagued by a lingering stench that can only be described as fecal. It was overwhelming and made my stay even more unbearable.Needless to say, I would not recommend the Modern Living Hotel to anyone. While the location may be convenient, the hotel's numerous shortcomings make it a place to avoid at all costs.

Staff is wonderful, rooms where clean and comfortable. Had a problem with the air conditioner in the first room, and was given another room right away. Then the tv had some problems and maintenance was called and fixed with in the hour. Overall, we would stay again.

I arrived late from a long journey, 20 hours more or less. I asked when arriving to have late check out. This is something the moning staff didd not hear about so I had people coming to my room, calling the phone and puching me to leave.. over and over. I was not happy. The check in is not before 14 pm so it's not an excuse that they need the room and that my stay needs to end in a bad manner when the hotel almost looked empty in my eyes.

All the restaurants are located right next to the property I recommend this place to everyone as it has a good vibe . The rooftop bar has a beautiful view and is very good . Right on the main rd. Good for people watching. Be prepared for noise until the early hours. Nice beach to see the sunset. Busy, streets full of food, entertainment and shops. Friendly vibe. Hotel was clean, room was comfortable. Good base for day trips and night life.

Fantastisk personal men i övrigt ganska mediokert. Rent tråkig frukostmeny med få alternativ för en europé. Jag valde balkong och havsutsikt vilket var en onödig utgift. Havsutsikten från 4th våningen var obefintlig och trafikbullret otroligt. Tänkte inte på att detta är vägen som går förbi. Angla road och trafiken är konstant 24/7. Don’t be put off by the outside and reception, the rooms are kept very clean, if you can, probably best to get a room at the back of the hotel rather than a sea view as quieter. The front rooms although having a better view are on a noisy road. The hotel is just across the road from the beach and do supply towels to take on to the beach. Breakfast is ok, they do cook eggs and omelettes to your order and you can sit on the balcony and what Patong Beach start to go to work.

We enjoyed our stay at your gracious hotel, the pool at our door was amazing after a long hot day on excursions, breakfast was simple but plentiful, the room was always maintained perfectly, the staff were always friendly & helpful. Looking forward to returning here again.

Das Personal war sehr nett gewesen, kann man nicht meckern. Wir hatten ein Zimmer mit private pool acsess gebucht, leider waren viele Fliesen im Pool kaputt so dass man auf Badeschuhe angewiesen war damit man sich nicht die Füße auf schneidet und der Pool war auch sehr ungepflegt sodass man ein Ekel verspürte dort rein zu gehen. Es war sehr laut im Zimmer man konnte die Autos, Roller und Menschen im Zimmer hören sodass man nicht vernünftig schlafen konnte, außerdem fing es morgens an zu bohren wir reden von 6 oder 7 Uhr morgens. Die Betten waren steinhart. Im Badezimmer war Schimmel an den Wänden und das Handtuch war dreckig. Frühstück war um kurz nach 8 Uhr kaum noch was da gewesen. Wir haben uns dann entschlossen nach dieser anstrengenden Nacht und dem nicht vorhandenen Frühstück das weite zu suchen und sind in ein anderes Hotel aus gewichen. Bis auf das freundliche Personal ist dieses Hotel leider nicht zu empfehlen und schade um das Geld was wir verloren haben.

Hotel lever ikke op til beskrivelsen, havde bestil med deluxe jacuzzi, der var bare ikke noget varmt vand,10 liter varmtvands beholder! - morgenmad kan ikke anbefales der var ristet toast og revet gulerod, ingen vand eller juice og kedelig kaffe, spiste de efterfølgende 3 dage vor morgenmad ude i byen. Hotelet er meget nedslidt.

Out on a 60-day holiday trip. Only staying st 4 an 5 star hotels. Coming to this hotel you find yourself ib a lobby with a size of your own hallway at home. Direct you find dirty and very old towels in the room. No electrical outlets by the bed. Taking a shower means very little and cold water. Coffe in the room means two nescafe for a 4 days stay. Very poor breakfast. Coffe means hot water and nescafe. Dirty ”pool” with a size like a plunge pool which I never would put my foot in. Noone else did. Why say there is a pool? The Fire escape door to the top floor/roof was so bent that it could only be pushed open from outside. In case of fire we would have been dead. Extremely worn down hotel, one elevator for all rooms, you clearly hear your neighbours. This is a two stars hotel rather than four. Will never come back here. Irritating that hotels.com sell this 2-star hotel as 4 stars at a 4 star price. I normally trusted hotels.com. I do not have time to readvthe reviews. Afterwards I found out I should have done that.
