Wonderful boutique hotel in a great, walkable neighborhood. I would definitely recommend this property to friends and family. One nitpick; There was no threshold below the door. The gap between the room door and the floor was 2ish inches. It felt like a dressing room door and left me with less privacy. There were no noise complaints, however and I still enjoyed my stay.

This was our second stay here, and unfortunately many of the same issues remained. The check-in process was still frustrating—I never received the access code and had to call to get it. I was told that because I booked through a third-party site, they didn't receive my information to send the code. Regardless of how the reservation is made, guests should receive the information they need before arrival. The concept of this place is great, but the execution is very poor. The room showed a lack of upkeep, with walls covered in marks, empty hooks above the bed where a picture had apparently been removed, and a bathroom with no functioning exhaust fan. Overall, the experience was disappointing, especially since this was our second visit and we had hoped things would be improved.

The Kinn Guesthouse is a great concept that needs some fine tuning. We booked through Hotels.com for two different nights a week apart from each other. Both stays we ended up having to call Kinn House to get pass code for doors. The air conditioning was fixed for our second stay so our room stayed cool during the night. Both stays we utilized the living/kitchen space which was clean and very functional. Better instructions should be provided to third party customers so they are not lost at checkin. Also a signed parking spaces in the back would be helpful for the Kinn guests.

Ask for code to access unit one day prior. Very inconvenient. They are supposed to email code and don’t. Two families traveling together experienced no code prior to arrival. Unit was wonderful Except for the AC not working during the night in TWO units, temperature reaching 81-degrees in the middle of the night. There is sooo much potential here, but as for now it’s a crap shoot.
