This is normally a great place to stay with good parking for a car. However the top level carpark is not available apparently because they can't unlock the door. I think this should be pretty easy to sort out, but it doesn't seem to be a high priority. The second lift is not in working order, as it was in my previous recent stays. This too doesn't seem to be a high priority.

Two on site parking options. Both limited. Parking off Hay street amber convenient but parking area off back street is more difficult to get to and requires walk down two flights of stairs to get to reception area - tricky with suitcase but very secure.

Stayed in the past so I thought the new owners would have updated as there are areas that need addressing… The room was tired,curtains holey,sofa worn out with greasy stained arms,no sink plug,coffee machine but no coffee capsules,shortage of sugar,milk and coffee.No room info or fire instructions,room telephone but no directory to contact reception.One of two lifts out of service,no indication of stairs if lifts out of service. The good,great breakfast,friendly staff,secure free parking,freshly laundered bedding and towels,reasonable room rates.

There are two lifts but one is permanently broken: “waiting for parts”. The second lift periodically broke, forcing me to climb 5 flights albeit I have 2 prosthetic legs! The staff were generally thoughtful though: an extra pillow and free breakfast. But the place has an air of decay; it’s seen better days. It’s cheap, but nasty.

Very dated but fine for what it is, location opposite Mantra and is walkable to CBD. Restaurant on site, didn't utilise but looked ok. Hot water was hit and miss and car parking had height restriction of 2.0m but also had 3 parks before ( under cover) for larger vehicles

Sink’s tap water was flowing outside of the sink. Toilet was not working properly. Omg terrible experience. Lift was very noisy and broken, very scary.

Dirty baby nappy under the bed with food waste and rubbish, shelving coming out of the walls, 1 elevator out of order for years apparently, no exhaust fan in the bathroom, room is dusty, beds have imprints of previous people, staff smile but don’t know what’s going on, we got locked out of our rooms and given another room key when we raised the issue at the foyer counter, was woken up to a fire alarm 4am Sunday morning all guests had no idea what was going on or where to go- hotel staff were outside and keeping to themselves, fireman responded and then left and no one told anything and people slowly went back into the building? We got our bags and checked out, crap experience and disgusting hotel, I would never recommend or stay again only positive was its location in the CBD to be able to walk around.

Possibly the worst hotel I've ever stopped at. It was dirty, the showers were absolutely freezing or boiling hot, the bedding was shocking, and there were some very interesting characters stopping there.

I am surprised this hotel has as high of a review as it does. I stayed here for one night, and even that was too much. Cleanliness needs to be improved. My bathroom floor was sticky and the carpeting in my room seemed as if it needed a thorough vacuuming. Other than that, I can’t find much fault with the cleanliness. I just wore flip flops in the room and dealt with it. The real problem with this hotel is that it seems to be full of locals seeking temporary or transient housing. As I was checking in, there was what appeared to be an unhoused woman with a very unkempt appearance checking into the hotel wearing clothes that looked like they hadn’t been washed in weeks. She was barefoot, which is very unhygienic and poses a potential health risk. Other hotel guests coming and going seemed inebriated or high as a kite. I commented to the hotel reception about this and they didn’t want to answer, knowing full well that there is a clear problem. If my rate had been refundable, I would have left and found another option. In my opinion, this is not a suitable hotel for tourists.

Bed was very uncomfortable and old, could really do with updating. Not all windows lock so the windows can be opened all the way, making it dangerous for younger children. Very limited parking including out on the street.

The hotel is nothing like the advertisements. It is an older hotel and the rooms don’t appear to been upgraded for decades. When I arrived the after hours security bell wasn’t working. One of the lifts wasn’t working. My room was very very dated. The bedside cabinets had had the drawers removed. The couch in the room was covered with ugly stains. I asked to be moved to a better room. The staff did kindly move me. However, it was to a bigger room, but still with broken furniture and a stained couch. People were smoking in the room near me and the corridor stunk. The lift doors were either rusty or had blood on them. I wasn’t expecting a flash hotel, but I was expecting clean with unbroken furniture. On the plus side, the bed was comfortable and clean.

1) It’s not totally sound proof. Noises came from flushing of toilets/showers, traffic, and along the corridors especially early hours in the morning. 2) However, having Secured car parking for guests is excellent. 3) It would be nice to have compliment bottled water available for guests since WA water is hard water.

The hotel had scheduled a examination of the electricity system for one hour during my stay. I was only informed that the electricity was to be shut down and that I had to bring my luggage down the lift within 5 mins. This happened on the 23/1/2026. I had knee problem and struggled to climb down 10 flight of stairs from the 5th floor to the ground level. The hotel has a responsibility and duty for all guests to enjoy peace, safety and the duty of care that any maintenance that is to be carried out must be effectively and properly communicated to all guests. If I were to suffer an injury due to my knee problem would the hotel be willing to take responsibility for my medical costs and all related pain and trauma? The hotel has failed to comply with the occupational and safety hazards within the law and legislation for the operation of a hotel. I shared my experience with the staff on duty by the name of Agar who assured me that she will report the details of my experience and my expectation in receiving a formal reply from the top management. The incident that happened is totally unacceptable and I will be prepared to report my experience to Consumer Affairs and the Ombudsman.

Upon arrival the wait to be checked in was ridiculous. The one staff member was upstairs and came o it the elevator there was no apology for the wait for anything. We rang the reception phone 6 times also. During our stay the room had a horrible smell to it we had to keep opening the window - I did tell reception staff and nothing was done Then when leaving I left early in the morning for work and my partner checked us out a little bit after, the male staff member said we hadn’t paid for the hotel room and was asking for payment and my partner called me and I sent through a remittance and a photo of the receipt of the payment and the male staff still continued to argue with my partner with me on the phone about how it wasn’t paid for. We explained we would never have received the keys or had these receipts if we didn’t pay and he was wasting our time as I was at work and my partner was meant to be on his way to work. After nearly 10 minutes of back and forth he turned and said yep all paid and that was it - no apology for the false accusations or for even being rude. I myself will be coming in to speak with the manager about this staff member because we enjoy staying at this hotel and this is the second time he has been rude to me or whom I’ve stayed with.

The staff really made this hotel shine. As a flight attendant I stay at many hotels and while the metro is quite basic the staff are outstanding. The Fijian lady that checked me in (apologies for forgetting your name) was a real star. I can’t remember the last time I was welcomed into a hotel like that, keeping in mind I check into five star hotels a 3 or 4 times a week. I hope the hotel takes care of you all as you are the reason people will come back. Thanks again

Liked the clean spacious room although there were chips in the hand basin and floor tiles. Netflix or Foxtel would have made my stay more enjoyable.No bar and retaraunt not open for dinner also detracted from my enjoyment

Good value and a decent room, but not much for the facilities at rhis hotel. The laundry machines went working properly and the breakfast setup was pretty limited. The staff was very friendiy and helpful, though.

Friendly staff. Restaurant sadly inexperienced staff and lacked professionalism- food average at best. Upon exiting the elevator onto our floor, instantly smelt of stale cigarette smoke. My daughter and I stayed here for an event over the weekend. It was easy to find and the staff were very helpful. We enjoyed breakfast both mornings at the Bluerock Cafe. Would recommend people to stay as it is close to most of the main attractions.
