This place is pure paradise! The beach is absolutely amazing and we loved falling asleep to the sound of the waves at night. The whole hotel zone in Tulum is expensive and far from the center of town but it's worth staying there for a couple of nights to be right on the beach, and there are some nice restaurants walking distance from the hotel. Great staff and friendly service. Don't expect the facilities of a traditional luxury resort, that's not really Tulum style and the rustic feel is part of its charm. We loved the hammock outside the room and there were plenty of sunbeds and palapas to find some shade under on the beach. There's music playing most of the day but it was quiet at night.

The included breakfast was great and a nice touch. The only negatives were that the WiFi in my room was terrible and they should clean the beach of sargassum and plastics. There wasn’t much but enough to be ugly so it’s an easy job for them.

Such a great place! It's situated right on the beach; only a 2-minute stroll away. The front desk/reception staff is fantastic. Always willing and able to help and answer any questions you may have. The rooms are basic, but all have a nice sized balcony/patio where you can sit and relax. They have a restaurant on site where I had breakfast 2 times while I was there. It's right at the water's edge. They have very good dishes/options and it is open from 7:30 to 10:00 PM every day. They have a nice outside swimming "pool" (I hesitate to call it just a basic pool; it's so natural looking) as well, with a little waterfall at one end. I wish I could've stayed longer! Next time and SOON!

The property needs maintenance. The pool needs cleaning and maintenance. The bedrooms ( little cottages) are nice but the AC split unit s not enough to properly cool them, you have to leave the bathroom door always closed because they have a little window with no glass ( always open), this is not the best place for summertime. Since they say it is all environmentally conscious, be prepared, no mini fridge in the bedroom, not enough AC, and an overpriced restaurant.

Location is great walking distance to Ven a la luz sculpture. Perfect beach front property, depending on tide conditions of course. Loved having room pool front, I will say given that the pool was open until 10pm I don’t quite understand why they started the cleaning at 9pm just when I was planning to go in which impeded us from using it and we were there only one night which kind of sucked, especially with ocean conditions and high winds. Very cute boutique hotel, well worth the price I might add. But it’s definitely a you get what you paid for scenario in Tulum with its prime location.

Great Tulum hotel on the beach. It’s a Tulum hotel so be aware of exactly what that looks like before you book. The view of the ocean was amazing. The stretch of beach was very nice and didn’t have any Sargassum when we were there (December). Had nice touches like Shampoo and Conditioner, and a hair dryer. The lighting is pretty, barely functional but that’s the point. The restaurant was good and we liked the included breakfast. Parking is a HUGE plus as it can be really hard in the Hotel Zone. Obviously it’s not perfect and not what I would normally expect from a hotel at this price. The shower water is a little salty and water pressure can be inconsistent. The AC was awesome for two days and less so for the other two. We were ready for these things. My only actual complaint was that Room Service never answered the WhatsApp.

Location is fantastic and rooms are nice. Beach club was outstanding. never busy and always chill. We loved daily breakfast on the beach and the staff was super friendly and helpful. They want you to take care of your towels. so please dont leave dark makeup marks on towels or loose your beach towels. There is alot of action close to the hotel and easy to work round for food or to party. 100% recommended and we will visit again.

The hotel staff was accommodating and wonderful. The room was pretty spacious and had a nice view. Not the hotel's fault that the sargassum meant that no one ventured into the ocean. And that the smell of it was very unpleasant. My only real complaint is that loud "beach club" music lasts until 10 or 10:30 p.m. making sleep challenging for light sleepers.

Very relaxing and great beach view. Parking was very tight but available or the attendant took keys to take care of for us. It rained regularly and the closet had a leak that got our clothes very damp or wet. No TV or fridges in the room, AC worked great though and curtains kept it dark for sleeping in. Breakfast was great.

Excellent amenities! Loved my partial ocean view as always. It was right on the beach behind the cabanas. The property has changed in the last 3yrs. No more bar service on the beach. The restaurants food changed. Decent but not as good as it used to be or for what you pay. Although the breakfastis still really good! Used to be more regulated to the public and i saw so many people just walk up and use the beach loungers. A long walk to any shopping or restaurants. Scooter highly recommended. Amazing beds and comfortable linens!

A Hidden Gem by the Beach! I was initially skeptical because the price seemed too good to be true—but I was pleasantly surprised! Coco Unlimited is a fantastic boutique hotel that exceeded all my expectations. The staff is incredibly friendly, the hotel is spotless, and the vibe is perfect for relaxing. The food was delicious, and a major bonus was breakfast being served until 12pm—perfect if you like to sleep in. You’re just steps from the beach, making it the ideal spot to unwind. I definitely recommend this hotel if you’re looking for comfort, great service, and a prime beachside location!

Great hotel in a quieter part of Tulum! Welcoming staff who were helpful throughout our stay. Clean room, lovely restaurant and beach bar. Highly recommend for a more relaxed experience in Tulum.

Room was decent for the price staff were really friendly however our room wasn’t cleaned once during our 3 night stay

We spent 4 nights at the Coco and it was wonderful. From the moment we arrived the staff and especially Leslie at the front desk were so welcoming. Breakfast was included and really great. The entire staff and experience was very relaxing. The hotel is getting a revamp our room was simple but clean and the bed was super comfortable. I would absolutely return to the Coco.

The facility and room were very clean, the staff was very friendly and accommodating. Overall enjoyed my stay! Will certainty return.

Smell the sewers once we get to the area. The free breakfast has limited options, and you can order 1 meal per person. We book the front beach honeymoon suite but the air-con is not cold just like a fan. We downgraded our room but the same thing AC not working at least there is a ceiling fan.

Lovely looking property which when booking was really quite affordable in comparison to other similar property on tulum beach front. Good location with most areas on beach zone walkable. Staff friendly. Breakfast good with lots of choice. Huge bedroom with very comfy beds. Bathrooms could do with an update and for the quality of accomodation more widely could do with a revamp.

An absolutely beautiful property for the price. We stayed in the Master Suite with the Jacuzzi and the room was incredible with the views.

Bon séjour au Coco Unlimited. Nous avions la chambre 14 qui est un peu séparé des autres cabanes. Le niveau d’humidité était excessivement élevé dans la chambre. À côté de l’hôtel il y a un espace abandonné dans lequel se trouve des chiens et ces derniers ont aboyés toute la nuit. Lorsque nous avons demandé à la réception s’il était possible de changer de chambre ils ne nous sont pas revenus. Par contre, le personnel était très gentil. Le petit dej était très bon et la plage magnifique.

This boutique hotel is top notch! From service, to the rooms to the friendly staff! Absolutely enjoyed my stay here and would love to come back! The decor is so cute and in such a great location!! Edit, in reception went above and behind and was so incredibly helpful! Highly recommend!!

Tulum is expensive and Coco Unlimited provides a reasonably priced option (including breakfast) in an unbeatable location and the best service I’ve had. At the beginning of the trip, we started communicating with the front desk on What’s App and they were so helpful throughout our time in Tulum. They made us reservations, hooked us up with discounts at local establishments, were very responsive on What’s App as our needs changed, and generally made us feel safe and comfortable on a trip curated to our liking. I can’t eat gluten and my travel partner is a vegetarian. Not only were they accommodating at Coco Unlimited, but they always notified the places we were going about our food restrictions. I will genuinely miss Leslie. I trusted her so unconditionally I got a tattoo from a local artist she recommended. This is not the fanciest hotel but it is clean and beautiful and completely in the Tulum vibe. People who complain about it should pay more and stay in a bougie hotel.

We had a wonderful stay at Coco Unlimited. Patricio - front desk host was attentive and helped us answer any questions and arrange our transportation to the airport as well as offering ideas for romantic dinners and day trips. We enjoyed the serenity of the place and how conveniently the hotel is located close to the buzzing Tulum’s many bar’s restaurants and convenience stores. If you are looking for a relaxing getaway with great service, look no further. We are already looking forward to coming back!

The complimentary breakfast on the beach was amazing every day. The rooms were super clean, and the staff was amazing… especially Arnold and Ms. Betty! They went over and beyond to make sure me and my wife had an amazing extended honeymoon in Tulum, and even upgraded our room at the same rate. Amazing!

Honest Review from Canadian Travelers – A Mixed Stay at Coco Unlimited We stayed at Coco Unlimited for a week and had a mixed experience. Positives: The room was very clean and housekeeping did a great job. Fresh towels were available upon request, and we appreciated the overall cleanliness. Service manager Allen was kind and helpful. The location is beachfront and close to popular spots, which initially drew us in. Negatives: Breakfast was only good 2 out of 6 mornings. Our last meal was undercooked, and after a prior bad experience with the same server, we opted to leave the food and eat elsewhere. Food overall was disappointing—what should’ve felt like resort dining was more comparable to a mall food court. For example, two micheladas, taquitos, and bland grilled shrimp cost $140 CAD—poor value. The beach was unusable due to heavy seaweed, a major letdown since beachfront access was a key reason for booking. The pool is small and often loud with kids, making it hard to relax. Wi-Fi was down an entire day, forcing us to go elsewhere to work and check into our flight. We were told this was due to the hotel being a “medium-sized business”—yet the beach bar next door had working Wi-Fi. Overall, while we appreciated the clean room and a few kind staff members, Coco Unlimited didn’t deliver the value or experience we expected for the price. It may be fine for a short overnight, but we wouldn’t return for a full vacation. For a true resort experience, look elsewhere

Amazing customer service.

The property and surrounding area was absolutely beautiful. The front desk staff was very helpful, polite and professional. They helped us book a tour which we very much enjoyed. However, the food service and bar service staff was horrible. They were rude, they acted bothered whenever asked a question. Breakfast took 1.5 hours from the time we sat down to the time we were finished. We had to approach the waiter every time we wanted to place our order for breakfast; he did not acknowledge or approach us while we sat at the table waiting for him. After the second day we began to walk up and reach over the service counter to pour our own coffee. This is a service we paid for, we were not expecting 5 star service. However, we expected the bare minimum which is to be acknowledged. Aside from that, everything was excellent. I would not recommend this hotel or go back to it because of the service. My next trip to Tulum will be at a different hotel.

We loved our stay at Coco Unlimited. The place is beautiful and very relaxing, especially since we had the oceanfront room. The location is walkable to famous restaurants like Ilios, Vagalum, Casa Banana, etc. It’s also within walking distance of the Ven a Luz sculpture. The breakfast selection was good and the staff were awesome! Shoutout to Edith and Guillermo they were super accommodating and very helpful with our inquiries. If given the chance to go back to Tulum, we will definitely stay here again!

Rustic white adobe style boutique hotel with minimalist chic touches. We enjoyed the partial side ocean view from our balcony. We also enjoyed the breakfast they offered every morning. The beach with the azure waters is gorgeous and swimmable when the current is not too strong. The property is ideally located within walking distance to restaurants and stores and a short taxi ride away from key sites. We would recommend this property to others.

Great location. Our room was right on the beach with a wonderful view. The staff was welcoming and kind. The food was great and the hotel is located in a quiet part of town and you can easily walk or ride a bike to other areas along the beach.

Loved that breakfast was included. The options for breakfast were great. We really enjoyed laying out on the beach and ordered food and drinks which were great!!!

Would have been a great stay if the meals and cocktails were as nice as our room. The staff - front desk, waiters, and cleaning staff were all very nice. Room was clean and we felt safe. Restaurant couldn't handle breakfast crowd (breakfast is free) and the food was not worth the cost for lunch or dinner. More could have been done to clear the beach of sargassum/seaweed for guests during our stay (both days water was generally clear of seaweed but there was a ton on the beach still from the week before).
