Free parking friendly staff nice clean room and nice breakfast. The only issue with room 20 was the bed base was broken and supported with old mattress underneath. The main mattress was worn out and springs were digging into my body couldn't sleep The mattress needs to be thrown in the skip or tip. Health and safety issues and the lift wasn't working. Informed the staff they said sorry the whole hotel needs refurbishment soon. They shouldn't be renting out the rooms in the current condition and charging customers full payment no notice on AA approved hotel that work will be carried out and no apologise to customers. I'm sorry to say will not return back they hotel needs to be closed down immediately for full reburishment work. I was so tired and late for work due to lack of sleep in bedroom 20. Hope reception staff mean that they will get work done mangenent so no more customers complaints start to come in.

Very comfortable stay. Absolute NAF WiFi and hardly any reception available. Nice and quiet but would like tonsee a better level available to communicate to the outside would!

Lovely building, beautifully trimmed for Christmas. Staff very helpful and hotel very clean, good breakfast. One problem is the lack of a wifi signal, this needs to be addressed in a hotel of this standard.

Comfortable rooms and nice lounge area. Only issue was the lack of Wi-Fi in the rooms, difficult on a business trip.

We loved the property and the room was excellent. The only issue was the lift was out of working order. We would definitely stay again.

Clean, comfortable and incredible value. Unfortunately, because the WiFi is so bad, I couldn’t get much work done. The TV didn’t work well either. So a pretty boring evening.

The setting is fantastic, building looks very nice and the bar area was cozy. However the log fires were not lit and it was snowing outside. The WiFi is non existent and no mobile coverage. No good for business travellers.

Very patchy WiFi lovely building and outdoor spaces Four poster bed room good quality but a little worn needed a topper , quite a few marks on walls , also good job no allergy as some peanuts left on the carpet . Overall a nice stay , unable to get a latte at bar on return after night out .. told machine was off as I paid for filter coffee … a later bought out for table next to me ???? Good breakfast but felt very restricted at times maybe a 3 star breakfast for a 4 star hotel I would stay again if room was a little cheaper for £200 one does expect top class service and can do attitude

Beautiful hotel. Lovely room but it had not been hoovered properly.

Great staff, beautiful location and fair price BUT 6 months OK I stayed and report the folthy carpets and dangerous bathroom floor tiles. The floor tiles move under foot and the grout is missing in many places making the tile corners sharp. By coincidence i had the same room this stay and neither issue has been addressed. Youve let yourself down !!

This small hotel is set in beautiful surroundings, walking distance to the village of Wrea Green and a short drive to Litham/St Anne's. Our stay was just perfect with lovely comfy beds and everything we needed in our room. Staff were friendly and helpful and the room was immaculate. We didn't use the bar or restaurant but it looked very nice with lots of lovely outdoor seating for good weather. I can highly recommend the hotel

The property looked lovely and had good reviews, but the grounds leading up to the entrance had bits of rubbish on the road, the bedrooms were very tired depressing and not particularly clean, the carpets were grotty and not vacuumed down the side of the bedside tables, the place was generally grubby looking, but the staff were lovely and breakfast was great.

Nice hotel and location rich with history. Hotel room and place in general could have done with a better clean, room Skylights were black and covered in crap and it ruined the aesthetics. I would stay again as the breakfast was good and the price was fair.

The venue was nice for the wedding we were at,however our room l thought was below standard due to hanging dust webs over the bed an age concern for climbing into the shower ,in bath ,no hand rail and broken shower screen alowing water to leak onto floor and bathroom fan not working properly, all of this shocked me as location was lovely

Modern 10 years ago now nothing working. Lights, speaker system. Needs a good dust. Beds comfy and staff and location good

Very dirty carpet, even though been promised deep clean beforehand with it being pet friendly. My 2 poodles are very clean and do not shed their fur. Complained to recrption, they showed me 2 more rooms, each werevthecsame, not vacuumed and full of hairs abd debris i picked up and took to reception. One lady was brought out to speak witg me who took me uostairs to another 2 bedrooms, again the 2 rooms had not been vacuumed and i picked up bits and lots of hairs from carpet and the lady in charge saw how dirty the carpets were. We ended up staying in original room 9. There was a snell of air freshener all night, could not sleep, camd home very early to catch up on sleep, all clothes, my hair and dog smelt of airfreshener.

Nice size room (I had a twin) and modern bathroom. Well equipped. Quiet. Hotel has a nice bar and areas to sit and relax. Cooked breakfast is served a la carte instead of the nasty hot buffets you get at the big chains although if you are expecting to pig out you may be disappointed although there is a selection of cereals, juices, fruit and pastries as well as toast so you won’t go hungry. Parking is plentiful both in front and around the side. One star deducted for cleanliness as vacuuming of carpets in bedrooms seems to be an afterthought (not uncommon in many hotels I’ve stayed in recently) I would stay here again.

Fab little hotel. We stayed for a friends wedding whoch was phenomenal. The room itswlf was very dark. Even with the lights on it was still dull in there. Brekkie was ok - cooked brekkie could have been warmer but the continental side was fab

I had to leave and request refund due to noise (of generator, boiler, unknown) in a utility room next to mine. My claim is ongoing

The place is lovely we went for a wedding and had the best time the drink was not expensive the room was fabulously had tv in bathroom and very clean only thing is I can say is the windows are so drafty but I would stay again for sure

Would have been great but went downhill during my stay. I had a very pleasant check in, followed by a pleasant dinner, the mattress was obviously old with springs trying to escape in various places. Dinner on Monday was mediocre with very oily overcooked fish and chips and tasteless mushy peas. Breakfast on Tuesday was not to the same standard as Monday, but passable. Dinner on Tuesday was a farce. The least customer friendly lad on the bar just couldn't be bothered. Most of the menu was unavailable, as was any staff to get a drink. Apparently the chef had left. Kitchen and bar were both closed on Wednesday and I didn't even bother on Thursday so I don't know. It is a shame because it is a nice place, but appears to be having some issues.

Peaceful and quiet location. Accommodation was good, very 'roomy'. Only issue was that the mattress was quite soft and 'creaky' but otherwise OK. Had a slight problem with a leaking shower tray but the maintenance team sorted that out straight away. Overall a very pleasant stay.

I loved how quirky the hotel was, but plug sockets are all outdated and dont fit plugs. Other than that was beautiful and would defo stay again ... afternoon tea was very nice

The hotel is in a lovely setting and all staff were friendly. The food was fine but dear. The room (007) was large and clean but the beds were awful. They were very hard and We could not sleep. I have arthritis and a frozen shoulder and I was in a lot of pain because of the beds. We were booked in for two nights but left after one. The receptionist offered us another double room, but we wanted two single beds. She took our details and said that a member of the management team would contact us to discuss a part refund. We’re still waiting!

It wasn’t busy in the restaurant on Sat eve, but we waited 45 minutes for 2 mains. Our split level expensive room has so many little niggles. Knobs pulling off from wardrobe, Shower door not closing correctly, just needs some t.l.c. And a bit of a freshen up. But facilities in room are exceptional, 3 tvs including 1 in lavish bathroom. Can’t figure sound system out.

The welcome from Janice on reception was warm and informative. I had a suite that was very spacious and although it felt a little dated, it was still in keeping with the style of the hotel. The bedroom was basically clean but the bed linen was ripped. The bed was very uncomfortable and I kept waking up through the night. The bathroom looked impressive but there was mould in the shower, in the grout and ceiling, and the shower controls were so stiff that they were unusable. The housekeeping lady was very helpful and arranged for the maintenance chap (also very friendly) to come and turn the shower on but the controls were still almost impossible to turn. The bathroom would have been perfect but the mould ruined it. Unfortunately some of the bar staff’s service was very poor. I waited for a while at the empty bar and eventually a girl came behind the bar, taking her coat off and said “I am supposed to be finishing now but I will serve you” I told her not to trouble herself. She grumbled to the other member of staff as she poured my drink. I had the chicken sandwich. The presentation was poor and it felt overpriced because of this. I didn’t really feel comfortable speaking to the receptionist when checking out as it was busy with a wedding party leaving. Unfortunately I have not had a reply to the email I sent to the hotel.

Really nice hotel with great staff. Kaitlin on reception found us a room with an accessible shower even though we hadn’t booked one, and when we had an issue with the heating she sorted it. A real credit to the business

Hotel was very well maintained. Unfortunately, the lift was out of order which made the stairs a struggle for my grandmother. Hotel was really let down by the attitude of the member of staff when we were checking in. She made us feel like we were unwelcome and like we were "lower class" citizens. Unfortunately, because of this. We will not be returning which is a shame as this is a very nice hotel.

Thank you to the staff at the front desk who were fabulous about changing our room when the air con had been left on and the room assigned to us was freezing. They changed our room that night and let us transfer to an upgraded room

Check in gentleman was rude. He seemed furious when I didn't want to pay £15 for breakfast.

Brilliant value, gorgeous location, fantastic room size and big bathroom. The food was delicious with beautiful atmospheric dining room. The staff though set this place apart, from reception, to cleaners, bar and dining room. they were all absolutely exceptional- we had an early departure on the Saturday and the chef and waiting staff came in early to ensure we had breakfast - simply wow!!

Stayed here with my partner for his birthday and the overall stay was enjoyable until when we left we had a charge to our bank card for over £100 and when we disputed this we was met by rude reception staff saying that there’s nothing she can do because “she’s just a receptionist “ and the manager is stuck in traffic. I asked whether we could wait for said manager and was told I could but I might be waiting all day. After 5 hours of trying to get this money back it was returned to my card seems like the charge me for someone else’s room. The room itself was lovely as was the location and breakfast and if it wasn’t for the financial mistake that nobody owned up to it would have easily got top ratings. Would like to visit again but I have reservations

Staff were very friendly and helpful and food was delicious. Room was very comfortable but they are all soon going to get a major upgrade as hotel has just been bought and a large sum of money is going to be spent on the hotel.

Very uncomfortable mattress. On complaint immediately moved to an upgraded room. Receptionist was lovely and very efficient. Had a seafood linguini in restaurant which was very bland. Breakfast was good.

Very friendly and helpful staff. Very nice hotel for guests with dogs. Nice location with easy access to the local village and larger town’s nearby.

Beautiful location fantastic surroundings. Peaceful and quiet. It was near Ribby hall village 5-6 minutes drive away where I was attending an event. Highly recommend this hotel. If in the area again I would stay here.

Lovely location and good value

This is a very secluted quiet hotel 15 mins from Lytham and 10 mins from M55. Very attentive friendly smart staff, would definitely stay again, pub and shop 10 mins walk in the beautiful traditional village of Wrea Green. Bet this hotel is lovely at Christmas time.

Lovely position, in the countryside. Conveniently placed for blackpool etc. Comfy bars and restaurants. Friendly staff, food very good.

We were greeted by a very helpful & friendly receptionist, who gave excellent advice for things to do locally. The room was nice, clean & had plenty of space. The bathroom was larger than expected - the only issue being the sink hot tap was still running cold in the morning even after a few minutes but ran hot fine after I’d showered (no issues with the shower). Breakfast was fine & cost £13.50 each. The hotel did have poor phone reception & did warn us & recommended using their free WiFi which worked for us.

Lovely location and an attractive hotel. Easy drive to Lytham, St Annes, Blackpool, Preston and Kirkham and easy access to the motorway. Quiet rooms, reasonably priced restaurant and good parking.

Really nice stay at this hotel. Lovely country hotel set just on the village edge. Easy check out with pleasant reception girl. Room was great, nice and clean with a lovely bathroom. Great bar area with good selection of beers on draught. Breakfast was great, good quality food served to you by very pleasant staff. I'll certainly be returning to this hotel when in the area visiting my daughter again.

Booked 1 night Bed & Breakfast. The room was lovely & clean with tea making facilities, biscuits & bottled water. The staff were very helpful and polite. We had a few drinks in the bar and our evening meal in the restaurant. The only criticism would be that the evening meal menu could have had more choice. The breakfast choices were really good and the cooked breakfast was delicious - well cooked & tasty.

Booked in for an evening meal. After 1hour and a half of waiting in an empty restaurant we got our food and mine was cold . Sent it back so didn't have anything to eat.

Fantastic hotel staff are really friendly and helpful, food and service first class, hotels like this are very hard to find, very peaceful location and will definitely stay again we stayed 3 days it was great David Wise

Easy check in, nice room , very clean and good facilities. The grounds were ideal to sit on the outside tables ( the weather was great) and have a drink , while the children played on the grass. Nice and quiet , Wrea Green is a lovely little village. The food in the hotel was very good, one slight negative is the service in the restaurant at night was a little slow.
