The property is a little different the way it is run, you pick your keys up from a box outside using a code number for the box. Reception is not manned and a continental breakfast is hung outside your room in the morning. If you require a English breakfast they have a sister restaurant. This may not suit everyone but for the price and a couple of days away it was fine for us. I would certainly look at staying again.

The only downside to this property is the lack of parking but if your lucky enough (like i was) you can park on queen's road for free!! Only a short walk away.

Located on main street. Paid parking is located a short walk away. Get your key from a key box outside and make your way inside. Room was well looked after, with kettle and Nespresso machine. All very modern. Heating by radiator, but couldn't turn off (instructions on the wall). Enjoyable 1 night stay..

I've never stayed in a hotel where there's no reception/receptionist before, so getting your room key out of a keysafe, was a bit strange for me, but not a problem. There is no lift in this hotel, so anyone with a heavy suitcase, would have difficulty up all the steps. However, the room itself was lovely. Quite spacious with a coffee machine, tea/coffee making facilities, biscuits and bottled water. There's a fan in the room and an umbrella. The bathroom is a good size with plenty of shelf space for toiletries. The bed was comfy and the room was tastefully decorated. What I found quite quirky was that our continental breakfast was hung on a hook outside our door. The only down side to our stay that despite our room having double glazing, there was music being played till midnight, in a pub nearby, which stopped me from getting asleep as I am quite a light sleeper. Once this stopped, everything was fine!

The room was great for one night and although both windows were obscure glass it was still relatively light. The room was a good size and clean. The check in would've been simpler had they got my correct email address but this was rectified by making a quick call. No parking but public parking is not far away and cheap for 24hrs. Great location. Only negative is room 101 is by the access door to the corridor so when other guests were returning from their nights out between 0030 and 2am it was noisy and the door was left to bang shut.

Street parking or car park close by. Close to shops, bars and restaurants. Room very clean with all you need. Hotel not manned but contact phone available on reception desk and someone will assist with your query when contacted. Only downside was noise from nightclub and revellers at weekend as room was directly above.

The position was quite convenient for us. Bathroom was good, shower floor seemed like it had mildew though. Room was stifling so we opened the windows particularly at night - only to have horrendous noise until 2am - yes it is a busy area, but if it had been cooler, we could have closed some of the noise off. A fan was left in the room - unfortunately I felt I could not use it as it was dusty - same with the hairdryer which had dust in the back filter - I have asthma and too much dust can trigger it. Peephole in the door useless as it is too high! Packed breakfast was fine. Not our cup of tea I’m afraid.

My first visit, but will definitely not be the last. I stayed in a Comfort room and it was huge with 2 big windows overlooking the Square and also a sea view. The service is exceptional; a 24 hour telephone line (which this nervous traveler called a few times) manned by extremely helpful and friendly staff. The hotel is much more than I expected; a true ‘boutique’ hotel without being pretentious. Absolutely spotlessly clean, very modern and beautifully decorated. Everything you need in the room; fabulous complementary coffee station, iron & ironing board, hairdryer, modern stand alone fan, USB ports, soft dressing gowns, wonderful vanity table and also a huge full size mirror. I usually struggle to sleep away from home, but the bed was so comfortable and the sheets so super soft that I fell asleep in seconds. I asked the housekeeping staff for a phone charger and she couldn’t help enough. Mode have made this a (sadly very rare) trip for me a luxurious and pampered one. I am looking forward to seeking more of their hotels. Thank you all Mode staff x

Nice emough room but the sliding bathroom door didn't shut properly and the sink was blocked so it took ages for the water to go down. The pillows were very hard and uncomfortable. The window blind wasn't brilliant.

We were a little hesitant about the method of check- in with no staff there to greet you. However we got instructions the day before about getting your key card and this worked well. Our room was quite spacious and was dual aspect overlooking the main square. On the down side there were no drawers anywhere to put away clothes and the open hanging space was small for two people. In addition one of the main windows had a large crack on the outer pane of the double glazed window. We suspect someone was trying to open the sash window but neither windows would open for fresh air so it was quite stuffy in the night. The bathroom door was a sliding door with no lock and it had a habit of rolling open again after shutting which could be quite embarrassing!! It would have been nice also to have a light over the dressing table area for those wanting to put on make-up. Having said all this it was clean and very central in Lytham. Breakfast arrived at your room at 7:30am every morning as promised but it consisted of one crouissant, with jam or nutella, a yoghurt ,a cereal bar, an apple and small bottle of orange juice. It would have been nice to have a different piece of fruit each day or a different pastry and for £7.95 it was rather expensive for what you got. Despite that we would use this hotel again as it was quirky and very central.

When booking, the information gave the impression that the room overlooked the square. The room was at the back of the building and had obscured windows. This was obviously because they overlooked the rear of adjacent food premises and their extraction ducts which filled the room with unpleasant smells and emitted loud noise. The warm weather meant that it was necessary to have the windows open but as the noise and unpleasant smells continued into the early hours of the morning it was impossible to sleep, even with the windows closed. The room itself was good. Very clean, nice size, great bed, good shower, great breakfast bag.

The hotel has no reception staff. It’s a key card in a combination lock box. It worked well, the room was great, clean and tidy. Decorated nicely. Complementary Nespresso coffee and tea, bath robes and slippers. Walk in shower and the bed was comfy. Right in the middle of Lytham. Great location.

Stay was good. Hotel communicated instructions of how to check in online and how to obtain key as building is not always manned. Room was clean, fan was available, bed comfortable, and there was tea & coffee machine. Hotel is central to all amenities and sits in clifton square where there are a couple of bars, restraunts and coffee shops. Only a short walk to the sea front and Lowther Pavillion. Only negative for some may be that our room overlooked the side street where there was a noisy bar and taxi queue it being a Saturday night. This quietened down about 1.30-2am. It didnt bother us as we just stayed out. If you want a quiet room I'd advise to ask. Would definitely stay here again. Also, 'The One' coffee shop underneath the hotel do a fabulous breakfast selection.

The hotel was amazing. Clean and comfortable. Modern and stylish. Absolutely 10/10 What wasn't good was Hotels.com. they are a dreadful con. I chose the wrong date in error. 2 times I tried to make a change, immediately after booking. And was told that Mode hotel have no vacancies and refuse to switch my date. In fact, Mode hotel were incredibly helpful and by going direct to them, they made the switch and I paid the differebce on cost (Saturday stay rather than Sunday) They were so accommodating. I will never use hotels com again, I will always go direct to the hotel. Absolutely useless.

My first visit, but will definitely not be the last. I stayed in a Comfort room and it was huge with 2 big windows overlooking the Square and also a sea view. The service is exceptional; a 24 hour telephone line (which this nervous traveler called a few times) manned by extremely helpful and friendly staff. The hotel is much more than I expected; a true ‘boutique’ hotel without being pretentious. Absolutely spotlessly clean, very modern and beautifully decorated. Everything you need in the room; fabulous complementary coffee station, iron & ironing board, hairdryer, modern stand alone fan, USB ports, soft dressing gowns, wonderful vanity table and also a huge full size mirror. I usually struggle to sleep away from home, but the bed was so comfortable and the sheets so super soft that I fell asleep in seconds. I asked the housekeeping staff for a phone charger and she couldn’t help enough. Mode have made this a (sadly very rare) trip for me a luxurious and pampered one. I am looking forward to seeking more of their hotels. Thank you all Mode staff x

The room was great for one night and although both windows were obscure glass it was still relatively light. The room was a good size and clean. The check in would've been simpler had they got my correct email address but this was rectified by making a quick call. No parking but public parking is not far away and cheap for 24hrs. Great location. Only negative is room 101 is by the access door to the corridor so when other guests were returning from their nights out between 0030 and 2am it was noisy and the door was left to bang shut.

The hotel has no reception staff. It’s a key card in a combination lock box. It worked well, the room was great, clean and tidy. Decorated nicely. Complementary Nespresso coffee and tea, bath robes and slippers. Walk in shower and the bed was comfy. Right in the middle of Lytham. Great location.

Great hotel and convenient location. Parking options ok. Especially on Sunday morning so don’t have to move car before 08:00 etc. only downside is it is right in the thick of Lytham and can get noisy around the 01:00-02:00 mark

Have stayed at Mode before, both in Lytham and St Annes. The advantage of Lytham is the proximity to shops and restaurants, however our recent stay was spoilt by the level of noise/music coming from Henry Street which was below our room 107. Would not stay in this side of the hotel again although Mode Hotels are otherwise very good.

The property is a little different the way it is run, you pick your keys up from a box outside using a code number for the box. Reception is not manned and a continental breakfast is hung outside your room in the morning. If you require a English breakfast they have a sister restaurant. This may not suit everyone but for the price and a couple of days away it was fine for us. I would certainly look at staying again.

Booking was very easy. Communication was good and we easily found our jeys from the keycode supplied by e mail before we arrived. Room was clean and comfortable. We had booked the Grab & Go continental breakfast which arrived outside the room on time each morning. We had got a special deal for breakfast - im not sure i would have paid the full price quoted as there were lots of dining options nearby. The hotel is very central and close to shopping, bars and restaurants. There is no car park but you can just across the main beach road ( 2 mins walk away) for £4.60 for 24 hours. The hotel suited us well and we would stay again. The only thing i would change is frosted film on the bottom windows would make the room more private. We did feel a bit exposed on the first floor with the curtains open and closing them restricted the air flow into the room - the temperature was very hot on the days we were there. Otherwise all good.

Warning this hotel is in Lytham NOT St Anne’s (the area is sometimes known as Lytham St Anne’s but they’re two different places with two different train stations).
