We had an excellent stay for 6 days in a ground floor 1 bedroom unit. The unit was well equipped for a couple and perhaps 2 others (in a fold out couch). The Princeville area is suburb for those who like to walk and in short driving distance to a supermarket (for supplies) and shopping in Hanalei. There was ample parking in front of our unit and laundry in the unit. My only criticism is that there is housekeeping only 1 day per week and that only includes changing towels.

I always stay at this hotel whenever I visit Kauai, and this time was no exception. Once again, I had a very satisfying stay. The reasons for my high rating are as follows: * The scenery around the hotel is wonderful * Very quiet and relaxing * The front desk service was excellent * The room was clean and bright * Housekeeping did a perfect job * Laundry facilities were available and very convenient * The air conditioner was powerful and efficient * Free parking was available Areas that could be improved: * The shower water pressure was weak * The amenities were insufficient (no coffee or water was provided)

I /we enjoyed our stay at the Cliffs The rooms were large, beds firm comfortable and the units were easy accessable .. Parking was easy but the parking fee was a little high. The gym was a bit small and didnt have enough equiptment. Our overall stay was incredable . The staff was very friendly and helpful. I will definatley stay at this property in the future.

Parking was tough. The pool and jacuzzi were so heavily chlorinated it burned the eyes. I was charged 3 times for my stay and it maxed my card. I had an embarrassing moment using my card at a restaurant when it was declined due to the multiple charges. No A/C but that’s ok… bathrooms were a bit dated All in all it was great except the triple charge.

It was wonderful to be able to park right next to our unit. It was also nice having two bathrooms. The space was clean and nicely decorated and comfortable. We greatly appreciated the later checkout granted to us.

Condo was exactly as described. Beautiful ocean view, breakfast on the lanai everyday. We did some cooking and all utensils were top of the line even the Instapot, having an ice maker in the freezer was a plus. The grilling area was clean and close by. Two pools and hot tubs was nice. There is not as much to do in this area but it was so comfortable. The complex is quiet and felt very safe. I plan to return next year. We were able to see whales off the shore of complex. There were also a few farmers markets close by.

The property is an older resort that has done many updates. The pool area and grounds are beautiful. Our room was a one bedroom suite that had some new upgrades. Our biggest surprise was that there was no A/C in our room. There were fans provided for air flow, but the unit definitely needs to have A/C.

I booked this property for the sole purpose of having easy access to the shuttle to the Kalalau trailhead and it was perfect in this regard. My unit was spacious and well appointed, but not particularly attractive. There were signs of wear and tear throughout. The dining table was wobbly, and everything seemed to be in need of a refresh or refurbishment. None of the promised Expedia VIP amenities (complimentary bottle of wine and $100 dining credit) materialized. I wouldn't care if I hadn't paid hundreds of dollars for one night, but at the going rates, any deviation from the promised product is unacceptable. Somehow, the property also had two reservations under my name, and didn't fix the issue despite two emails from my part.

It was a delight to stay there. Everything was perfectly clean and in working order. Having a full kitchen was an extra benefit. Staff was very friendly and polite. We missed having an AC unit, but they were plenty of fans. There were lots of beautiful tropical plants and birds on the property and very nice view of a sunset over the ocean.

Convenient location in Princeville to the North Shore. Bathroom was not clean and room had no air conditioning. Since we were on the first floor, we could not keep the screen doors open all night. Roosters woke us up at 3 AM. Front desk staff were very nice.

We booked a one night stay because we had to kill time before our red eye flight and wanted to shower before our flight.The unit was dirty, especially the bathrooms. I was glad we weren’t spending the night. The check in process was a complete joke. I had already paid through Expedia but had to basically fill everything out again at the check in desk which took 45 minutes. The entire time they were trying to sell me on a time share. They had extra charges for everything, Wi-Fi, parking, extra parking spot etc. the last straw was when the front desk called right before we were checking out and was trying to get our credit card number again after we had already given them it a check in and paid for it the night before with Expedia. The Wi-Fi that we paid for and was extra didn’t even work .The front desk couldn’t even give me the Wi-Fi password because an individual owns the unit we were in and they didn’t know what it was.The only redeeming part of this place was the view of the ocean when you walked to their look out. I would never stay there again.

This was our first trip to HI as a couple. We definitely fell in love with Kauai! And Princeville was a great call for being quiet and low-key. The Cliffs provided nice accommodations for our week long stay. The overall condition of the room was fine, but it could have been cleaner (dishes, headboard, etc). The soap dispenser in the dishwasher didn't seem to work properly, but the kitchen was well stocked for cooking. The beach chairs and cooler was a sweet bonus, but they should be cleaned for new guests. And while the parking lot was full, it was never a problem finding a spot near our unit. Property staff was friendly and accessible. And thank you, Hotels.com, for checking in with us to make sure we got our VIP gift. As a matter of fact, we got a few additional things along with the bottle of wine! So all things considered, we would definitely stay at The Cliffs again.

Had flies in the condo that we couldn’t figure out why. Dead flies everywhere, lots of them! No in room coffee except one small bag for one person for one day. We paid way too much to not even get daily coffee.

We were looking forward to our stay here and sadly we were very disappointed. The room was filthy and linens, chairs were actually falling apart. The main bathroom counter, shower and toilet were dirty. The counter was the worst with dirt and used toilet paper on it. The toilet had hair all over. The bed linen was actually so old it was fraying. It amazes me that this could happen at a hotel with this many stars. The 2 beach chairs that were offered were broken and when we went to ask for replacements, the chairs offered were also used and falling apart. I tried 3 times to get the front desk manager or the hotel manager but I never received any response. I did speak to the head house keeper and she was surprised by it all. Honestly, how could anybody think that this was okay?

We didn't feel comfortable leaving doors and windows open at night with the kids, and roosters tend to start going nuts at 5am. Also, the pool is 4 feet deep and doesn't have a shallower section so it was hard for our beginner swimmers since they couldn't touch at all. Princeville is beautiful and quiet but you'll be cooking for every meal.

Wonderful room right on the cliff over the ocean, beautiful property. Only complaint is the tv, hard to work, 1000 useless channels. I have discovered that Spectrum and Roku tvs are not user friendly. This was Spectrum and even when maintenance came to help it later did not work.

The Cliffs is in a great location. The unit had everything we needed. The furnishings looked a little worn/tired in the master bedroom and there is no AC. Those two things didn’t affect our stay, had it been any hotter it would have. We were on the ground floor and didn’t feel comfortable leaving the sliding doors cracked for extra airflow.

Stayed here for part of our honeymoon. Tried to cancel the reservation as soon as we walked in and saw the room but we couldn’t get our money back. The Cliffs does not look like the photos shown on here. Staff in lobby is rude. Rooms are hot with no A/C. Visitors need to go to the lobby to swap their own towels. We checked out after 1/3 nights even though we “weren’t allowed any money back”. Do yourself a favor and stay elsewhere.

None of the promised Expedia VIP amenities (complimentary bottle of wine and $100 dining credit) materialized. It was a delight to stay there. Everything was perfectly clean and in working order. Having a full kitchen was an extra benefit. Staff was very friendly and polite. We missed having an AC unit, but they were plenty of fans. There were lots of beautiful tropical plants and birds on the property and very nice view of a sunset over the ocean.

I’ll start with the good. We loved the property, location, the accommodations, check in, bottle of wine and coffee provided. Unfortunately we had 2 separate incidents that were subpar. First we had some questions that we asked the front desk where we wanted to know if it was possible to take a shower after the check out time (10 am) and the answer was no but you can pay for an additional 1/2 day (for a hefty fee-the room rate for the whole night wasn’t much more) and the front desk wasn’t very nice about it. Then on the day we checked out we had an excursion so we picked up the room and took our bags just in case we were running beyond the 10 am check out. We did not check out at the front desk prior to the excursion. When the excursion ended, we had time so headed back to get a quick shower at 9:10 am and found the cleaning people already in the room stripping the bed. We entered the open door and had to tell the cleaning people that we have this room until 10 and need to shower so they left. I’m so disappointed in the whole experience. Minus these 2 incidences this could have been a 5 star review.

View is great from the cliff and the area of Prineville is absolutely lovely. Spacious unit but desperately needs a remodel. Service is next to zero. No front desk when we arrived in the evening. There is an outsourced concierge who gave poor advice and lead to a last minute cancellation. All in all, great area but don’t stay here.

We had an excellent stay for 6 days in a ground floor 1 bedroom unit. The unit was well equipped for a couple and perhaps 2 others (in a fold out couch). The Princeville area is suburb for those who like to walk and in short driving distance to a supermarket (for supplies) and shopping in Hanalei. There was ample parking in front of our unit and laundry in the unit. My only criticism is that there is housekeeping only 1 day per week and that only includes changing towels.

Excellent location. The cliffs were a great place to be. Perfect place to enjoy the sunsets on the North Shore. Very close to the Princeville market center for all the groceries needs and some good eating options. We really enjoyed our stay at the Cliff's and hope to be back there soon!

Stayed with two kids (4 and 7). The rooms are spacious, with a functional kitchen. The rooms could use a bit of an update, but that's not uncommon with older resorts in Kauai. We ended up moving resorts after a couple nights for two reasons: we didn't have an ocean view (and neither does the pool) and the lack of air conditioning was uncomfortable at night. We didn't feel comfortable leaving doors and windows open at night with the kids, and roosters tend to start going nuts at 5am. Also, the pool is 4 feet deep and doesn't have a shallower section so it was hard for our beginner swimmers since they couldn't touch at all. Princeville is beautiful and quiet but you'll be cooking for every meal.

The Expedia app said we would get a free bottle of wine per stay, and food. The hotel reception had no idea what we were talking about, which was very disappointing to find out that it was not true. Our room was a garden view, but we only had a view of the tennis court fence. The room was big, clean and nice, but overall we were disappointed. There is only 2 hot tubs so it was crowded most of the time.

Condo was exactly as described. Beautiful ocean view, breakfast on the lanai everyday. We did some cooking and all utensils were top of the line even the Instapot, having an ice maker in the freezer was a plus. The grilling area was clean and close by. Two pools and hot tubs was nice. There is not as much to do in this area but it was so comfortable. The complex is quiet and felt very safe. I plan to return next year. We were able to see whales off the shore of complex. There were also a few farmers markets close by.

Had flies in the condo that we couldn’t figure out why. Dead flies everywhere, lots of them! No in room coffee except one small bag for one person for one day. We paid way too much to not even get daily coffee.

We stayed in July 2026 at Princeville and we lived it. The condo was beautiful, clean and spacious with everything we needed in the kitchen. We loved the terrace with the garden view. Parking was right in the front of our building, the property well mentioned and the view from the cliff is breath taking. The people at the front desk very welcoming, nice and helpful. We would go back there any time.
