I struggled to find a hotel with parking as I had a rental car. In the end,I chose this one and it was perfect. Easy to find, parking right beside it and the price for both the room and parking was reasonable (£8 for the parking) We arrived really really late and it wasn't a problem. They offered us a late check out but we didn't need it. Bed was clean, and comfortable. Breakfast was actually really good (fresh croissant was delicious, no wonder they ran out lol ) All staff were friendly & chatty which I think was really nice. I would stay again. Next time I'll visit the armoury museum next door and avail of the water taxi into town.

Modern hotel, very easy to get to by car (we travelled in from the East. Parking straightforward in multi-storey car par park next door. 24 hrs discounted rate (by hotel reception) of £8. Room was pleasant with comfortable good sized bed, sofa & table, tea/coffee making facility, hairdryer, iron/ironing board & adequate storage. Bathroom itself & the shower cubicle both a very good size, good water pressure & nice shower gel/shampoo present. Only thing letting the room down were several questionable stains to the carpet. Hotel reception, bar & dining areas were modern & airy with pleasant decor. Plenty of seating available at breakfast, with good hot & cold choices of food & very plentiful. Breakfast being included in the price of the room made our stay excellent value. Hotel & surrounding area was quiet (right by The Royal Armouries) but with easy access to restaurants etc and a pleasant walk along the river to the city centre.

Great central location, with nearby car park (discounted rate for hotel guests). Small bar and restaurant on site, serving a good buffet breakfast. Room was comfy and clean, with free Wi-Fi available - good signal in room. Friendly staff. First time at a HIE and would stay again.

Nice hotel, friendly staff, the room has the usual tea/coffee facilities as well as a hair dryer, iron and board. Plenty of space in the accessible room with a huge bathroom with loo and shower. TV was a nice size, bed comfy and the breakfast was really tasty with plenty of choices from cooked (bacon, sausage, scrambled egg etc) to croissants and cereals. Parking is next door in a multi storey and the hotel offers a discount on this once you put your registration into the tablet. We stayed 2 nights and paid £16 for parking so pretty reasonable. Leeds armouries is literally across the way and the city centre is a short 10 minute walk to all the shops

The check in staff were friendly and approachable. Reception area was easily accessible and very presentable. Check in was easy and the staff explained elements of the hotel from meal times and local area. Room was very clean and well presented. The windows did not allow excess noise. All amenities worked from rhe Iron, all lights and hair dryer. Good pressure in the shower. Breakfast was plentiful and topped up regularly with a good range of options. The bar was reaonably priced. Check out was flawless with a nice discount on parking.

Excellent location and lovely hotel. Only gripe was not enough staff at 5pm and had to wait a while to get a drink from the bar. A little tip for future us if you are having breakfast get in the dining area early as it get very busy after 9am( not a criticism) just an observation. Breakfast excellent

Lovely comfy bed, nice room, overall clean but cobwebs around. Friendly staff, nice Veggie / Vegan sausages for breakfast. I like to request a top floor room as I'm a very bad sleeper. This was given which was great, however, dreadful noise from Air con unit or Extractor fan on roof at night time, every so often. Unbearable even with earplugs.

We stayed in the disabled room, the seat in the shower, the rail and that whole area was rusty and very dirty and we chose not to use the shower area and wait till we got home. It would be very uncomfortable using this area should you have the need urgently for this facility. The staff were very friendly and helpful and we had no issue with any other aspect of the stay at all and would bust again without a doubt if the shower facilities were updated

We regularly stay at Holiday Inn Express Leeds when visiting family, and it is always pleasant. The hotel is in a great location and the price is incredibly reasonable for such a central hotel. Breakfast is included and has a decent enough selection. The room was clean, although some of the towels were slightly stained and the carpet wasn't as clean as it could have been. The family room was an alright size for a family of four - it was great having a sofa bed so we could create more room when we needed to. All in all, you can't go wrong with this hotel for a family stay.

We have stayed here before and had a good night's sleep . Last night I did not sleep at all ,we were in room 501 and was kept awake by ? a generator buzzing all night . When I informed staff the next morning they apologised and said next time ask not to be in that room as they have had lots of complaints about this from other people .If people are complaining on a regular basis about lack of sleep due to noise in this room should it be used ?

Hotel was in a great location for Leeds city centre. The room was compact but clean and comfortable with an excellent shower and comfy bed. The impressive part for a budget type hotel was the very friendly and helpful staff. This made our stay more enjoyable. Breakfast was well organised which isnt always the case ,which was mainly due to the staffs efficiency Two night stay was really very good .

I don’t usually stay at Holiday Inns, so I don’t have much to compare it to when it comes to other properties, but this facility was absolutely fantastic. It was in a quiet area of Leeds Dock and the staff was simply amazing. The lobby area of this hotel was top-notch. Room was comfortable and quiet. I would absolutely stay there again.

All the staff working there are lovely and very helpful. Room wasn’t the cleanest and you can hear everything going on, especially slamming doors and noise outside. It was also quite cold in the room as the windows didn’t seem sealed properly.

The location by the Armoury was extremely convenient. The breakfast was impressive. But the room is bare bones and the the shower slows to a trickle of someone uses the sink or toilet and the temperature sways drastically!

When I arrived a power cut had caused a disruption to checking in. I was offered a free drink and was manually let into my room around 45 minutes later. Ivy was super lovey, and they explained everything about what happened clealy. The bedroom was clean and comfy, I did get a little chilly and couldn't work the thermostat, but it wasn't that much of an issue for me to mention to reception.

I had external issues and stress but my welcome was amazing Lauren was extremely warm and welcoming. Having two key cards is much better than some places because you don't walk in and run the risk banging into things. Breakfast is highly recommended I would advise to note that during busy times to wait a few minutes there are brilliant staff who keep on top of things re; kitchen and replenishing not to mention the quick table cleaning for the next guest. Room extremely clean, comfortable and homely I don't want to leave especially with the aforementioned external issue but (unfortunately got no name) the check out lady was extremely friendly and helpful. Great place to stay and highly recommended especially as it is based at Leeds Docks. Also people are helpful and friendly which is a bonus and a brilliant place for scenery and shopping.

We did call the hotel and asked for adjoining rooms months before arrival. The lady on the phone said it was fine and we could have adjoining rooms. When we arrived we were told it was not possible even though we rung months ago and told it was. We ended up getting rooms close together and free drinks as an apology. Other than that the stay was lovely. Breakfast was nice, rooms were clean and the beds were comfy.

Good hotel could not fault anything free breakfast too if you are visiting the Royal Armouries it’s right next door close to town centre and discounted parking just around the corner what more could you ask for ,it said double bed in the info but it was big enough for 4people.

Yeah, first time in Leeds and this hotel is decent. I would definitely stay here again although if I was going to the First Direct Arena id maybe choose something closer as its about a good 35 minute walk!

We had a wonderful stay, staff were excellent, special mention to Addie on reception who was a credit to the hotel. Breakfast was good quality, with everything you could need to set you up for the day.Hotel is a couple of hundred yards from the Armouries museum and the same distance from the canal tow path along which you can walk into Leeds centre shopping in about 10 mins.

Stayed at Holiday Inn Express while visiting the Arena last weekend, lovely 26 minute walk to arena, lovely pubs on route around the canal. Very well situated for City centre. Hotel was great, staff attentive, rooms clean, good views. Service at the Cafe was very slow however but the breakfast next day made up for that - best breakfast ever had!!!
