Always like to be able to park in front of room. Clean, nice bed. Pool refreshing on hot day.

The property is in a good location for my needs. The check in was easy, but I did not get what I picked out on Expedia. There was no full breakfast. The breakfast consisted of a bottled water, muffin and granola bar. The pool was unsafe to swim in, because of the yellow then green appearance.

So I was very frustrated. I decided to stay at this place because I wanted a hot tub. It was very important for me to relax and the hot tub was broken so that was really frustrating. It was just really disappointing because that was the only reason I stayed at this place. I think they need to have some kind of information on their website saying their hot tub is not available because otherwise, I would’ve stayed somewhere else.

I stay at this property quite frequently when I visit friends and Modesto. The rooms lobby and breakfast area are nicely renovated. The staff is great. There’s a nice simple pool outside for some relief on hot days. Having said all that, The area at night AND daytime has become blighted with homeless people walking around and sleeping on the property commin areas hallways and steps. I had to notify the office twice during this trip that I could not access my room as I was feeling unsafe until they cleared the way.

The Property was Clean and had Easy Parking.

Parking was at best horrible. No avaiable stalls.

Staff was good but my car was broken into in the parking lot.

It's an older property but well kept. Beds are comfortable. The pool is a nice bonus!

Grab and go breakfast because they were doing construction had. I known that because of my limited income, I would have chose another place with full breakfast. Dirty pool and hot tub

I booked this location because of the hot tube off the web. Thats the only reason. I also called to comfirm if they had one and working. Reply YES. I booked. When l got there l asked again hot working. Reply yes. Got settled changed see photos below. Have full of dirty water ice cold electrical plate for hot tub partially removed. All staff had to do is walk 70 feet to verify. My best guess this has been out of operation for a week minimum. Tried to communicate with Ashley the manager thats fallen on deaf ears ghosting.

One of the biggest cockroaches I have ever seen was in my room when I woke up in the morning!

Carpeting looked dirty. Odor in the room.

On the plus side the location was ideal for us as we were visiting a family member at a nearby hospital. The room was clean. For a budget motel room it was OK. My issues were the lack of electrical outlets. I need to use a CPAP machine and the only outlet was behind the bedside table. Since both sockets were used by the lamp and clock I had to unplug the clock in order to use my machine. Not a huge problem but other hotels I have stayed at solve this problem by having bedside lamps with built in outlets. Another issue was the bathroom fan. It came on automatically with the light and was jet engine loud. he biggest issue and the reason I will not be staying here again was a large cockroach in the room.

I was washing my face and I went to grab the towel to dry and a huge cockroach came flying off of it!! I couldn’t sleep there I left right away and turned in my keys

The walls were disgusting. The carpet smelled moist and was super dirty. I had to kill a huge roach. I decided to check out one day early because I did not want to sleep here again. I lost a days worth of money but it was just filthy.

The rooms are not clean. Floors have not been mopped in a long time. And the carpet isn’t much better.

I've been staying here for 10 years for biz travel. This was my last time here - major cockroach problem - killed 2 in my room / one dead on the floor. Lady at desk says they're working on it. I doubt it. If they were working on it, they'd shut down and fumigate.

Traveled with Youth team, couple of the rooms had huge cockroaches, our room looked like it had not been vacuumed or swept. We won't be back.

Everything was good until the last night...had 4 very large cockroaches in the room-trapped 2 and killed 2. The fifth was HUGE!!! Was standing at the toilet after my shower, looked up and there it was on the wall right up against the ceiling. Scared the crap out of me. Went to get something to kill it and when I came back it was gone. Don't know where it went. Don't care. Checked out .They DID discount that last night.

Clean nice , quiet

This is located downtown Modesto and main lobby under construction. It's an older motel type. The bed was a little hard. Nothing fabulous about this motel, but was comfortable enough for a one night stay.

Unit next door played loud music until 5am. I should have called front desk. Alley way behind propert gets some questionable activity.

Good location, but the construction of the building is cheap. Easily heard the foosteps of the people upstairs.

Rooms were old, but had been updated for technology. Also had a refer and microwave.

I stayed here because it was close to the courthouse. I was able to walk to the courthouse in 5-8 minutes. The entire hotel was very clean and quiet for the most part. Room was very clean and comfortable with tons of room. Check in and out was extremely painless. I would definitely stay again.

Pretty clean property, but the beds were a bit too firm.

The young lady who checked us in was wonderful! Did a great job. We had come to town to attend a concert. Got back about 11pm. Unfortunately, the room between our room and our friends was occupied by young, extremely LOUD people. This continued until 4am. Spoke to the manager when we left. It really had nothing to do with the hotel, but it sure made our visit unpleasant. These people were loud in the room, and headed outdoors in front of our window.

Overall a comfortable stay. Hotel is not renovated. A usual hotel in that category.

Saw a very large cockroach in my room. This is an old motel that has been upgraded but, they didn't do anything about sound proofing. I could hear the neighbors beside me talking and every step of the ones above.

Rooms were clean and comfortable.The only complaint I have is the towels were really thin and rough,also no bath mat for the floor.I’ve stayed here before and would again.

I was impressed with the desk persons who were extremely patient with the guests checking in ahead of me. The guests changed their bed preferences and thought being pushy, irritated, and demanding would help. Everything was sold out, so changes were not available. Twenty minutes later a compromise was reached. I told them it was impressive how they handled them. They smiled, took a deep breath, and said thank you.

We stayed one night after a wedding next door. Check in was easy and quick. After the wedding we were moving the wedding items (flowers, tables, glassware, linens etc.) from the mansion into the bride and grooms room. The process didn’t take very long but I’m sure we were somewhat noisy. An hour later around 12:30AM we (myself, my husband and 2 other couples who were guests at the motel) met outside to walk over to Dennys. At the same time our neighbors car alarm started going off. Right away she came out to fix it. Before she made it back to her room the night clerk came around the corner screaming at me that we need to be quiet he’s getting calls from everyone on this side of the motel (most were wedding guests) I told him he can be a little nicer and it was (pointed to our neighbor) her alarm going off which she quickly fixed. He got more angry and said security was going to be called “this isn’t going to be a threaten staff situation” I told him I don’t know what he’s talking about nobody is threatening him we were leaving to go eat and the alarm was an accident. I did ask his name because I would of like to have it for my review but he refused to give it and again said I was threatening him and would get security. Had he been a little more polite and maybe asked what was going on I would have given a higher star rating but his approach and behavior was rude, unprofessional and not necessary. If the owner has security cameras this was Saturday the 21st around 12:35AM.

I checked in on the fourth checked out on the sixth. I paid two hundred and fifty five dollars and two cents for two nights. And a hundred dollar deposit separately. After I checked out on the sixth I got my hundred dollars back on my card. Always good. Then this morning, the 9th of April.My card was dinked for another hundred dollar to plant it. This is three days after I checked out. This is the second time this has happened to me with this hotel. I spent over two thousand five hundred dollars at this hotel in the last year and a half. I've talked to 7 people.I've been to the hotel twice. I spent 2 or 3 hours running around at the hotel.Calling back-and-forth, I am not a happy camper.Nobody was authorized 3 days after I was leaving gone to charge me another $100 deposit.I wouldn't even stand there at the time. I'll guarantee.I will never stay at best western again. Your advertisement is customer service customer satisfaction. I couldn't even get a dollar changed at the front desk for the soda machine. Somebody was not authorized to use my card.The second time for the hundred dollar deposit. And again this happened to me last time I stayed.

The hotel was very clean, inside and out. There’s a good amount of parking. The one cleaning staff I did meet was very friendly! My only issue it seems like the front staff can be a little rude. There was no welcome and when I asked questions it seemed like I was annoying her. That’s the only comment I have.

Love the receptionist. She’s been here a while and he’s always in a great mood and eager to help.

The front desk staff were friendly and very helpful. The room was clean and quiet. There was a large event in the area, so most of the rooms were filled. I found my room to be quiet. The breakfasts were just fine and the staff in the breakfast room was nice and helpful. I would recommend this hotel and plan to stay there again.

After a long day, front desk personnel was NOT kind, rude and unhospitable. period. Couldn't find breakfast as they are under construction and didn't want to ask another rude person.

The location of this property was perfect for my purpose of visiting the McHenry mansion. It is literary next door to the mansion, so it was easy to visit...

The place is great. Location wise us also good. Walking distance to the downtown clubs and events.

Excellent location, near downtown sights, museum, restaurants and a good hiking/biking trail. Staff very helpful and prompt with requests. Room clean; good amenities. Downsides: noisy, possibly because of urban location and a big event that weekend. Could hear people outside and overhead. Full breakfast (scramble eggs, sausage or biscuits & gravy, waffle makings, cereals etc.) but the fruit was "on order." Good coffee from the machine but the yogurt from the yogurt machine was too sweet for my taste.

Love the downtown location. Good breakfast and neat coffee shop across street (not sure open on weekends).

I needed a spot to recoup from a day at the Modesto Taco fest and this spot was perrrrfect. Bonus: it’s right next door to some very important historical monuments. I had no idea. That reason alone means I’ll be back. It’s totally walkable to downtown. It took me maybe 10 minutes and the area is coolio.

Kitchen is being remodeled and has been for a long time, so breakfast is a bag with a bittle of water, muffin, granola bar and an orange. Disappointing when a hotel is chosen based on breakfast being available. The room was very clean but the exterior was disgusting. The stairs leading up to the 2nd floor literally smelled like urine. Would never stay here again.

Hotel and check-in were nice. Attended the hot breakfast at 6:15am, the eggs were cold and the sausage were cold like they had been there overnight. Breakfast started at 6am?

As a Modesto native, I wanted to make sure I stayed somewhere safe and comfortable when visiting my family. This motel actually did exceed my expectations. :) The receptionist was very friendly and efficient, the room was clean and quiet, and the area of town is safe. I was pleasantly surprised that the continental breakfast included much more than I originally expected! It had yogurt, sausage, eggs, a waffle station, plenty of fruit, cereal and milk, juice, coffee, muffins and bread... it was much more complete than I expected! I will definitely be staying here again the next time I need a room in the area!

This is an old property, however it has been remodeled and updated very well. Rooms are nice and very comfortable. They have a free breakfast with a good supply of options.
