Centrally located. Service was great, room was clean, continental breakfast included and best of all, free parking.

Easy friendly check in, good location, offers parking, and the coffees good!! ☕️ I wouldn't definitely stay there a third time.

Great location. I loved that parking is free and the car is inside a garage. Room clean and quiet. Only one complaint, the elevator wasn’t working and had to walk up the stairs, but the staff offered to carry the bags, and they refused to take a tip. I will definitely stay here again.

Service was friendly. The room was cute, clean and spacious. We were very happy with our stay overall. My only advice is to not book the room because of the advertised free parking. Although it is true that they have secure, free parking, there is not nearly enough spaces for all the guests and it is first come, first serve.

Didn’t like that stay there for three time since June 2021 that the elevator is still not working. As a disabled person with bad knees and pain many flights of stairs were a problem. So fix the bloody elevator!

A lot of stairs. Elevator broken. Rooms were clean. Body wash was patchouli scented. Parking is on bottom floor behind garage door. All rooms 2-3 floor. Breakfast is minimal. Coffee, toast, cereal, pastry.

The place is good and can park and convenient public transportation. But the thing is the smell in the room and the bed sheets were not changed when I checked in. I realized it in the night before going to bed. So, it will be my first and last stay. Breakfast is too crowd in the morning. The reception guy is kind and helpful.

Hotel was very clean and the room seemed to be up to date. The staff were kind and attentive. Free breakfast was included but we did not partake. This hotel was perfect for our little concert away weekend. Just a 15min walk from the Bill Graham. Loved that parking was included with the stay and had a secure parking lot. Our room was comfortable and had all the amenities we needed. For the price point too this was a decent find. We will most certainly be back for another stay~ thank you.

The young man who checked us in was very friendly and helpful. Parking- although very limited and tight, was available and felt secure. Room was clean and so comfortable- soooo many pillows!! I feel we got more than our money’s worth. This was not our first visit and definitely won’t be our last. Breakfast isn’t the best- which was fine there are many options within walking distance. Within 12 minutes walking distance of the Warfield where often go for concerts. (Watch your step)

Might have been the worst hotel/motel I have ever stayed in. Had there been available rooms elsewhere I would have left. If this is the standard for hotels.com then count me out. Never again. Pretty sure that’s mold in the bathroom. Smoke detector? Just wow!

This was a little hidden gem. Room was clean and spacious and the bed was comfortable.

The rooms smelled like urine, especially when the air conditioner was turned on, very unpleasant. fortunately, only there each night to sleep.

Well this is a budget friendly hotel so keep that in mind when booking. However, Room 121 does need attention. Good: Shower had good pressure. Walking distance to Oracle Park, which was the reason for our trip. Of course, the had to take the bus home due to the area. Coffee in the breakfast room was really good. Close to the Farmers Market on Wed & Sunday. Not so good: This room has clearly experienced water damage in the past and the floor is in need of repair. The flooring was so spongey on the left side of the bed and in front of the sink area. I could bounce! It was noted our room would be renovated but I don't feel that was the case. They need a new subfloor in room 121. The Drapes were very dirty and are in need of cleaning, along with the windows. A better cleaning of the corners, particularly in the bathroom is in needed. The AC gave the room a funny smell too, which is likely from the prior water damage. There was no problems with un-homed at the hotel or that part of 7th but area of town is considered sketchy but you can take a bus to avoid this.

The place was amazingly clean, tidy, secure, and quiet for the neighborhood. It was like a little enclave in the middle of chaos. The bed could have been more comfortable however.

Very quiet! Parking lot had garage door. Clean. Close to Oracle Arena or UCSF China Basin or Mission Bay. Only issue was the WiFi was spotty in our room.

The room was fairly average hotel room. It does have all the amenities however. Makeup mirror is a nice touch that a lot of hotels don't have. AC, mini fridge and free parking all together makes this place a good value if you need all those things. The TV is small and mine didn't work. Neither did their WiFi, but since I didn't really need either of those for this stay, wasn't impactful for the stay. I'm sure they could fix those issues if brought to their attention. The check in took a very long time, but not exactly due to the agent. There was what seemed to be 2 problematic check ins before me. One due to language issues...which is understandable. The other were people who were not ready to check in with things like missing ID, no card to put the deposit on and such. The agent really should have taken them out of line and moved unto others in the lobby waiting to check in. Especially since they took nearly an hour to get everything in order. Also while I don't consider this a big deal, it is for some travelers, the agent was saying the room number out loud when handing you the key. That said, other aspects of security in the hotel was VERY good with excellent egress control.

When it comes to this property, it’s okay for the value. I stayed there 2 years ago and the elevator was broken, and 2 years later it was still broken. It hurts to walk so many stairs but at least the room was right at the top of the stairs. The room had no wash clothes. The WiFi is horrible. If you are staying just to sleep, it’s good for the value

Found out at check-in that there were no elevators (There is an elevator but it has an aged sign taped on saying it is out of order). Rooms are very dated. Light bulbs are not replaced when they blow - 4 out in our room. On the positive side, lots of space in our 2 bedroom unit. Fantastic coffee roasters 2 doors down.

My room was clean but the air did not cool the room enough. The room faced the street and was very loud. I waited almost 30min outside ringing the doorbell to get in after my night out. Luckily, someone staying at the hotel opened the door for me.

We stayed here for one night to go to the SF Giants game. It was very convenient for that. It is a 1.3 mile walk and we felt safe, even walking back after the night game. The included car parking is a plus and the main reason that we have returned. The rooms are nice and are up to date, but they are small. The elevator has been out of service since our first visit two years ago, so if you have trouble with tight, steep stairs, this is not the place for you. The bed was a little hard for out tastes. We will return for another trip to a Giants game.

Only stayed for one night. I appreciated that they had secured parking and did not have to worry about a car break in. The inside of the complex was cute. There wasn’t much special about the room, but was not expecting much considering how cheap the reservation was. The only thing I did not like was at checkout when I asked if we could store our two bags with them for the day, the front desk person only replied “our bag area is full” and did not try to offer any kind of solution. I was stressed out the rest of my day in the city because I had to keep my bags in the car.

Horrible! The receptionist was rude when I got there. When I asked questions, he answered rudely.

Worse greeting I ever experienced. We flew in overseas and arrived at the hotel at 11 am. The door was locked and the girl at the reception almost didn’t want to let us in. “Check in us at 3 pm, no checkings before that” was the only thing she said when she opened the door a few centimeters. I explained that we just flew in and wanted to see if the room was ready or if we could leave our bags. Didn’t matter that the room was ready, then we had to pay 50 dollar extra “this is written clearly when you book” she said in a rude way. And to leave our bags we also had to pay. Not much, only 2 dollars, but I have never experienced anything like this. We have been traveling for the last 7 weeks and visit more than 15 hotels, this was the worse welcome ever. We had the same lady when checking out and she wasn’t happier this day. When we said we wanted to leave our bags there over the day she made notices as we had asked her for something awful. Not sure what she does with a service job.. please someone, give her a pep talk! Room was old and smelled old. The area around the hotell is off and lots of homeless people around. Didn’t feel safe walking alone. Would not stay here again! (But a high five to the young man at the reception one night, he was kind).

Bad receptionist

It is a very solid place to stay in San Francisco if you plan on doing a lot of touristy things. The surrounding neighborhood can be a little sketchy but for the price you can’t beat it. I recommend ride sharing over walking through the surrounding neighborhoods.

It was hard to find how to get into the property since it is fully gated. The surrounding area appeared a bit sketchy, but once inside, it was decent, felt safe, and it was quiet.

Staff was nice and friendly, the area is a little sketchy but mostly because of the homeless in the area which is nothing to do with the hotel. I like that they keep the front door locked with a ring camera to see who is coming in, I felt safe as soon as I was inside.

Nice location , staff friendly , shops and restaurants near by , train and bus to commute to airport , golden gate , pier 39 very easy . Air condition was good .

This location was inexpensive compared to everything else in the area. It is a good location if you are going to an event at Oracle Park. It is an easy 1.2 mile walk. Straight up Folsom, make a right on 3rd. I specifically chose this hotel because it has secured parking garage. The chances are high you will have a break-in if you have to park on the street in this area. The rooms were clean and basic. Noise minimal. Non-smoking property. Front staff, 2 guys, are great! Just a block away there are a lot of homeless milling about. They didn't bother us but if you walk that direction you have the smell, trash, number of homeless. There are a couple restaurants in walking distance going through this area but it wasn't a big deal. I don't think I would walk in that direction by myself as a female. Although I never felt unsafe. They are in the opposite direction of Oracle Park. There are a few restaurants in the area. There is a coffee joint a half block away. Extreme Pizza close by. Joyride Detroit style pizza was SUPER good. There are a couple locations but the closest one is easily accessible on top of a museum or something like that. Outdoor stairs to get to it. Large indian restaurant on Folsom and 3rd. It was DELICIOUS! Another very good breakfast place is The Bite. All are close by. I recommend this hotel if you aren't picky. I would stay again for Oracle Park event.

The room itself wasn't bad. I was charged $30 for having an extra car. There was no breakfast and it said there was. The elevator was broken. It said room service and there was none.

Overall we had a nice stay. The room was clean and updated. We appreciate that the parking was enclosed and monitored. The walking area was a smidge sketchy but we had no issues. They are sticklers about their rules and checkout being NLT 11AM. The continental breakfast wasn’t a breakfast at all. Just coffee and a store bought pastry. But overall the stay was what we needed.

Came to stay for one night on a business trip. Hotel is almost a motel. It's set back from the street but does have an open courtyard with rooms facing inward. Very relaxed. Staff very friendly and down to earth. This is a simple hotel, room was very clean and quiet, did what I needed. I especially appreciated the coffee machine had some solid, real coffee cups. A nice little detail waking up (instead of the typical paper/styrofoam). If you're looking for a no-frills decent place to sleep on a budget, this will do. Internet was a bit flaky but my hotspot worked fine at the location. I didn't expect breakfast to be included -- it was a pretty weak breakfast (packaged danishes, juice and coffee) but given the room rates I can't complain. A very nice coffee shop is 2 doors down with more substantial fare.

Firstly, I just want to say how impressed I was with this place, the stay made the start of my trip a very nice one. I was on a tight budget and needed a cheap place to stay with parking, and this place was amazing for that. Free parking in SF for this price??? And free breakfast, too??? I mean, wow, thank you so much!!! Now onto details... There is a broken lift at this hotel, and I doubt very much that it will ever be fixed. So, basically, no lift. Room cleanliness was acceptable (seen far worse elsewhere many times) and room was comfortable with a good bed, a suitcase rack (they make such a difference in my opinion), a coffee machine, a fridge, a bedside clock - the only place I saw with a clock during my trip, and I actually really appreciated it. Had USB sockets everywhere, which was very handy. Breakfast was basic-ish (packed danishes, microwave porridge, toast, yogurt, coffee and juice) like others said, and you need to get it early or it could run out, but I really appreciated it, made such a huge difference to the start of the day. Coffee was actually pretty good. Staff was very helpful but not overfriendly, which was a good balance to me. I have to say the area is not the best, it is not in the middle of, but adjacent to a rough area with loads of homeless people and junkies, I didn't really want to walk around late at night, but I did walk to and from many places during the day and found the location of this hotel to be very convenient.
