Tranquility, walking distance to the Black Sand beach. Clean, washer and dryer was very convenient. The bed and pillows were amazing! Front desk very friendly and accommodating. Love this place, hope to come back again.

Basic accommodations not near stores or restaurants but close to the ocean, nature and volcanoes! Customer service was good. Hot tub and pool were excellent. Great value. Would definitely stay again.

The property was a beautiful gem to have our little family vacation. The condo was spacious and was stocked with basic necessities. We loved seeing the ocean from afar and the pool area was great amenity.

It's a beautiful place, gardens and flowering trees kept in immaculate condition. A really nice pool and jacuzzi, and an easy walk to the black sand beach. The staff are friendly and helpful and the apartment was great, well equipped with everything we needed including laundry. I definitely recommend Colony 1, and would love to stay here again.

Very nice landscaping, view and pool-tub. Unit its old but updated, large and well maintained. Staff helpful and friendly. Optional extra charge for AC but not needed.

Very serene location within walking distance of beautiful black sand location. Property was very clean and comfortable. Our bedroom located next to parking lot which potentially could be disturbing if there was a lot of activity. Beautiful place to walk about, small pool to enjoy and nice new grills for cooking. Great internet. The local towns do not offer much for entertainment or food, so stock up accordingly. We enjoyed the coffee plantation tour at Kau Coffee Mill and grabbing lunch at the farmer's market in Naalehu. Naalehu has other restaurant offerings too. We were lucky with days of sunshine.

I only stayed one night, but it was perfect. The location is walking distance to the Black Sand beach and the unit we stayed in had a lovely patio with a view of the ocean. Everything was clean and the property was very quiet.

Peaceful and relaxing stay. Beautiful scenery and a nice pool area. Black sand beach very nearby. Condo was comfortable, clean and well equipped.

The grounds around the buildings were well kept but the area near to it which was once a golf course is now defunct with buildings that are falling apart. The access area to the coastline just below the property has remnants of trash and things left behind by people camping there. The beach access at the punaluu is close by and was nice enough. We had wanted a place with an ocean view, the condo we got was next to the road and we could hear cars all day heading to punaluu. There were also people who were staying at colony 1 that chain smoked on a bench within earshot of our bedroom window so had to wear earplugs to sleep because they were smoking well last the quiet hours. For the price we paid for this property it was not worth it to us. We would not recommend it. Also.. they hadn’t swept the condo during cleaning very well. I found pieces of broken glass on the floor and they hadn’t mopped it in who knows how long. Our feet were dirty from walking around the condo with bare feet.

My husband and I paid for two nights at Colony I but checked out after one. Initially it all seemed fine and our room looked nice. But shortly after we arrived we sat down to eat dinner at the table in our room and noticed a bunch of little bugs on the table. We then realized they were EVERYWHERE - on the bedside tables, on the walls, kitchen counter, every surface. They’re small but there were so many and we couldn’t get a good sleep knowing they were crawling all around us. Aside from the bug infestation, you can absolutely hear everything your neighbour does. It was so loud, especially being in one of their bottom units. There’s no AC in the room and if you want AC, you have to pay extra but can only do this during their narrow office hours so if you do a late check in like us, you are out of luck. Also the sprinklers turn on around 3am and are shockingly loud. All of this to say, it was a night of very little sleep. We couldn’t do a second night and instead took the loss and booked at the Hilton in Waikoloa— it wasn’t in the area we wanted to explore further but that’s how desperate we were to have a good nights rest and we previously had such a good experience there. The following morning we told the staff about the bugs - she said they were sugar ants and very normal on the island due to the climate. However, we had stayed at 3 other places during our time on Big Island and they were all bug-free. I find it hard to believe there isn’t more Colony I could do to fix this.

The apartment was clean, spacious, comfortable and had a lovely view of the grounds and ocean beyond. Our unit was near the end of the small number of properties and we were undisturbed. It is a somewhat remote location, however, and not walkable to any services or supplies. Even the nearby black sand beach requires a very short drive or a long walk.

Clean and quiet

Likes: It was very peaceful at the property. Our room was very cozy and spacious. We really liked the property's location, even though we had to drive distances to do tours in Hilo and Kona. It was worth driving those distances in order to get the tranquility of this property! Dislikes: We did have to kill a few of the red fire ants on a daily basis and we also had several cockroaches visit us a few times during the week. I actually killed all 4 of them by the end of our stay. OVERALL, we did have an enjoyable above average stay, and we would stay there again if we ever come back to Hawaii.

This place was our favorite of our whole big island stays and we stayed at four of them. It’s so clean and immaculate and the view is breathtaking.

We spent three nights. They called us to give us instructions three days before the trip in case we checked in late, aka, after 5 pm. That was helpful because our flight was delayed and we did check in late. No places to eat around the property. Need to buy grocery before check-in. Full kitchen. Need to bring your own soap and shampoo. Everything you need including laundry detergent is available for sale at the office. We had an ocean front unit near the pool. It was like the paradise when we sat at the patio looking at the ocean, listening to the waves, and enjoyed the palm trees, watching flowers and birds while we enjoyed our breakfast. The night sky was full of stars. It was about 1:45 min from the Kona airport and 1:15 to Hilo. We had a good stay.

Wonderful oasis on the south side of the island. The only thing of note is that they do not offer AC, if you are sensitive to heat.

Loved the quiet, low key property. Very restful for a refreshing get away. Hardly used the air conditioner as the condo was set up with good cross ventilation. Good base to visit all the attractions on the island. Also, has minimal VOG when the volcano was erupting.

Family upstairs was very loud with children jumping on floor all night & early morning. Noise comes down very loud. Hotel needs to have no jumping rules in house

We had a wonderful stay! The unit was beautiful, clean, and fully equipped with everything we needed for a comfortable and relaxing getaway and great staff. The backyard sitting area was a real highlight—grilling steaks on the Weber while watching the waves roll in was such a memorable experience. The only minor downside was that the air conditioning was limited to a portable unit in the bedroom, so it could get a bit warm in the kitchen and living area, especially on more humid days. That said, the bedroom stayed cool for sleeping, and the overall comfort of the space more than made up for it. The location, views, and overall value were fantastic—and the price was very reasonable for everything we got. We’d absolutely love to return if we get the chance!

there isn't Shampoo, conditioner,... the lobby closed too early, 5:00 pm. we checked in before 5, then I had question to ask, but no one there.

Very nice accommodations in a rural area of the big island. The staff was friendly and communicative.

We have stayed at the colony I at sea mountain in pahala twice. We absolutely love this place, the people are veey nice and make you feel at home. I love the privacy and how quite it is. Its also a 5 minute walk to the beach where you can see the green sea trutles.

That was helpful because our flight was delayed and we did check in late. No places to eat around the property. Need to buy grocery before check-in. Full kitchen. Need to bring your own soap and shampoo. Everything you need including laundry detergent is available for sale at the office. We had an ocean front unit near the pool. It was like the paradise when we sat at the patio looking at the ocean, listening to the waves, and enjoyed the palm trees, watching flowers and birds while we enjoyed our breakfast. The night sky was full of stars. It was about 1:45 min from the Kona airport and 1:15 to Hilo. We had a good stay.

Simply amazing condos - I was angry at myself for only booking one night there. I'd advise anyone staying on Big Island to use this as a base & just travel back and forth, as everything is close enough on the island. If I'm ever back again, I wouldn’t hesitate to stay here for 4 or 5 nights. Just two minor issues - there was a 2 hour power outage on the night & the resort didn’t communicate with guests at all to keep us informed. There's also a policy to charge $10 to use portable aircon units which is unnecessary.

Our confirmation paperwork shows October 1-13th (our trip dates) but when we showed up they did not have our information in the system. It now shows online that the trip was for September which is not true! No one answers any phone calls or chats. We are now out the money and have to find another place to stay. We have no idea how they have the dates messed up from our printed confirmations

Beautiful property, excellent accommodations. Close enough to Hilo to get groceries and sightsee but far away from commotion. If you are looking for beaches and nightlife this is not your place. If you are looking for relaxation and enjoying a tropical atmosphere this is your place. There is a black sand beach within walking distance and sea turtles can be seen there, a bonus for us nature lovers.

If you are going to stay at Colony I, do your grocery shopping before arriving. Closest grocery store is a 30 min. drive. Same with dining. Be mindful that there are few restaurants near the property, and after 6 PM it's a 30 min drive minimum.

Nice quiet location. We booked only one night here to tour the Volcano. Not much around here otherwise especially if you’re in need of groceries and other supplies.

Truly an amazing experience - beautiful remote property that’s walking distance to Black Sands Beach - plenty of sea turtles and just gorgeous views with next to no one around. Highly recommend grocery shopping before going and cooking most of your meals. However there are great food truck options nearby - AMA’s kitchen and Encanto were our favorites. Bedding was super comfortable and the Murphy bed was perfect for our 3 year old and the view from our balcony was of the beach and a nice way to start our morning. Staff was super friendly and they have chairs to rent, rice cooker, towels etc that made it super convenient. 10/10 would stay again!

Quiet, beautiful ocean view and near to Volcano N.P. and beautiful black sand beach. Restaurants and grocery stores are limited but we just stopped in Hilo for provisions, made some nice dinners in the full kitchen and ate on the pato watching the sun set over the Pacific. Wonderful location if you want to experience rural Hawaii.

Remote location with no surrounding convenience store.

This is our fourth trip to Colony 1 at Sea Mount. We stayed there in order to get to the volcano when it was erupting. It worked out well since the condo is about 30 minutes from the volcano. The unit was well taken care of, the kitchen was nice to have so we could make breakfast, since there is no restaurant on site. The bed was comfortable. It was nice to have a clothes washer too.

The accommodations were very comfortable and reasonably priced; a good base of operations to visit Volcanoes National Park. While the property and the staff were very good, there are limited dining options in the area - a little advance planning is recommended!

The property is just a few minutes walk to the Punalu'u black sand beach. We walked to see sunset and sunrise. The propperty is clean and roomy, and has all the utilities to cook your meals. There is no restaurant, supermarkets near by. Need to buy your meals/food before hand.

General speaking, this hotel/resort is in very good condition. However, it's not good if you need to find a restaurant in a hurry as there is no one nearby. Another inconvenience is that we found out the hotel did not provide shampoo, conditioner or body wash even for short stay guests. You can buy a small package for $3 in the office but it's not open after hours.
