We have stayed here before and have always enjoyed our stay! Friendly staff and very accommodating! The only thing I would note is that there is no elevator for those of you who might not be able to climb stairs. You can always request a downstairs room. Otherwise, it was very nice!

Nice central location and an historic building, but the rooms are not well maintained. Lots of stairs and no help with luggage. The staff are lovely and the food in the restaurant was good, but limited. No refrigerator or coffee machine in the room. No outlets near the bed sides for charging phones. There was a TV in the room but it wasn’t connected to anything (electricity or cable).

When we arrived to check in It was a little worrisome that the the front door of the hotel was locked and the phone # on the door was disconnected. Fortunately the 2nd phone number listed was answered and the mgr let us in. She was very nice and helpful. The room needed new carpet and another trash can near the desk(there was only 1 in the bathroom) but other than that our room was fine. There was a nice seating area just outside in the large porch. Lots of noise first thing in the am with some construction sounds and the trash dumpster pick up. The hotel restaurant had a B grade which was concerning, but the food was good. Our stay was fine and restful. The hotel just needs to be updated/refreshed a bit. Hotel staff were very friendly and accommodating. Good place to stay for the price.

It is super quiet. We stayed in the Johnson room and bed was very comfortable. There wasn’t a bar on premises. They do have a restaurant and offered complimentary breakfast. Easy checkout online.

The stay at the Guest House Mansion has been very nice thus far, except they have no refrigerator in the rooms. I would have no problem with this except for the fact that my husband and I are both diabetics and we have to keep our insulin refrigerated. Also, there was no bartender in the bar. However, my biggest problem is with Travelocity. They have charged my credit card twice for two different amounts for the same stay. This is a BIG problem!

This is a 19th Century hotel. It was as if I was back in the Old South. Rocking chairs on the wrap around porch, and few blocks from the mighty Mississippi River. My only caution is there are NO elevators, and rooms are on 2 floors. So not ideal for anyone with mobility issues. Sweet patio where you can eat breakfast outside..I was there for a funeral, so not lots of time to spend at the hotel. Room are spacious and this city is full of Southern history!

The General Manager had to fill-in as the bartender as our group converged on the Hotel Saturday night. She and her assistant could not have been more accommodating or more personable and professional. Her spirit was so joyful, and she made it an incredible time for all of us. She really went out of her way to make sure we were taken care of. It is a beautiful old home with all the character that you would expect in Natchez. If you are looking for a new property with all the bells and whistles, keep looking. But if you are looking for charm and Southern hospitality, then this is it.

This property has loads of potential, but there are tons of maintenance issues that need to be addressed. It would highly benefit for a good top-to-bottom scrub and polish in both the rooms and public areas. For now, its a solid 3 star-ish experience.

We initially booked a King room but upon arrival the room had some serious issues. Toilet was extremely loose at the base, the room smelled of mold/mildew (upon inspection of window a/c unit we saw were it was coming from), and the bed severely sloped downward from foot to head. We were fortunate to be able to secure a smaller Queen room on the balcony that worked for us. Unfortunately we still don't have any reimbursement for the room change. While the mansion/hotel is interesting in a historic way; it's definitely in need of repair and general upkeep. I'm sure there are better options in Natchez at a similar price point. We'll look elsewhere on our next visit.

When my husband got on his hands and knees to plug in his CPap machine, it looked like the floor near the baseboard had not been vacuumed in this century. While I understand that the B&B is very old, there is no excuse for not vacuuming places where the guests can see i.e. the corners of the room where one can look under the table and see past the legs of the furniture. It was extremely dusty. On the plus side -- the breakfast was good and hearty. The receptionist on the day we checked in was good; the one who checked us out could not care less about anything, and it showed. We won't be back.

Great Location, Wonderful Staff. I gave it a three Because It’s Time To Make Needed Improvements in Bathroom & Some Furnishings. No Hot Water! Place is not without Charm From Past….But Wonderful Staff, Good Location & Some Charm is not enough to replace a decent Modern Bath , Hot Wayer & Decent Furniture. Time To Remodeled!

I stayed at this property years ago and had a better experience. Overall, the property seems run-down and tired. Our room was on the first floor, yet the front door to the house didn't have a working secure lock, so it didn't feel safe. The dust accumulated on the air conditioning vent was yucky. The bathroom had lights that were burned out, the shower didn't drain well, and the door stuck so badly that I literally thought I'd be stuck in the bathroom forever. It required a solid five minutes of pulling and yanking on the door to become unstuck, so the door remained mostly ajar during our stay, which wasn't great for privacy. Although I love the history of the property, I'm not sure I'd return.

You pay for the location. The house was quaint. Our room - Martin - was OK. Shower lever for shower/spout was stuck so shower was weak. Shower head lever did not work. Staff were apologetic but this problem was not new so basically they charged top $ for the room and had no intention of fixing problems. Shower curtain was too short so it was difficult not to flood the bathroom. The Wi-Fi is 1990s and really sucked. We were lucky to get 10 minutes before it went out. Again staff apologetic but probably have no intention of fixing it. I assume the customer profile is overwhelmingly non repeat. The dinner was very good but not run by the hotelier. Breakfast was OK with scrambled egg. I asked for fried eggs and was told I would have to pay extra! By this time I was thinking Fawlty Towers.

Shower and bath faucets did not work. The knob just spun around and you had no control over the temp. We were across from the bar and they booked an event so it was loud in our room. Then after party was over, the staff was crazy loud for another hour or so trying to close up for the night. Yelling at each other down the hall about the cash registers and such. It was disappointing as I had my elderly mother with me and she was unable to sleep there. Restaurant wasn’t great. Server was working hard but didn’t know the menu at all. We did get a show with our dinner though as the reception desk lady was trying to hook up/flirt with our server while he was working. It was a circus. I wouldn’t stay there again.

I usually don’t do Expedia reviews, but I wanted to for this stay! The young lady at the check in desk was enthusiastic, quick, and seemed genuinely happy for us to be here. The room is very charming and comfortable. The bed was comfortable. We stayed in July, and the AC was comfortable. Haha! I love that the rooms were arranged around the old house, not in a straight line like a typical hotel. There were charming little sitting areas and a cute outdoor courtyard. Definitely recommend!

I am writing this review a week late because I forgot to write it last week. To be honest, I have never written a review; but, I must acknowledge the members of the staff at The Guest House Historic Mansion because they went above and beyond to ensure a great visit for my family. They truly showed southern hospitality. There was an issue with the toilet in the wee hours on the night before my checkout. My 8 year old grandson resolved the issue, and there was no need to notify anyone at the moment. I did mention the issue during checkout, and the front desk personnel apologized for the situation. I told her no apology was necessary. But a few hours later, I received another apology when the general manager (who was not working during my checkout) called me about the toilet situation. I truly appreciated the staff at The Guest House Historic Mansion!

Front desk staff was sloppy. They provided me a room key to an occupied room that caused me to wake up two guests. The next room provided had electrical problems. Then after check out I was double billed for my room. And despite being assured by hotels.com and the hotel I would be reimbursed, two weeks later still nothing. There are too many nice hotels in Natchez to have to deal with this.

Terrible experience at this guset house. When we arrived tyou couldn not flush and the girl at the front desk promised us to fix that. We took a walk at the town and went back, still not fixed but she promised us the plumber was on his way. After a couple of hours we come back again and were promised it was fixed. Guess what, it was not and there was no plumber!! She lied to us!! When we wanted to change room there was none, even though there were two avalible on the website! When we wanted to leave and hove our money back she all of a sudden had a room! It was so much small but we were so tired after a terrible day that we had to take that. We did not get an excuse or complimentary, I asked the manager to contact me but she did not!! We would like some refound because of not having a functional room until 9 pm and a much smaller room with one queenbed instead of two. We paid for a large room with two quennbed and shoul have a refound for the price difference. I would never recommend this guest house to anyone, bad service and very old bathrooms and also many steps to reach the rooms!

The building and the rooms are beautiful and period appropriate and well decorated. The breakfast was really good. The location is great. There wasn’t much service however. Karlee seemed to be running the entire hotel alone from about 9-5. Tamara was running the restaurant service by herself. The staff was much too lean. The housekeeper worked part time and had to be called back at 4pm to clean an extra room. We were awakened by people at 11pm banging on the locked front door; not sure if they lost their key or were trying to check in late… There was no staff at the hotel then. The establishment could really benefit by adding a couple more people to the staff.

Nice room and clean. Dinner was great at the small restaurant. Cons: parking lot is limited, no coffee pot in room, no one at front desk when checking in. They had left work early without a replacement. So it took a while to check in.

This lovely Stately Mansion is near the centre of town, parking was plentiful in the street, and walking in the surrounding streets was great with all the historic mansions to view. The riverfront is an easy 10 minute walk - and well worth doing at sunset. This was a perfect change from the usual hotel room.

The hotel could use a little attention hear and there but nothing terrible. The breakfasts were average at best and aren’t offered till 8am. Overall a nice experience though.

Very friendly and helpful service. Charming spacious comfortable historic hotel beautifully furnished. Great location. Table service breakfast was very good. Old hotel so handicapped accessibility could be a challenge for some. Rooms on first floor but no elevator that we saw to other floors.

I enjoyed my stay very much. The hotel is very unique and old. It needs a lot of TLC. It's a beautiful hotel and the front porch and rockers were a wonderful amenity! The little restaurant was wonderful and the food was very tasty. Can't beat the complimentary breakfast - one of the best I've ever had at a hotel. Overall I would recommend it just realize you will be staying in an old place but lots of charm included!!

The room was comfortable and clean, and I loved the classic charm of the property. We ate dinner and breakfast in the restaurant and where the food was mostly excellent (one exception was the breakfast potatoes, which tasted freezer burned). The restaurant was clearly short staffed. We had the same server for both meals, and she was the only server there. She did a fine job, but she needed help. I would still go back; hopefully they’ll have another server by then.

The historic nature of the building was nice. The breakfast was plain with restricted items. Eggs had to be scrambled only. Nothing cooked to order unless you paid an up charge. The window a/c was not sufficient. The bed had a lump in the center. The bathroom sink backed up every time. We arrived at 9:30 pm and hostess was upset that we did not answer her call to confirm check in because she was shift changing. We asked about our VIP status and were handed a bottle of white wine without asking our preference. Finally, we left behind two gift bags with Chef Regina’s tea towel and biscuit cutters, mementos from our cooking class. I called The Guest house at 6:15 pm on Sunday and was told they did not have our gift bags. The items weren’t expensive just a treasure memento with Chef Regina’s biscuit recipe on the tea towels. This was our second time staying at the Guest House. There will not be a third time.

All was great. Only issue was that restaurant was closed at 7 am. Breakfast was included in rate but I had no opportunity to eat breakfast at the property. Tub in room 259 needs repair.
