Stunning building full of character , beautiful gardens and plenty of parking right in the town close to sea front

We had a lovely room with a splendid view. Helpful cheerful staff. Would benefit from a lift; our room was on the top floor and my wife is arthritic. Breakfast was rather aversge.

To spent our last night in Swanage we transferred from our B&B up to the Purbeck. Ideal location for walkers and location to town and beach . We liked having a lounge and bar for the evening . Bed was comfortable and bathroom standard. Loved looking around the old architecture and period interior detail , a very pleasant stay.

Very clean. Quiet - no disturbance. Nice to have a choice of large bath as well as a shower. Helpful staff with good, warm welcome. Bar opening times very good with lovely large lounge. Excellent breakfast in conservatory -great value for money. Hotel set in lovely grounds. Look forward to staying there again. Ian

Traditional old hotel located right in the heart of beautiful Swanage, so an easy walk to beaches, restaurants, pubs, take-aways and shops, and watersport facilities. The grounds are large and generally well-maintained and there is a large car park. The room we had was in the Louise Lodge annexe and was spotlessly clean, although a little dark due to the small window and the large yew tree outside. Nonetheless we had a bit of a sea view and were quite comfortable in the large bed. The grounds are green and pleasant, with both shady and sunny spots. Perhaps a few more chairs on the lawn wouldn't go amiss as there were only picnic benches. The all-you-can-eat breakfast was more than ample, with loads of choice. One staff member was a bit grumpy (busy and stressed perhaps) when we arrived at breakfast, but she was efficient and helpful once we'd settled. The building itself has an interesting history, and much of the original features are in place. We stayed in sunny May, and didn't use the lounge, but it seemed to be a bit lacking in easy chairs, just a couple of sofas and a number of upright, upholstered chairs. Perhaps this wouldn't be so comfortable for a winter stay. I would recommend this hotel for the location, history and experience, and would be more than willing to return.

It was a grade 2 listed building which added to the lustre of the building, (due to this there is no lift, so be prepared to use the heavily carpeted stairs). Only breakfast available, this is a first class breakfast.

The hotel is a grand old place with a rich history connected to it, which the owner is more than happy to share with you. Good sized rooms, communal areas and bar. Free, secure carpark. Location short 5min walk to town. Have been before and will come again for sure 👍

The setting and location of the hotel is amazing. A lot of work has gone into renovating and maintaining the place to be a great, relaxing holiday destination. All of the staff I interacted with were friendly and positive with a great level of customer service. My room was decently sized for just myself. I found it to be a great place when I just wanted some time to relax and read a book. My only tiny bit of criticism with the room I stayed in particularly was that there were cobwebs around the ceiling light and on part of the ceiling. I can appreciate the ceilings are pretty high, though, so they may be tricky to clean often. Definitely not a deal breaker in any stretch of the imagination. Breakfast both days of my stay were to a high quality. The options for food were also vast which is great. Service on the Monday morning when there was a menu instead of the buffet was met with speedy but good service. It’s nice that the quality of the food wasn’t compromised on at all to make it quicker getting to me.

Comfortable, spacious and above all, clean hotel room with lots of furniture for storage. We enjoyed our stay with you immensely and found the staff approachable and friendly when we stayed this week for an out of season active long weekend.

The staff were very welcoming and attentive. The room was clean and warm, plus we had a good breakfast each day.

We had a wonderful stay at the Purbeck Hotel, Our room (16) was huge, clean, comfortable and had great views over the town and bay. All the staff were very helpful and friendly. We highly recommend this hotel.

Very tired. Rusty fittings in bathroo.. Toilets not in the room had never had the corners cleaned. Would not stay there again

If you want a cosy authentic Victorian house then this a place for you. The room was clean, very big and the staff were lovely and friendly.

The room was spacious and clean and all the staff that we encountered were courteous and helpful. The breakfast was okay, but not exceptional. Sadly the large grounds of the hotel were not as well maintained as we remember from a previous visit. We would consider staying again as the hotel was conveniently situated and had adequate parking.

Purbeck hotel was a last minute decision and one I was very happy to have made. I stayed in the lodge, great sized rooms. Staff were lovely and helpful, made me feel at home. Location was great for the town and the Swanage railway, the reason why I was in town. I did not have breakfast as was out early so cannot comment on that side. If I was looking for a negative point then my tv didn’t work (I wasn’t in the room much anyway) and the shower/bath could be better (showerhead needs improvement for sure) and I’m not sure who uses baths these days - a walk in shower on the the next renovation please. Car parking great too, although I missed the entrance first time round..

Probably the best hotel in town and an interesting building. Good accommodation, free parking and well located. We stayed in room 10 - possibly the largest room and were very pleased with our one night stay as part of a week long tour.

Stunning building, but with a lot of renovation happening in the grounds - will be amazing when finished. Very comfortable bed anc clean. Bathroom in desperate need of a refit. A lot more could be made of the bar service

I want this to be balanced and not moany, so let’s start with the positives: - hotel in a great central location and very convenient for both the town and the station - staff were pleasant and helpful, apart from the below - rooms are borderline dated, but ok. Shower great! - breakfast was good Now not so good On arrival I was told that breakfast was not included and would be £15 per adult and £10 per child which surprised me a bit as I could remember a picture of breakfast on the bookings and this influenced my decision as the room wasn’t cheap When I checked this, the booking clearly said breakfast was included so I went back to reception in the morning - to be told that breakfast was never included, but the receptionist conceded that we could go for breakfast and they’d look into it - despite me showing the email confirmation. In the restaurant I had the same challenge from a member of staff quite loudly in front of everyone else. Then again by the owner, again in front of everyone and said I understand you have a problem, to which I said not really, only to be told that everyone pays for breakfast and the manager would want to see me before we left … somewhat humiliating. The receptionist checked in with the manager and before breakfast came over and quietly apologised …. As breakfast was indeed included. The staff were the same very nice people after. No apology so far from the owner Soured the experience somewhat, not enough space as I’d like to offer advice

We arrived tired and late after a SWCP walk and received a warm welcome from staff who went out if their way to accommodate our particular needs. The room was spotless and the hotel very stylish. Location is good and allows easy access into the busy town, and on site parking was plentiful

Very helpful staff. Positive attitude at all times. Good breakfast selection. This was my first visit to the property and I would certainly stay there again.

Really dreadful customer service. Booked 2 nights but was advised that we would need to check out between day 1 and day 2 and have no use of a room during the second day. I advised this wasn't acceptable and hotel would not cancel and website wanted 100pc cancellation charge. After hours of communicating with Expedia US, Expedia provided a refund.

Price changed on areival and they automatically charged it to my credit card without asking. We made arrangements by phone which got lost. Complajnt was handled jn a rude way. We are not the first to ckmplajn about it being a room only rate its confusing. Breakfast food ran out multiple times whixh isnt good if paying a lot for it. Lively hotel but cant trust the family running it. We also had a power cut in lady lodge and an hour jn darkness.

I didn't like that we were charged for breakfast on the second day, (which we booked directly with the hotel , not on Expedia like the first day) when we didn't have it. Obviously the money was taken from our account before breakfast instead of waiting for the list to come from the dining room showing who had breakfast. Room and staff were lovely.

Two nights stay to walk some of the coast path around Swanage and revisit some favourite locations. The hotel was nicely situated for access to the paths and the coast generally.

Very close to town centre, railway station and beach. Staff were very helpful and friendly. The grounds were very nice and well kept. The rooms was clean and comfortable. Excellent car parking available. Not very enthusiastic about the continental breakfast on my second morning, but I guess thats just a personal thing.

Purbeck House is right in centre of Swanage and a great location for exploring the area. It is an old historic building that dominates the town. It has good views and interesting grounds.

Even though it was situated in the middle of Swanage, and therefore handy to walk to restaurants and explore the the town, it was quiet. Stayed in the annex where the room was large and very comfortable

The staff were helpful and friendly. The room we stayed in was fine, with a nice view of the sea. The hotel being situated right in the town was just right for us.

A beautiful old property and lovely extensive grounds, in the heart of Swanage. Not far from shops, pubs, cafes, restaurants and the beach, but it is still peaceful and quiet, to stay there. Very clean room, lovely overhead shower in the bath. Breakfast was a buffett, with plenty of choice and if you asked, the chef would cook you fresh scrambled/poached eggs or smoked haddock. Staff friendly and attentive.

Great location but took some finding due to the main entrance to the car park having been dug up. Building needs some TLC and bathroom needs upgrading. Breakfast was a lukewarm selection, and the juices tasted of fizzy water having been added, not very appealing. The tub of Special K was just a tub of dust and crushed cereal. Needs more attention and it could be a lovely venue.

Property on the whole was good. There were so many choices for breakfast- it all looked delicious We both had the full English breakfast - it looked realy delicious - unfortunately when we received it , it was stone cold. Very disappointing.

A wonderful place to stay! We have stayed before when cooked breakfast was available but our out of season stay this time saw a continental breakfast only. Excellent new coffee/drinks machine. Previously we have always stayed in the main building but this time we opted for Louisa lodge. This surpassed our expectations. We will be back.

The property needs some care and attention. Our bed was very uncomfortable. The cooked breakfast was disappointing, cold actually while left in the heating trays!! Staff were all lovely, friendly and helpful.
