Beautiful, views and nice rooms restaurant opening times restrictive but food very good. no other facilities like a big screen or gym

This is a very friendly and well-managed hotel with spacious rooms and good service. The location on top of the cliffs above Swanage Bay gives fabulous views both from sea-facing rooms and the well-maintained grass terrace. Steps lead down directly to the sandy beach.

The Pines Hotel Swanage remains a highly unusual, perhaps even unique venue. Having as it does very few amenities or facilities of its own, yet possessing some of the finest sea views, direct beach access & accessible walking trails within the UK. An air of 'yesteryear' pervades. Highly recommended.

Seaview room for two and a small dog, lovely outlook to the English Channel. Dogs have a newly refurbished room in the downstairs area as they cannot be accommodated in the main bar or restaurant.

Nice location car park always full We had room 43 and the property next door have 3 scottie dogs and when let out there was continous barking with one trying to out-bark the other 2

We only booked very late and not sure what to expect but it was lovely. All Staff were friendly and welcoming, views were gorgeous and fabulous breakfast, also plenty of parking and peaceful area so good sleep.

We booked a last minute getaway and we weren't disappointed. We stayed 2 years ago in October. The room was a small double - very comfortable withvrea and coffee making facilities. Bathroom was a bit cramped but lovely walk in shower. Highly was being on the ground floor opening on to the garden was perfect for our dog. He could sniff around in the gardens directly in front of our room freely but we kept an eye to ensure he didn't wander off. Dogs aren't allowed in public areas inside hotel but it was fine as we were able to leave him in the room when we had breakfast and dinner. However, there was a function room we could have used to eat and drink if we needed to keep our dog with us. The staff were all lovely.... very attentive and helpful. Breakfast was really good.... with a great selection and an extra choice of speciality cooked food. Dinner was very nice too with a great choice of food abd excellent service. The dining room had a fabulous view over the bay. In fact, the view over the bay from the gardens was stunning. Steps down to the beach are not for the faint hearted (154!) .....down was fine but up was hard work. You can walk along promenade and walk round on path if you wanted to. We can't wait to visit again.

THE MAIN PROPERTY WAS GREAT WOULD STAY AGAIN AND PROBILY WILL. TWO POINTS TO RAISE GARDEN FURNITURE NEVER DRIED OF EARLY MORNIG DUE PREVENTING MORNING COFFEE OUTSIDE. STEPS LEADING TO BEACH MADE DIFICULT BY GOORSE OVER HANGING HANDRAILS NOT DISABILITY FRIENDLY

I contacted the hotel prior to my stay with regards to parking before my check-in time and they responded very quickly informing me I could park up before checking in which was extremely useful. I simply gave them my car details on arrival. Reception were always friendly and informative. The restaurant staff were polite and happy to help and the breakfast choices were plentiful. The restaurant has amazing sea views. The lounge was a nice area to relax in with a bar, the staff member on duty was very kind, friendly and helpful. We booked a twin room but ended up with 3 single beds (1 in it's own room) so had plenty of space. We had sea views from the windows which was a bonus. Room included a hairdryer, tea/coffe making facilities and TV. The bathroom was a little cosy but more than adequate with complimentary toiletries. The room was above the kitchen I believe so there was background noise from the fans but not enough to disturb sleep. Facilities were clean. You had the choice of walking down some steps from the garden onto the beachfront or could walk down the road. Both options only took 20-25mins to get to the town centre/train station. Would definitely return.

The Pines Hotel is in a great location with amazing sea views. It has a staff that at all times in every area we used gave fantastic service. The quality of the food served at Breakfast and in the Pines Restaurant in the evening, was of a very high standard. Our room was comfortable and spotlessly clean. We had a wonderful sea view picture window. The only little niggles for us was the self service coffee at breakfast which could be improved by having a machine that served coffee by the mug. Rather than the very small cups provided at the moment. Also the harsh lighting in the dining room in the evening.

When you drive onto the car park and view the entrance to the hotel you can be forgiven fir wondering if the accommodation is going to be okay. However as soon as you reach reception and are greeted and checked in so warmly you realise you should never judge a book by its cover. The view from reception overlooking the sea, the beautifully appointed room pristine clean - it all said "welcome andcrekax".

Perfect! I booked this beautiful place as a birthday surprise for my partner and he loved it. The rooms were lovely and clean, views are stunning and breakfast was excellent!

This hotel has a stunning location looking over the sea with steps to the beach. We booked a family room, satisfactory with a very uncomfortable bed and really dirty shower screen. Breakfast was okay, lovely staff at breakfast. We were charged £15 for the dog which I wish we’d have known beforehand. My search criteria included a dog so I presumed the quoted price included the dog. Whilst my husband was putting the bags in the car I sat in the lounge with my son and dog and a very rude man from the bar area shouted at me that dogs were not allowed in the area. Dogs were not allowed in the breakfast area either so we felt pretty constrained to our room to be honest & unable to fully relax. £180 for one night with a mediocre breakfast and a very unfriendly rude member of staff was not worth it in my opinion

A typical mid range seaside hotel. Like the curates egg, good in part. Trying to be objective but honest, so staff were nice, breakfast and dinner good and lovely sea views. On the other hand reception was a bit like a small guest house but it worked. Our room/suite was potentially a very nice room spoilt by a miniscule bathroom about 1.5m square and virtually impossible to get two people in there at once! And the other crazy thing which apparently has been mentioned before? The TV is on the wall behind the seating area so you look away from it if you sit down, or stand up to actually watch it! Come on management.

Our bedroom overlooks the roof of the kitchen area with a humming noise from ductwork. We had noisy neighbours above banging on their floor.

The staff were really lovely and customer service excellent. The hotel is in a perfect location and the walk along the beachfront into town was very pleasant. Having a quiet beach literally just down the steps from the hotel was a real bonus. The only slight downside was the bed in our room, which was too small.

Unfortunately we made reservation at the last moment. The Hotel was practically fully booked but one room, which turned out to be a freshly renovated room but in the worst location. Overlooking the parking lot and the neighbors across the street. I suggest anyone who wants to book this Hotel to book a waterfront room. Other than that the Hotel is very nice.

Breakfast was good. Water pressure was low. Bathroom in Room 21 was newly renovated. Room a bit congested not able to open suitcase.

The Pines Hotel is situated in a great position, overlooking the sea. On first appearance - the main entrance of the hotel looks rather tired. I understand there is work in process to freshen up the rooms, but our room needed some TLC. On a positive note, we booked a sea view room which did not disappoint. Was truly wonderful hearing and seeing the sea and watching as weather rolled in and out during our stay. The bed was wonderfully comfortable and everywhere was clean. We had dinner in the hotel on the first night of our stay - the food was lovely and looked and tasted great, however, we were surprised at how high prices were. Would have loved to say our stay was excellent, and I’m sure once all the redecorating is complete, the Pines Hotel will be truly special. Just not there, yet.

Room 35 above kitchen with noisy extractor fans. Kept us awake untill gone 11pm and was woken when fans came on in the morning. House keeping staff were having a meeting outside our room at 0830. Not very professional. One good point was that the reception staff were very good. Still waiting for the toast we orderd for breakfast.

The staff were all welcoming and attentive and helpful. The rooms were bigger than we expected, they were bright and airy and clean. The room numbering was a little challenging, not being consecutive. A few signs at the top of stairs and lift would be helpful. The breakfast was lovely and a good selection of self service buffet or cooked to order. The sandwiches served in the lounge were really nice, the fries being crispy on the outside and fluffy on the inside. There was a good selection of non alcoholic drinks, which is important to me these days. The hotel location on the cliff top with superb views to the Isle of Wight and steps down to the sandy beach was great. We would definitely stay there again.

Bar man wasn’t great, reception staff lovely and so were the breakfast staff.

The Pines Hotel was fantastic. We had a sea view and views of the Isle of Wight. We walked down some steps to a sandy beech. The staff were superb, efficient and polite. The meal was excellent and a great Breakfast. The room was clean and the bed very comfortable. We can't wait to return again in the near future.

Hotel is in a unique location, stunning views with direst access to both the beach and the coastal walk. Sadly, the welcome we received on arrival was poor. Reception is the face of the business, it is our first encounter with the hotel. The room lacked attention to detail. Bare wooden curtain rail that clearly needed painting to fit the decor. The tap leaked, the mattress was clearly old, it sagged and was very uncomfortable. The curtains were not big enough to block out the hotel signage lighting.

The Hotel was excellent. Very friendly staff. Food was very good, with excellent service. Will definitely return next year.

We booked and paid for a nice room (21m2 according to description) with a sea view 2 months before. I should have been alerted about a problem when I received a phone call after booking informing the room was slightly smaller than booked. What they didn’t offer was it was half the size with a restricted sea view. No offer of a reduction in the room price for the 4 nights). I’d emailed mentioning it was to celebrate our 50th anniversary requesting they move us to a normal sized room if they received a cancellation. In the 2 months before arrival they either didn’t receive a cancellation or more likely forgot. How difficult would it have been for them to mark our anniversary with a some flowers/chocolates etc or a glass of wine? I am disabled but felt we were treated as numbers and not as valued guests (even a small restaurant in town gave us a special table and glasses of champagne!) When we went to this room I asked reception if a normal sized room with a proper sea/beach view was available (they had given us one for the first night). They just said ‘we told you it was a smaller room’. I asked to speak with the manager but was informed he wouldn’t be back for 2 days. Hotel.com customer services mailed to say they had tried several times to persuade the hotel to change the room or failing that cancel the booking so they would relocate us to another hotel. They refused. Awful customer service. Be aware of this terrible treatment if you have a problem. Not a good experience

Welcoming, friendly and helpful staff. Excellent location for walking to Old Harry and Studland. 20 minute walk to Swanage centre for pubs, etc. Great views over the bay and private access to a small peaceful beach. Adequate parking available and included in the price. Excellent breakfast. Good evening meal menu and service with good value, excellent quality main courses and good quality but rather overpriced starters and desserts. Having spent a few days in Swanage for our visit, we didn’t spot anywhere better and are very happy with our choice of the Pines Hotel.

we had a very pleasant 2 day break the staff were very pleasant and the room had a nice view across to corfe castle in the distance had a very good breakfast and enjoyed our two evening meals as well location to the town is just a 10min walk and the location is very close to studland which you can catch a open topped bus no 50 which goes every 1/2 hr to studland /sandbanks/bourne mouth well worth a trip

An amazing location

Excellent hotel for families, couples and single people alike. Clean, comfortable rooms which we highly recommend. This is our 5th year! Well kept gardens, with steps down to the beach. Worth a gentle saunter along the coastline towards Swanage town, which is approximately about a mile.

The location is superb sited high above Swanage Bay with views west to the Isle of White

A pleasant and comfortable hotel. The room was a little on the small side, but it was adequate for a stay of only one night. Dinner was a most enjoyable and indeed excellent meal, which made the cooked breakfast on the following morning surprisingly disappointing. Some of the 'hot' dishes were only lukewarm, and the plates were stone cold. But there was a good choice of fruit, cereals etc, and overall the stay was a pleasant experience.

Our room and the view from it were excellent. The staff were all very friendly and efficient.. The breakfasts were very good. We had an evening meal the first evening but weren't inspired to eat in again. The main courses need greater variety.

unfortunately weather not to good the outdoor tables were not there, views from the lounge and dining room were fantastic, One minor point the bar menu only is available from 12/1.30 returned one day wanted wanted something to eat was at bar asked for menu told they had stopped serving, time was 1.30
