Car park was full of pot holes

Disappointing that extra payment was required for Wi-Fi – and it wasn’t worth paying for. Worse than that – I paid to attend the leisure centre. Worst one I’ve ever encountered in a hotel. The whirlpool bath was closed/empty. The poolside/communal shower was either ice cold or scalding hot so could not be used. The steam room actually stank and I could not stay. So I went to shower in the changing rooms and for the first time ever, in a hotel encountered none of the expected products such as shampoo/body wash/etc. Hotel itself is quite nice – but severely let down by the facilities for which I chose it! H

To sum up my stay: "out of order" So many things not working (mainly in the gym/pool, but also around hotel).

It was a really nice entrance area, and the staff were friendly enough. The key issues were the amount of dust in the rooms, the towels not smelling fresh and the fact that we needed to pay to use the gym which wasn’t obvious from the way it was advertised.

They charged extra to use the pool - which is an unacceptable surprise, having picked a hotel based on the fact that it has a pool. They charged extra still for towels. There was an unusually early check-out time of 10am and children couldn’t use the pool until 10am, so we could swim until after check-out. They charge extra for WiFi and wasn’t initially working anyway, the steam room was out of action, the smart TV wasn’t connected to anything, the bedroom heating didn’t work, there was no toilet brush in the bathroom, the coffee machine wasn’t working for breakfast, the breakfast selection was somewhat limited. But the staff were polite and helpful and did what they could to overcome the other issues - such as providing portable radiators.

Dirty car park We bookend in nice sauna night for 8 ladies , we arrived at hotel around 3 at afternoon when its check in time and we been told that sauna is under maintenance, se we arrived for sauna night and we been left without sauna . We was so disappointed about this , someone should let us know that there is no sauna , we tried to contact Expedia and they just keep ignoring us . We definitely want some money back , we just need to know how we can contact management !!! Thank you

Good location to the Ricoh arena. Place is quite tired and could do with an update. No free wifi in the room only in public areas. Nice coffee machine in the room and fridge with water bottles was a nice touch. Tried the spa facilities and was relaxing although a little tired.

We checked in 8 ladies ,enned to go to swimming pool and sauna, spa access was cancelled without any notification . We asked for some refund, they refused. FOOD HORRIBLE ,DON'T EVEN COST A PENNY, if you hungry just order ... breakfast OK

The outside of the property is great. The rooms were equipped well but with low quality items and were not cleaned during the stay. The bar/restaurant leave everything to be desired, breakfast is painful and only carvery is available for dinner. The cleanliness levels were non-existent. There is so much potential but it falls short in almost every area.

The hotel was not like it was shown on the website the room was very small the bathroom was not clean

The rooms are dirty with rubbish left on the floor and also in the draws from the previous guests the bed was lumpy and the mattress was gross . As a whole the property is nice but needs a revamp.

Not good. Reception is very nice but once you pass that, the corridors and rooms are very run down - the whole place needs some TLC. I had to move rooms due to an infestation of flies / flying ants in my bathroom. Stayed for two nights and room wasn’t cleaned overnight, asked why at reception and was told that rooms are only cleaned every 4 days!

We had to change rooms4 times because in one the lights were not working the second one the shower was faulty the 3rd ond had ant crawling over the bedcand slugs in the shower andvthe 4th one there was urine all over floor in the toilet it seems it was not cleaned at all so all in all it was a very bad experience and i woul advise poeple not to go there unless you want a cheap dirty hotel

The water was freezing in my room for 3 nights had to have A shower in cold water . The kettle had mould inside the water . Day 3 someone was smoking and the fire alarm went of twice at 4 am then 5.45am pathetic as the staff was running about like headless chickens. Some of the staff can’t even understand basic English which was really annoying . No wfi unless you paid for it and the mobile phone signal Is shocking if you’re on ee. Try and aboid this place clearly not clean enough I wouldn’t even say this was a 3 star I would give it close to 2 stars . The building it self stunning and the views are amazing.

They did not clean my room the entire time I was there. I also had to ask and source normal materials from the front desk like extra toilet paper towels etc. These are aspects I do not expect to have to take care of when I travel.

Having checked in advance by phone that we could check in at 2pm as we had a wedding to get to, upon arrival at 13:55 we were told ALL check-ins would be at least 20 minutes wait. After a discussion we were told the room was available so we could have the key. Surely a blanket hold on all check-ins is not required if some rooms are available. Also the room had not been cleaned properly, having found a sock and a food carton when we arrived. Reception and housekeeping needs to up their game if the hotel wants repeat customers!

Very dirty rooms and extremely noise hotel.

We booked for a double room. I did not sleep well due to the mattresses being placed across which left a large crease across the middle of the bed….very uncomfortable.

Lovely grounds and very attractive reception area. Room was clean, kettle was provided with tea and coffee and there was a modern TV but no Netflix etc. Bed was OK but quite firm. The rooms are not serviced daily however and you have to ask at reception for clean towels etc. Free wifi is available in public areas only (it is weak in rooms but premium wifi is available at £7 per device per day). Breakfast is good (if you like a cooked breakfast - there is no continental-style buffet), and there is a carvery for evening meals, which is OK but not exceptional. Overall it was good value but could be improved.

A Victorian Dream with a Side of Unwanted Soundtrack... Our stay at the royal court Hotel was almost perfect. The hotel itself is a stunning example of Victorian elegance—clean, charming, and exactly the kind of ambiance we adore. From the grand architecture to the immaculate decor, it was like stepping back in time to an era of refinement and grace. However, while our room was labeled "non-smoking," it seemed to have a lingering fondness for the ghost of cigarettes past. It was as if the previous guest had conducted a thorough "historical reenactment" of indoor smoking laws before our arrival. The real entertainment, though, came courtesy of our neighbors, who provided an immersive auditory experience until 2am. Between the bass-heavy beats of their personal nightclub and their, shall we say, enthusiastic expressions of love, it felt like we had accidentally booked a front-row seat to a live-action reality show. At one point, we genuinely considered knocking to ask if they needed a camera crew. All jokes aside, the staff was lovely, the location was great, and the hotel itself is a gem. A little extra soundproofing and a refresher on room policies would take this place from "almost perfect" to "absolutely flawless." Would we stay again? Absolutely—just with a pair of noise-canceling headphones and a scented candle in tow!

The most uncomfortable soft bed I’ve ever tried to sleep in

The hotel looks lovely from the outside. Inside, needs a lot of care and loving. We booked a double standard room. What we got was a room with 2 single beds strapped together. We are supposed to get a double bed. The tv didnt work, cold tap was a drip. The extractor fan in the bathroom hasn't seen a duster in years. We stayed in room 448. Next to the lift. The room has no sound proofing so you can hear every conversation and when the lift goes up and down. No one was on reception when we left to give feedback.

Room was clean problem was.window would not close completely amd was -2 out side so room would not heat up spent all night freezing

The room had lamps in them but no plug sockets to plug them in. The mattress didn’t fit the bed properly and was very uncomfortable. Breakfast was good value for money

Room was outdated, but comfy. It was next to the lift so very noisy throughout our stay. Reception check in staff weren't very helpful. Handed key cards and told room number, no instructions for breakfast or leasure club. Had to come back down and ask another staff member. When returning late back from football and friends, we had to walk past other guests smoking cannabis right outside the doorway with staff having no intention of moving them away from the doorway. Breakfast was nice, with a good selection. Few improvements and would be a great hotel to stay at.

Reasonably priced and within easy access of the CBS Arena. Breakfast was decent with plenty of hot food. On this occasion, I was in the older part of the hotel, which was quite a trek from reception. The room was adequate, with a decent shower. Ideally, a few power outlets close to the bed for phone chargers, etc., would have been useful. Only one useful socket in the bedroom meant unplugging either the TV or the kettle to charge any devices. The view from my room was of the unattractive bin store compound and the location where staff took smoking breaks. As a result of the proximity of the bins, the staff emptied their glass collection units into them, making a shatteringly loud noise. For some reason, this was done very early in the morning.

Took 30mins to find me a room even though I booked online in advance. Was told they are full

Someone has bought a failing hotel and renovated it in the cheapest way possible. Honestly feels third world. The greeting was short and un-welcoming. Plenty of parking was a plus side.

I had booked 2 rooms, a standard twin for a friend and an executive twin for me and another friend. I called the hotel twice to ensure that my friend having the standard room would have the correct room. I was assured it was recorded against the booking. When I arrived, my friend had already booked in and had been given the executive room. The reception manager was rude, he didn’t believe I had called despite me showing him my call history. He said they were fully booked and he couldn’t move me to an executive room and I should sort it out with my friend (she was already unpacked etc) which I wasn’t prepared to do. Eventually he offered me free breakfast, I had already paid for breakfast!! He finally offered us free evening meal on the second night, Howe this was worth £33 and the extra cost of the executive room was almost £100! They also tried to charge me for the room that I’d already paid for. The hotel itself was nice, the room large, clean and comfortable. The food wasn’t the best. It was just let down by poor service when booking in

Lift nearly broke on us. And was broken within the hour. Staff were ok at bar but the receptionist were terrible. Unhelpful and gave no information when checking in and spoke as if wanted us to be got rid of. Also no information in room so we were unsure of anything.

Although the hotel felt slightly tired the staff were very welcoming and proactive, making this a very good value for money option and if I am in the area again we will definitely stay again.

The staff make the stay perfect for me

We waited almost an hour in a big queue of people to check in and then left as we couldn't wait any longer. I understand the computer system was down but the staff didn't let anyone know.

Excellent service at check in. Really made us feel welcomed. Service at bar was fantastic especially when the woman went out of her way for a glass of milk.

We’ve had a great stay, cant fault the room pool reception, staff, will definitely recommend and will be booking again.

Comfortable bed and room. Bathroom was modern looking and clean. First room we were given smelled of smoke and may have been a smoking room but we were non smokers and so we were given a new room straight away. The breakfast was lovely and there was plenty to choose from. Our main reason for selecting this was it being 15 minutes from Birmingham airport. We were able to check in at 4am after our flight and there were staff on hand at this time. It was a bonus having the pool on site which we used the next day for a £4 charge.

The place is so convenient for the Arena. The room was old fashioned, but immaculately clean and the price is such good value, its hard to fault. Huge parking area. There was a wedding reception on when we arrived and still lots of space to park. Overall, ideal for what we paid and just what we needed.

Amazing place to stay, with lots of space to relax with the dogs before the madness of Crufts at the NEC!

Nice big room, didn’t really interact with staff or anything other than the room as we were on weekend to the Birmingham games expo. Only 30 min drive to the NEC which was perfect. Bath and shower in room which was lovely after a long day. Easy check in and out. Car park free but must out you’re number plate in at reception. Nice little cafe bar 5min walk away

Hotel a little bit dated but nice enough and in a nice quiet Green spot.

The hotel itself was a very nice building set in big gardens, but once you enter you can tell there was very little management. The check in was very impersonal and i noticed a lot of laundry sheets and towels piled up in a corridor, this was 5pm. The room was lacking maintenance, broken toilet seat, tv not working, and several lights blown. The evening dinner was absolutely tasteless, mixture of frozen veg and cold items, not good. The best part of this hotel was the price and the swimming pool/sauna a great price of 4 pounds. In short this place needs to be updated and run properly by a professional manager, the setting is great, price is great, but needs lots of attention.

Its a nice hotel located within 12mins drive of the city centre. It was peaceful and beautiful. And the rooms were a fair size and very comfortable.

Good location, food horrendous, room wasn't serviced despite me being away from 09:00AM. Hotel is tired and needs a refurb.

Liked the unusual art deco room which had a few faults but can be excused due to its unique look. Breakfast was much to be desired. Orange juice or rather orange water, fruit was all tinned, sausages & bacon was absolutely tasteless Real shame it let the whole experience down, saw other people throw their food away too.

The breakfast was excellent but the buffet evening meal was absolutely terrible just frozen veg & potatoes there was turkey , some sort of fish and shepherds pie very bland tasteless general awful a great let down as the breakfast was excellent and staff we lovely

Check in was my first red flag very slow staff, printers off line and just rude behaviour. I was charged one amount then another no confidence they knew what was going on. The room was very tired and dated with mould in bathroom. Went for dinner and was told it was a buffet style, however they had sold out @7:30pm Rude staff is a feature of this hotel and the waitress said well that happens here and asked what I expected here to do about it. She then brought out some old dry ham on a plate and said the chef was cooking chicken Kiev. This arrived with 5 minutes and when cut open it was frozen in the middle. Went to complain at reception. Know one there. When they finally arrived they told me to email my complaint to customer service as not there problem. I asked to see Nick the General Manager he eventually agreed that I was due a refund and offered £12.50 for the dinner and as I was not prepared to risk breakfast a further £10. It’s a joke I was ill that night and didn’t sleep. Never offered an apology. I will report to environmental health as this was disgraceful

Room was better than I thought it would be , good clean room and bathroom a lot better than I expected, the food menu is a carvery £14 .50 3 course s could do with improvement on the cooking was a bit of a let down. Would stay again but be better eating out or taking pot noodles

Really impressed with the room - large, clean and very comfy. Swimming pool was good, not too cold. Breakfast had a good range of food for all. Dinner was ok although lacked much choice of vegetables and desert ran out early on.

Beautiful hotel and grounds. The mattress was medium to firm, but the springs also could be felt at the edges. Breakfast was very poor. Not enough staff, no welcome, hardly no food. No plates or glasses, cereal options that were open to the elements and young hands, but no milk. Was advised upon asking for a refund, that the food was being prepared. No staff in the restaurant to advise of this.

Bed was not comfortable, my room was close to the lift so it was very noisy with people standing there talking. No shampoo and conditioner even though it says there should be so i didn't bring any. Queues at the bar were very long and there was nowhere to sit.

Breakfast is plentiful but average quality. Rooms are very tired, bar area is good, parking is good. 9 mile away from NEC. Overall it is good for the price if your willing to sacrifice quality.
