The view was amazing the staff were friendly excellent. $25 for early checkin it was worth it. The room was reasonably priced. The down side was no breakfast but thats ok however we had to pay $50 a night to park at the hotel. Other than that loved it enjoyed the hot tub and pool after long day of walking tbe falls.

While the hotel is older, you cannot beat the views overlooking the falls! If you are going to stay here, pay a bit more to get a room on the 9th floor or higher with the falls view. You won't be disappointed! PS If you are driving, find alternate parking as this hotel does not have covered parking....even with the extravagant parking fee.

Was disappointed at check in to be informed of extra charges on top of intial booking. Rooms are dated but clean. Bathroom had a leak. We used the pool at night and the morning after and it was obvious niether the pool area or the sauna were cleaned. Lots of human hair everywhere. No breakfast which was disappointing considering all the fees and price. Observation floor was neat.

Coffee bar in lobby good option as it was much better than in room type of coffee. No microwave in room but there is one in the lobby. Bedding clean and comfortable and view of falls wonderful. Sitting area a little shabby but clean. Jet tub worked well although it is treacher Getting in and out of it. Parking convenient- all hotels in immediate area charge for parking. Good price.

Was not able to use amenities - pool, sauna, gym were booked all day on Saturday, November 22, 2025 9am - 7pm for special group. Big disappointment! Mattress was lumpy. Nice falls view.

The view was outstanding. Was informed the room would not be cleaned until day 3. If I need towels I could get clean ones downstairs. The floors, elevator and common areas were not dusted or vacuumed - very dirty. The free coffee area was not kept clean.

Room waa clean and beds were comfortable. No coffee machine in room, but they have one in the lobby. They do not provide daily housekeeping, i had to request one. Room was dim, could use more lighting. Great view though!!!

The room was not the cleanest, the decor is from the 60's, the tub had the seal coming off the wall, there was no breakfast included, not enough towels need to call for more. Towels are not the best and too small. The toilet didnt work properly. They charge 50 a night for parking which is crazy for the price of the hotel. It needs major renovations done to the hole hotel But the only good thing was the view.

Room was very clean, amazing view, friendly and helpful check in staff. Room amenities were lacking (only a fridge, no microwave, no kettle/coffee maker). Lobby had microwave, hot water, coffee and tea all free but not as convenient as in your room. Jacuzzi tub was clean and fully functional.

Pool area was decent. Very clean. Staff are nice. Room view is awesome. Our room however, smells like a strong combination of Dog, urine & body odor. The carpets are filthy. I don't even feel comfortable walking on the carpet w/bare feet. The smell is overwhelming. Drywall repairs throughout property are just barely sufficient. Furniture is worn & scratched. I would never stay here again.

The hotel itself was I bit dirty, elevators are noisy. Seemingly no one wiped down the coffee station, spills remaining the entire morning Room was not the cleanest, furniture is worn and tired, wall paper peeling.. The toilet ran the whole night.

We stayed on the 20th floor, which was still under construction. The floor was covered in drywall debris and dirt. The room was outdated, dirty, and offered only a good view of the falls. Construction began at 8am, and we checked out at 12pm. We did not originally book this room; they claimed it was an upgrade since our reserved room was unrenovated. The customer service manager was extremely unfriendly, did not smile and was rude. We immediately decided we would never stay there again, and his birthday was ruined.

The location is excellent, we could easily visit the falls but the rooms feel very outdated. The "river view" is misleading; we were told trees block the falls entirely, and you'd need to upgrade for any real view. The bathroom layout was weird with hair still in the shower, lights flickered constantly by the sink, and shampoo wasn't provided until we asked (and even then, it took a while). It was 20–30°F outside, yet the AC was blasting at 60°F. Beds were comfortable, but we treated the hotel purely as a crash pad. Hallways were freezing, matching the outdoor chill. We barely spent time inside unless it was to sleep. If you're focused on exploring the area and just need a basic spot with (potential) views, this works. For amenities or comfort, look elsewhere. Parking is uncovered and pricey for one night, especially inconvenient when it snowed during our stay; a covered lot would've helped.

While the hotel is older, you cannot beat the views overlooking the falls! If you are going to stay here, pay a bit more to get a room on the 9th floor or higher with the falls view. I was very disappointed with my stay this time. My room was cold! Very uncomfortable i had to wear my hoodie and socks to bed. I went to the front desk and asked for help with this issue. No one came to my hotel room to look into this. Also, hotel quests constantly slammed there hotel room doors all night long. I was woken up 3 times overnight because of this.

Good location, hotel was clean and room was well sized… however, there were literally no spare plugs or USB ports anywhere in the room and the tv was tiny. The shower was big enough to fit 4 large adults if not 6. But the sink had no vanity or storage.. not even a spare shelf in the bathroom. That means you have to keep all toiletries/beauty products in the main room and get them as needed. Carpet had a bunch of wrinkles in it and sink wasn’t cold at all.

We usually stay at Hilton or elsewhere and decided to try this hotel. Check in took roughly 15 minutes due to the long line up and only 3 people at the front desk and 2 actually working. Parking is $50 + tax per night. The room is where troubles were, great view nice soft bed but come 9pm really loud noises were coming from between the bathroom wall and the living room wall. We waited to see if it was a one off but come 10/10:30 we said something. When we told the front desk the answer was hmm if it happenes again call 0 and maintenance can come in and look. Well when I have a 2 year old trying to sleep no that's the last thing I'd want is some stranger entering the room turning on all the lights and making a bigger commotion and more noise than there already is. I was up until 2 am listening to the noise and told the front desk at check out, played them the video and they only offered breakfast at Applebee's as compensation for getting next to no sleep from the noise. Apparently they were booked full and that's why we weren't offered another room. Regardless something more could have been done like discounting the stay, reimbursement for parking, offering a discount for another attempt at the hotel, something more than an Applebee's certificate that's only good the same day.

They over booked and gave us a room at a different resort. Which didn’t have any parking available except a block away and charged $50 dollars for that. While parking across the street was only $35. The Oaks advertised self parking available. That along with waiting in line for 30 minutes only to be told they didn’t have our room we booked. Not happy with this experience at all.

Checked in, had a falls view room but as it was our anniversary was offered an upgrade to a suite with a jacuzzi on the18th floor. View of the falls was amazing. Room was clean & comfortable. Jacuzzi & separate shower were lovely. We had an amazing stay at this hotel & would definitely stay again. Staff were lovely & really accomodating. We parked at the hotel & had no issues. We took in a cruise of the falls which was amazing. We made use of the complimentary vouchers the hotel gave guests & dined at the Brasa Brazilian Sreakhouse & enjoyed the discount offered of the food. Food & service was lovely. We enjoyed watching the fireworks from our room at 10pm. Overall a fantastic experience & memory.

We were upgraded to the Hilton, and there wasn’t any parking available at the hotel. While trying to check in, there were 5 people at the check in desk, and yet the line up wait was long. The Oakes staff member was kind, polite and friendly and very helpful.

After much deliberation, we chose Oakes Tower for our 2 night stay at Niagara Falls. Check in was easy, parking was easy (although $50/night for self-parking in an outside lot). Room was clean, but tired. View from our Fallsview room was spectacular, although windows needed cleaning (this was underway during our stay). Easy access to the Falls either on foot, or via the tramway ($3.75/trip). Plenty of dining nearby, or a 20min walk to Clifton Hill entertainment district for more options. Would recommend for the view!

Excellent location, friendly staff, clean rooms and facilities. The only negative is the extremely expensive parking. It’s much cheaper not far from the hotel at multiple locations. The hotel is conveniently located by the incline, which unfortunately was down for the duration of our stay. However there was a complimentary shuttle running every 15 minutes. TY Oakes hotel staff !!

Hotel overlooks Horseshoe Falls, great view especially if you get the falls view room. Rooms are dated, bathrooms are not the best- sink slowly drained, caulking around shower was gross. Offers coffee in lobby throughout the day. Great area to stay in for all of the tourist attractions. Great place to stay at to rest up for the day. $50 per day for parking. Early check in is $20. Staff was great.

Hotel rooms are a little tired and did not have an in-room coffee maker. Heating/cooling unit was loud and difficult to maintain temp.I was surprised to find there was no onsite restaurant or bar, that did not require exiting the property - my error I should have double checked. For one night stay the hotel was fine. Parking at $50 per night is more expensive than neighbouring hotel.

The views from this hotel are incredible. We had a suite so the room was very comfortable as are the beds. I didn't like the $50 charge to pay for a parking lot in the back of the hotel but it's a tourist area so to be expected. We had breakfast next door at Applebee's as there is not restaurant on site at this hotel. Overall it was a lovely stay and I would definately recommend this hotel.

Tower rooms offers the best views of the horseshoe falls at a very much affordable rate. We saw fireworks from the room. So many dinning options available around the corner. We also received several vouchers for dinner at restaurants within like 2mints walk. Subha assisted us and was very nice and friendly. Loved the place, loved the area.

The view of the falls from my room was spectacular! I was disappointed that there was not a nice hotel bar inside the hotel. Applebee’s attached to the hotel was the bar and it was just that, an Applebee’s.
