Very comfortable stay in one of the two-bedroom suites. My son and I also enjoyed the pool in the evening. We had to leave too early to try it, but breakfast also looked great. I would definitely stay here again when visiting Blacksburg.

Cute room, lots of common space inside and out. Parking was limited but adequate while we were there. Would like to see small fridge in the room, large fridge in kitchen but not sure anything left in there would be still there when you wanted it. There is a charge for breakfast which we found odd for a B&B, we didn't try it so I can't comment on quality. Staff was friendly and messages were answered promptly. Still can't figure out ROKU TVs...not the first locations we've had that issue.

This was my first time ever staying at a bed and breakfast; this facility far exceeded any expectation I had! It was clean, comfortable, and everything felt like home after figuring things out the 1st day. The space was beautiful, the bed was comfortable, the outside area was relaxing (I loved the fire pit at night). Staff was friendly and helpful and I loved that there was a personal heater and air conditioner in the room to adjust temperatures as needed. The location was perfect! I would highly recommend it here and I will return!

This is the cutest and most well maintained bed and breakfast you will ever encounter. The houses are good looking and the inside is beautiful. Our room had everything we needed, including our own bathroom with toiletries. The bed was so comfortable and everything just seemed "fresh' and clean. The breakfast was great too and the chef was very personable. Would highly recommend. And you can walk to Va Tech and the downtown. Very convenient.

My husband and I stayed for one night and enjoyed our stay. The room was spotless and the bed was incredibly comfortable. We slept really well as there was no noise, and the room temperature was perfect. There was a small electric fireplace in the room which made things cozy. Nice staff and good amenities. We'll return.

No one is onsite. There are 3 “houses” and your access code allows you entry into all the houses. Arrived and looked around. The entire sitting area in the back which was a common guest area was taken over by another person and their large family- dirty dishes on table and cell phones and clothing in all chairs. Meanwhile the pool area, another common guest area, was taken over by the same group. Called host and he said he could call the other group and ask them to move their belongings from areas they were not in (not sure about dirty dishes on the tables). Told him I was not comfortable with that given the lack of security for where my family had paid to stay because we know nothing about the other guests. Told him I was not checking in due to his unsafe security system allowing all guests access into the different “houses” even though each house has a security lock pad on the door and is for a separate booking. Requested refund verbally and in writing. One week later and he has still not replied to my verbal or written request. Now I have to go through Expedia due to his lack of response.

New owner is very attentive via text. I pre-ordered breakfast every morning for an additional fee. Location is an easy walk to VT, Farmers Market and Main Street restaurants. Quiet neighborhood. Outside patio is spacious and sheltered. Had a very comfortable room in the Main House with kcup coffee maker, Raku TV, and small fridge. Felt very much at home during my stay.

The property manager is a sweet heart. I text her randomly to ask if they sold tooth brushes since I forgot mine and she responded that they did not (not like I really expected them too) but she said she was going to the store and offered to pick one up for me; I of course said no, no not necessary haha but the fact she offered shows the lengths of hospitality this place will go to make you feel comfortable. The bed was very comfortable, wonderful amenities with coffee machine, ice bucket, coffee pods, milk pods, mini fridge stocked with free sodas, nice/functioning personal AC machine, private bathroom stocked with you typical hotel amenities, tv with access to apps and automated sign out of your personal log ins, outlet charging stations galore…I can’t speak highly enough of this place.

This is NOT a real hotel business. Owner simply rents rooms in two old houses close to VT campus. There is NO privacy. There is NO real business. Owner very aggressive and impolite told me he doesn’t care about bad reviews or complaints. I guess he is right.

Still can't figure out ROKU TVs...not the first locations we've had that issue.
Cute room, lots of common space inside and out. Parking was limited but adequate while we were there. Would like to see small fridge in the room, large fridge in kitchen but not sure anything left in there would be still there when you wanted it. There is a charge for breakfast which we found odd for a B&B, we didn't try it so I can't comment on quality. Staff was friendly and messages were answered promptly. Still can't figure out ROKU TVs...not the first locations we've had that issue.

Good location, clean space and a nice sit down breakfast included with our rate. Beds were comfortable with nice sheets, nicer than our home sheets. Nice to have a common litchen space and easy parking.

The B&B is on a quiet street very close to downtown AND to beautiful pickle ball courts. Couldn’t be better situated. It’s in a few houses, each with kitchens, living rooms, etc. Breakfast was extra. Room was clean and comfortable.

This was an amazing place to stop on my road trip with two small dogs. It was really lovely being in a bed and breakfast rather than a chain hotel, and the in-town location provided a great walking neighborhood for my pups. Breakfast in the morning was delicious.

This is our second time staying here. We really enjoy the B&B. The rooms are very nice and do the trick for us. It's walking distance to downtown Blacksburg with lots of restaurants. The breakfast here is freshly made and delicious. Highly recommend.

Stayed there for one night after dropping off my daughter at Virginia Tech. Really pretty property, pool is well maintained, and breakfast (made by Sherry!) was fantastic - get the ham cups! Great stay, responsive owner (we accidently locked ourselves out of our room and Paul was super helpful) overall would highly recommend

Very nice location. Room was nice and bed was comfortable. Only minor complaint is that the bathroom was a bit cramped. Wish we had time to take advantage of the pool. Nice place with a place to park and very convenient location in downtown Blacksburg.
