Property was clean, but only one of the two small elevators was working on the weekend of a busy convention and a football finals game, and apparently the out of of order lift had been broken for some months. Waited up to 20 mins to get back to my room or leave the floor I was on. Very inconvenient.

Staff was super. Hotel itself needs full renovation. Carpets too dirty to try cleaning, could save money ripping the carpets out and installing Pergo or other flooring. Both elevators need to be replaced, as one is still out of order in March of 25. $18 breakfast is overpriced with mostly cereal and breads (I would recommend bins to cover and keep bugs and flies away). Location is dicy after hours with trolly station urchins hanging around. During the day is fine. Air conditioning appears central with a speed control. Cooling the room was impossible. Front desk supplied a fan, but that shouldn't be de regur. All rooms should have a mini split and the old AC should be decommissioned.

Still only having one lift available is frustrating, especially as the hotel was very busy. That lift has been out of service for months. If it cant be fixed, they need to replace it as the one lift is not coping. Thanks

Not good at all. This is the second time I have stayed at this hotel - both times for the AFL Gather Round which makes it pretty impossible to get a room in Adelaide when it’s on. I’ll start with the good - the location - right opposite the Adelaide Railway station and 5 minutes walk from the Adelaide Oval where all the Footy games are played. Now the not so good - property very dirty with a strange musty smell you never get used too. Walls paper thin and you can hear all of the noise from adjacent rooms and guests. One lift permanently out of order (out of two) - it was out of order on my previous stay two years previous so it seems that they’re not quick to fix things. And the worst experience was on my first night woke by an alarm that went on for 30 minutes with no explanation. I rang reception to ask was there a fire and they said they were investigating. The alarm went off and again no explanation - could I go back to sleep? Was there a fire? etc. I had to ring reception again at 3:30 to see if I could go back to sleep. When they eventually picked up the phone they said I could disregard the alarm. Death trap if anything really went wrong - avoid like the plague…

The staff and my room was great, literally no complaints. However I feel like the corridor lights had a weird colour to it which made it seem a little unsafe. There was a random mattress in the corridor of my floor. And one of the lifts were broken with no sign of anyone trying to fix it.

Location is great however the cleanliness of the room is disappointing. Glass still has lipstick mark, bedsheets feels dusty. We’ve woken up with sneezy nose due to this, possibly due to dirty old carpet too.

Property in great location. Property in desperate need of renovation. Dirty torn carpets and outdated worn furniture, mould in shower. Woken to Alarm activated at 3.16am with audible take no action which continued for 20 mins. Stayed 2 nights cost was an expensive $200 per night. Very disappointed.

Very much a budget hotel. Musty smell in corridors, carpet in need of replacement, only one lift working, could not access wi-fi ( accessed next door hotel!), room very, very warm (used fan to cool down and sleep), tv very small and flickering picture. Booked a superior twin with walk-in shower- got the room for disabled guests.

The location was convenient, onsite parking available for an extra charge. The parking spaces are tight and require some maneuvering. Customer service was great, very friendly. Issues - paid for breakfast, was continental. We were given a slip to fill in and then return to reception, we didn't up having breakfast at the hotel. The rooms were ok, although the carpets need a good clean. There was a dead cockroach in the hallway that stayed there from our check in to check out - and housecleaning would have walked past. The hotel has two elevators but only one was working and during peak, this was a real issue. We stayed on level 5 and had to wait a second time to get into the elevator, and also people couldn't get in as we were going down.

This was so unbelievably below expectations. The room was filthy--crumbs on the floor, cups and mugs clearly used and not cleaned, stains everywhere--and the windows were opaque and curtains didn't open, so the room was dark. The entire premises were unwelcoming, in poor condition, and felt unsafe. It was so bad I left early and just sat at the airport for extra hours. Truly the worst impression of Adelaide.

Terrible hotel. I had the misfortune of having to stay twice, as it was too late to cancel once I saw how bad it was. The room was filthy, I didn’t even take my shoes off there was so much debris in the ground. The shower was repulsive—black mold, grimy bathmat. I didn’t shower at all. This is barely a step up from a hostel.

The room & cleanliness were good but the air-conditioning didn't work. The rooms, (as friends stayed in the room next to ours) were warm and stuffy. Tried adjusting the air-conditioning but made no difference. Thankfully there was a pedestal fan in there, which made it a bit more bearable. Ceiling fans would be great but new air-conditioning would certainly make a great difference

Room was on second floor, but felt like the basement as there was no window you could look out from. The bathroom vanity had a large panel fall off onto my wife's foot. The bed felt that there was little life left in the springs. The location was good though - right by the main Adelaide train station and trams

Comfortable stay with room for a few improvements We recently stayed at The Grosvenor and overall had a pleasant experience. The staff were excellent—friendly, efficient, and accommodating. Check-in was seamless, parking was convenient, and checkout was straightforward, which made the stay smooth and hassle-free. That said, there were a few areas that could use some attention. The room felt dated, with curtains that didn’t function properly. There was no air con control in the room, which made it rather stifling, especially if you prefer cooler temperatures. Additionally, because the property is older, the windows aren’t fully soundproof, and our room was adjacent to the Strathmore pub, overlooking the busy North Terrace. This made for some noise at night. Overall, if you’re mainly looking for strong service and easy logistics, The Grosvenor delivers. If possible, selecting a quieter room or one with improved climate control would make a big difference for a more restful stay. I appreciate the staff’s professionalism and would consider returning with these improvements in mind.

The front desk people were nice, the rooms were clean but the room had 1 small window but was frosted and you couldn't see out, the toilet wouldn't flush which was extremely frustrating when we have 2 children with us and there was no cold running water only very hot so that made washing and hygiene really hard, the blankets were thin and not warm, the carpets in the hallways were very old, the elevators were old and worn too, the carpark barely fit our car in and felt really old and dirty to use as a back entrance. Im not sure if there was anywhere to eat in the hotel as there was no information in our room about the hotel facilities. We left feeling very disappointed in our stay, luckily it was only for one night, we left before checkout time as soon as we woke up because we couldn't use our bathroom.

Great location. Very friendly staff from reception to housekeeping everyone greeted you with a smile. The hotel itself is clean but quite dated and could do with some updating. The bed and pillows were extremely uncomfortable and the bed was on wheels so it kept rolling away from the wall everytime I got in.

The location was excellent. The hotel looked very tired and in need of a revamp. I had a 4th floor room with two backed out windows as they faced an inner courtyard. The room was a bit smelly and the decor outdated. I had to report a loose floor tile in the shower right where you would stand. The staff were very helpful and friendly. Just the hotel was a tad disappointing.

Great location and the rooms are very good for the price. I think the external humming noises coming from air con or power units outside the unit is something you could look at but you do tend to get used to it. Could offer better TVs for chromcastng and cooked breakfast buffet than just toast or cereals.

Booked a standard Room on Hotels.com. Room pictured looked lovely with a window, however the room we were given, whilst it technically had a window, it was contacted over, allowing no view. Probably rightly so. It was an iner facing room, and Pigeons were nesting there, and it looked disgusting, and had a lovely wake-up from them at dawn. It was Room 229. Stayed at the Grosvenor the weekend before, (Room 519), another inner facing Room, again not like the Photos, Very Disappointing and false advertising. Hotel is Very Tired, Hallway carpets are well worn

Room was fine apart from no air conditioning, a pedestal fan was supplied but was very dusty and damaged, curtains stained and not been cleaned in years. Carpet stained. No information in the room about services or what’s around the city. Lucky I was only there to bed close to the hospital

Location excellent and good value. Check in reception quick and easy. All staff I came into contact with were professional, friendly and helpful. Only downside was the breakfast offering and my impression was that it was all geared to simplicity for the hotel. I guess I’m not keen on the DIY approach but can understand the reasoning behind it so it’s not a dealbreaker for me. Just thought I’d mention it. Oh, coffee was good. Would definitely stay again.

Excellent Position This hotel is so close to everything. Across the road from main railway station, buses and tram. Our room was spacious and clean, with modern bathroom; however the hallways and above ground public areas are old and in need of new carpet and painting. It's position on North Terrace means you can walk to Festival Hall and the river faster than driving. Can take a bus to Hahndorf for the day, or the tram to Glenelg for breakfast. Highly recommend for a holiday where you don't need a car.

Was in Adelaide for the 'Gather Round' AFL long weekend. Ideal location for the Adelaide Oval - 5 minutes walk. Right Opposite Adelaide Railway Station and a tram stop (No 96) that will take you to the lovely beach resort of Glenelg. Had a laundry so I could get my washing done as I was travelling. Only downside was one of the two lifts were permanently out of order...

We enjoyed our overnight stay. Close to Rundle Mall for shopping and dining. Opposite the beautiful Adelaide Railway Station. Room clean and quiet. Good bathroom amenities. Car parking underneath for great value and off street parking.

Old hotel conveniently located in the CBD. Bathrooms updated and clean. Has 1940s feel and room size. The dark and warn carpet in the hall was concerning at first but it was clean and simply reflected the hotels age. The staff was very helpful and the breakfast was simple, healthy efficient and inexpensive

Very old and worn rooms, corridors even worse! Analogue tv in room - so blurry - but digital tv in reception. Breakfast was served in a paper bag! Paper bowl and wooden cutlery. Help yourself to bread and coffee but cereal, fruit and pastries are behind a table with staff serving at request. More like a camp kitchen than a City Hotel. Very disappointing.

To be honest the hotel needs updated I found my room gloomy but it was ok because I was only staying one night the bed was so comfortable. I was disappointed with breakfast for $18 I didn’t know when I paid for breakfast it wasn’t going to be a cooked breakfast and that was what I was so looking forward too so $18 for two slices of toast was expensive.but in saying if I needed a room for the night again I’d still come back minus paying for breakfast
