Everything was wonderful and the staff were very helpful. Only 2 problems: finding the entrance (more signs needed with explanations) and parking was difficult in that area.

We left with mixed feelings about this place. The room was clean and practical with a small balcony and nice view out on parts of the city (not the center). It also included the busy roundabout next to the building, however. The old town is easy to teach within a 10-15 min walk. The hotel breakfast has a nice overall variety. Quality is mixed, however (vegetables appeared to be from a glass/can, bread rolls were consistently dry, coffee from a machine and in tiny cups). The hotel appears to cater to large travel groups, which block tables in the breakfast room and create high loads during peak breakfast hours. This leads to a very crowded feeling and a lot of dirty dishes left on tables (it seemed like every day, a sole staff member was in charge of cleaning up tables of what must have been 30+ people finishing up around the same time at peak hour). We had no trouble finding a parking spot in the public parking area at the St. Anna train station down the road from the big roundabout, which was especially practical as it also has a EV charging station. As we were using our car for most of the day to go to other places around Perugia, we found this to be the better alternative compared to the friendly upselling attempt for a €20/night parking in a neighboring garage (without mention of the other options), as overnight street parking is free after 8/9 pm depending on location (capacity is limited, however).

Good beds and showers etc. Above average breakfast buffet, except for the vending machines for coffee (no staff making). Bring a travel mug if you prefer American style coffee. Their only mugs are espresso or double espresso sized, not even cappuccino size available.
