The pool and hot tub were out of order and it was not listed that they were not available. That was one of the reasons I chose this location. There was hair in the shower and black marks on the inside of the comforter.

Outdated everything, but was good enough for our stay. Room was more updated than everything outside of it, but still not that amazing. Elevator broken and they made no effort to fix it in the 3 days we stayed, just slapped a sign on it and said ask the front desk for help.

Outdated hotel that’s needs a professional refresh and deep cleaning. Stopped by the breakfast area the night before and it was dirty and was still in the same show the following morning like it was not cleaned after breakfast. Pics of pool were not recent and the hot tub was broken/covered when we were there. The place had a run down feel to it and was like they did minimal to keep it going.

Overall, for the price, location, and intention of our Busch Gardens/Colonial Williamsburg visits, this was a good hotel. It's pet friendly. The staff were accommodating and provided good customer service. Good assortment of options for breakfast as well. It's definitely older (i.e. still has popcorn ceilings) and could use a fresh reno, but obviously that's costly and is not up to hotel management. Colonial Williamsburg is a couple miles away with plenty of dining options, shopping, boutiques, coffee shops, and of course attractions. Busch Gardens is in the opposite direction and also only a couple miles away or closer.

Several staff were pleasant but others showed no enthusiasm or exhibit care to help. Also several of the staff, not front desk, were great and had a big smile when they met you. The gym wasn’t useful mainly because of broken equipment.

We came into town for a family trip and had a suite booked. In the master room, the A/C unit did not put out much cool air, was very loud, and sounded like it was about to completely break down. The bathtub in the room was completely clogged, causing us to not be able to bath our kids or shower for long because the tub would fill to the top. We tried unclogging it ourselves with no luck. The maintenance man came up to try to fix it and said he was unable to. Therefore, we were not able to shower like we needed/wanted to. It took all night for the water in the shower to drain. The bathroom had orange/red spots all over the walls and bathroom wasn't cleaned very well. On our first night after checking in, the fire alarm went off causing everyone to evacuate. We had to leave with our children quickly and unable to be in our room for awhile. Turns out the elevator caught on fire per the front desk. The elevator was broken the rest of our stay, so we had to climb up and down 4 floors of stairs with two young children and all of our luggage. For spending close to $500 for two nights, we were really unhappy and uncomfortable during our stay and will not stay again when traveling back to Williamsburg.

The room key didn't open the door. We let the front desk know and they told us it was a known issue and gave us another room. The cable in the room didn't work. The pool didn't have any towels and was a mess. There was a hot tub but it looked like it had been winterized and never re-opened (in August), The beds were hard and the pillows were thin. This place is not a 3 star hotel. More like a 2 star. The rooms were dirty. The floors were sticky. The sheets had stains and hair on them. We requested more but it was the same issue. I had to buy sheets from the store. Walls had holes in them. Spider webs everywhere. I am definitely writing a letter.

Our room was musty smelling. Air Conditioner didn’t work. Had a huge water leak in the bathroom. They moved us to another room. The second room was filled with ants, and the bed sheets had stains on them. Next morning we wanted coffee, but the coffee machine was out of order. After all that, we only got a 15 percent discount. I liked the friendly staff and good breakfast each morning. I ended up getting bedbug bites all over my legs. Not a fun experience. I believe I was in room 204. Hope it does not happen to anyone else.

Place is overall a dump. Guy at the front desk was very polite and accommodating. The rooms smelled musty or moldy. Spider webs all over the room. Stains on the sheets and curtains. Tons of hair in the sink drain. I put most of this on ownership who clearly aren’t putting money into the hotel to maintain a standard. This room should be less than $50 a night. If you are paying more than that you are burning money

The whole hotel felt dirty and had a strange smell. Chairs in the reception area had stains and dried food marks all over them, and in the elevator, there were poorly constructed handrails around the interior. I doubt the hallways had been vacuumed in the last few days. Our room had clearly not been cleaned thoroughly since the last guest either. There was debris not vacuumed on the floor, dirt and hairs around the bath, there were hairs in the beds, thick marks where a cup had been next to the sink and toothpaste splatter on the bathroom mirror. The staff apologized and moved us to another room which was a little cleaner, and by this point our children were falling asleep, so we had no choice but to stay. If we could have left I would have. It was shockingly bad. I will never stay in this hotel again! Avoid if you have a choice!!

This property needs a complete renovation or rebuild. The entire facility smelled of mold. (Signage indicated an issue with sprinkler systems). The room had large mold stains over most of the ceiling. There was not hot water either night. It was like someone bought the rundown business cheap and trying to make it work. Staff was nice, and bed was somewhat comfortable.

Pulled in to parking lot to see group of people smoking weed. Room was dirty and smelled like mildew .stained linens. Bed was terrible. The complimentary breakfast was ok and staff was friendly.

The pictures online did not convey the actual experience. It was much dirtier than expected on the inside, with wet floors in the hotel room, and a musty smell. We stayed 2 nights and tried the breakfast the first day. A cockroach was hanging out by the waffle maker, which made me look around and realize the breakfast area was also not clean.

Close to waterpark and BG. Breakfast had a great selection. Room was clean and comfortable. Would stay here again The outside windows could use a good cleaning. Nothing else there. Perfect after a day in the park. Noce and quiet .

Layout of rooms was great with 3 beds and 1.5 bathroom. The building is really old and can use a makeover. Still has poppy sealing. Curtains have holes in them. Just feels dirty. The whole place has a muggy smell. Hallway carpet is torn, doors have marks. Bedsheets have a smell to them. Only has 1 elevator which smells awful. Stairs are the same. Only 1 washing machine works. Front desk does not have quarters. Breakfast guy was nice and helpful. He tried his best to accommodate us with what he had. Staff is helpful, but they have their own limitations with what they are provided. Could be smell of medicine for roaches. Place is close to Busch Gardens. Hotel does not provide shuttle to Busch gardens. Water pressure in shower is good. Cleaning is every 3rd day of your stay is longer. Will not stay here again.

I'm going to highlight both positives and negatives of our stay at this hotel. Positives: LOCATION: Seriously, you can't beat this location. On a non-busy road right in the middle of Water Country and Busch Gardens. Our family had the multi-day pass so we were able to leave the parks and come back since it was 5 minutes and then regroup and go again. So nice! PRICE: I'll state the obvious, for a family of 6 price is huge, so they saved us a bundle of money. DOUBLE ROOM SUITE: They have a nice double room suite for a great price that has two rooms and 1.5 bathrooms. Only one tub and also no doors (we brought a curtain and curtain rods and they worked fine). For the price, cannot beat this! We had a good stay with 4 kids in one room and us in the other. The dining table was nice. But beware there was no kitchen (microwave and mini fridge) FREE BREAKFAST: The breakfast was free. Not great but not horrible. Coffee was very watered down. People were friendly at the front desk CONS: The hotel was being improved but not fully. The windows were horrible and let through all kind of mugginess so that our room and clothes felt damp the whole time despite using the AC. The carpets were pretty nasty. The sound went through the windows and doors easily (people screaming outside the halls and even in the outdoor pool could be heard clearly).

People were friendly at the front desk CONS: The hotel was being improved but not fully. The windows were horrible and let through all kind of mugginess so that our room and clothes felt damp the whole time despite using the AC. The carpets were pretty nasty. The sound went through the windows and doors easily (people screaming outside the halls and even in the outdoor pool could be heard clearly).

The front person Johnathan was very rude and inconsiderate to guest. The first hotel room that we had we had to request a different room because it had a bad odor and wasn’t clean. The halls at the hotel are dirty, not sure if this is because they allow dogs. The furniture in the hotel room we stayed in was rip. I wouldn’t stay here again and I wouldn’t recommend the hotel to anyone. Felt like we stayed at a motel. Very disappointed

The cost, room and location were everything I expected. Great. The issue is that the first night we awoke to find a hotel employee standing inside the room in from of my bed at 7:30am. Why would a maid and/or employee walk into a room without knocking, look at the guest sleeping at 7:30am? My wife is terrified. This needs to be address by upper management.

Overall, for the price, location, and intention of our Busch Gardens/Colonial Williamsburg visits, this was a good hotel. It's pet friendly. The staff were accommodating and provided good customer service. Good assortment of options for breakfast as well. Also had 2 pans of eggs Last morning no bacon at all and 3 pans of eggs. I even asked about potatoes and which they would talk to the manager We always look for the breakfast buffet. I’ve seen worse but…. When you have a “full house” and everyone is trying to get breakfast you’d think milk and eggs would at least be well stocked.. breakfast starts at 7am until 10 or 1030 I think… by 8:45 when we got downstairs the eggs, milk and juice machine were completely empty. unfortunately the one young man working to restock food appeared overwhelmed and under equipped. Not enough food was purchased when they knew the entire hotel was sold out on a holiday weekend. Not impressed since most of us were relying on catching breakfast there since anything else is a 10 minute drive. Rooms appeared to be updated recently and not bad however dirty fingerprints on the white shower wall and trash from previous guest in the ice bin tells me they don’t clean thoroughly enough for my liking. Noticed a few trashed mattresses and furniture throughout the property inside and out.. not a good look, even if out back. I understand maintenance is needed to make a hotel run but not having the pool open on Memorial Day weekend was another letdown. So long rant ending; picked this place because of breakfast and a pool for the kids.. both were very disappointing, otherwise it was a basic hotel room with AC and a 12” tv. Would not recommend but if you are desperate it will definitely work. Plus sides: it’s still really close to colonial Williamsburg… and limited parking under the building is nice.

The breakfast was a nice spread. Included sausage and biscuits, bacon, sausage, scrambled eggs, waffles plus pastries cereals and yougurt and fruit. However the waffle station was covered in mix you couldn’t put your plate down for the mess. Tables in dinning room were covered with syrup juice and coffee. The biggest complaint there was a party going on in the hallway and several rooms two nights in a row. Unfortunately the only two nights we stayed there. Besides not being able to sleep it was an average hotel for the money. They did some things well and others a fail like cleaning during breakfast.

Outdated hotel that’s needs a professional refresh and deep cleaning. Stopped by the breakfast area the night before and it was dirty and was still in the same show the following morning like it was not cleaned after breakfast. Pics of pool were not recent and the hot tub was broken/covered when we were there. The place had a run down feel to it and was like they did minimal to keep it going.

This is one of only two I stay in when I have to come to this area. The staff is excellent!! From the front desk to the housekeepers, everyone is friendly and very helpful. The rooms were dirty, mostly the bathroom. I have a blood disorder and liver failure. They questioned me about needing a handicap room. Then our room was right next to the dining room where they had a party. People were loud and yelling while we were trying to sleep. This is the worst experience we have had at a hotel and we are travel often. We will not being staying at this location again.
