No frills lodging, but a clean place to rest. Quiet. Bed was very comfortable and soft. Staff was friendly. Plenty of parking. Outdoor pool not in service. Could be safer if side building locks would always be locked to only open with room key.

First off the outdoor pool was not in working condition which was NOT specified. Also there is no elevator. The tub in my room some how had a water bubble growing underneath it which you could feel “gross” and had a sewer smell. Staff did not provide accommodations for my experience. Would not recommend

We were excited to swim, but when we got there, we saw a sign that said the pool was closed for maintenance. We just wish there was a way we could have known before hand. That way we could have found a hotel that had a pool open to stay at. Kind of a bummer. The bed was comfy. The halls smelled of marijuana. The air conditioning was cool.

Customer service was bad. I called the front desk 3 times and got no answer. I had to walk to to desk and the lady was watching tv. Place has a pool but this was closed and weeds were growing everywhere. Not a seasonal closure in my opinion

Cockroach in bathroom, floors dirty, bathtub rusty. No hair dryer in room but the wall mount was. I was told not all rooms have them! No furniture to sit on but 1 chair and the bed, so not a comfortable place. Breakfast was very minimal. Overpriced for a Friday night!

Very unclean and run down. Wouldn’t be surprised if the hotel is either shut down or goes through a complete rehab process within a year. Beds, sheets, towels, shower carpet, doors, refrigerator, walls, lights are all either filthy or not working.

Roaches all over our room, literally crawling on me in bed. All over the walls, furniture, lamps, floor, etc. I went outside around 3 am and slept the rest of the night in my vehicle. This room didn't even serve the intended purpose of a place to sleep

This property was very dirty. There was food left in the microwave, cigarette butts under the bed, and a stain on the duvet. When i went to talk to the staff about it, I waited at the counter for 15 mins for someone to come out. When I told them the issues I was told i wouldn't be charged extra for the cigarettes. ( i questioned that becuse i signd papers saying we wouldn't smoke in the room). There was no concern or resolution for cleaning the room. When we left the next morning we noticed trash all around the property in the bushes and curbs. Will not stay there again.

Sheets had not been changed. You could see crumbs and hair on the sheets as well as the outline of the person who slept there prior. Used Kleenex on the floor and pizza sauce on the desk. Some left a shirt on the floor as well. Front desk refunded out $150 security deposit immediately. Waiting for the property manager to refund our room rate.

There were stains on the sheets. Dust caked to the walls. Outlets that weren't working. Stuff splattered on walls & outlets. Dead bolt was removed so no deadbolt for safety in the door. Holes in the walls. Carpet was dirty. Awful.

Very noisy throughout the night with patrons and the AC unit. Our room was not in great shape overall- one of the windows was broken, dirt and hair in the bathroom, unidentifiable stains on the bathroom door, walls. Bathroom ceiling looked to have had a leak and repair was poor at best. Area was not great either. We walked next door to a Mexican restaurant that was okay. I took pictures of the issues in our room. It worked for one night in a pinch, but not somewhere we’d stay again.

I liked that it didn't look scary on the outside and it's right next to a restaurant. Did not like that the heater wasn't on or working when we checked in. It was in the low 30's. You could feel air coming in from the outside. We called the front desk; they said to turn the heater on and wait a few minutes. It wouldn't come on. I had to get down on the floor to see the plugin (which was scary-looking) and figured out how to re-set it. After that, it did come on but we still had to wear our coats another two hours before the room was...tenable enough. Also, the window shade was broken and it took both of us to get it to come down. Scary or not, we will not stay there again. Would not recommend.

The thermostat in the air unit wasn't regulating correctly, the room was a sauna when I came into it and I had to use the A/C in January to cool it down. The mattress had a big indentation and needs to be replaced.

Terrible customer service . Charged card 3 times . Was told would be returned due to thier mistake immediately was not . Shower was leaking under tub floor bottom so lost balance and fall . Mold smell .

There were only 2 small square pillows on the bed. Also we booked for 4 people and there were only 2 towels. We called for more pillows and towels waited 2 hours never heard from anyone then went to the front desk and was told they did not have extra pillows and handed towels that wasn't even folded to us. The check in person questioned my son who I had as the check in person since I'm disabled I knew he'd be the one to walk in for our family. The room was charged on my card. Despite me listing my son as the checkin person do they wouldnt question him, they still did and he had to explain he was my son. They wanted to know where I was and he said he is in the car on a walker and I don't want to have to get him out of the car twice. The desk clerk seemed put out. He shouldn't have been questioned since I gave his name when I booked the room month before.

rude front desk clerk. I asked to checkin about 1 hour before the 3 pm posted checkin. No apparent housekeeping activity and very few cars in the abundantly dirty parking lot. I was NOT allowed to check in early, even when I explained that my husband was undergoing treatment at KU med and I was looking to get checkin in while he was asleep at the hospital. She was rude. Vestiblule and parking lot were dirty. I didn't even stay as I had to get to a room somewhere to spend the night before I was called back to the hospital.

The clerk at the desk had a confrontational attitude and argued with me when I informed her that the text of the contract she was asking me to sign did not say what she thought it said. Another party confirmed that the clerk could not read English and therefore had no business asking American citizens to sign any form of legally binding agreements or contracts. This is what President Trump meant by, "if you dont have borders, you dont have a country."

My truck was broken into and when I asked the guy in the office to call the police, he asked, don't you have a phone? I then asked if he could look at the cameras that are mounted on the roof, and he stated he didn't have access to them. And finally, I asked if they had a computer and printer available so I could print my boarding pass, and he stated you can do that at the airport. I wish I had spent a few extra dollars and stayed next door!

Hotel is adequate, most of the room was clean, but the tub was dirty and gross. Site is noisy, but facility does not have much control of that next to a busy road and other parking lots has people outside and cars that were making noise all night. Site is close and convenient to KU Medicine.

This place is in the deep ghetto. I was looking for a place in Overland Park and was given this as an option, it is not even close. The smoke detector is hanging from the ceiling and the shower does not work, scalding baths only. Sickening what you charge for a place that would not pass a health, or fire inspection. If I do not get a refund I will turn you in to both. Americans do not appreciate our international friends coming here and purchasing businesses but refusing to keep them up to American standards. This hotel sickens me. I will never come to Kansas City again since they let their city be run into the ground like this.

My husband was a patient at KU hospital. It was very late 12:30am, when I checked in. The entrance was not marked at all so I guessed which door to enter to register. The lady at the desk was ok. My room was in another wing of the building that was a good walk away. I just needed a place to get some sleep for a few hours. There were NO outlets to charge electronics. I don’t want to be unnecessarily critical but I would not recommend it if you need more than an over night stay. Especially for a single women.

The shower and the hot water to the shower was broken. Besides that the room was just dirty, including the sheets. There was what looked like puke on the office chair in the room. I asked the front desk but they didn’t know how to help. I asked for a discount for the room and the hotel manager insisted the room was fine.

Good and bad: desk clerk was very unfriendly, beds were super hard, room had a funky smell, breakfast was a joke with waffles and cereal and luke warm yogurt. No extra pillows or blankets. Hotel appeared clean, nice location, new Mexican restaurant next door was very good.

For the price they charge find another hotel. This is not worth it. The room served its purpose of giving my sister and I a place to sleep and to get off the road. However I do not recommend this location. The room was fair, the beds were decent. The carpet was sticky so I did not walk around without shoes on. The breakfast, was almost non existent. They had the waffle maker up and working at least but no eggs or sides no toast no bagels, no fresh fruit just waffles, random cereal and apple and orange juice. Their coffee station poor. Only creamer they have available was powdered creamer in the little packets. Lastly, the homeless people in the parking lot ask for money and cigarettes was definitely uncomfortable. I would not come back to this location, there are better hotels for better pricing.

The breakfast was not good. I’m not sure if this was a mistake. But the milk was expired two days prior. I choose this property because of the complementary breakfast. However, after my expert on the first day, I did not return for breakfast on the subsequent day.
