No elevator, 3 floors of carrying luggage. It will never be fixed. Toilet not working half the time. Garbage was piling up. Sorry, never again. Management does not care, I don't blame the employees.

Room was nice. Perfect walk to the beach. No pool. Hopefully they find a solution to the Trash Bins in front of building.

The elevator didn’t work that was my only issue I was on the 3rd floor lol

The property was ok. Nice location as far as things to do outside the hotel but do not expect anything extra. There was no parking available on site but a paid parking lot is right next to the hotel. I parked there and paid $80 dollars for a 24hr spot. My car was towed after less than 8 hours. I had to drag my two small children to the tow yard to retrieve my car. There were many others in the lot that were also towed despite having paid. The staff at the hotel seemed to not know anything about it and offered no help what so ever. I wouldn't stay there again.

Property advertising that beds were queen size…not. Beds were double. Room was clean though and staff were friendly. Elevator was not working. Repairman was there but never worked the whole time we were there. Railing was painted but with no signage so 2 of us got paint on their hands. Staff did put up signs after being informed.

It is a good hotel to stay for a few nights but the elevator is super tiny and if you come with a stroller or wagon it is very hard to use it.

It was a clean and comfortable hotel room. The only downside is the parking situation. The parking is really expensive around the area and it would probably be easier and cheaper to Uber and walk.

The hotel was definitely not the best but it served its purpose for a two night stay. The elevator was the smallest one I have ever been on and I was terrified of getting on it. I thought I would get stuck so I took the stairs. This is a place you stay, if you don’t plan on being indoors but to sleep. I wouldn’t stay here again but it’s not that bad especially for the price.

When I arrived they treated us terrible, found roaches and someone used the bathroom and don't flushed.... Also yesterday I did received a parking ticket for 190.00

THE HALLWAY HAD BAD ODOR

elevator is out of service, bathroom doors non existent, three types of bugs found in the room, toilet will not flush.

Do not stay at this dump. For $300 a night what a freaking joke. Roach Motel. Hair all over the bed. Blood on the walls… and whatever other liquid I saw on the wall and floors. The most disgusting two nights ever. I had to sleep in all my clothes because I was concerned of what disease I would catch. Let me warn you again do not stay at this property.

The property is ideally located within a neighborhood that has quality shopping. It also had good wifi. The property is being kept in poor condition- there is a pungent, stifling odor emanating from the bathroom and into the rooms. The qondows and curtains are dirty and the ac units emit por quality air.

The urine smell all around the building, trash cans in mail entrance. Cockroaches in the room, they did not offer cleaning service in the room at any time. The only thing good about it is its location, but I don't recommend it.

Appeared to be a run down hotel. Elevators did not work. As soon as you walk in there’s a pungent odor as well as the hallways. Did not feel safe with the locking system on doors. Finding the room was confusing and easily was able to open another’s person room. Stay at your own risk. Nearby shopping and restaurants.

It was quiet but didnt like no parking an had to kill 3 of those large roaches

Our room had a faulty P-Trap in the bathroom. The entire unit smelled of foul sewer gases making it difficult to breathe. The windows are all screwed shut to fresh air was not an option. The bathroom stench was extremely pungent even leaving the fan running all day. We immediately called the customer service phone number (there's no staff on property) After 45 min a nice gentleman showed up with air freshener and acknowledged it smelled horrendous but nothing could be fixed. The following day we were all all day, came home in the evening and immediately were taken back by the sewer/feces smell that filled the entire room. No other rooms were available the prior evening and the gentleman who dropped off air freshener made a note in the account that we should be compensated. Orbitz has tried reaching out to the property on multiple occasions to no avail. Proper reached out to me directly (even though I told them Orbitz needs to speak with them). They offered me $77 refunded which is not acceptable. There was another guest in the lobby looking for a number to complain that her room smelled horrible and there was vomit in her bathroom when she checked in. DO NOT STAY AT GREENVIEW!!!

Look through the windows only big and high wall. It's a nightmare at the first night, my husband woke up at 3am to go to bathroom and found a roach crawling on his wearing shirt. Then tomorrow morning we complaint at the front and asking them to clean a room. A guy at the front said usually no cleaning until three days. I showed him the picture of a roach in the room and said that's why this causes the animal happen to the room. Then he said to ask the cleaner to clean the room by 5pm. We came back after 5pm and everything was the same no cleaning. We are so disappointed to pay $489.81 for two nights. We expected to find the reasonable accommodation and fit to the price. By the way, the area is convenient for dining and walking.

Internet didn’t work when I got there. No staff at check in. Room does not look like the photos. Very old and dated. Not impressed.

Comfortable room and bed. I had issues with the internet not working in my room and TV, improved during the week. Very slow and weak if lots of people and in room distant from router. I had troubles with my doorpad and it stopped working. Staff Promised 3x to call for maintenance and no one fixed it. I was giving a key that I was afraid of losing. People are loud in the halls and you can hear everything in your room. Great location though, close to beach and Lincoln Road

No hot water in the shower is the biggest issue. Text check in was a little cumbersome. Extremely loud in the hallway, would have made sleeping in impossible. Room was adequate but not much better.

Excellent location for the convention center. Room was very tiny, and loud. Older building, so not expecting a diamond. Strange rules, including taking out your own garbage at the end of your stay. Tiny elevator to take back upstairs. This was a prime time event weekend, so the rates were not reasonable, but that is expected.

I don't normally give bad reviews, but in this case..... Staff was friendly, yes. Front Desk associate let us check in several hours early. However, instead of giving us a 230 sq foot room that we paid for, we were given a room that is, at best,150 sq feet. Bed/living area was about 9 x 11 feet, with no room to move. When our toilet malfunctioned at 2 AM, we could not get anyone to assist us. We had to leave the hotel and travel more than one block at 2:30 AM to use a washroom at a restaurant (after purchasing a drink, of course). The Wi-Fi worked in the hotel lobby and corridor, but not in our room. Bathroom and shower area was so small, about 4 x 7 feet, with no space to rest a toothbrush or any toiletries. Shower was hot and the water pressure was good, but water leaked all over the floor when you used it. The virtual check-in process has its limitations. We observed that guests who arrived in the late hours has difficulty getting assistance and waited for over an hour (at 1-2 AM). The Greenview felt more like a hostel rather than a hotel. Hey, at least the locks work! Sorry, I wish I could give a better review. We have traveled a lot, including traveling in developing countries, but this was the worst hotel experience we have had.

When I first entered my room the first thing I noticed was the smell. Old and musty. I got one of the rooms with a renovated bathroom. The sink however didn’t drain all 3 days I was there. No hand soap at the sink either. Shower was fantastic. The bed was very comfortable. The room door had an approx. 1/4” gap around it when closed. The kitchenette area had a new microwave and fridge which were handy. There were also dishes and cutlery but no sink so you couldn’t clean up. It said in the instructions “take care of your dishes”. How?? Weird. It said in the listing it had a front desk which it does but only till 6pm so if you had a problem or question afterwards you were out of luck. My after hours check in was easy with a code for the front door. Lobby bathroom had no hand soap. The building itself is old and run down and in dire need of a makeover. They were there laying new tile in the lobby area but it needs a lot more than that. The halls are in terrible condition and so are the stairs. The elevator is very small and old. Front area outside is not attractive at all and anyone and everyone sits there. It has no upkeep whatsoever. The location of this building is fantastic. Close to everything. I would not stay here again. It was definitely not worth what I paid.

A great location to start from and lots to see around the area across beaches and shops. Really a appreciated the Miami free bus. The rooms were clean and presentable with both fan and AC options. The AC though is a window mound so very noisy. I turned it off during the night.

Tested at 5-7mbps which is ridiculously slow, and was such a bad signal I could not work at all, it was very disappointing. The service is horrendous. Asked for help working one of the lights in the room and they did not come. Asked for extra coffee, they had none there, the person there said they would get it and bring it to my room but they disappeared and never showed up, I had to go to 7-11 to get coffee. But that is not all. The hotel uses old keypads for locks and I was locked out of the hotel twice during my stay. I am talking about outside of the building in the street at night. The hotel has no one at the desk at night. No one answered the phone. There is no staff here, just some useless "guards" that hang around. There was absolutely no one around when I was locked out for over an hour, until a guest came out of their room to let me in. This is awful and dangerous since it was late at night. I had the code that was provided it did not work at all during my stay Avoid this hotel at all costs, the rooms are also tiny and cramped. The location is the only positive thing, the hotel itself is a nightmare.

The check-in staff where kind, courteous, patient, and helpful with information. I have no complaints about them. However, the staff are only available 10am - 6pm. My business trip hours, unfortunately, made it extremely difficult to obtain help. The TV screen in our room was jumping and flickering and we needed additional towels. The room itself (aside from the TV) was fine if a little shabby around the edges. They expect you to take out the trash and clean dishes before checkout. There was no anti-bacterial dish soap, nor a sink outside the bathroom in which to wash them. Also, there was no apparent place to take out the trash. And since the staff were not yet at the desk when we left, there was no one to ask for clarification.

Great price, very walkable. Front desk is limited hours, had to get towels and coffee from the front desk. Had to use a code to get in the front door (which I kept forgetting). Close to the beach and lots of food and shopping.

Great location, the room was very clean and quiet. The beds are very comfortable. The staff is amazing. The only thing is that after certain time there is no staff at the lobby

GREAT service! We got off our cruise in the morning and it was raining out while we had our luggage. We were able to check in early and the man at the front desk was super friendly and accomodating. The room was so cute and clean. The only issue was the shower head, with the half glass wall, it sprayed water out of the shower and the pressure was really low. Otherwise, great stay for a great price.

Very centric location. Next to Linclon St. Mall. Likely to booking again. Kind and attentive staff.

Service was efficient and helpful. They let us store our luggage until our room was ready. And then put it in there for us. Keypad entry was nice to have. Affordable and clean.

There was no one to check us in!! We were completely lost. Couldn’t get a hold of anyone. My booking reservation said 24/7 front desk service, but it closed at 6pm

I only saw the front desk guy once, they don’t have housekeeping, you have to ask for one 24hrs in advance. A little loud during the night because my room was next to a public parking lot. I liked the location! Everything was close enough to walk

This property sits at a central location near local shops and restaurants. It's also just a short two block walk to the beach.

Perfect location for the Convention Center and lots of great hotels and restaurants for nightlife and dining. Few minutes walk to the beach and Lincoln Road. Staff and facilities were great and easy parking was a surprise.

Gery clean and convenient location. Everything is at a walkable distance. The only challenge is parking although there is public parking at a 5 min walking distance. There is parking beside the hotel as well if your are ok with the rates.

Very pleasant. hotel is close to many places and located near the bus line to downtown Miami. The tours to Key West and Everglades start from Lincoln Road, only about a block away.

Key location. Close to the beach, shopping, ocean drive, hop on hop off bus stop is just across the street. Clean room. Easy check in and out. Reasonable price.

This place was just ok for us! We live in Denver, and went on a cruise out of Miami. We stayed 2 nights here. I loved they had refrigerator, microwave, kuerig with no pods so bring ur own! it was clean. On the other hand, a little out dated. Bathroom was updated, but the building itself was worn. It’s great location! It’s right in the heart of the Miami strip. I had my 9 year old. If it was all adults I would stay here again. Families should fork out a few extra dollars to stay somewhere a little nicer!

This hotel is being run down while a new one is being built on lot to the north. The adjacent car park charges $10 per hour for unloading and the overnight parking two blocks away costs $40 per night. In the room we founf the new hotel was within touching distance outside our window. There were old cobwebs hanging in the tiny bathroom where the mirror was rusty. The metal headboards on the beds were also rusting and the paint peeling from the walls around them. Worryingly, the evacuation plan was for a different side of the bilding on a different floor. The pool is somewhere in a different hotel. There were no facilities to make hot drinks in the room and no food in the building. On the plus side the bed was comfortable and the location was excellent. There are good restaurants nearby and city tours start outside. The beach is a short walk. In the room the TV had a selection of several local stations. It seems as if the hotel is being run down, and will close completely when the new one opens next door.
