Friendly value for money hotel including great breakfast. Definitely stay again . Parking is very tight on the hotel front but there is plenty of on road parking nearby so not a great issue.

It was a clean room with good space. If you have a large car you are best parking on the road. A great breakfast and a lovely landlady. Very dog friendly and no extra charge for dogs. We will certainly be back for another visit

Beautiful place, the family room was perfect. Loads of little touches that the kids loved. Slept really well not a scrap if light through the curtains, all still fast asleep at 9am. Tasty breakfast with plenty of choice. Parking not great as only 6 spaces and really tight but managed to park free on the next side street. Owner/host really friendly and accommodating, nothing was too much trouble. We will definitely be back.

We booked this hotel because it had off road parking. On getting to the hotel despite the car park being empty all by one car we were told we would have to leave our car on the road as it was too large. I was not happy about doing this has the road was really busy and I spent a lot of time searching for a hotel with off road parking. The parking is really tight and you will not park anything much bigger than a mini. The other issue we had was the place was full of dogs even at meal times. The eating area smelt like wet dogs. The food and facilities were fine but this is a cheap and cheerful place to stay if you have a dog and a small car !

Very welcoming host who made me feel at home as soon as I arrived. The room/bathroom were spotless! I had a great nights sleep, a lovely hot shower in the morning followed by an amazing tasty breakfast! A 5 min walk will get you to a nice beach, lots of places to have lunch/dinner and a M&S food for snacks. The car park is small so if you want to park there arrive early. If not there is parking on the street outside on a wide road that is free.

The wife and I with our two Cockapoos stayed here for a weekend.in December. The Hotel is in a great location, a few minutes walk from the beach and many bars and restaurants (most are dog friendly). The hotel has free onsite parking. On arrival we were shown to our room by the friendly landlady. The room had it's own door to outside which was great as we didn't have to go through the hotel with our dogs. The room was very clean and warm, had everything we needed. The bed was comfortable. For breakfast you can take your canine companions if you like. Breakfast was one of the nicest we have ever had, the bacon was delicious. Checkout was at 12 which was great as no need to rush.

This is a lovely boutique hotel, very clean with friendly staff. Parking is very tight and it might be better if there were one or 2 fewer marked parking spaces to give customers more room to swing in and out.

Very clean. Staff are really welcoming. Breakfast was really nice. I find it difficult to find any thing to complain about. Very very good value for money unless you want a 6 star service for a 3 star price. Some people are hard to please.

A perfect location as a base for exploring the stunning town of Lytham and surrounding areas. The property itself is immaculately presented throughout, with the decor perfectly balancing the historical character of the building, with contemporary style choices. The room and public areas were spotless and very well maintained. And whilst the solo room is quite small, it's bright, airy, cosy and comfortable, with plenty of storage. A very friendly welcome upon arrival from the owner, who took an interest in my visit and offered advice about Lytham. A tasty breakfast was included, with a lovely menu to choose from. Overall, great value and highly recommended

Howarth House really is the hidden gem on the Fylde Coast. Our room was cozy, spotlessly clean and very peaceful. The members of the team at this guest house are extremely friendly and put much love into everything they do. You will not find a better breakfast anywhere in the UK! I can highly recommend this delightful place.

Great location for visiting the centre and we managed to get a parking space but it was a bit awkward with a larger car. We were given a family room when I had booked a double and there wasn’t a lot of space but was fine for 1 night. Very clean apart from the 1st towel picked up was stained. Good breakfast and staff were all nice. Overall we had a lovely night away.

Howarth House is such a well managed place and a real home from home. Sue and the team are so welcoming and the rooms are very clean and well decorated for a relaxing stay away. The communal living space is very comfortable too. Breakfast is very tasty with excellent ingredients. We will return again very soon.

Not a 4 star. Max 3 star. Room 10 was 3 flights of stairs and view was facing a brick wall. Room was small and dated with lots of clutter within. Not what I would describe as luxury. Breakfast was good with no complaints. Staff were pleasant.

Lovely stay in a great room with its balcony and very nice staff. Breakfast with an excellent choice and quality ingredients. Already looking forward to staying here again hopefully in the family room with two of our grandchildren. Thank you for an enjoyable stay.

Stayed here last month for our daughter's birthday in the family room. Loved it! I can honestly say it's the best family room we've ever stayed in - they had their own little room with bunk beds attached to ours meaning we didn't have to sit in the dark after they had gone to sleep which was a huge bonus :O) the owners had thought of everything including toys, teddies, and their own tv with a drawer of DVDs to watch. The room was really clean and comfortable. Breakfast was super nice and well organised with excellent bacon and sausages. They had all the usual cereal/fruit/pastries as well as a cooked breakfasts. The hotel has two big awesome friendly dogs which my kids absolutely loved. We used the swimming pool at the hotel down the road - if we came back we would pre-book this when we booked the hotel as most of the time slots were full and we had to go quite late, but it's a great extra perk of the hotel. We had no complaints with the car park - yes it's small and and if you arrived late you might struggle to squeeze in but we arrived early so it wasn't a problem for us. Location couldn't have been better either, two-minute walk to the seafront. Overall a brilliant hotel in a great spot with friendly staff. We'll definitely look here first next time we come to Lytham St Anne's.

Nice lady running the place,very helpful. Room was compact, bathroom recently installed. Clutter in corridor and lounge excessive. Steep stairs to first floor would be very difficult for an infirm person. Breakfast excellent as were all the staff. Soundproofing non-existant. Overall a cheap and cheerful, very clean little place to stay for a couple of days.

The room was a little tired and could do with being updated, very thin walls, you could hear everything that was going on in the hotel, really noisy from the adjacent room from 6 o'clock onwards , and bed not party comfortable, so not a great nights sleep, breakfast was fine

This is simply the best place to stay in Lytham St Anne’s. The rooms are lovey, tastefully decorated with everything you could need for a comfortable stay. The breakfast is perfect, everything you could want to start the day the right way. The best thing though is the staff. Each and every one of them provide the finest Lancashire Hospitality and this is what sets it apart from other hotels and bnb’s in the local area. Nothing is too much trouble and they go out of their way to make sure you have everything you need. The icing on the cake is being a dog friendly place to stay, knowing we can bring our dog just makes it a fantastic experience. Thank you to Sue and all the wonderful team at Howarth House. Your hard work and effort is very much appreciated!

Was greeted on late arrival by Sue absolute gem. I had booked last available room last minute but she was there to meet me and explain room was tiny and she would move me following day when another room became available which she did with no hassle just pack everything up leave itvand we will move it and have new room ready when you return. This place is a little gem of a place i was amazed at how accomadating for dogs with bowls towels mats etc. Would recommend and will stayvagain with my pooch when i go back that way. Thank you again to Sue and staff

We felt very welcomed and looked after during our stay. Dogs are truly welcomed and accepted as part of your family by a host who truly loves and understands dogs and their needs. Blanket, bowls and mat are provided for dogs which was very thoughtful. We also didnt have to abandon our pups so we could eat breakfast, our pups lay well behaved under our.table patiently waiting on the promise of a beach walk once we had finished. Breakfast was gorgeous, could not fault the food or the service at all and the fruit starter was beautifully presented and very tasty so was 'mums breakfast'. Hotell is well located close to main street and one street back from beach. Rooms are very comfortable, clean and well decorated. Bathrooms are spotless with toiletries. Tea and coffee inrooms with bottle of water also. Ample parking although we parked off site due to having long car with not enough turn to fit in space but not an issue for us as parked free accross road. Cant rate this enough, especially happy that we felt truly accepted with our dogs which made our stay even more relaxing.
We felt very welcomed and looked after during our stay. Dogs are truly welcomed and accepted as part of your family by a host who truly loves and understands dogs and their needs. Blanket, bowls and mat are provided for dogs which was very thoughtful. We also didnt have to abandon our pups so we could eat breakfast, our pups lay well behaved under our.table patiently waiting on the promise of a beach walk once we had finished. Breakfast was gorgeous, could not fault the food or the service at all and the fruit starter was beautifully presented and very tasty so was 'mums breakfast'. Hotell is well located close to main street and one street back from beach. Rooms are very comfortable, clean and well decorated. Bathrooms are spotless with toiletries. Tea and coffee inrooms with bottle of water also. Ample parking although we parked off site due to having long car with not enough turn to fit in space but not an issue for us as parked free accross road. Cant rate this enough, especially happy that we felt truly accepted with our dogs which made our stay even more relaxing.

Brilliant property, only short walk from the train station & the shops etc, very clean, great value, nice breakfast, nothing seemed too much trouble, I randomly needed some super glue & it was provided 😀

This was our third stay at Howarth House and it is truly exceptional. It is simply one of the best places to stay in Lytham St Anne’s. The rooms are of very high quality, nicely decorated and very comfortable. The breakfast is great too and the choice of times for breakfast is a nice touch. The real stand out are all of the lovely staff who offer the very finest hospitality. They are all truly the nicest, most friendly and accommodating staff you could meet. They go out of their way to make you welcome and cater to your needs. They are all fantastic and we would like them to know how much we appreciate their efforts! Literally we could go on, best compliment though is we will be back for sure. Many thanks again!

A perfect location as a base for exploring the stunning town of Lytham and surrounding areas. The property itself is immaculately presented throughout, with the decor perfectly balancing the historical character of the building, with contemporary style choices. The room and public areas were spotless and very well maintained. And whilst the solo room is quite small, it's bright, airy, cosy and comfortable, with plenty of storage. A very friendly welcome upon arrival from the owner, who took an interest in my visit and offered advice about Lytham. A tasty breakfast was included, with a lovely menu to choose from. Overall, great value and highly recommended

Rather disappointing experience at the so called boutique hotel. Staff were friendly however breakfast was mediocre, rooms tiny with poor soundproofing. Suitcase couldn’t fit in the room. Also only 4-5 very tight parking spaces for 20+ rooms. Seems like the owner has maximised the number of rooms and felt very crowded. Hardly could sit on the toilet seat as room very narrow. Unfortunately wouldn’t recommend.

What a find ! This hotel was one of the best we have stayed at . The welcome was warm and friendly , nothing was too much trouble . Our breakfast was delicious and we loved how different times were available. The hotel offered an earlier check in time than many others and check out is 12 o clock which means on a weekend away you can manage a lie in and a long leisurely breakfast which was just what we needed . Thank you so much , we would definitely recommend you and will come back again some time !!

Howarth House really is the hidden gem on the Fylde Coast. Our room was cozy, spotlessly clean and very peaceful. The members of the team at this guest house are extremely friendly and put much love into everything they do. You will not find a better breakfast anywhere in the UK! I can highly recommend this delightful place.

The hotel is in a very convenient location for exploring the area, near to shops and a variety of hospitality venues. We stayed in a luxury double room which was a good size with lots of storage. The bathroom was also a decent size with walk in shower. The furnishings and decor are 'shabby chic' and traditional. Breakfast was excellent with a good deal of choice and all table service. Staff were very friendly and helpful. All in all good value for money and I would recommend this boutique hotel.

Sue and her staff were fantastic the room was clean. we had the family room so we had a little more space. The bathroom was very small but very clean, but all the mirrors bar one were too high for me to see in. There is parking on site but it is very very tight so no big cars I couldn't get our car out until a lovely guest helped by moving her car first. I would stay again but bring a smaller car.
