Overall was a comfortable experience. rooms are spacious, and property is fairly well maintained. the staff were helpful and friendly. this is a solid 3 star hotel but for the area its the best around. Great value stay. nice amenities- pool, game room, outdoor kids area, breakfast, large walkable grounds. just 3 minute drive to downtown area with restaurants and shops. 7 mins to Santa's Village. Perfect for ATV overnights, just a short 30 min drive to North Country ATV trail head parking.

The pool is in poor condition and should not be used. Very disappointing.

Let me start by saying the Cabot Inn & Suites consists of two distinctly different properties. The main building appears to be fairly new and in good shape. It houses a game room, large pool and the (small) breakfast room. It's clean and cozy and has a spectacular mountain view. The second property is a rundown motor lodge across the road. We found ourselves in the area needing emergency accommodations and this was the only place with rooms available. So, we were grateful for a place to sleep. Our bathroom was crawling with lady bugs, the bed was hard and uncomfortable all of the amenities being across the road was somewhat inconvenient. But at least we had a place to sleep and the rate was very reasonable. I would not return to this property unless I was assured my room would be in the main building.

Fitness center hours were poor. Would be nice to have the fitness center open earlier, or be open 24hrs. Air conditioner outside room window was loud and annoying. Beds were nice and comfortable though.

Lancaster is a beautiful area to see the fall foliage and staying in this hotel made the trip perfect. Hotel very nice and loved the pool, hot tub and workout area.

Rooms and facility were a bit dated. Pool area was under construction with the hot tub area but the pool appeared clean. They also allow day passes to the pool for outside users but do not appear to have a great organizational system for that as we were followed outside (on our way to dinner) by staff asking if we were staying there. It felt very accusatory and odd. Very very odd.

Hotel review Staff: kind, personable, friendly, and helpful. Parking: great, spacious, plenty of room. Pool: Water: cold, pool area: very warm. (Did not use hot tub, or changing rooms.) pool towels stored at front desk, not in pool area. Breakfast: great, good selection (scrambled eggs, bacon, muffins, pastries, bagels, toast, pancakes you made fresh yourself, juice, cereals, coffee, fresh fruits. (Disposable places and utensils & cups). Playground: child friendly, decent amount for kids to play on, huge old tires were a hit! Local food: not far 3-5 miles for some great local eats! Santa’s village about 10 minutes away! Room (108): great view of the mountains!!!! Beds: metal under the bed instead of a normal box spring & frame which our kids hit their heads On multiple times & I scraped my leg on multiple times, and mattresses didn’t stay centered on them well at all. Not much for linens on the beds, and the sheets were very rough & almost textured, hard to describe, but were not comfortable, for the adults, kids had no problem sleeping. Room seating: Plenty, breakfast table with 2 chairs, desk with 2 chairs, and 1 regular livingroom chair. Room TV: good amount of channels, no TV channel menu provided. Room Lighting: Decent, several lamps over the room and overhead lighting as you enter. Bathroom: Shower had several “patches” on the walls, and the faucet head was pulled out slightly from being flush with the wall. Water temp was also not super hot lik

We have stayed at the Cabot multiple times so we know what to expect. This private hotel is a little dated, but the owners seem to try to keep things in decent shape. There have been uogrades since our last stay and having breakfast included is an appreciated perk. We always use the pool, but the hottub has been closed waiting for a remodel for a few seasons. Its a great place to stay if you are going to Santa's Village since its only a few miles up the same road. This place is great for families.

Check in was quick and easy, our room was clean and comfortable. We were pleasantly surprised to see the beds made up and fresh towels provided after our first night. Breakfast was nice, with an assortment of cereals, waffles, makings for breakfast sandwiches, fruit, yogurt, etc. I'd recommend staying here to anyone visiting the area.

This place is old, the carpet in our upstairs room isn’t lean and there is trash around beds and dresser. Don’t know yet about the beds but hopefully better than the room

Clean, large room. Comfortable and quiet. Well-stocked, well-maintained breakfast. No one was upset that I used the hose in the front to rinse off my dirty bicycle.

We had “drain flies” in the bathroom and sink.

The room smelled slightly of smoke, sort of musty. The front desk person was curt and not especially welcoming. And when we asked for 2 extra blankets (one for each bed) they came to the door with one and said "one extra per room is all you get". ??? What hotel doesn\'t have extra blankets? Were we supposed to cut it in half? Breakfast was good how ever, as free breakfasts go.

The cleanliness could be improved immensely. Popcorn left in the main stairwell overnight. Rooms need to be cleaned near the base of the beds.

Perfect location for Santa Village. But you get what you pay for. The first room smelled of BO, the receptionist showed us to another room which stank of cigarettes. We opted for the BO room. There was a wet towel hanging up behind the bathroom door. We didnt even bother telling her about that. Basic but clean room (apart from the smell). Probably would not stay there again.

This hotel was very clean, which is important to us. The room overall had everything we needed. Our only complaints would be lack of blackout curtains as the lights at night shown in, and the beds were harder than we prefer.

Both beds made popping sounds whenever you turned over. The slats under the mattresses are broken in room 206. I told the front desk and she acted like she didn’t believe me. We had a horrible night with popping that sounded like fireworks. I won’t go back.

The bed base needs to be updated. It sound like someone was hitting a filing cabinet all night.

The hotel is about a mile outside of downtown Lancaster with a lovely view of the mountains behind the property. The interior looked a bit shabby and the dark color scheme made it feel old. Most of that is cosmetic though. Our room was clean and comfortable. The grip bar in the bathtub was missing, but everything was in good shape otherwise. The fitness room was surprisingly large and well equipped (although the carpet and floor mats have seen better days). Staff were friendly and professional. We were there when the hotel was fully booked and I was surprised by how quiet it was. It’s not a fancy place, but it had everything we needed. Breakfast is about what I’ve come to expect at mid-level hotels—waffle maker, cereals, instant oatmeal, variety of breads and spreads. I would stay there again.

The staff are exceptional! Sure you can find more upscale (as with anything) but the staff were not the typical burned out hotel representatives- they smiled, were chatty and went the extra mile when asked. If I were to suggest one improvement- I would say change from existing pillows to a king size pillow. Thanks again for your attention during my stay.

Stay was fine. Housekeeping barged into my room at 745AM and again around 830AM without knocking even though I had not checked out yet and hotel was practically empty.

Very close to Santa’s Village the front desk staff “ Hattie” was phenomenal. The hotel was perfect for our weekend family trip to Santa’s Village. We had 8 adults and 7 grandkids. When we checked in Hattie got us as close together as she could. The kids enjoyed the arcade and pool. The breakfast was very convenient for all of us. Just a great place. We will be going back there again next year!

Upon check in, we were given keys to a room with somebody already staying in it. New room smelled bad and musty. Bed was very uncomfortable. Pool was yucky and stairs were slippery due to amount of grime in them. Breakfast muffins had no warning that they contained peanuts and almost fed one to my child with a peanut allergy as they were right next to the lemon muffins. Staff didnt care at all when told. Entire property was extremely dated and old, which normally I wouldn’t mind but it just felt dirty.

They young lady at the counter was amazing. I actually spoke to her on the phone the day prior to out trip about early check in and she was very attentive at our needs and our needs were met. Your place should do all they can to keep her it is hard to great workers especially young people with her social skills. First impressions are key.

Amenities were great Nice inclusive full breakfast, nice coffee bar set up during day and nice pool! All in all a great visit and proximity to Santa Village was great Sink Drain in room was very slow to drain and microwave in lobby was very very slow to reheat food But in all fairness these were pretty minor and I didn’t say anything to management Nice that room also had fridge Beds were surprisingly comfortable too! Heat in room worked very well They have luggage carts which were a great help too.

We like staying here because it is an affordable choice for our family when visiting Santa's Village. It is clean and quiet and breakfast is served to make mornings with 2 kids a lot easier.

Great place to stay if going to Santa’s Viillage. Kids liked the indoor pool. Good free breakfast.

Want to start off by saying everyone that works there is so incredibly nice. The property is ok. The pool had a lot of patch work, game room had super old games with some things not really working( air hockey barely worked) the hot breakfast was actually good with kid friendly options. Just not sure it was worth the money.

It is an old hotel, dated, but impeccably clean. Except for the bagels, breakfast was gross; but the bagels were fresh and delicious. A beautiful spot nestled among the mountains. An eclipse goody bag was very much unexpected and appreciated. Would definitely stay here again, although the bed linens could use updating for comfort.

The breakfast choices here were numerous, more than any other hotel we have stayed in that offers a free breakfast. The staff was very friendly and helpful. The lobby is beautiful, featuring a lovely fireplace and seating areas nearby, allowing guests to enjoy the warmth. We were very pleased with our stay and would stay here again.

Generally, the room was ok but nothing special. It was dated and tired feeling. The whole place could use a facelift. The breakfast was not great. All processed food with the exception of the fruit on the counter. There was very little hot food put out, i.e. a few pieces of greasy bacon,sausage patties and some type egg of product.
