We paid for breakfast and the breakfast excellent. Room was good had free parking. Friendly staff

Parking is very limited, but the room was functional and clean. Friendly staff and reasonable price. I would recommend.

Smooth, quick check-in. Parking directly out back with rear door access. Elevator. Nice location within walking distance to small village and pier, good WiFi and hot water (except in the AM). Quiet rear room, except for the 30 minutes when they (truck) were moving kegs and other heavy metal objects around. I had a quiet second floor room with a slanted ceiling/roof, hit my head many many MANY times. I would return, it was a nice stay. Dan- USA

Perfect for an overnight stay en route to the ferry. Has a public and hotel bar and short walk to a few other options.

Lift was out of order. There was not enough parking. Reception was not friendly. Shower was a bathtub with a 1/2 glass partition. Terrifying to get in and out. So outdated. Shower had pink mold. Old towels were left in bathroom from prior guest. Place was run down.

Room was nice enough - nothing fancy, but the beds were comfortable enough and the window opened very large (great during the heat wave). Shower was not the best - the hose is not really movable, and the temperature seemed to vary easily. Breakfast buffet, including hot food, was included, which was great to have, though it was not amazing food. Parking can be limited, but reception was able to provide alternatives if the lot and street parking were full - overall, no issue with parking. There is an attached bar that was enjoyable.

Ok stay without any special. Staff not very positive, and not possible to order even a cup of coffee at noon on Sunday. Totally closed down.

Overpriced like everything on Skye. Was the cheapest option. Very limited parking unless youre up for a walk to the center of town with luggage.

The hotel has a great view of the harbor which is so lovely! The hotel could be so much more charming just by simplifying the hodge-podge and sprucing it up a bit, it does have character. The rooms had some issues like very old carpet, mildew in the bathroom, the bathroom fan sounded like a 747, and the beds were not very comfortable. The manager so kindly accommodated the booking error with twin beds instead of a double bed.

There were cobwebs on the inside panes of the bedroom windows, the curtains were hanging down as the hooks at the top were not attached. In general the hotel had a run down feel and the standards were poor. It needs the management to pay more attention to detail particularly in the housekeeping area. Not a hotel group we would recommend. This review is from someone with over 40 years experience in the hospitality industry.

Room was not vacumed properly, headboard, bedside cabinet, wardrobe all thick with dust, and I mean thick, no mirror in bathroom for shaving purposes. curtains were of the track, put them back on by myself. spoke to other guests on my day of leaving and they had the same problems, Would not stay there again..

Basic template for your hotel review: The room was not that clean. For example, it is not nice to find someone else’s dental floss on the carpet, coffee stains around the kettle. Even though we had booked 3 people for 3 nights, both the shampoo and body wash containers were empty. The next morning before leaving for the day’s activities, we politely asked to get refills which did not seem a problem to the front desk. On our return later that evening, the bottles had not been refilled. Inquiring a second time, we were surprised to be told that we should bring the bottles down ourselves to be refilled. Even though ended up the staff came up and refilled it, but it wasn't a good experience. The bathroom is newly done but the room is outdated and the mattresses are very old and no support.

Breakfast good. Room could have been cleaner, coffee stains on the window ledge, which I had to clean off. Bathroom floor very dusty around the skirting boards. Shower very close to slanted wall, made it difficult to wash, standing up straight. The mattress cover was showing signs of fluff underneath.

Wow - where to start. Pleasant location but this aging property is in serious need of cleaning and repair. Understaffing exacerbates the problems. Our group had 2 rooms and in both cases there was heavy mold in the bathrooms. When we asked management about this they said it couldn't be dealt with as a specialist needed to be brought in. No other rooms were available. Further, ground floor window would not latch and opened freely. When management was asked about this they said it couldn't be fixed that day and gave us cellophane tape to try to seal it. This is a basic safety concern. There was a permanent wet spot on the carpet - wet wen we arrive and wet when we departed. There was black mold along ceiling corners where leakage has been occurring. One room wasn't cleaned at arrival. When management was asked, we had to show pictures of feces remains in the toilet and used coffee supplies before they agreed to have it cleaned. The bar served only beer and one whisky. Hotel was jam packed with tour buses which made the breakfast virtually unaccessible. It spoiled our stay on Skye. A full refund is more than in order. This is by far the worst hotel we have stayed in and not priced accordingly. Stay away - far, far away.

The hotel itself was good and the staff were great. The only thing we didn't like was the mattress was hard and lumpy and the pillows were like bags of gravel. Room 166

Tired old hotel, tiny room, low ceiling which isn’t great when you are 6ft tall. Food was poor too for the money

Convenient location, decent breakfast, the room was clean. Building needs serious updating. The blackout window roll was broken, wouldn’t stay down. The room was quite hot, no a/c and we could not open the window.

Property is in serious need of an upgrade. Walls and baseboards are banged up and in terrible condition. There is a musty smell in the property. Our room was on the top floor and it was impossibly hot. Couldn’t open the window but front desk person had it opened. Once open it was impossible to close but thankfully it never got cold enough to be a bother.

Compact room with a clean, modern bathroom. Great view over the bay. Bed extremely firm and uncomfortable however. TV remote doesn’t work, with batteries sellotaped in to the back.

Parking was awkward as we had to park in the back. The hotel was over priced for what we got, due to the location. The bed could use two more pillows. Hotel appeared slightly run down, older, and for the price, you’d hope they’d slap on some new paint at least.

The rooms are efficient. It's an older building. The hall doors were loud when they closed which was noticable in our room.

We stayed in Scotland for one week and thought this hotel would be a good option for one night. Parking was tough but not as bad as the hotel staff who were unaccomdating when I asked if they could keep our food items in their fridge overnight. Every other hotel I stayed in was able to accommodate this aside for them. When I returned in the morning to ask for ice to fill our cooler the receptionist could not find the key the kitchen. How unprofessional. I'm very frustrated in the hotel staff and would recommend looking elsewhere.

Check in was chaotic with a long wait. There was a tour group traveling so lots of people checking in at the same time with 1 person manning the counter. Rooms were old but clean. Beds were ok for comfort. It was a place to stay… dinner required reservations but the food was excellent. Overall, an average place to stay but noting fancy. We were fine with it but manage expectations if you’re used new/updated hotels. For those with limited mobility, no elevator/lift available.

This property is a bit tired but the friendly helpful staff make up for this.

The Hotel Manager told us there was a staff shortage. That aside, our room was not cleaned once in three days. Bins were not emptied. The tea and coffee not replenished. We went to Reception on Day 2, to ask why. We were given a hanging door sign to request that it be cleaned. Came back that evening - not cleaned. We went back to Reception to get clean towels etc. You pay for a hotel so this kind of thing is done for you.

The room was outdated and not thoroughly cleaned. There was old water sitting in the kettle from previous guests so there’s no way I was going to use the kettle even though I wanted to have tea when I got here. Who knows how long that had been sitting uncleaned. there was a dead bug on the bed next to the towels. The bed is a very old spring mattress that was very uncomfortable and difficult to sleep on. Room was cold and there was no way to adjust the temperature. Very very noisy all night and morning you could hear people outside our door and in neighboring rooms yelling and slamming doors. We asked if we could get dinner as soon as we checked in because their diner was 95% empty and the very rude woman at the desk was having a power trip and told us no they’re completely booked which was a blatant lie. We decided to walk down the street and get food elsewhere but not before hearing the manager ask her why she turned us away when they had plenty of room to seat us and plenty of food. She was just being mean for no reason. Never staying here again.

Terrible service. The thing that it’s expensive for what it is and old in general was kind of expected, but the lack of hospitality from the staff was amazing! They are not ready to help, show you annoy them, answer you back in a rude manners and kick you out of restaurant because you overstayed 15 min. What more unprofessional can hotel staff be? Looks like they were trained to screw their hotel, not to serve the guess who pay their salaries.

We were turned away for dinner service because a tour bus was coming.

Overall, this property was what we needed for the night we got onto Skye. We found the staff to be helpful and the bathroom was updated. While the room itself seemed older and was small, the furnishings were new enough and it was clean. We thought this was a good value hotel for the money especially considering the breakfast that was included which provided many options. The location was convenient as well.

The Kings Arms Hotel is located in a small village called Kyleakin just over the bridge when you arrive to the Isle of Skye. We stayed here because it was significantly cheaper than staying in Portree. Travelling by car, we spent a few days hiking around the island and actually enjoyed staying a bit more remotely. It made commuting to our hikes more timely, but we felt like we got to experience more of the island this way. The town is cozy with a few pubs to eat - basic food but fun, rural vibes. The hotel itself did just the trick. Nothing fancy but the room was spacious and clean. Breakfast was good and the staff were generally friendly and easy-going. Would stay here again.

Nice handy location away from the noise of the main road but convenient to access the road. Nice view of the Kyle and the bridge etc.

Friendly staff and easy access to park. The view of the mountains behind the hotel were prime! The ocean view out the front were splendid!

Property is older so rooms were small but beds were comfortable. Breakfast had lots of options and it was nice not to have to leave the hotel. We found good restaurants for dinner in Breakin ( Red Skye) & Bradford (Claymore) a 10-15 min drive away. Kyleakin is a a good hour to the hikes on the Trotternish Peninsula and 30 min to Portree so you need to plan around that travel time.

The hotel has a beautiful location right by the water. The room was well equipped and the shower was great. The breakfast selection was nice, although a bit limited at later hours. Overall, a pleasant stay!

This hotel is not worth the money. It's clean and comfortable enough but not worth what they charge. The location is convenient for exploring skye and Lockalsh but the hotel is not nice. We saw two staff members doing literally all the jobs. I don't blame them. We had a remarkably bad and overpriced meal there

The hotel is a bit tired. No smiles on reception and the breakfast start times are far too late for anyone that wants to have an early start. Food quality average, restaurant service was good.

Hotel was easy to find ,reception was friendly and informative , room was clean and tidy . Only downside was at breakfast , both mornings we were there , there was no eggs , we spent about half a hour eating our breakfast and no eggs appeared . We asked a member of staff each morning why there was no eggs and he just shrugged his shoulders , for the price we paid for breakfast this was not very good value for money

Great location and good value for the price. We enjoyed our dinners. Breakfast buffet at 7:45 AM was disappointing because the food was almost cold, although the selection was ok. Most of the staff were very good but one young lady at breakfast was very unfriendly and moody.

Beautiful location, needs a good going over - pretty shabby and tired, dreadful bathroom, musty smell in bedroom, very cramped. Poor quality food at dinner, and dining room staff who had no idea what they were doing, we ordered pre- dinner drinks which never arrived, in the end, the waitress suggested that I go to the bar to get them - I suspect that she didn’t understand our order. At breakfast the tables weren’t properly wiped and still had traces of the previous occupants, there were 2 coach tours before we came to breakfast and a lot of the items were not replenished
