Let’s start with the worst: room 107 had a rat infestation. Every step I took on the stained carpet had rat droppings clinging to my feet. In the morning, there were more rat droppings by the trash can meaning they were active at night as I lay in bed. The smoke detector had a plastic bag over it indicating previous guests were smoking in the room. The issue is that when they “cleaned” the room, they did not even check for these things and most likely just changed sheets and moved on. This was very dangerous. Black dirt/mold on windowsill in bathroom and on all baseboards. This room did not look cleaned even in a basic way. Shampoo bottle was left opened and almost completely used from previous guests, once again indicating they did not clean the room. Dirty faucets, shower walls and floor, and just overall unclean. Broken outlets and lumpy bed. Door rattled and shook all night along with the on and off of the mini fridge that was stained inside. Sheets did appear clean. Complained in the morning and received a small portion of the cost back. Would not recommend.

room was otherwise clean as expected. there was some dusty smell in carpet that needed airing out with both window and door open. there were some stains in carpet but otherwise unremarkable. parking spaces were not clearly drawn so it was hard to see if you parked correctly especially at night.

The Arroyo Village Inn in Arroyo Grande is a hidden gem. It's old school, a one story, about 20-unite motel, Roger and his family have been running/owning the Inn for some 25 years. The main reason I will come back year after year is because the personal pride he and his family have taken to the property. This is not a fanciful place in the least, but it perfectly suited my needs with a comfortable queen bed, small frig, microwave and of course bath, shower and AC/swamp cooler unit. I'm sorta a nut for the latter, need white noise and cool quarters. As a writer, on assignment, I was just seeking some peace and quiet and mild relaxation as I prepared for a long sports season ahead. The Arroyo Village Inn provided all and every time I had a question for Roger, he supplied prompt, quick responses. Everything felt personal and not corporate. The price was also a big plus and for me, worth every penny.
