The room was very nice. The parking was a bit difficult to find at first, but the staff did a wonderful job providing directions for us. The panoramic view on the rooftop was beautiful. Overall, a very pleasant and quaint place to stay in Montepulciano.

Check in was extremely difficult because of the lengthy instructions, which was sent the day before we checked in. Do not book this property if you cannot "hike" up the hill from the parking lot to the property, then four flights of stairs and it is not the end yet, you will need to maneuver to lock of the second set of "antique" doors on the 4th floor. The owner is not on site so all issues will have to be communicated over phone or text.

The room was ok with amazing views. Also had access to a great roof top patio. No tv in the room. Shower not really functional. Had to climb 5 large stair cases with luggage. Will not work for anyone with mobility issues. No staff on site after hours. Good location but very very difficult to find. I would pass on the breakfast as they just send you to a nearby restaurant anyway so you might as well select your own place to eat.

The room has excellent views in a space that oozes character. The shared spaces and rooftop terrace were a very cool added bonus. We stayed in the blue suite and found it spacious and comfortable. The only slight issue was a faint odor coming from the second bedroom. We didn’t use that room and closing the door solved the problem for the rest of the suite, but it is worth noting. I know some people will complain that it is on the third floor and there is no lift, but frankly if this is an issue for you, you should probably just skip Montepulciano entirely seeing as the whole town is built into the hill, and practically everything is vertical. Overall, we had an excellent visit and both the hotel and Montepulciano as a whole were well worth it.

This property was incredible. We stayed in Suite Rosas and the view of the town as well as the rolling Tuscan hills was idealistic. To top it off there was an amazing rooftop with unobstructed views. Would highly recommend!

Great little bed and breakfast feel, with a lovely view from the terrace. The breakfast voucher is for a great little cafe right nearby and we really enjoyed that added touch. We had the 'green' room and didn't really need the 2nd space with the 2 smaller beds, but it was nice to have so much space, including the kitchen and sitting areas. Very clear instructions on how to find them, especially parking! The video was very helpful

This was an adorable property right in the middle of Montepulciano. The location was fantastic. It’s a quaint property with lots of character. The rooftop patio has phenomenal views. My only negative is the door situation. The door to the unit was a challenge every time and the door to the building was horrible. If two gentleman on the street hadn’t helped us we wouldn’t have been able to get into the building. If the door situation was fixed I would definitely stay here again.

Esperienza veramente negativa. Una casa vecchia, con mobili e suppellettili vecchie, forse anche una bella vista che non ho visto poiché, dopo il self check e una doccia necessaria con doccetta rotta e vasca alta come me con immaginabili problemi, abbiamo preferito fare il check out senza pernottare. La seduta del water era mobile e pericolosa e la carta igienica, ridotta di quantità rispetto al rotolo di riserva, era già stata usata. Metto qualche foto per gli avventori affinché sappiano con esattezza a cosa vanno incontro, non certo allo scintillio propinato dal sito, con odore di chiuso, macchie di umido al soffitto e mosche svolazzanti sui resti della suite blu. Non sarà una cappelliera a rendere un posto accogliente e non mi interessa nemmeno sapere chi recensisce in maniera esagerata questo luogo ma solamente evitare che qualcuno altro abbia, come me, una percezione sbagliata tanto da aver pensato inizialmente anche di riprenotare la suite rossa per dicembre con la mia consorte, circostanza che non avverrà mai. La disponibilità della signora in orario oltre le 19 è stata l'unica nota positiva ma non deve essere scambiata per accoglienza. Per me parlano le foto e l'indisponibilità a rifondere una parte della somma visto che abbiamo solo inizialmente scoperto le coperte datate che, a dirla tutta, mi dava fastidio anche toccare. Gli stessi voucher colazione sono rimasti intonsi sul tavolino poiché siamo scappati a gambe levate. Montepulciano sarà meglio di tutto questo!

The place itself is amazing! Spacious rooms and a lovely terrace overlooking the area. Our issue was the lack of communication from the owners/hosts. They said the hotel reception was open from 2-7 for our arrival and to specify when we would arrive. We told them 2 and arrived a little early. They didn’t show up until after 2:30. Our reservation showed a checkout time of 11:00, but when we arrived back at our rooms shortly after 10 after breakfast housekeeping had already gotten into our rooms and even thrown away some of our things. Very unprofessional! Other than this, we really enjoyed our stay and would just like to encourage better communication.

We have stayed at Residenza Fabroni before. This house is awesome. It gives you the feeling of living in another time where things move a bit more slowly and life can be enjoyed and savored. It is in a wonderful location. Things are clean and comfortable. Any time we are in Montepulciano, we will stay at Residenza Fabroni.

We had a wonderful stay at Residenza Fabroni. The Red Suite, located on the top floor, had large panoramic windows on three sides, providing amazing views on the valley and town. The property felt well cared for and with a lot of character. Having breakfast at local cafes using our hotel vouchers was a nice touch. Natalia was very welcoming and helpful.

This is a very large apartment in a 500 year old well maintained building. It is in the beautiful historic area. Do be aware that this is a VERY hilly area and you will have to walk up and down steep streets everywhere you go. That includes from the parking area. Cars are restricted from the area around the apartment without a permit.

Our reservation showed a checkout time of 11:00, but when we arrived back at our rooms shortly after 10 after breakfast housekeeping had already gotten into our rooms and even thrown away some of our things. Very unprofessional! Other than this, we really enjoyed our stay and would just like to encourage better communication.

Check in was extremely difficult because of the lengthy instructions, which was sent the day before we checked in. Do not book this property if you cannot "hike" up the hill from the parking lot to the property, then four flights of stairs and it is not the end yet, you will need to maneuver to lock of the second set of "antique" doors on the 4th floor. The owner is not on site so all issues will have to be communicated over phone or text.

Wonderful spot for a stay. Communication was top notch and the green suite perfect for our family of two adults and two children. Rooftop terrace was a wonderful spot to enjoy a wine while taking in a spectacular view.

Great little bed and breakfast feel, with a lovely view from the terrace. The breakfast voucher is for a great little cafe right nearby and we really enjoyed that added touch. We had the 'green' room and didn't really need the 2nd space with the 2 smaller beds, but it was nice to have so much space, including the kitchen and sitting areas. Very clear instructions on how to find them, especially parking! The video was very helpful

Habitacion muy bonita , con vistas increíbles, el desayuno fue muy bueno.Pero todo esto pierde su valor por la mala administración que tienen. Pero el día de llegada y después de recibir varias preguntas por parte del hotel acerca de la hora de llegada e información del parking y el costo, les llamo para aclarar lo del parking ya que había comprado un paquete que incluía parking gratis, y la mujer con la que hablé fue poco profesional , primero me dijo que ellos NO trabajaban con hoteles.com y que nunca ofrecían parking gratis y mucho menos una bebida de bienvenida, insinuando que yo no era lo suficientemente lista y entendiera que era un B&B y lo de una bebida de bienvenida era ilógico, a lo que dije que yo no tenía idea los acuerdos que ellos hacían con sus colaboradores, finalmente me dijo que lo único incluido era el desayuno y lo demás NO ERA SU PROBLEMA, y luego de una irritante conversación le dije que iba a hablar con hoteles y que de todas maneras les iba a enviar fotos de la reserva que hice lo que incluía. The room was ok with amazing views. Also had access to a great roof top patio. No tv in the room. Shower not really functional. Had to climb 5 large stair cases with luggage. Will not work for anyone with mobility issues. No staff on site after hours. Good location but very very difficult to find. I would pass on the breakfast as they just send you to a nearby restaurant anyway so you might as well select your own place to eat.

This is a very large apartment in a 500 year old well maintained building. It is in the beautiful historic area. Do be aware that this is a VERY hilly area and you will have to walk up and down steep streets everywhere you go. That includes from the parking area. Cars are restricted from the area around the apartment without a permit.

We had a wonderful stay at Residenza Fabroni. The Red Suite, located on the top floor, had large panoramic windows on three sides, providing amazing views on the valley and town. The property felt well cared for and with a lot of character. Having breakfast at local cafes using our hotel vouchers was a nice touch. Natalia was very welcoming and helpful.

The parking states “on site”, as if there was a parking lot easy and close to get to and from, especially with luggage. The parking lot is a maze to get to and quite difficult to navigate to through the tiny streets.
