Lovely large bed but a tiny bathroom, although if space is limited that is the best way around so suited us fine. Pleasantly surprised to find permit parking available right at the door of the property, although £4.50 for 24 hours just 200 yards or so away was also most acceptable. Very pleasant, easy walk across Jephson Gardens to the town centre. Reasonable walk to Victoria Park for the Bowls England national finals. Generous breakfast. A great find.

Had a 1 night stay. Parking was easy with Martha sorting out the free permit. Had a single room at the top of the house which was perfect for my needs with en suite with nice, hot shower. Breakfast was lovely. Martha came to personally say goodbye as I was leaving. Great b&b in an ideal spot 5 mins from shops of the town. Would stay again if in area.

What a gem! Stayed here for the weekend while attending a weekender at the Altoria Club in town. Accommodation was the three 'C's - cosy, comfortable and clean! The lady (I didn't catch her name, apologies!) who greeted me on the Friday was lovely, her daughter who was helping at breakfast on the Saturday morning was also very friendly and efficient. Parking is on-street but the owner entered my car reg for me online so that I didn't get charged. :) Unfortunately the venue was a bit of a walk from here so would probably opt for somewhere closer to the Altoria next time. Would 100% recommend this B&B to anyone looking for excellent value for money accommodation in Leamington though!

We were greeted by the owner who was lovely, friendly and informative. Our room was big, clean and had an enormous bed which was so comfortable. We were within walking distance to lovely rage of restaurants. Our breakfast the next morning was served by the owner's daughter who was also very friendly and nothing was too much trouble. Breakfast consisted of a range of cereals, fresh fruit, juices, jams and a really nice cooked breakfast. We would certainly stay here again to continue exploring the area. Thank you for a lovely stay

I had a fantastic stay at Hedley Villa Guest house, this was my second time staying with them. My room was comfortable and quiet, and the vegan breakfast they made in the morning was delicious. All the staff members were friendly and accommodating. I will definitely stay here again when in Leamington Spa, good value for money
